      <title>Don't start in Real Estate unless you have a Detailed Database</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;So what is a Detailed Database?&lt;/p&gt;&lt;p&gt;A Detailed Database is a compilation of contact information from Name, Phone Number, Address, and Email address for the basics to also having birthdays and anniversaries for every contact.&lt;/p&gt;&lt;p&gt;So why have a Detailed Database?&lt;/p&gt;&lt;p&gt;That is where your leads come from, your sphere of influence.&amp;nbsp; You start with you database to announce you&amp;#39;re an agent and then follow up by calling all your contacts to see if they or anyone they know may have any Real Estate needs.&lt;/p&gt;&lt;p&gt;So how big should my Detailed Database be when I start?&lt;/p&gt;&lt;p&gt;You should start with at least 100 contacts.&amp;nbsp; It&amp;#39;s not hard to make contacts.&amp;nbsp; Start with friends and family, then move on to everyday people you see- grocery store clerk, gas station attendant, barber, dentist, etc...&amp;nbsp; If you are not a people person and out-going, you won&amp;#39;t get very far.&lt;/p&gt;&lt;p&gt;Once I have my Detailed Database, what do I do?&lt;/p&gt;&lt;p&gt;Look for a transaction database management company which will keep track of all your contact details.&amp;nbsp; Many agents use companies like Top Producer or Sharper Agent, but if you on a shoe-string budget many times you can get Wise Agent for free by working with Security Title.&lt;/p&gt;&lt;p&gt;What do I do once I have a&amp;nbsp;Transaction Database Management Company?&lt;/p&gt;&lt;p&gt;Call, Call, Call.&amp;nbsp; You are not in the Real Estate Business- You are in the Lead Generation Business.&amp;nbsp; If you have no leads, you have no business.&amp;nbsp;&lt;/p&gt;&lt;p&gt;Good luck and I wish you the best on your Databases.&lt;/p&gt;</description>

      <title>Learn to Manage your time</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;If you are not time blocking- breaking down your hours on an excel spread sheet, then you are wasting your time.&lt;/p&gt;&lt;p&gt;Time and land are the two things you can&amp;#39;t make more of.&lt;/p&gt;&lt;p&gt;You&amp;#39;ll be amazed how much more you can get done when you time block.&lt;/p&gt;&lt;p&gt;I agree with William, make sure to plan for life too.&amp;nbsp; But having time management will keep you on task and bring in your leads.&lt;/p&gt;</description>
