      <title>Picking up!!</title>
      <description>&lt;p&gt;I've noticed its been a while (again) since I've posted. June and July were relatively quiet on the business front. I stay busy with family during the summer when school is out. Well, I guess that's not entirely true, July was busy enough that I have 3 homes under contract scheduled to close in August!!! And I took a weeks vacation last week and am just returning.&lt;/p&gt;
&lt;p&gt;I don't know if its the tax credit time frame that will be running out that's got people looking harder or if prices are finally right (or close enough&amp;nbsp;to it), but we've seen a sales spurt again in Lake City, FL. Let's hope it continues through to the end of the year. I'm working on putting together some pricing information for our area now and will share it too.&lt;/p&gt;
&lt;p&gt;I have started up a little running again (since my knee injury back in December). Beginning May, I'm only doing 1 race per month and doing a little more walking so as not to overdo.&lt;/p&gt;
&lt;p&gt;I'm looking forward to the Leadership conference for NAR in Chicago and the FAR convention in Orlando this month. The traveling will also keep me busy.&lt;/p&gt;</description>

      <description>&lt;p&gt;Wow! it has been a little too long. Have I been busy? Yes and no! Since my last post I've been on a 2 week Route 66/Vegas vacation that was awesome! I'm continuing to stay in touch with prospective buyers, most who have homes to sell before they can buy. I'm steadily maintaining my current listings and trying to figure out creative ways to move them. I've been fairly successful in getting price reductions as needed, but in some cases, still can't compete with short sales and pending foreclosures in the area.       <title>Take advantage of the new Tax Credit</title>
      <description>&lt;p&gt;&lt;strong&gt;Tempting Tax Credits for First-Time Home Buyers&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;What could you do with $8,000? How about using it to finance a home? In order to stimulate the economy and revive the housing market, Congress has enacted legislation providing a tax credit of up to $8,000 for first-time home buyers. &lt;br /&gt;&lt;br /&gt;Just last year, home buyers and owners were able to take advantage of the Housing and Economic Recovery Act's $7,500 tax credit. This credit served as a 15 year interest free loan for those who purchased their home after April 9, 2008 and before July 1, 2009. With the new and improved $8,000 tax credit plan in place, buyers have the opportunity to receive a good chunk of cash which, unlike the last year's tax credit, does not have to be repaid. &lt;br /&gt;&lt;br /&gt;If you're interested in taking advantage of this opportunity, you only have a short while to act. Determine whether or not you qualify for this tax credit by reviewing the following requirements.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Are You Eligible?&lt;br /&gt;&lt;br /&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;blockquote&gt;
&lt;p&gt;&lt;strong&gt;First-Time Home Buyer:&lt;/strong&gt;&lt;br /&gt;Have you leased your home for the past three years? If so, then you may qualify for the tax credit, as the plan defines a first-time home buyer as a 'buyer who has not owned a principal residence during the three-year period prior to the purchase.'&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Purchase Date:&lt;/strong&gt;&lt;br /&gt;Buyers are encouraged to act fast as the cutoff date for this $8,000 credit is December 1st, 2009; not at the end of the year, as you might expect. &lt;br /&gt;&lt;br /&gt;If you purchased your home before the New Year, you're out of luck, though you may qualify for the Housing and Economic Recovery Act Tax Credit.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Principle Residence:&lt;/strong&gt;&lt;br /&gt;According to the plan, a &quot;main home&quot; is 'any home that will be used as principle residence,' and includes 'single-family detached homes, attached homes like townhouses and condominiums, manufactured homes (also known as mobile homes) and houseboats.' Multiple home owners, or those looking to purchase their second, third or even fourth home, will not qualify for this particular tax credit.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Income Limits:&lt;/strong&gt;&lt;br /&gt;Those buyers with a modified adjusted gross income (MAGI) of less than $75,000 for single taxpayers and $150,000 for married taxpayers filing a joint return will receive the full tax credit amount. If it is more, the tax credit amount is reduced until your MAGI meets or exceeds $95,000, at which point you are no longer eligible for the credit. Call me to discuss your current financial situation and to determine whether you make a good tax credit candidate.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Stay Put&lt;/strong&gt;&lt;strong&gt;:&lt;/strong&gt;&lt;br /&gt;In order to qualify for the tax credit, plan to stay put in your new home for a minimum of three years. Buyers cannot move, sell or otherwise leave their home for at least three years after they purchase.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Price:&lt;/strong&gt;&lt;br /&gt;The plan states that the buyer receives 10% of the purchase price of the home or $8,000, whichever is less. So the monetary amount you're awarded is determined by your new home's price. In order to receive the maximum credit of $8,000, the buyer must purchase a home for $80,000 or more.&lt;/p&gt;
&lt;/blockquote&gt;
&lt;p&gt;Participating in the tax credit program is simple. Determine your tax credit amount by completing the IRS Form 5405 and claim the tax credit on your federal income tax return. With home prices and mortgage rates at all time lows, buyer incentives and tax credits greatly contribute to your goals of homeownership.&lt;/p&gt;

That was one of the key messages at a special meeting hosted by the Lake City/Columbia County Chamber of Commerce Monday at Lake City Community College. &lt;br /&gt;&lt;br /&gt;Alex Sanchez, President of the Florida Bankers Association; John Adams, President of Enterprise Florida; Dale Brill, Director of the Governor's Office of Tourism, Trade and Economic Development; and Eric Godet, a Director of the Florida Chamber of Commerce, talked to community leaders about Florida's path to economic recovery. &lt;br /&gt;&lt;br /&gt;They cited the area's quality of life, the Municipal Airport, the two interstate highways and Lake City Community College among the major assets.&lt;br /&gt;&lt;br /&gt;&quot;It is a self-correcting time, but it also is a time of great opportunities,&quot; said Eric Godet. &quot;This won't last forever.&quot; The question is, &quot;What are we doing today that will prepare ourselves for when we get out of it? If the tourism industry is marketing today the way it did five years ago, it's going to be in serious trouble,&quot; he said. In the last 30 months, $3 billion in outside capital - hard money - has come into the state. &lt;br /&gt;&lt;br /&gt;Businesses are looking for new areas right now, Adams said. &quot;They're going to be coming from Jacksonville, right up to your community, looking for distribution hubs.&quot; He cited major developments in Jacksonville, particularly in the port, that can help Columbia County. &lt;br /&gt;&lt;br /&gt;&quot;Florida has the greatest network of airports in the world. This is a comparative advantage,&quot; Adams said. &lt;br /&gt;&lt;br /&gt;&quot;Our big export hub is Latin America. Exports from Florida are up 21 percent, $100 billion to $134 billion. Export jobs are in here. Plywood and wood products are going to Mexico and South America. Wood products is not a glamorous business, but it is a heck of an industry.&quot;&lt;br /&gt;&lt;br /&gt;&quot;I think our housing is starting to come back,&quot; said Sanchez. &quot;I'm really optimistic on housing. We are so much better shape than other states. Michigan lost 10 percent of its population in the first seven years of this decade.&quot;&lt;br /&gt;&lt;br /&gt;He noted that Florida's population is approaching 19 million and new arrivals are buying homes. We're getting inventory off our shelves. Hurricanes had not hit before '92 and we sort of forgot about them. It is a big challenge for our state. &lt;br /&gt;&lt;br /&gt;&quot;We've got to sit down and talk to these (insurance) folks. If we were to have a major hurricane in one of our major urban areas - everything we're talking about here is not going to matter anymore. We might be able to make one hurricane. The question is, what if we had two - one in Miami and one in West Palm - or one in Miami and one in Tampa. From everything I read, I don't think we will be able to survive both of those,&quot; Sanchez said.&lt;br /&gt;&lt;br /&gt;&quot;From the Florida Chamber standpoint, one of the drivers in the business climate is competitiveness,&quot; said Godet. &quot;It's time for us to look at property insurance and find a way of stabilizing that process that really works. In the early years, we probably weren't paying enough, especially for someone in the South living on the beach. &lt;br /&gt;&lt;br /&gt;&quot;We also need to focus in health insurance and stabilize that. &lt;br /&gt;&lt;br /&gt;&quot;These are things we need to look at as a state. We've gone from one of the most affordable states to live in and for businesses to move into, to one of the more costly. These are the kind of things we need to look at in terms of how do we shore up our state so when we move out of this situation, we're prepared to have the kind of growth we were tracking before. &lt;br /&gt;&lt;br /&gt;&quot;We also need to look at property tax relief, taxpayer fairness and worker compensation,&quot; Godet said. &lt;br /&gt;&lt;br /&gt;Aaron Nickelson of Westfield Realty Group commented, &quot;I know Columbia County being a small rural community needs this type of stuff you're talking about to in order for us to see the kind of growth that will bring this community and this area to compete on the level more of the Gainesvilles and the Ocalas. So, as a board, and as guys that are out associating with these development groups and with these corporations, what does a small community like ours have to do to in order to see some of that growth come to Columbia County? &lt;br /&gt;&lt;br /&gt;&quot;I think you have huge advantage,&quot; Godet said. &quot;Columbia County has a track record of attracting large corporations. Timco is one of them. The key is quality of life, which is one of the Chamber's drivers. You have that quality of life, affordable housing, project ready sites. It is import to get that word out. &lt;br /&gt;&lt;br /&gt;&quot;This must be the only area where I see two major highways intersect and it's not developed - it has to be the only one on the country.       <title>Status Quo or not?</title>
      <description>&lt;p&gt;Since my last post, I've been to San Francisco for the CRS Sellabration convention. I learned a great deal at this 2 1/2 day convention and have been anxious to share. However, I am still sorting through all of my notes and trying to stay caught up with running my real estate business. I'm trying to be more timely with my posts, but having a hard time with it. Since my return from San Fran, I've had 2 closings, taken 4 new listings and working with quite a few buyers.&lt;/p&gt;
&lt;p&gt;I'm asked often, &quot;How's the real estate market?&quot;. My response is &quot;busy&quot; and &quot;steady&quot;, which in my case is true. Usually we see a little peak around the holidays while folks are off work or visiting relatives in the area, then it slacks off a little bit until the Spring. Not so this year. I have been steady and busy since the first of the year and it's likely to continue through the Spring, as March is just around the corner.&lt;/p&gt;
&lt;p&gt;In 2008, for the Lake City-Live Oak area, on single family homes, our sales volume was down 30% and our prices were down 11%. Our area board just went through its renewal period and we are down 100 realtors. I'm excited about the state of my current market, because I work hard for my clients and hope to see more progress as the year continues.&lt;/p&gt;</description>

The weather hasn't been real cooperative... imagine, lows in the low 20's in Lake City, Florida. My personal training has also been very successful. I have six clients who are working hard to better themselves and am very proud of them.&amp;nbsp; I plan to walk/run in the upcoming 5k for the Blue Gray Army 5k on February 14th and am also putting together a bowling team for CARC's bowl a thon here in Lake City as fundraisers.&lt;/p&gt;

&lt;p&gt;With all the doom and gloom over housing, you might be surprised to know that this is a fantastic time to get a mortgage. Not if you have poor credit, to be sure. But you can get a great deal on a 30-year, fixed-rate, conforming loan these days if you have a solid FICO score, a manageable debt burden, and proof positive of a reliable income.&lt;/p&gt;
&lt;p&gt;You have to go back to around 1961 to find a time when 30-year mortgages had rates this low, according to Keith Gumbinger, a vice-president at financial publisher HSH Associates in Pompton Plains, N.J. For that, thank the U.S. government, which is trying to jump-start the stalled housing market by buying up mortgage-backed securities. On Dec. 31, Freddie Mac reported that average rates on 30-year fixed mortgages dropped to 5.1 percent for the week, down about 1.3 percentage points since late October and the lowest since its survey began in 1971.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;For new loans, get a fixed rate&lt;br /&gt;&lt;/strong&gt;Forget what you were told in quieter times about the pros and cons of fixed- vs. adjustable-rate mortgage loans. These days, all the best deals are on fixed-rate loans because that's the segment of the market that the government has been targeting with support. The securitization of adjustable-rate loans has mostly dried up, so banks don't want to originate ARMs, therefore they don't offer attractive rates on them, says HSH's Gumbinger.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;USDA offers buyers 100% loans with no money down and no PMI (private mortgage insurance), minimum required credit score of 620 and seller assistance with closing costs, in some cases&lt;/span&gt;. &lt;/strong&gt;&lt;/p&gt;

      <title>Happy New Year!</title>
      <description>&lt;p&gt;Wow, since my last post I've had a lot going on...&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;My other real estate closing has been postponed, but I have another under contract scheduled to close next week.&lt;/li&gt;
&lt;li&gt;Over the holidays, I had a lot of my listings shown, but no offers.&lt;/li&gt;
&lt;li&gt;Went to Jacksonville for Christmas&lt;/li&gt;
&lt;li&gt;Had all of the family over in Lake City at some point in time, for multiple night stays, alternating one or two at a time.&lt;/li&gt;
&lt;li&gt;Babysat my niece and nephew on New Year's Eve, made smores by the fire and did fireworks. Fun !!&lt;/li&gt;
&lt;li&gt;I've started Physical Therapy on my knee and am ready to run... well almost. By the end of the month, hopefully. I'm ready to register for a few races, but am waiting till the last minute.&lt;/li&gt;

      <description>&lt;p&gt;Wooo Hooo! I had a closing yesterday. One down, one to go.... also the calls have picked up. I had 5 of my listings shown over the weekend. I showed one of them. I got another listing, making it 5 in 2 weeks. Again, I think it's a &quot;good&quot; listing.&lt;/p&gt;
&lt;p&gt;Overall, I'm staying busy. While getting my Christmas cards out this year I also spent some time purging my contact list.&lt;/p&gt;

      <description>&lt;p&gt;Lake City, FL held it's first annual Jingle Bell 5K run/walk on Saturday 12/13. And, unfortunately, it couldn't run. Still out healing from my &quot;injury&quot;. I did walk the 3.1 miles, but felt it the next day. Still I wanted to be supportive because the money raised was to benefit Guardian Ad Litem- a great cause. My husband and I also wore my &quot;Running Realtor&quot; t-shirts to promote my website.&lt;/p&gt;
&lt;p&gt;No more races until January/February for me. By then I should have given the knee a good rest and be back on track.&lt;/p&gt;</description>

      <title>Update and catching up...</title>
      <description>&lt;p&gt;I know it has been a while since my last post. I've been fairly busy and busy is good!&lt;/p&gt;
&lt;p&gt;Since my last post, I've picked up 4 new and &quot;good&quot; listings. I define &quot;good&quot; as being priced right to sell. Hopefully, I'm right and these will sell and sell quicker than the current average days on market, which is around 200 for this area.&lt;/p&gt;
&lt;p&gt;I've had 2 of my listings go under contract with $ CASH $ buyers that will close by the end of the year. (I'm praying). I'm also working with a couple of buyers who are, so far, not sitting on the side line.&lt;/p&gt;
&lt;p&gt;In summary, REAL ESTATE IS GOOD!&lt;/p&gt;
&lt;p&gt;Now for an update on the personal training and exercise, I manage to keep about 4 active personal training clients- all at various times of the day. However, I've had what the doctor called on &quot;overuse&quot; injury to my right knee and have been sidelined for about 6 weeks. This is killing me. I'm only in the first week of rest. I was scheduled for a 5K yesterday and ended up doing the 1 mile fun run (or walk in my case) as that is my limit per the doctor. I am also scheduled for another 5K in Lake City this Saturday, that I'll end up walking as well. I'll be doing lots of extra strength training on the rest of my body to compensate for the calorie burn I need.&lt;/p&gt;
&lt;p&gt;As for my personal life, my husband and I took a quick cruise to the Bahamas for Thanksgiving with a few friends. This is the best sort of vacation because you don't have cell phone service to worry about the phone ringing. We are getting ready for the Christmas holidays and juggling family schedules. No new trips planned as of yet.&lt;/p&gt;
&lt;p&gt;I have been nominated as our Board of Realtors President-elect for 2009 and President for 2010. I have my first training session for this role this week in Orlando. Speaker's training....Lots of trips next year as I'll be attending FAR meetings and such. Looking forward to learning more.&lt;/p&gt;

&lt;p&gt;50% of all houses are Prime (Conventional) loans&lt;/p&gt;
&lt;p&gt;35% of all homes are owned free and clear&lt;/p&gt;
&lt;p&gt;6% of all homes are FHA/VA&lt;/p&gt;
&lt;p&gt;9% of all homes are Sub Prime loans&lt;/p&gt;
&lt;p&gt;Foreclosures in the United States are 2% of all loans (This is double from what it used to be at 1%).&lt;/p&gt;
&lt;p&gt;My thoughts...going from 1-2% is not that bad when you look at the big picture. When the media touts that foreclosures have &quot;doubled&quot;, it sounds much worse than maybe it really is. However, I am aware that some areas have been hit &quot;harder&quot; than others. I just wish the media didn't make such blanket statements that put the &quot;fear factor&quot; out there.&lt;/p&gt;</description>

      <description>&lt;p&gt;I am just returning from NAR's annual convention in Orlando. It was a whirlwind. Scott and I took a few days before the convention and spent them in Miami Beach. It was very relaxing. But we also walked the beach about 4 miles a day and did some bike riding.&lt;/p&gt;
&lt;p&gt;The conference was full of information and ideas, that I now need to expand on and work with to improve my business.&lt;/p&gt;

The government's backing served as an economic life jacket benefiting not only Fannie Mae and Freddie Mac, but the nation as a whole. &lt;br /&gt;&lt;br /&gt;According to the United States Secretary of Treasury Henry Paulson, the three objectives of the government take-over include, market stability, mortgage availability and taxpayer protection.       <description>&lt;p&gt;Our local board office held it's Commercial Alliance meeting yesterday where our Chamber of Commerce executive spoke. Some of the statistics he shared I thought particularly interesting.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Columbia County was 1 of 3 counties with a net job growth. This varies month to month.&lt;/li&gt;
&lt;li&gt;Our unemployment is up to 5.7%&lt;/li&gt;
&lt;li&gt;Historically we have a steady job growth rate of 3%, downside to this is that our income growth is only 2.6% (this is just behind the state level in income growth).&lt;/li&gt;
&lt;li&gt;From 2000 to 2008 Columbia County had a 33% job growth&lt;/li&gt;
&lt;li&gt;There are 32,000 people employed in Columbia County
&lt;ul&gt;
&lt;li&gt;Population is about 65,000&lt;/li&gt;
&lt;li&gt;40% leave the county to work elsewhere&lt;/li&gt;
&lt;li&gt;40% come into the county from surrounding areas to work here&lt;/li&gt;
&lt;li&gt;Jobs not reported are with larger companies whose headquarters are not based here, such as all utility employees, employees of VAMC, Lake City Medical Center, Anderson Columbia employees who work out of the area.&lt;/li&gt;
&lt;li&gt;These numbers all affect median income/salary levels too&lt;/li&gt;
&lt;/ul&gt;
&lt;/li&gt;
&lt;li&gt;Every fiber optic line in the state of Florida passes through Lake City, Columbia County at US 90 and SR 100. This is a good resourse to tap into for technology advancement.&lt;/li&gt;
&lt;li&gt;Columbia County is a strong base for development due to government offices located here (DOT, State of Florida), 3 hospitals, large financial institute base, large distribution and manufacturing base, National Forest and springs/rivers.We also have access to 2 rail roads, 3 interstates, and an airport.&lt;/li&gt;
&lt;li&gt;There are 240,000 people within a 30 mile radius.&lt;/li&gt;
&lt;/ul&gt;

      <title>Race for the Cure!! Susan G. Komen Breast Cancer Fund Raiser</title>
      <description>&lt;p&gt;I FINALLY DID IT!!! I reached my goal of running a race in under a 10 min/mile pace. Saturday was the Susan G. Komen Race for the Cure 5K in Jacksonville. I did it in 30:32 with a pace of 9:49 min/mile! It only took me a year, but perserverance paid off.&lt;/p&gt;
&lt;p&gt;I held an open house this weekend too, trying to move 3 of the condos I have listed. Turn out was poor even after passing out over 300 flyers and advertising. I did an &quot;Open Lot&quot; at the same time. We had flyers and surveys of a golf course lot available and grilled out hot dogs trying to encourage people to come by and take a look. It was the first of its kind and figure if my seller was willing so was I. Poor turn out here too. But again, we'll be persistent and try again. We discussed coordinating the &quot;openings&quot; with a street wide yard sale or garage sale too. I'm trying to continue thinking outside of the box.&lt;/p&gt;
&lt;p&gt;Only one closing has transpired as of today. One is still underway, getting docs signed in three different states and overnighting packages. It all seems to be taking a little longer these days.&lt;/p&gt;
&lt;p&gt;Otherwise it's business as usual! Planning our next race too.&lt;/p&gt;</description>

      <title>New Jersey - New York and a Closing</title>
      <description>&lt;p&gt;This past weekend we took a family trip to New Jersey and New York. My great uncle was turning 90 and their was a reunion and birthday party for him in New Jersey. Scott and I took my sister and her kids with us. My mom joined us as well as four other family members from Jacksonville. We spent most of the first day in the city showing the kids around and took in a play.&lt;/p&gt;
&lt;p&gt;The day of the party was low key and we tooled around New Jersey a little. My mom was excited to see her uncle and cousins.&lt;/p&gt;
&lt;p&gt;Before heading home, we spent another day in New York City, mostly Central Park. I came down with a little cold while out of town, so I needed some rest when I got home but have a lot do.&lt;/p&gt;
&lt;p&gt;I have a busy week, 2 closings scheduled which is a good sign. I have some Open Houses to prepare for, as well as an Open &quot;Lot&quot;! That's right, pulling out all the stops.&lt;/p&gt;
&lt;p&gt;I also am preparing for another race this weekend. The Susan G. Komen Race for the Cure is Saturday the 18th in Jacksonville. I did really good last year with my time, so the pressure is on. Hopefully, my cold will be gone so I have the endurance I need to finish in a good time. Wish me luck!!&lt;/p&gt;</description>

      <title>Marine Corp 5K Jacksonville, FL</title>
      <description>&lt;p&gt;Well, we've just returned from the Pennsylvania trip, and were up early for the Marine Corp 5K. This is the first race I've done consecutively from year to year. So I was anxious to see if my time had improved. I finished 8th in my age division, which I was happy about. My clock time was 32:06 and chip time was 31:34, which gave me a pace of 10:09.&lt;/p&gt;
&lt;p&gt;Last year I finished 9th in my age group and had a pace of 11:25. Pretty big improvement on my pace, which is a current goal of mine.&lt;/p&gt;
&lt;p&gt;Looking forward to getting back to work and getting some rest!!&lt;/p&gt;</description>

      <title>Pennsylvania Trip</title>
      <description>&lt;p&gt;Wow, where to begin. We had a busy, fun filled day and evening. We arrived in Philly about 11 am. It was mostly cloudy and started to sprinkle and rain some in the late afternoon. We never got caught in any rain. After getting our rental car, we drove first to &quot;Pat's King of Steaks&quot;. This is Philadelphia's first (and some say best) Cheese Steak place, the original. I had just seen a segment on the Travel Channel about Steak Paradises and they featured Cheese Steak sandwiches and this establishment. Cheese Steaks in Philly are like Pizza in New York. There are tons of places and everyone has their favorite.&lt;/p&gt;
&lt;p&gt;Next, off to the Independence Visitor Center to get tickets for the hop on/hop off bus tour-or in this case, trolley tour. There are 20 stops on the tour, but we only have a few of interest to us. After getting our tickets we walked over to see the Liberty Bell. The history of the bell is not what we originally thought. It was originally called the State House Bell, and not called the Liberty Bell until the slavery abolitionists renamed it. We also saw the areas from the film National Treasure. Upon getting on the trolley, our first hop off was the Convention Center area and the Hard Rock Caf&amp;eacute;. We walked down to the Reading Terminal Market for ice cream. Bassett ice cream is a company that's been in business for years and is renowned for their ice cream. The next stop is the City Hall area. We walked through City Hall and over to John F. Kennedy Park where the LOVE sculpture is located in front of a fountain.&lt;/p&gt;
&lt;p&gt;So on the way to the Rocky Steps we pass by the Rodin Museum. I got a picture of &quot;The Thinker&quot;. We didn't get off here because time was running out. At the Rocky Steps, we get pictures of the statue of &quot;Rocky Balboa&quot; from the Rocky 3 movie that is located just outside the Philadelphia Museum of Art. The &quot;steps&quot; are located on the south side of the museum. Naturally, we both took turns running, not walking, up the 72 steps to the top and had to jump up and down with arms raised as if we really accomplished something- taking pictures all the way. It was just one of those touristy things to do, as we saw many others doing the same thing. It was fun and something we could say we've done-been there done that, now.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Back on the bus to finish the tour, no further stops planned, just finishing the ride. It took us by the Eastern State Penitentiary, the Philadelphia Zoo (America's first), the place where the Marine Corp was formed-just to name a few. There's a lot of history here and so much to explore, we only hit the tip of the ice berg. I didn't realize that the Nation's Capital was here first, as were a lot of other things. We learned a few things and got a good overview of the city.&lt;/p&gt;
&lt;p&gt;We decided to drive into Yardley, PA. It's a small borough about 10 minutes from here, in Langhorne, on the Delaware River. Driving through Morrisville to get there, both towns were small and quaint, had your typical main streets with shops, older homes converted to offices, etc. In some ways it reminded of us the Riverside area of Jacksonville. We found the Yardley Inn Restaurant and Bar.&lt;/p&gt;
&lt;p&gt;In Stockton is the Woolverton Inn, a 1792 B&amp;amp;B. It's off the beaten path, sort of.&amp;nbsp; I drove up 29 North on the New Jersey side. The streets along both Lambertville and New Hope reminded me of Carmel in some ways, but very small town. After leaving the historic New Hope area, I headed about 4 miles down the road to Peddler's Village-this is actually in Lahaska, PA. At one of my stops,&amp;nbsp;I have to mention that while talking with the Manager working today, I learned she also sells Real Estate in Bucks and Mercer counties and the couple tasting in there flip houses over in Trenton, where, they say you can apparently still do that. I gave out 2 cards!! Always working.&lt;/p&gt;
&lt;p&gt;I left earlier this morning to go to Princeton. Yes, the city and the college- all the same. On my way back into Pennsylvania, I drove back through Lambertville and New Hope and found more corn fields. This time I decided to stop and take a few pictures, because I'd mentioned them so often. But this corn field had a for sale sign on it. 65 acres of corn for sale. I thought it was funny. I have yet to mention how many farms and homes I've seen for sale in this entire region, but it's been a lot. So I guess that's why the corn field for sale threw me off.&lt;/p&gt;
&lt;p&gt;As soon as we return home, it's back to a crazy schedule....5K race in Jacksonville Saturday morning, big birthday party back in Lake City Saturday night and Scott already has plans to be out of town the following week.&amp;nbsp; Then we have NY/NJ for a long weekend over the Columbus Day weekend... until then&lt;/p&gt;</description>

      <title>Tour de Pain</title>
      <description>&lt;p&gt;3 races in 24 hours! That's what the Tour de Pain is/was last weekend in Jacksonville. In consisted of 4 miles on the beach Friday night&amp;nbsp;(after a rainy day, I might add) and the sand was difficult to run on. Then at 7:30 am, a 5K and at 3 pm a 1 mile sizzler. Titled appropriately, because it was very HOT! My results are below:&lt;/p&gt;
&lt;p&gt;281&amp;nbsp;&amp;nbsp; 225&amp;nbsp;&amp;nbsp; 45&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Sandy Kishton, 38, Lake City, FL&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;-45 is my place in my age group out of 62. Not too bad.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;45:04&amp;nbsp;&amp;nbsp;&amp;nbsp;-This is for the 4 miles on the beach.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;32:27&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;-This is my 5K time and then the one mile here-&amp;nbsp;&amp;nbsp; 8:58,&amp;nbsp;&amp;nbsp;With my overall time for the series at &amp;nbsp;1:26:29.&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;My goal is to maintain closer to a 10 minute mile on the longer runs. I think my average is around 10:24. Needless to say, I was exhausted after the weekend.&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;Speaking of pain, our market seems to have slowed again. Our pattern seems to be busy with about 3 weeks of calls and inquiries, then a 6 week slump, then repeat.&lt;/p&gt;

We will still fly out next week to Las Vegas for a long weekend, which initially we were driving there from Chicago and meeting our husbands.       <title>Running Update</title>
      <description>&lt;p&gt;Well I completed the JDR Bridge Run in Jacksonville, FL Saturday night. It was a 5K in the downtown area, up and over 2 bridges. My pace was 10:24. The incline on the bridges held me up a little bit. But overall, I'm pleased with my results. This weekend is the &quot;Tour de Pain&quot;. It consists of 3 races in 24 hours- starting with a 4 mile, out and back on the beach Friday night, a 5K road race Saturday morning, then a 1 mile blast back downtown at the Jacksonville Landing. I'm looking forward to this one.&lt;/p&gt;
&lt;p&gt;Also, I've started hanging up my keys and riding my bike when appropriate. Instead of driving the 1.5 miles to the gym, I'm riding my bike. I also live close enough to my office to ride there, provided I'm just stopping by to pick up or drop off and don't have any other appointments. Otherwise, living in Florida, it's just too hot and I get very sweaty! So, until it cools off, I'll have to be selective on my riding.&lt;/p&gt;
