      <title>OK Buyers, why are so many of you afraid to talk to an Agent on the phone?</title>
      <description>&lt;p&gt;It seems like so many Buyers want to try to do everything on their own and then just find any random Agent to &quot;write it up&quot;. &lt;strong&gt;Buyers are missing the whole point of having a Buyer's Agent.&lt;/strong&gt; When an Agent and a Buyer talk on the phone there is give and take and each person gets a much better sense of who the other person is than if they just sent emails back and forth. &lt;strong&gt;A good Buyer's Agent can save a Buyer both time and money.&lt;/strong&gt; Talking to an Agent doesn't mean commitment &lt;strong&gt;so what are Buyers afraid of?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Buyers, here is your chance&lt;/strong&gt; to tell a whole community of agents why you seem to be scared of us. Most Agents&amp;nbsp; really want to help. &lt;strong&gt;Yes, we earn our living this way but we genuinely want to help.&lt;/strong&gt; We would much rather talk to Buyers &lt;strong&gt;BEFORE they get in a jam&lt;/strong&gt; rather than after. &lt;strong&gt;TELL US HOW TO HELP!&lt;/strong&gt;&lt;/p&gt;</description>

      <title>Caution Urged When Buying New Construction!</title>
      <description>&lt;p class=&quot;MsoNormal&quot; align=&quot;justify&quot;&gt;Today, it is more important than ever to work with a knowlegeable Buyer's Agent when buying new construction. &lt;strong&gt;There is a fine line between getting a great deal from a builder offering large incentives and buying trouble that could impact your finances for years.&lt;/strong&gt; I know of at least one custom builder who has shut their doors and will probably declare bankruptcy in the near future. There is also a whole community of partially built custom homes with numerous foreclosures. A Buyer's Agent, working with a company that sells a large number of new custom and production built homes and has a track record of negotiating great deals for their clients, is in a better position to hear if a builder is in financial trouble before it ever hits the news. There are some great deals out there as builders reduce their inventory of homes nearing completion. &lt;strong&gt;Now is definitely the time to buy!.&lt;/strong&gt; Builders are being very cautious and not starting new homes without a contract. This will result in a shortage of new construction and higher prices 6 months from now. &lt;/p&gt;
