Will Realtors be Leaders in 2010

Recently I read an excellent commentary in RisMedia by Tami Bonnell, president of the U.S. Organization for EXIT Realty Corp, on the Real Estate of the Future. She said, "As I see it, there are three words that come to mind as we move into the future of real estate." These were Lean, Clean, and Green.

She challenged me to look at my own real estate practice and - while it's a bit early - make my new year's resolutions to insure I do business as she suggests.

1. Lean - this isn't just about the belt-tightening most of us have had to do. The focus here should be on finding a niche I can fill better than anyone else, based on my market area, my demographics, and the types of real estate investments available. Yes, I need to make sure the money I spend on my business will bring a return, and will help me to better serve that niche.

But I also feel this idea is about making my own future, and insuring a long-term return as a professional realtor. Ms. Bonnell states, "The good businesspeople are going to track results for all their marketing efforts and systems to ensure a good return. The professionals who wish to retire want to save for that opportunity and they also want a good quality of life so they will be selective with their time...Moving forward, you will have to be a consummate professional."

2. Clean - quoting Ms. Bonnell, "There has never been a more important time to be aware of what is being said about you and who you associate with...the consumer has two things they are concerned with: a way to look up all you do and who you work with [because of] mistrust due to the ones that made mistakes and the perception in the media."

We as Realtors cannot deny that many in our industry put greed before service in the most recent boomtime. So we now cannot criticize the public for their mistrust. Utilizing technology in order to be aware of what is being said about us collectively and individually is crucial.

She suggests, "get a Gmail account and then sign up for Google alerts to make yourself aware of what is being said about you, the people you work with and everyone real estate related that you do business with. Be proactive in showing what you do for this industry and your community. Get involved and help change the way the real estate industry and its professionals are perceived. Stay on top of local impressions as well-ask on a regular basis what the consumer and industry want...and provide it."

These actions tie directly back to #1 - professionalism, "on and off the court."

3. Green - hardly any Realtor selling today can deny the strength of the green movement - not just in housing, but government, consumer trends, and individual lifestyle changes. Almost every consumer now demands that everyone they do business with be more conscientious about the environment, both within a company and through their representatives.

Again, this relates to #1, being lean - how environmentally friendly is your office? Are there steps you can take to use less paper and become more of an e-business? I know there are ways I haven't utilized which are on my resolution list for 2010. Being greener also means being more efficient, and setting a model for your office and clients.

These 3 ideas are not revolutionary, but taken together - and implemented - can be a powerful force for good in our communities, and more professionalism in our services. Let's see if we can focus on making changes and becoming leaders in 2010.

Daytona Beach, FL: Florida Home and Condo Sales Continue Rise

The Florida Assn. of Realtors has announced that existing home sales rose in October, marking 14 months that sales activity has increased in their year-to-year comparison. October's statewide sales also increased over sales activity in September in both the home and condominium resale markets.

Existing home sales rose 45 percent last month with a total of 15,160 homes sold statewide compared to 10,444 homes sold in October 2008. Statewide existing home sales last month increased 5.1 percent over statewide sales activity in September. Condo sales rose 82 percent in statewide sales in October compared to the previous year's sales figure; statewide existing condo sales last month rose 6.1 percent over the total units sold in September. For condos, 5,398 units sold statewide last month compared to 2,958 units in October 2008.

For the Daytona Beach area, single family homes, there were 729 Realtor sales in October, 2009 compared to 480 last year, up 52%. Median sales price was $124,400 vs. $157,400 in October, 2008.

There were 134 condo sales in October, 2009, vs. 65 in October, 2008, up 106%. Median price this October was $148,900 vs. $188,500 last year.

According to NAR's latest industry outlook, the housing market is continuing its positive momentum. "We're getting early indications of price stabilization, but we need a steady supply of qualified buyers to meaningfully bring inventories down and return us to a period of normal, steady price growth," said NAR Chief Economist Lawrence Yun. "That, in turn, would help fully remove consumer fears, which would then revive the broader economy."

Daytona Beach Area Homeowner Fees

Our part of Florida has a lot of condo complexes - many with stunning oceanfront units on white sand no-drive beaches. What a life! And the prices are such bargains, you can buy now to retire later at square foot costs unimagined a couple of years ago.

But along with a condo comes a Homeowner Association which will charge dues for maintenance (no lawn for you to mow, remember?). Here are a few tips on what to consider when you find what the association charges and what they do for the homeowners.

1. How is the fee determined?

On new construction, developers must obtain state approvals before their projects can be offered to prospective buyers. Part of the submission process for developments with an Owners Association is the creation of a detailed budget for the operation and maintenance of the common area and the provision of necessary services. The developer will be paying the Association fees on all unsold property within the Association, and is not the one benefiting from high fees.

On existing buildings, an association has been formed with an elected board and usually a management company reporting to them. The board will annually set the fees based on the income and expense budget submitted by the management company.

2. What does the fee cover?

Amenities vary widely from condo complex to complex. Some have only common grounds, like the mail area and walkways. Others have fitness centers, pools, rooftop tracks - just about any amenity you can think of. One of the responsibilities associated with real estate ownership is the obligation to maintain and protect the improvements from deterioration, damage, weathering - since this is not your own responsibilty, the association is charged with maintenance.

The common areas such as a lobby, pool, gym, or even hallways, need to be cleaned regularly, maintained occasionally, painted often, and replaced over time. Are utilities included? Are water, sewer, electric, gas, trash and cable billed individually or are some paid collectively through the Association?

The management company also will charge an annual fee which will be part of the HOA.

3. Is the fee reasonable for letting someone else do the maintenance?

Add it all up and see if the economies of scale allow for a high level of service at a true cost lower than you could do it yourself. Factor in convenience, security, and time saved.

Realize you would be paying for services at a volume discount, meaning the number of units in the building will force economies of scale. You are protecting your investment and may be getting tax benefits.

4. Is the building right for you?

All the amenties may not be what you want in a maintenance-free home. You may not want to pay for someone else's use of a pool, or playground, or fitness center. Be sure you will not only use the amenities but that they will give you value for your investment, and be helpful when you resell.

Consider an Investment in Daytona Beach Rental Property

Florida has had one of the highest rates of foreclosures in the country, but do we have deals and bargains on homes, condos, apartments! Don't rush into becoming an investor, and do your homework - when you decide this is the right place for your money, consider Daytona or Ormond Beach.

The most important considerations to investing in Florida real estate for rental income are
*Location
*Condition
*Price
*Financing

Location
1. Areas with homes priced in the middle ranges are usually well-maintained, and command reasonable rents
2. Run-down neighborhoods, with boarded up homes and lots of foreclosure signs, can represent opportunities, especially if you see new construction, and if the location is near schools and public transportation
3. Look for neighborhoods with a preponderance of 3 bedroom/2 bath homes, and ones similar in size and age. For condos, look for buildings with mostly 2 bedroom units.

Condition
1. Homes built in the last 10 years are more desirable, as fewer systems will have had time to break down, and major renovations should not be necessary.
2. If you do find an older home you think has room for appreciation, be sure all the parts like wiring, plumbing, foundation, and roof have been updated.
3. Determine which maintenance issues are cosmetic and which will require major work. Painting, carpet, wallpaper, countertops are all minor repairs. Roofs and foundations and possible termite damage are not.

Price
1. Be sure and make your offer contingent on an inspection. If you choose to buy a foreclosure at auction, you will have to do this before you place an offer. If you buy a bank-owned property, they will not give you any disclosures - it is Buyer Beware.
2. The actual price you decide to offer is dependent on many factors, and a real estate professional familiar with the area like myself is your best resource. You will not get an appraisal with a bank-owned home, and a seller in financial difficulty will not buy one either. So a Realtor who prepares a Comparative Market Analysis will give you the most accurate idea of the property value.
3. You can tie your offer to the appraisal done by your lender, though this contingency may not be acceptable to the seller. One recent article I read suggested you offer 50-60% of the listed price of a bank-owned home, dependent on condition, as a starting point.
4. Don't be in a hurry. If you do offer 60% less than listing price, be prepared to wait while the bank hopes for higher offers and eventually decides on yours. In the meantime, keep looking.

Financing
1. Check with your local lender
2. Be prepared to put more down than for an owner-occupied home
3. Consider living in 1 of the units

You can understand now all the decisions you will have to make to start in real estate investing, but the appreciation and rewards have historically outperformed all other vehicles. Daytona Beach FL Home Sales Jump in September

Florida's existing home sales rose in September, which marks more than a year (13 months) that sales activity has increased in the year-to-year comparison, according to the latest housing data released by Florida Realtors. September's statewide sales also increased over sales activity in August in both the existing home and existing condominium markets.

Existing home sales rose 34 percent last month with a total of 14,419 homes sold statewide compared to 10,778 homes sold in September 2008, according to Florida Realtors. Statewide existing home sales last month increased 4.1 percent over statewide sales activity in August.

Florida Realtors also reported a 77 percent increase in statewide sales of existing condos in September compared to the previous year's sales figure; statewide existing condo sales last month rose 8.9 percent over the total units sold in August.

The best news, of course, is our own backyard. Sales in the Daytona Beach MSA (metropolitan statistical area) rose significantly in September.

While sellers may be groaning, this is great news for buyers - what bargains are available! It's just astounding you can buy oceanfront homes for such low prices.

NAR Chief Economist Lawrence Yun said, "Now that the market is showing some momentum, we have an opportunity to achieve a more rapid and broader stabilization in home prices...The outlook for home sales and prices depends on whether the tax credit is extended," he continued, describing it as "the best tool in our arsenal to encourage financially qualified buyers to stimulate the economy and help reduce the budget deficit."

Congress is working on extendng the tax credit. If you have an opinion, contact your senator or representative today. And - contact me to discuss our buying opportunities. Indigo Lakes Golf & Country Club is the center of the Indigo Lakes community, located about 1.5 miles from the Daytona Speedway and 15 minutes from the intracoastal waterway. Homes for every price range and taste can be found here, on large lots built around the golf course, next to the preserve areas that create more open space, or on spring-fed Lake Timaku for a waterfront view. The Indigo Lakes course is 18-holes, par 72, open to the public, and was called "one of the top 10 golf courses in Florida" by Golfweek Magazine.

Real Estate News from Florida Finally Positive

The Florida Assn. of Realtors has released data to show that Florida's existing home sales rose in August, marking a full calendar year that sales activity increased in a year-to-year comparison. Existing home sales rose 28 percent last month with a total of 13,850 homes sold statewide compared to 10,813 homes sold in August 2008. The state association also reported a 45 percent increase in last month's statewide sales of existing condos compared to the previous year's sales figure.

"For a year now, statewide sales of existing single-family homes in Florida have increased each month compared to the year-ago figures," said 2009 Florida Realtors® President Cynthia Shelton. "This is encouraging news, and while it shows the beginnings of recovery, the housing market still needs time to continue its gradual absorption of housing inventory that will help stabilize home prices."

Florida's median sales price for existing homes in August was $147,400; a year ago, it was $188,500 for a 22 percent decrease. Housing industry analysts with the National Association of Realtors® (NAR) note that sales of foreclosures and other distressed properties continue to downwardly distort the median price because they generally sell at a discount relative to traditional homes.

NAR Chief Economist Lawrence Yun is optimistic, "The fundamentals of the housing market and the economy are trending up, and we expect home sales to generally pick up in the second quarter of 2010. The buyer psychology may be shifting from, ‘Why buy now when I can purchase later,' to ‘I don't want to miss out on a recovery.'"

The Daytona Beach area reported a total of 686 homes sold in August compared to 573 homes a year earlier for a 20 percent increase. The market's existing home median sales price last month was $132,700; a year ago it was $164,200 for a 19 percent decrease. A total of 135 condos sold in August, up 27 percent over the 106 units sold in August 2008. The existing condo median price last month remained level compared to a year ago at $184,300.

Buying Investment Property in Daytona Beach

Most of what you've read the last couple of months has been geared to 1st time buyers because of the tax credit available. But in our Daytona Beach real estate market, we have a large percentage of investors - folks who want to buy now to use in later years, or just buyers who see the market as a great opportunity for rental property. Here are some points you should consider when you think of becoming a real estate investor:

1. Location: Invest in the very best location you can afford. You will attract better tenants, higher rents, and achieve more appreciation. You can buy golf course frontage or waterfront homes now in Ormond Beach or Daytona Beach communities for bargain prices.

2. Be cautious spending money on improvements: don't be the most luxurious rental in the building. You won't get rents to compensate, and you still will get wear and tear. Most tenants look for homes that are light, bright, and clean.

3. Go into investing for the long-haul: flipping was a strategy in previous years, but not in this real estate market. Plan on holding the property 5-10 years. Our Daytona Beach properties aren't expected to rise enough in value in the next few years for a short investment timeframe. Historically, real estate has been an excellent investment, always appreciating a few points over the rate of inflation.

4. Down payment: plan on 25-30% down for non-owner occupied homes.

5. Know your cost of ownership: include association dues, reserves for repairs, taxes, utilities you don't pass on to the tenant, reserve for vacancy, and your mortage payments. Budget for more, not less.

6. Fixers are OK: cosmetic repairs are easy and cheap, meaning paint, landscaping, light fixtures, and a thorough scrubbing. Unless you are a contractor, don't do the repairs yourself - it will be obvious. All expenses will now be tax deductible - hire professionals.

7. Always screen the tenants: even if you have personal knowledge, get a credit check, call old landlords, and verify employment.

8. Know the landlord-tenant code: know your rights and those of tenants. Be ready for an eviction and happy you don't have to go through one.

9 What type of property is best for a Daytona Beach investment: In general, buildings with 3-4 units or duplexes pencil out best, followed by single family homes with 3 bedrooms. Some investors find it works out best to buy a duplex and move into one of the units.

10. Learn about the tax advantages and whether they will be advantageous for your own situation: talk to a tax person or CPA, and make sure you can afford the investment even if it is empty.

Sugar Forest in Port Orange, FL

I just posted a new listing on Sugar House Drive in Sugar Forest. This is such an interesting name for a community, but I couldn't find any information on why it was named that - maybe an old sugar cane plantation? Anyway, Sugar Forest offers single family houses, duplexes, and triplexes. There are no HOA fees. Sugar Forest is loaded with natural beauty and the streets are lined with mature oak trees. The homes are older, but most have great pride of ownership. The community is in an area that's an easy commute to Port Orange, South Daytona and Daytona Beach. Plus, the beachside is about 10-15 minutes away. Families and empty nesters alike live in the area, which is just minutes to shopping, hospitals, and conveniences.

Daytona Beach Blues Society

No, I don't mean the blues about the real estate market in Daytona Beach, but the great live music scene here in Daytona Beach. We've long been famous for the great musicians who have roots in Daytona, like Stevie Ray Vaughn and the Allman Brothers, but the Daytona Beach Blues Society helps promote and showcase Blues music.

Thanks to fans and residents who support the music, the Society is thriving, and national touring bands and local musicians alike are welcome here in North Central Florida. Founding President Jeff Fedor is a performing roots blues artist, and is also singer and songwriter.

Check out the Bank & Blues Club on Daytona's main street every Wednesday night, 9 PM for a lively blues jam. As reported by Dick Conklin, in the Examiner, "The jam attracts the best in local blues musicians, starting with a featured band for the first set followed by an amazing collection of talented jammers who sign in at the door and play their hearts out throughout the evening." I have just reviewed the monthly statistics for our area from the Daytona Beach Area Association of Realtors Multiple Listing Service and thought you'd like to know the market activity from August 1, 2009 to August 31, 2009. There are currently 5436 active residential listings. There are 2720 listed houses as of September 1 and 209 houses sold between August 1, 2009 and August 31, 2009. There are 1307 listed condos as of September 1 with 85 condos sold between August 1, 2009 and August 31, 2009.

There are always some of these houses and condos that are Short Sales and agents may have offers that the banks have not approved as yet. Bank approvals for short sales are starting to move a little faster than in the past! We also have Bank-Owned properties in the marketplace. Financing options are changing as well so buyers may, in some cases, can still obtain financing but with more challenges, which often means delay in obtaining loan approvals. With Taylor, Bean and Whittaker closing its doors, other lenders offering FHA financing have been buried, as they absorb all the loans that were in process. This has slowed closings down nationwide.

Real Estate Market Statistics for July, 2009 in the Daytona Beach Area

Florida's existing home sales rose in July - the 11th month in a row that sales activity increased in the year-to-year comparison, according to the latest housing data released by the Florida Association of Realtors (FAR). Statewide existing home sales in July also rose over the previous month's sales level.

Florida's median sales price for existing homes last month was $147,600; a year ago, it was $193,800 for a 24 percent decrease. According to housing industry analysts with the National Association of Realtors (NAR), sales of foreclosures and other distressed properties continue to downwardly distort the median price because they generally sell at a discount relative to traditional homes. The median is the midpoint; half the homes sold for more, half for less.

For condos, 5,035 units sold statewide compared to 3,396 units in July 2008 for a 48 percent increase. The statewide existing condo median sales price last month was $108,300; in July 2008 it was $168,700 for a 36 percent decrease. The national median existing condo price was $183,300 in June 2009, according to NAR.

First Time Buyers - the Clock is Running Down on Your Chance to use the Tax Credit in Daytona Beach, FL

There are only 100 days left for first-time buyers to qualify for the $8,000 federal first-time home buyer tax credit. In order to qualify, the transaction must close before 11:59 p.m. on November 30, 2009.

Don't wait on the sidelines and miss this opportunity. Even though you have 3 months, in reality, you need to start looking now. If you decide on a short sale or bank-owned property, plan on at least 60 days to close. That only leaves you 30 days to get pre-approved by a lender, research communities, preview homes, and learn the market. Just having loan approval, an accepted offer or a signed contract won't be enough to qualify for the Housing and Economic Recovery Act.

Examples of scenarios that could cause your purchase to take longer than 60 days include:

Competition with other buyers meaning a bidding process to get an accepted offer
Disclosures and contingencies - while sellers have to disclose, banks do not so you will need more time to complete your inspections
Appraisal - in this widely fluctuating marketplace, appraisals are taking much longer because prices are going up or down so rapidly based on the foreclosures that sell
Loan approval - loans are available, but lenders are much more strict. You may have issues to clear up on your credit report before you can close.
Holidays - Thanksgiving falls right before the deadline.

Daytona Beach, FL: Real Estate Market News for 2nd Quarter

Sales of existing single-family homes in Florida rose 23 percent in the second quarter, year-over-year, according to the latest housing statistics from the Florida Association of Realtors. Statewide, 43,125 existing homes sold in the second quarter, up from 35,008 in the year-ago period. That's the fourth consecutive quarter home sales have increased, year-over-year. Condo sales statewide rose 29 percent, to 14,742 from 11,459 a year ago.

In the Daytona Beach area, there were 1,924 homes sold in the second quarter of 2009, compared to 1,713 sold during the same period last year, or an increase of 12 percent. The median sales price was 24 percent lower, from $174,500 in the second quarter of last year to $132,500 for the same period this year.

Condo sales in the Daytona area were also up, but not by the same large margin. The area reported 373 sales during the second quarter of 2009, compared with 293, or an increase of 27 percent. Values also fell, but not by nearly as much as in Orlando. The median price was $176,700 in the second quarter, compared to $229,400 in the same period last year, or a decrease of 23 percent.

"Many homebuyers are realizing that this is the time to buy - with a good selection of housing inventory, affordable pricing and low mortgage rates," FAR President Cynthia Shelton said in a news release.
