      <title>Naples Condos for Sale &#8211; September</title>
      <description>&lt;p&gt;The condominium market for the &lt;a href=&quot;http://www.adeltarealty.net&quot;&gt;Naples real estate&lt;/a&gt; area at the start of September 2009 declined down to 4095 units for sale. In the year over year comparison the number of unit declined 580 or about 12 percent from the 4675 condominiums on the market in September 2008.&lt;/p&gt;
&lt;p&gt;The September 2009 was also a decline from the August 2009 4248 condominiums on the market. The decline represents a about 3.6 percent reduction.&lt;/p&gt;
&lt;p&gt;The composition of various types of possible real estate transactions of the September condos for sale are broken down as follows:&lt;br /&gt;Traditional condos for sale &amp;ndash; 3482&lt;br /&gt;Potential short sales &amp;ndash; 533&lt;br /&gt;Foreclosed condos &amp;ndash; 80&lt;/p&gt;
&lt;p&gt;In August the breakdown of condos for sale was as follows:&lt;br /&gt;Traditional sales &amp;ndash; 3629&lt;br /&gt;Potential short sale &amp;ndash; 542&lt;br /&gt;Foreclosed condos &amp;ndash; 77&lt;/p&gt;</description>

&lt;p&gt;In the month of June a total of 82 condos were placed under awaiting closing in the Bonita Springs area. Of the 82 condos pending sale, 7 condos were foreclosures. This represents approximately 9 percent of the total condos awaiting closing - pended sales.

At the beginning of July, 3 condos were active listings for sale or about 1 percent of the 265 condos for sale.

Based upon the activity in June there is less than 1 month of condo inventory for sale.

During the month of June a total of 12 foreclosed homes were sold, which represents about 23 percent of 47 homes sold.

At the beginning of July 20 condos were active listings for sale or about 2 percent of the 1105 condos for sale.

Based upon the activity in June there is less than two months of condo inventory for sale.

&lt;p&gt;During the month of May a total of 689 homes were listed for sale. In May 2008, the number of homes listed for sale in the Naples area was 840. In addition the 689 homes listed for sale was less than the 852 homes in May 2007. The downward trend of new listings is continuing.&lt;/p&gt;
&lt;p&gt;The listed homes in May 2009 was the lowest number of homes listed since October 2005. The noteworthy item about this fact, is that in October 2005, was the start of the real estate erosion even though the median sold price of homes peaked in January 2007 with January 2006 as the next highest median sold price month.&lt;/p&gt;

&lt;p&gt;&lt;b&gt;Listings:&lt;/b&gt;&lt;/p&gt;

&lt;p&gt;During the month of June 60 &lt;a href=&quot;http://www.adeltarealty.net/estero-real-estate/&quot;&gt;Estero&lt;/a&gt; condos were listed for sale. For the same month in 2007, 53 condos were listed for sale; this represents an increase of 5.7 percent. The decrease from 2006 was 17.8 percent from the 73 new listings. In May 2008 a total 40 condos were listed for sale. The increase in the number of new listings has a negative impact on the number of months of supply for available condos in the Estero area, along with the lower volume of closed sales and stable pending sales volume. A graphic presentation showing the number of months supply for condominiums in Estero will be posted shortly.&lt;/p&gt;

      <description>&lt;p&gt;I was informed this morning by Ken Smith, a member of the Active Rain community, that Charles Richey, has been in a Las Vegas hospital for a few days now in ICU. As most of you know, Charles is the Webmaster for his wife's &lt;a href=&quot;http://www.lvrealty.net/&quot; target=&quot;_blank&quot;&gt;Las Vegas real estate&lt;/a&gt; Web site, as well as, an active contributor to Active Rain.&lt;/p&gt;
&lt;p&gt;He has been diagnosed with: &lt;a href=&quot;http://www.webmd.com/brain/tc/guillain-barre-syndrome-topic-overview&quot; target=&quot;_blank&quot;&gt;Guillain-Barre Syndrome&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;Charles is one of those people that goes out of his way to help anyone that asks for it. There are a number of people on Active Rain who he has helped over the years, not to mention the not-for-profit organization assistance in the area of animal rescue work he does. I hope that everyone can find it in their hearts to step up and help Charles in his time of need.&lt;/p&gt;
&lt;p&gt;As most real estate agents today, income is not as plentiful, as it has been. Jacqui and Charles do not have any medical insurance at this time. Personally 5 years ago, I was admitted to the hospital for life threatening surgery. There were a multitude of bills from the hospital and various physicians. With Charles in the ICU, he and Jacqui will incur many expensive medical bills.&lt;/p&gt;

      <title>Is Your Economic Stimulus Check Right?</title>
      <description>&lt;p&gt;Many recipients of their economic stimulus check is not what they expected! How could this happen? The economic stimulus check or rebate check is based upon two factors which were not fully discussed in most the literature disseminated to the public.&lt;/p&gt;&lt;p&gt;The factors are AGI (adjusted gross income - line 38 on form 1040) and the amount of income taxes you needed to pay in 2007 (sometimes called tax liability). The income taxes you need to pay is the total amount of income taxes and does not consider if you are receiving a refund or if you have to pay more money.&lt;/p&gt;&lt;p&gt;On the Internal Revenue Service&amp;#39;s website - they have a calculator which is super easy to use where you can enter some basic information about yourself (spouse if filing jointly) and information from your income tax return.
