FULL Price Offers on Listings!

Yes, you read correctly! In just they last week this has happened to me and also a Realtor friend of mine. I put an offer on a Home that had nothing going on it. All of a sudden there was another offer. Seller countered at full price. My Buyer did not want to counter so we were out. However, the other offer got accepted.

A Realtor friend of mine had a listing. She had 4 offers on it and several were even above the list price. Of course, she didn't tell me what they were because they were still working on the offers.

But this is GREAT NEWS! This is starting to look like the Spring/Summer of 2002 and 2003 when listings were selling before we could even get them into the MLS. I remember getting a listing and before I could even put the sign up the next morning, I had a full price offer on it.

Interest Rates are low and houses are moving. This is the time to BUY! This is the time to SELL! What are you waiting on?

Successful people have have the courage to take action while others hesitate. Remember while some people see this time as questionable others see it as a good opportunity.

What are you doing with your Money? The best investment you can make is still Real Estate! The market is one of the BEST we have seen in years! For Buyers, the market value of Homes has decreased a bit, there are a lot of homes to choose from and interest rates are low. I just got the Realtor Daily News and am so excited! The Dallas Fort Worth (DFW) and Arlington areas are number 1 in regards to the fastest growing cities in the US! We added 162000 people within a year. Houston, Austin and San Antonio were also on the list. Texas won BIG!

We have been telling our clients that what is happening across the country is not happening here. Our real estate market is still doing very well! We ARE selling homes!

Your Book "Sell With Soul"

Jennier, today Karen Anne Stone (Another Active Rain Member) was at my house and I told her I had ordered your book because of your Blogs. Lo and Behold it came today. It has some great things to say and a section I just skimmed through made me laugh. The part where "if you are slow or just starting out - schedule a vacation. You'll have the busiest time in your career.". This is so true.

Karen Anne was so excited about seeing your book that she has asked to borrow it when I get through.

I think we have all had "Priscilla's" in this business. I'm really enjoying your book and will probably have it read by tonight.

I just found out that interest rates are near 5.25! Can you imagine that! 2008 is going to be a fabulous year! I have a very strong feeling that we are moving towards a sellers market. It will be a slow move but we are shifting. People seem excited about 2008 maybe because we are all ready to start a new year with enthusiasm and excitement! I know I am. Sharcom Realty has two closing this next week! Houses seem to be selling a bit faster than they were in Tarrant County, Texas. More and more people are moving into our area. The slow time has moved some of the new Realtor's the ones that gave up out of the market. Sharcom Realty is growing by leaps and bounds and we got 8 new agents this year! One is doing commercial!

New Homes and Inspections

If you are buying a brand new home or having one built, do you know you can use a real estate agent. In fact, you should be using a real estate agent to represent you when buying a new home. First of all they can make sure you get what was promised and maybe able to get you more incentives that you did not know the builder offered.

Another good idea to have done when have a new home built is to have stage inspections. The costs range from $50.00 to $75.00 per inspection but they are worth it! If repairs are needed they can be done before the next stage of the home is added.

Responding to Offers

Ok...I'm a bit hot under the collar and I don't even have a collar on! I called on Friday evening to one of the top teams with CB. I spoke to the wife of the husband and wife team. I asked for a Sellers Disclosure on a property and told her we were submittinb an offer on Saturday morning. She asked for my fax and said she would send it over. By Saturday morning I still didn't have the Seller's Disclosure and called and left a message again and that I was meeting my client at 10:00 AM. I never received a call back. I met my client at the local Starbucks and he signed all papers for the offer. I faxed over the offer. I called and left another message that I had faxed over the offer. No reply. It's Sunday and I just emailed the listing agent. My buyer wanted a call by 5PM today regarding the offer. My offer was low - I know it was low but that is what my buyer wanted to offer. I told the listing agent it was low however my buyer deserves the same treatment as a higher priced offer. This home has been on the market for 153 days and has changed realtors several times.

In the email I sent, I asked them to contact me asap. I was not mean but focused. How can you treat another agent this way especially when they are putting in an offer on one of your homes that has been sitting there. Evidently, this sale is not that important to them.

What are your thoughts?

Cars

As I am driving to an appointment this morning, I got to thinking about cars. I'm looking for a new car. My daughter will take mine in Janary and I need a new one. Do I lease or do I buy? The cars I am looking at are so expensive but I want to look successful. Also, colors! How boring the world is getting. I noticed white, black, silver and beige cars...maybe a burgundy here and there. What happened to bright blues and the great deep dark purple that the Dodge used to make, or candy apple red! We need more color in the world! Another thing...should I "wrap" my car with my logo or just put on back window? How would a Mercedes or Lexus look with this? I want my car to shout "Hey I sell Real Estate and I'm successful and you should use me!" Afterall my car is my office. Perception is everything! So, what do you think?

Fort Worth one of the Best Places to Buy!

Ah Fort Worth, Texas! Forbes Magazine just came out with the top 10 best places to buy a home in. Fort Worth was number 1! WHOHOOOO! Houston was also on the list although it was number 5 or 6 - not sure. Our median price for a home is $156,000 and some change. I have always know it was a great place because I was born here, raised here and seem to always come back here whenever I move away. What can I say but it is HOME!

Fort Worth is just a good old boy town, simple down to earth beautiful town. It's about 20 minutes to downtown Fort Worth from the DFW Airport. Downtown was designed to be like Main Street in Disneyland. We have brick streets and you still see our police on horses sometimes. The BASS HALL opened up just a few years ago and it is fabulous!

It's so nice to be home!

A Funny thing Happened on the way to show Homes!

I drove to my clients house and picked them up to show them homes as I did every weekend. I felt good, looked good and was positive we were going to find the right house for them. I was getting in the drivers side and my clients were both getting into the other side of the car. They were talking with me. The heel on my shoe turned some how and I felt flat on my back. I was fine but embarrassed so I got up real fast hoping they wouldn't have noticed. As we got into the car..they asked are you ok?

My face was RED! but we looked at homes and they found the perfect one!
