      <title>Opportunity and faith or FEAR?</title>

Our country has, since its' founding, provided opportunity for both immigrants and citizens alike. Yet without faith opportunity in most cases goes unfulfilled. Without faith opportunity goes wasted. Without opportunity and faith the dream dies. Withour faith fear&amp;nbsp;wins.&amp;nbsp;That I believe is one of the problems facing home buyers in today's market. The opportunity is there but the faith is not. Fear has replaced faith.&lt;/p&gt;
&lt;p&gt;Home prices today are at lows we will probably never see again in our lifetime. The $8,000 first time home buyer's tax credit is there and may not be renewed. Yes the economy is not what it should be. Yes a little economic doubt still remains. And yes sometimes cautiousness is a plus. However faith and opportunity are bigger pluses.&lt;/p&gt;
&lt;p&gt;I talk with potential buyers everyday and the most frequent thing I hear as to why they aren't buying now is &quot;fear&quot;. Fear of losing their job, fear about what catastrophe will strike next. I almost never hear about opportunity or faith. &lt;p&gt;Many of you maybe thinking that it is easy for me to sit here and preach and say do as I say and not as I do. Well I will tell you what. I seized the opportunity today. I took a leap of faith when everyone and I mean everyone says I am nuts to do this thing. That what I am doing will not payoff the way I hope it will. However I am going to seize the opportunity, take the chance and keep the faith. Is it easy? Heck no. I'm thinking right now &quot;what have I done?&quot;. However, I will not let fear rule. I will keep the faith. I will believe that this is the land of opportunity. I will take the risk. I will take the chance no matter the outcome. I will never regret. I will succeed with what others say is impossible.&lt;/p&gt;
&lt;p&gt;If you are a potential home buyer or seller why not do the same thing. Keep the faith and shed the fear. Remember this is the land of opportunity in all things.&lt;/p&gt;</description>

      <title>Lake Conroe Real Estate Market Data</title>

We love playing in the lake. We all love living around the lake. However not even our love for the lake and all of the good things it entails can prevent a real estate price decrease. Yes even the homes prices around the lake we love have succumb to the decline in the real estate market.&amp;nbsp; Both the average price and the median price for MLS area 39 around Lake Conroe have taken a big hit in 2009.&lt;/p&gt;
&lt;p&gt;How much are prices down? They are down in excess of 7% in 2009 versus 2008. 7% seems like a big number to me. In terms of dollars that 7% represents over $18,000 in the average price of a home and over $14,000 in the median price. Those are pretty big numbers. Those are numbers that we cannot ignore both as agents and as sellers. Those are big numbers that as buyers and buyers agents that we cannot ignore either.&lt;/p&gt;
&lt;p&gt;When you combine this price decrease with the $8,000 first time home buyers tax credit you have significant opportunity. This is opportunity that should not be lost. It is opportunity that may not appear for many years to come.&lt;/p&gt;
&lt;p&gt;There is even opportunity for sellers in these numbers. As a seller you may have to take a little less for your current home than you hoped however you will also pay less for the new home you buy. Remember for every action there is an opposite and equal reaction.&lt;/p&gt;
&lt;p&gt;The numbers shown below tell the whole story. The numbers shown are for January through July for 2007, 2008 and 2009. Yes most of the numbers are not good. However, when I look at all of the numbers available to me and graph and analyze them I do see hope. I firmly believe that the bottom in our real estate market has been hit. I see upticks in several areas around our beloved lake and in our county. That is good news.&lt;/p&gt;
&lt;p&gt;So for those of you who have been waiting for the bottom of the market to buy, sorry but I believe you have missed it. I believe we are on the way up. I believe now is the time to buy and sell. I believe our greatest opportunity is NOW!&lt;/p&gt;

      <title>Credit disputes affecting mortgages?</title>

Fannie Mae will no longer issue a preapproval for mortgage applications when the applicant's credit report shows a disputed item. In order to receive a preapproval the credit report must be free of any disputed items plus meet all of the other normal Fannie Mae criteria. The disputed items must be removed from dispute or totally removed before Fannie Mae will even consider the application for preapproval. &amp;nbsp;It is not known if this new guideline will affect Freddie Mac preapprovals or is just a temporary guideline on the part of Fannie Mac. This is a major detriment to an already beleaguered mortgage market.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If&lt;/strong&gt; you are in the market for a new home please make sure that there are no items on your credit report that are under dispute. Also please remember to &lt;strong&gt;&lt;em&gt;NEVER&lt;/em&gt;&lt;/strong&gt; dispute an item on your credit report via the internet. When you dispute an item on-line under the law you relinquish some very basic credit rights.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Please&lt;/strong&gt; remember that today your credit report has an impact on almost an unbelievable part of your life. Review it often. Also please remember that the credit score numbers the credit bureaus show you are not the same ones a mortgage banker or auto dealer sees. They can all be different.&lt;/p&gt;

      <title>June sales numbers are out!!</title>
      <description>&lt;p&gt;The June home sales numbers have just hit the street. I will have the full report in a couple of days. The first thing I looked at was the average sales price for all four MLS ares encompassing Montgomery County. The average sales price for June was down from May&amp;nbsp;in three of the four MLS areas in our county. That basically means the buyers are out there but they are buying the properly priced homes and not those that are overpriced.&lt;/p&gt;
&lt;p&gt;Please remember that your home is only worth what the market says and not what you think. Pricing&amp;nbsp;your home to&amp;nbsp;high in the beginning with the attitude that &quot;there is a sucker born every minute&quot; and someone will overpay for it&amp;nbsp;is a poor move. I believe the June numbers will show us that.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Monthly Single Family Residence Unit sales tick upward.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Average and Median prices tick upward.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The number of Active Listings rise.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Days on the market drop.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Months Inventory rise slightly.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;These are all county wide numbers. I will add that it appears that MLS area 15 (The Woodlands and west to the county line) did take a beating. A big beating unfortunately.&lt;/p&gt;

Consequently I think about them often. If you are thinking about buy on here are some things put together by the National Association of Realtors that you should keep in mind.&lt;/h1&gt;

&lt;p&gt;1- Look at your front door. Does it need painting or possibly replacing? This one simple thing can make a huge difference in the look of your home.&lt;/p&gt;
&lt;p&gt;2- Have you looked at your garage lately? Why not paint the walls, organize the clutter or paint the floor. Remember it is not a big storage room room but rather an addition to your home designed to garage your valuable vehicles.&lt;/p&gt;
&lt;p&gt;3- Plant some seed or grass sprigs and add some color by planting some cheap annual flowers. This combined with a refurbished front door will make your home seem brand new.&lt;/p&gt;
&lt;p&gt;4- Put some inexpensive wood trin around your interior windows. This simple work will add some elegance to those otherwise plain metal or vinyl windows.&lt;/p&gt;
&lt;p&gt;5- Replace a couple of bathroom or kitchen fixtures. If you take a few minutes to check out the selection of faucets at our favorite home repair store you might be amazed at how cheap they are. Depending on your skills you might want to consider calling a plumber.&lt;/p&gt;
&lt;p&gt;6- Pick one room in your house and paint the whole room. Just one room. You will be amazed at how you feel and how the room looks.&lt;/p&gt;
&lt;p&gt;7- Lighting will make a huge difference in your home. Consider putting dimmers on strategic switches in your home. This simple procedure can make a wonderful difference in the ambiance of your home. Please turn off the power to that circuit before starting this job!!&lt;/p&gt;
&lt;p&gt;8- Think about professionally cleaning the carpet or hardwood floors in your home.       <description>&lt;p&gt;Normally I try and keep my blog posts restricted to real estate and credit related subjects. However today I just cannot do that. I believe we as a society&amp;nbsp;have some of our leisure time&amp;nbsp;priorities wrong. I am talking about sports. Now do not get me wrong I like sports. I have coached soccer, basketball and baseball. Golf and scuba diving are my two favorite sports and leisure time activities. Watching football and baseball are at times enjoying to me. However this year I think I am going to stop watching professional sports and attending some games. Why you ask. Well let me recite some numbers.&lt;/p&gt;
&lt;p&gt;400+ million&lt;/p&gt;
&lt;p&gt;100 million&lt;/p&gt;
&lt;p&gt;200 million&lt;/p&gt;
&lt;p&gt;45 million&lt;/p&gt;
&lt;p&gt;54 million&lt;/p&gt;
&lt;p&gt;And the list goes on and on and on..... What are these numbers?&lt;/p&gt;
&lt;p&gt;Well first of all they are all dollars; U.S. dollars. They are not the Thai baht that is worth less than three U.S. cents. These are real U.S. dollars currently being written about in our sports pages. You probably thought I was talking about the recently passed stimulus bill.&lt;/p&gt;
&lt;p&gt;The NY Yankees committed over $400,000,000.00 (that is a lot of zeros) to three, yes only three, free agent players this past winter. The Washington Redskins just agreed to pay one man, yes only one, $100,000,000.00 (still more zeros). The National Basketball Association just borrowed $200,000,000.00 to give to teams that needed some extra cash. $45,000,000.00 is what Big Manny wants from the LA Dodgers for two years. $54,000,000.00 is what the Washington Redskins will shell out to one man.&lt;/p&gt;
&lt;p&gt;Now I am not a socialist and I do not begrudge anyone all of the money they can earn. Well maybe right now I begrudge even one penny to those Wall Street Warren Buffet wannabes who want to lose hundreds of billions of dollars and still get huge bonuses. But normally I am a get-all-you-can type guy. I had better add to that get-all-you-can as long as it is legal and doesn't hurt anyone except maybe the opposing quarterback.&lt;/p&gt;
&lt;p&gt;I'm sorry but something is wrong when we use these numbers to talk sports and not education or other worthwhile pursuits. And guess what? That is your money. Yep, your money and my money that these leagues and people get from you via television, game attendance, shirt purchases, sneaker purchases etc etc etc. We are the ones paying those salaries and making those loans.&lt;/p&gt;
&lt;p&gt;Maybe it is time to stop and rethink our priorities. Maybe it is time to explain to our kids or in my case grandson, why we will not be going to a major league baseball game this summer. Maybe it is time to spend that $200 we would spend at the ballpark on can goods for the local food pantry that is currently hurting for food. Maybe I will spend more time with my grandson fishing and talking about doing for others. Maybe it is time to change my own priorities. Maybe it is time for this nation to change its' priorities.&lt;/p&gt;

&lt;p&gt;These phrases have all been famous at some point in our country's history. Now we have a new famous catch phrase that may with us for a while. What is the new phrase you ask.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;620 or BUST!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;That is correect. 620 or bust.&amp;nbsp;620 is&amp;nbsp;now the&amp;nbsp;&lt;strong&gt;lowest&lt;/strong&gt; credit score that will be accepted for FHA loans. That is what we have been told.&amp;nbsp;No more 580 and up. Those days are apparently gone. The new threshold is now &lt;strong&gt;620&lt;/strong&gt;. And remember if you want the best interest rate you had better be at 721 or above.&lt;/p&gt;
&lt;p&gt;Is it now worth it to spend between $995 and $1,495 in order to get your credit cleaned up and get the lowest interest rate and if you qualify as a first time home buyer get&amp;nbsp;an $8,000 tax credit? Only you can decide that but it doesn't sound like much of a decision to me.&lt;/p&gt;

      <title>Will you qualify if the credit markets loosen?</title>
      <description>&lt;p&gt;Did you see the article in the business section of the Houston Chronicle on Wednesday entitled &lt;span style=&quot;text-decoration: underline;&quot;&gt;More Credit, but not for all&lt;/span&gt;? The author of the article was interviewing Nariman Behravesh, the chief economist of IHS Global Insight. IHS is a Lexington, Ma. based research firm.&lt;/p&gt;
&lt;p&gt;When asked if the current tight credit conditions would be easing Mr. Behravesh said yes he thought they would. However Mr. Behravesh was quick to point while that he felt mortgages, auto loans and other loans would become easier to get it would only be for those whose credit score is good. If your credit score is not good he was quick to say that credit will probably still not be available.&lt;/p&gt;
&lt;p&gt;What is a good credit score? I wish I could get a definitive answer to that question. We know that to get the best conventional mortgage interest rates you need to be above 720. I have no idea what it takes to get an auto loan. What I do know though is that in order to get good mortgage rates, credit card rates, etc. your score needs to be high, as high as you can get it. Think about all of the money of the money you are wasting because of your mediocre to low credit scores. Think about not qualifying for your dream home mortgage. Think that money and those dreams going down the drain and then think about getting your credit score restored and your dreams restored. Fix your credit yourself or get it fixed for you. That in my opinion is today's reality.&lt;/p&gt;

      <title>Commit to the Vision!</title>
      <description>&lt;p&gt;Reading self-improvement books is a daily habit of mine. These books help fuel my &lt;strong&gt;dreams&lt;/strong&gt; and keep me focused on my daily, monthly and long term goals. As I was rereading one of my favorite books today a particular passage caught my eye. The passage made me think of tentative home buyers and sellers. This particular passage read &quot;A committed heart does not wait for conditions to be exactly right. Why? Because conditions are &lt;em&gt;never &lt;/em&gt;exactly right. ...... He has put the vision in you - proceed.&quot; Please notice the words vision and proceed. These are big words; they say a lot and most likely if you are reading this they apply to you.&lt;/p&gt;
&lt;p&gt;You have the vision, the dream. You have the vision of a new, bigger, smaller, fancier, closer to work, in the country, in the city, second, third, investment, on-the-lake, oceanfront or whatever home. A home you do not have now but a home you have the vision of owning.&amp;nbsp; The vision is clear.&amp;nbsp; The vision is in your minds eye. It is there and it will not go away. The vision is committed in your subconscious, but have you consciously committed to the vision?&lt;/p&gt;
&lt;p&gt;Are you doing something everyday to make the vision a reality? You may answer that question by saying something like &quot;are you kidding me&quot;.&quot; Buy a home in today's economy?&quot; &quot;You're nuts!&quot; No, I am not nuts. I understand your tentativeness as regards the real estate market however I do not agree with it. In my little corner of the world it is a great time to buy or sell a home. Values have not come down in the last two years. In fat in one area by me they were up about 7% in 2008 over 2007. Yes it does take longer to sell a home and unit sales have fallen but values have not. It may not be the same in your little corner of the world I know that. But it will not always be that way. However you are the client, you make the decisions and I only consult and advise. So what am I advising? I am advising you &quot;COMMIT TO THE VISION&quot;! I do not care about the circumstances I am advising &quot;COMMIT TO THE VISION&quot;!&lt;/p&gt;
&lt;p&gt;If you are buying, COMMIT TO THE VISION, by checking your credit score, getting credit restoration if necessary; get your credit score as high as possible, save an extra $1.00 dollar a day towards closing costs or save an extra $5.00 a day for that down payment.&amp;nbsp; Talk with your realtor about areas, schools, subdivisions, the number of bedrooms and bats you require, HOA fees, transfer fees, termite inspections, home inspections and on and on. Talk with your mortgage banker about interest rates, origination fees versus a little higher interest rate, discount points, conventional versus FHA loans, VA loans, credit score requirements and on and on and on. Select and consult with your chosen professional now. Do something everyday to COMMIT TO THE VISION.&lt;/p&gt;
&lt;p&gt;If you are selling, COMMIT TO THE VISION, by caulking every crack in your home, repainting the room that really needs it, trimming the trees, putting a border on that peeling mirror, choose your listing realtor now, have your realtor walk your house with you now and discuss needed repairs and staging, clean the gutters, clean the closets or save $5.00 a day for moving expenses. Discuss home warranties, proper pricing, showing requirements, good buyers, bad buyers and on and on and on. Select and consult with your chosen professional now. Do something everyday to COMMIT TO THE VISION.&lt;/p&gt;
&lt;p&gt;As the passage I mentioned earlier said &quot;He has put the vision in you - proceed.&quot; Proceed by committing to the vision. I know you will find great reward with that commitment.&lt;/p&gt;

      <title>Montgomery County, TX 2008 SFR Real Estate Review</title>
      <description>&lt;p&gt;Today I just finished mailing to my database&amp;nbsp;the Executive Summary to my 2008&amp;nbsp;Montgomery County Single Family Residence Review. The actual report is 42 pages in length and shows all of the important data for 2008 as compared to 2007. The report really is not a&amp;nbsp;shocker by any means. Unit sales were down just over 20% for 2008 versus 2007. However the good news is that the average sales price and median sales price for the four MLS areas that comprise our county held steady and in some cases were up. We really saw no price deterioration in our county. That is great news as far as I am concerned.&lt;/p&gt;
&lt;p&gt;In really looking at the numbers I think I even saw some positive trends developing towards the end of the year. I have no idea if those upward spirals will continue but do feel that we will know shortly. Let's all say a prayer that we see a unit sales increase this year. &lt;p&gt;Single Family Residence (SFR) unit sales were down 893 units or 20.53% in 2008 versus 2007. Yet even with this sales decline the average sales price increased $6,948 and the median price increased a minor $600. The average number of homes for sale on the active market stayed about the same and followed the same patterns as 2007. There was only a minor increase of twenty-two homes in this category. The average days on the market increased an average of six days per sale for 2008 versus 2007. The average home took 76 days to sell in 2008. Although values appeared to hold and it only took about a week longer to sell a home in this MLS area the sales decline did result in a higher average &quot;months inventory&quot; figure. This figure increased a little over half a month from 4.5 months average inventory for 2007 versus 5.2 months average inventory for 2008.&lt;/p&gt;
&lt;p&gt;Overall MLS area 15 appeared to handle our decreased market in a fairly stable manner.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;MLS Area 19 - Conroe and the eastern parts of Willis&lt;/p&gt;
&lt;p&gt;Single Family Residence (SFR) unit sales were down 215 units or 19.06% in 2008 versus 2007. Yet even with this sales decline the average sales price decreased a hardly noticeable $35 and the median price decreased only $500. The average number of homes for sale on the active market stayed about the same and followed the same patterns as 2007. There was only a minor decrease of forty-five homes in this category. The average days on the market increased an average of thirteen days per sale for 2008 versus 2007. The average home took 91 days to sell in 2008. Although values appeared to hold and it only took about two weeks longer to sell a home in this MLS area the sales decline did result in a higher average &quot;months inventory&quot; figure. This figure increased a little over three quarters of a month from 5.9 months average inventory for 2007 versus 6.7 months average inventory for 2008. Overall MLS area 19 appeared to handle our decreased market in an okay manner.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;MLS Area 39 - Lake Conroe, Montgomery and west Willis&lt;/p&gt;
&lt;p&gt;Single Family Residence (SFR) unit sales were down 379 units or 25.44% in 2008 versus 2007. Yet even with this sales decline the average sales price increased a whopping $18,451 and the median price increased a huge $17,270. Although I can not say for sure I will hazard a guess that waterfront sales had an impact on these numbers. The average number of homes for sale on the active market stayed about the same and followed the same patterns as 2007. There was only a minor decrease of eighteen homes in this category. The average days on the market increased four days per sale for 2008 versus 2007. The average home took 101 days to sell in 2008. Although values appeared to hold and it only took about half a week longer to sell a home in this MLS area the sales decline did result in a higher average &quot;months inventory&quot; figure. This figure increased one and a half months from 7.7 months average inventory for 2007 to 9.2 months average inventory for 2008. Overall MLS area 39 took the most serious beating in 2008 yet average and median sales prices increased. Although I do not have the data to prove it I do believe that waterfront and prime water view properties had a heavy influence on these numbers.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

Yet even with this sales decline the average sales price increased $1,004 and the median price increased $3,800. The average number of homes for sale on the active market stayed about the same and followed the same patterns as 2007. There was only a minor increase of four homes in this category. The average days on the market increased an average of twenty-four days per sale for 2008 versus 2007. The average home took 99 days to sell in 2008. Although values appeared to hold and it took about a month longer to sell a home in this MLS area the sales decline did result in a higher average &quot;months inventory&quot; figure. This figure increased a little over half a month from 6.5 months average inventory for 2007 versus 7.6 months average inventory for 2008. Overall MLS area 40 appeared to handle our decreased market in a fairly good manner.&lt;/p&gt;

&lt;p&gt;Montgomery County Summary and Outlook&lt;/p&gt;
&lt;p&gt;County wide SFR sales were down 21.20% in 2008 versus 2007 and down 24.4% from 2006. Yet if you look at some of the year end numbers in detail you may see some signs of a possible loosening in our market. It will probably take another month or two to see if these slight upward indicators hold true or not. County wide active listings are at their lowest level since before January, 2007. In the last four months of 2008, months of inventory dropped one month from a high of 7.8 to its' end of December, 2008 reading of 6.8.With this drop in inventory, historically low interest rates and pent up demand is it possible that we have seen the bottom and are now on the way up again? Only a couple of more months will answer that question.       <title>Lake Conroe Hydrilla</title>
      <description>&lt;p&gt;I ran into a friend of mine on Saturday who works for the San Jacinto River Authority. I ask him how the hydrilla situation was and what it might be like this coming summer. He said that with as many weed fish that are currently in the lake that we should not have a problem for five to ten years. Good news.&amp;nbsp;Please realize that this is not an official statment&amp;nbsp;from the SJRA but rather a disclosure from what might be called a &quot;deep cover source&quot;. How's that for Washington DC speak?&lt;/p&gt;
&lt;p&gt;Anyway I thought that was great news. He did mention that with that many weed eating fish in the lake that the lack of weeds does affect other water fowl. They are affected because of a lack or loss&amp;nbsp;of suitable&amp;nbsp;habitat. For every action there is an opposite and equal reaction.&lt;/p&gt;

      <title>Our Economic Crisis - The WHY!</title>
      <description>&lt;p&gt;Did you ever wonder how our economy got in the mess it is today? We all listen to CNN, Foxnews, the sage old male talking news anchor, the young pretty blonde up and coming news anchor, the fat bald loud politically active male and tall slender blonde political active female and they all blame a different person or group of people.&lt;/p&gt;
&lt;p&gt;But are these the people we should be listening too? Are they the ones who really know what happened to our economy? What do the really smart people have to say about what caused this horrendous mess we find ourselves living with? Where are the really smart people so that we can hear or read about what they think? I think I may have found these smart people.&lt;/p&gt;
&lt;p&gt;I was doing some reading today on this subject and started following some links. You know how it works, you start at A and think the link goes to B and you end up at R instead. But lo and behold I think I found the smart people who can tell us what really happened. Who are they? They are The Brookings Institution. I have heard of them before. They are the eggheads and the geeks. They are smart. Maybe they have the answer as to what happened to our economy. Today they just published a paper entitled &lt;span style=&quot;text-decoration: underline;&quot;&gt;The Origins of the Financial Crisis&lt;/span&gt;. I just read the three page summary and have printed the entire forty-five page report which I will review tonight. It may be boring but it should also be good. I wonder if President Obama or anyone else in Washington will read this paper from The Brookings Institution? Probably not as they will all be out with the lobbyist. I will put the link to the three page summary below just in case you would like to read it. At the top of the first page of the summary is the download logo which will give you the entire report.&lt;/p&gt;
&lt;p&gt;Oh you want me to summarize the summary? Okay here goes it only takes two words. Stupidity and greed. Yep that's all, just those two words. Read the three page summary it really is interesting and tells us how much we can't trust Wall Street or our local banker.&lt;/p&gt;
