2008 Oakland County Assessed Property Values Tumble

According to Andrew Sawmiller in the January 23, 2008 edition of The Spinal Column weekly for the Lakes Area of western Oakland County "Lakes Area" assessed property values decreased by an average of single digits in 2008. According to the article, "only two communities in Oakland County did not have a decrease in property value...." (Look under Archives January 23, 2008 for the entire article after the week of January 21 - 26, 2008)

The following local communities were highlighted in Andrew's article Residential property values declining across western Oakland County

Commerce and Wolverine Lake property owners will see an average drop of 5.27 percent in their residential property values.
Milford's average residential property assessment values fell by 2.55 percent in the last year.
Orchard Lake homeowners may see an unprecedented decrease in their property's assessed value. Sailer said he expects to see a decrease of about 2 percent on average.
Walled Lake is expected to see an average decrease in residential property assessments of about 7 percent this year, which is one of the largest decreases in Oakland County.
Waterford Average assessed residential property values have decreased 5.84 percent in Waterford Township during the last year.
West Bloomfield Homeowners in West Bloomfield will see an average drop in the property assessment of 4.76 percent.
White Lake property owners are slated to see an average decline of 6.28 in property values.

Why your taxes may not decrease!

Although State Equalized Values (SEV) for Oakland County may decrease an average of 5 percent, property taxes for long time homeowners may actually increase due to Proposal "A" . Typically, property assessments are mailed the middle of February to homeowners. With your notice, will be information about determining State Equalized Values, your assessed values, and your properties Taxable Value. Each homeowner has the opportunity to dispute any property tax increase to their local government in March and to the Michigan State Tax Tribunal later in the year. NEW JANUARY 25, 2008 Detroit News Interactive Assessment search for Livingston County, Oakland County, Macomb County, and Wayne County. Values will change by school district. How to Melt Five Inches of Ice in Five Days

Global warming?...El Nina?...Year ending with an "8"...what ever! I should not be able to fish from the end of my dock on January 9, 2008. Nope, I did not have to chop a hole or even skim ice. Just baited the hook with a couple of wax worms, drop it into the water, and pull out Blue Gill.

This has been a very unusual winter in southeastern Michigan. From the middle of November through the middle of December, we actually had snow on the ground. Then just before Christmas, temperatures began to moderate and most of the snow melted.

The middle of January is normally southeastern Michigan's coldest month with an average high temperature of only 25 degrees F. The last 5 days have been in the mid 50's to low 60's with about 2 inches of rain.

of snow the weekend before.

Since coming to my new broker, I've received numerous requests for information about free and or inexpensive websites. (Members Only post) Sure there are plenty of good agent websites, but once you start incorporating Internet Data eXchange, IDX, search capabilities the dollars start to flow.

In late November, I found out about Online Connexions while inquiring about FTP feed providers. I tested the site in December and eventually decided this was the best and easiest website providing IDX search for the money.

Online Connexions out of Flint Michigan has been working with real estate professionals for approximately 10 years. They offer an agent expandable real estate website with IDX search from Realcomp, MiRealsource, Flint Area Association of Realtors, or Lapeer and Upper Thumb Association (LUTAR). Oakland County Residential Home Sales Increase Slightly

Preliminary numbers for residential homes sold in Oakland County Michigan indicate a slight increase in sales during 2007. According to my search of all residential homes sold by Realtors® (based upon all homes listed and sold by all real estate companies and recorded on Realcomp II Ltd as of January 8, 2008)

During 2007 there were 10328 homes sold as compared to 9991 homes sold during 2006. Median sale prices decreased almost 10 percent in relation to 2006. Most value decreases were caused by the glut of foreclosure homes on the market.

Breaking down home sales for 2007 within Commerce and Commerce Twp Michigan: Of these sales 216 homes were not lakefront properties. Many homes in Commerce have lake privileges. 83 homes were waterfront homes which were those homes having property frontage bordering a lake, canal, or river. 62 of these homes were on area All-sport or those not having a no wake or no motorized watercraft designation with the State of Michigan. The remaining 21 homes were located on non all-sport waters.

Lakefront home sales increased as compared to 2006 home sales in Commerce and Commerce Twp Michigan. In 2006, there were 303 home sales total but only 39 waterfront home sales. Of the 39 waterfront home sales in 2006, 29 were located on all sport lakes.

Foreclosure and Short Sale Properties: These are relatively new fields so the numbers may be higher than indicated. In the last half of 2007 only 37 homes were indicated as foreclosure, short sale homes (deed in lieu), or corporate owned. Additional homes might be available searching listing agents remarks.

Currently, there are 361 homes for sale below $800,000 in Commerce and Commerce Twp (excluding Walled Lake and Wolverine Lake Village) (369 homes total) Although homes sold indicated an average of 160 Days on Market, market absorbency is a better indication how long it would take for all homes to sell if no additional homes entered the market. 299 homes selling during the past year, and 361 homes currently for sale, the market absorbency for the area is 14.5 months. Any value above 6 months is considered a Buyers Market.

2007 Cost vs Value Home Remodeling Report Now Available (updated 12/5/2007)

Attention home sellers, buyers, and wannabe home sellers! The 2007 Cost vs Value Survey results are now available from Remodeling Magazine Online and Realtor Magazine. Why is this important to you? For over 20 years Remodeling Magazine has surveyed professionals to see what home remodeling and home improvements warranted completion prior to selling.

In the East North Central area (Illinois, Indiana, Michigan, Ohio, and Wisconsin) Remodeling Magazine Online surveyed NAR members with a series of questions pertaining to the cost of a remodeling bathrooms, kitchens, and basements. They also requested information about additions, backup power, and replacement of items such as roofs, siding, and windows. Professionals were asked not only the estimated costs of these items, but also their professional opinion of the cost recouped by homeowners when the property was sold.

Surprisingly, costs recouped ranged from 46.9 percent to only 82.4 percent for the East North Central area. For interior remodeling, kitchens still remained the top returner with an average of slightly more than 70 percent of the cost recouped. 12 Reasons to Market Your Home During the Holidays

When the snow is swirling and would-be buyers are scarce, you need to take extra steps to get your home sold. So pour a cup of tea, put another log on the fire, and curl up with these suggestions on how to make your home more attractive and possibly sell during the holiday season or in the upcoming Michigan winter.

12 Tips for Selling Your Home During Holidays and Beyond.

1. Keep snow and ice at bay. Only serious buyers venture out during winter. If the buyer cannot get in easily, the house will not sell. That means keeping walkways and driveways free of the frozen stuff. Just like trimming the lawn in the summer, you want to make the home look well maintained. It can pay in terms of both both getting buyers in the door and protecting yourself to hire a service to regularly salts or shovel the driveway and sidewalks. (don't forget to keep the porch light on after dark and the lock box free from ice and snow - you want buyers in your home)

2. Warm it up. If you are showing your home to it's best advantage during the winter, think warm, cozy, and homey. Keep the thermostat at 70 degrees during the daylight hours. If your home is vacant, perhaps someone can come over before a showing and increase the temperature.

3. Take advantage of natural light. Encourage showing during the high-daylight hours. Make the most of the light you do have. Have the curtains and blinds cleaned and open them as wide as possible during daytime showings. Clean all the lamps and built-in fixtures, and replace the bulbs with the highest wattage that they will safely accommodate. Before you show the house, turn on all the lights. Concerned about energy use, change bulbs to economical Compact Florescent Bulbs. Please try these out before replacing bulbs.

4. Get Your windows washed. You have 90 seconds to get a buyers attention when they walk into your home. Windows are one thing that many sellers do not even consider. In winter, that strong southern light can reveal grime and make it look like the home has not been well maintained.

5. Play music softly in the background. To create a little atmosphere, tune the radio to the local Classical or Holiday station. Turn it down so that you just hear it quietly in the background. You have to appeal to all the buyer's senses.

6. Make it comfortable and cozy. Set the scene and help the buyers see themselves living happily in this house. Consider things such as putting a warm throw on the sofa or folding back the thick comforter on the bed. Spending an hour or two with a home staging professional may be a worthwhile investment. They are specially trained to help catch the buyer's eye! Call for a list of home staging professionals.

7. Emphasize your homes winter positives. Is your home on a bus route or some other vital service that means it is plowed or de-iced regularly in bad weather? Be sure to mention that to the buyers. Perhaps, your home is located near winter activity areas for skiing, snow mobiling, or tobogganing. Mentioning these areas in your flyers might lead to a sale.

8. Set up lighting timers. You want your home to look warm and welcoming whenever prospective buyers drive past. Nevertheless, you are not home all the time, so put indoor and outdoor lights on timers or sensors. Don't forget to decorate the For Sale sign. Set the mood for a sale.

9. Make your home festive. Even if you are not actually going to be present, greet your buyers as if they were going to be guests at a party. Set up the dinner table with the good china and silver. Have a plate of cookies for your guests, some warm cider, or other non- alcoholic beverage helps to make the buyer more comfortable in their new home. Remember, first impressions are so powerful. If it looks like you're expecting me and greeting me as company, don't you think that would have a powerful impact?

10. Give your home a nice aroma. We prefer Chocolate Chip cookies; just about, everybody likes that smell. Other popular scents: cinnamon rolls, freshly baked bread, apple pie, apple cider or anything with vanilla, and cinnamon

11. Protect your investment. Most sellers ask buyers to remove shoes or slip on paper "booties" over their footwear before touring the house. Showing you take care of your home shows pride of ownership and meticulousness that resonates with most buyers. Don't forget to remove all valuables or make them difficult to find. You don't want someone, or his or her child, accidentally walking away with a valuable possession.

12. Use the holiday season to your advantage. Thanksgiving, through January are traditional holiday seasons for most families. Now is the time to show off your home's best features with simple decorations in each room. Don't forget to decorate around your front door. When the holidays are over (and the Christmas and Hanukkah stuff should come down), you can still use winter wreaths and dried arrangements around the door to give interest. Anything seasonally appropriate but not too elaborate, you want the buyer's to purchase your home, not your crafts.

Laurence Technological University Solar Decathlon Home

Last Friday, I played hooky from Real Estate and still ended up going to an Open House. Well, this wasn't just any Open House. I was at the second dry run showing for Lawrence Technological Universities Aloeterra Team entry in The Solar Decathlon. Why a dry run? More than 100,000 people are expected to visit the home during their 8 Day Open House. (Realtors®, there are some good marketing ideas for your next Open House in the article)

LTU, will be one of 20 teams participating in this years Solar Decathlon on the Mall in Washington D.C. Students from 3 colleges within LTU combined to build a prototype solar home for the Solar Decathlon. (You do understand prototype is code for expensive) LTU is this year's Michigan entry although other Universities participated in the past.

LTU's Aloeterra team decided to go "simple" in the construction of their 770 sqft entry. Using a modular construction, entries are trucked to Washington D.C., with Structurally Integrated Panels (SIP's), Solar Panels on the Roof, Solar Hot Water and Heat, and high efficiency lighting and appliances.

According to the Solar Decathlon website, all prototype homes are limited to a height of 18 feet, have a total square feet dimension of no more than 800 square feet, with at least 450 square feet of conditioned living area. All teams must also charge and drive a two person electric vehicle and have no LTU Prototype Solar Home Tour
more than 6 members operating the house at one time. More information and rules are available on the Solar Decathlon website.

In the Solar Decathlon, homes are judged in 10 contests in the following main categories:

LTU Aloeterra members brought us through the home in groups of 10 people and a student guide viewed the interior of the home. With only about 660 sqft of interior space, I only viewed the kitchen and one bedroom area. Although this was their second Open House, plenty of finish work remained prior to judging in Washington D.C. I must say, the Decathlete leading my group was very funny and knowledgeable. The guides did need to work on their timing going through the structure. There were at least 100 Plenty of Work Being Completed

Last Weekend for Some Trout Streams

I spent part of today on the Huron River fishing between the dam at MossLake and down to Wixom Rd. There were a few hikers, three canoes, and a kayak on the same stretch of river. I prefer fishing the Huron in early fall just because there is less pressure on the fish. In early spring when fish are planted, the river is wall-to-wall fishermen. Not too much fun, plus the raised trout are not as difficult to catch as the remainder of the year.

No I didn't catch any fish, I had three small fish follow the streamer, but no hits. Still, part of the day on the Huron River is better than being in the office!

Please remember, trout season closes on the Huron River in Milford and Wixom Michigan on September 30th.

Big Box Store Fires First Salvo in This Years National Energy Awareness War

October is National Energy Awareness month. And, one of the large box stores has come out swinging. According to the Reuterswebsite, one large box store will be selling its own brand of CFL bulbs at a lower price than the name brand bulbs.

While I'm trying to be Politically Correct on this issue, I think the cost savings would be better spent improving environmental conditions in the Countries manufacturing the bulbs.

“Silent Running” Electric Boats on Michigan Lakes

As a Michigan lakefront homeowner and avid fishing enthusiast, I've breathed in plenty of fumes from the older 2 stroke marine engines. Most of my youth was spent trolling for northern pike and lake trout. Many times I had to adjust my intended path because of fumes coming back into the boat. Sometimes, I simply sucked in the fumes trying not to breathe deeply.

When manufacturers finally started producing a cleaner burning 4 stroke engine, I was one of the first to change. Even then, fumes were noticeable at slow speeds. In April 2007, the Environmental Protection Agency issued its list of proposed changes to marine "spark engines" reducing pollution from these sources an additional 35 percent.

The use of an electric trolling motorwould also solve those issues for most boat owners. An electric motor allows you to enjoy the tranquility of the lake, while still making good headway thanks to the virtually silent electric motors. I'm currently between boats, and just starting my research after seeing an electric pontoon in action on my lake. The pontoon was large enough for 8 people, more than enough boat for most inland lakes. I'm also finding out that electric motors are bigger and more powerful than trolling motors. Some are permanently mounted through inboard shafts.

Solar recharging is an option for those either without power to their docks or wanting to save money on installation costs. Why, Costco now even has a 60 watt solar

Below is a list of electric boat manufacturers from hybrid electric/pedal kayaks to houseboats. There are even some hybrid manufacturers providing traditional engines as backup power. I am just starting my research into electric boats and do not recommend any specific manufacturer.

This 8 Day Open House Draws Thousands of People

All you need to do is sponsor a prototype off-the-grid home. The cost, a mere $646,198.40; you can afford that, right? Perhaps your homeowner will kick in for refreshments.

First, you make sure the home is clean almost new condition with good curb appeal to get buyers to say "Wow". You do know Internet Photos are the new curb appeal, right?
Write convincing copy for your ads and incorporate innovative technology with your marketing.

Oakland County and Surrounding Area U-Pick and Cider Mills

It's that special time of the year. The kids are back to school, days are getting shorter and our bodies crave the sweetness of apples, and apple baked goods. Luckily, there are several local Cider Mills and U-Pick apple orchards in Oakland County and surrounding areas.

I'm trying to shopping locally whenever possible. So, I'll be picking apples next week at Longs Family Orchard and Farm located at 1342 E. Commerce Rd in Commerce Twp. (see interactive map below)

Apples and cider are usually available through Christmas. For the latest information call (248) 360-3774. Fresh tomatoes are still being sold along the road near the red barn. I purchased some today, they were delicious.

According to the hotline, picking season is as follows:

September 15^th, season starts Cortland and Macintosh apples are available.
September 22^nd, Jonathan, Empire, and Golden Delicious apples available
September 28^th, Red Delicious apples available
October 5^th Northern Spy apples available

Peak Fall Color Tour Locator

According to the Ironwood Daily Globe, western Upper Peninsula leaves are between 5-10 percent turned depending upon location. Peak color is expected shortly after September 15^th. Peak colors move down through Michigan generally through the end of October. A suggested western UP color tour drive.

I have two favorite Fall Color Tour Routes. The first is from Manistee to Northport on M-22. This winding road traverses several hardwood ecosystems along the western ridge of northern Michigan. The route is dotted with lakes, Sleeping Bear Sand Dunes, and views of Lake Michigan which makes for spectacular views against the blue October sky. My second favorite Fall color Tour route is closer to home along M-59, Grand River Ave, Pontiac Trail, and includes the recreation areas of Brighton, Island Lake, Proud Lake, and Highland in southeastern Michigan.

Shrinking Lake Superior a Poster Child for Finite Resources

"...Water, water, every where and all the boards did shrink;..." So begins the albatross's revenge in Samuel Taylor Coleridge's The Rime of the Ancient Mariner. The Great Lakes climate is changing. Great Lakes levels have dropped almost two feet, the State of Michigan issued an Emergency No Burn order on August 16, 2007, which is still in effect because of continued drought, most of the Michigans Hardiness Zones changed up one from the 1990's,

and lake water temperatures are increasing further lowering levels. There may actually be a time in the future where commercial ships cannot transport goods from Duluth and Marquette to the rest of the world. Niagra Falls may become just a trickle.

The five Great Lakes, Huron, Ontario, Michigan, Erie, Superior (that's H.O.M.E.S. for those that weren't paying attention in school) contain approximately 20 percent of the worlds coveted fresh water. Yet, in the SooToday for September 1, 2007 was an article, Lowest-ever August for Lake Superior, they refer to a news release from the International Lake Superior Board of Control, under authority of the International Joint Commission where;

"It is estimated that a new record low monthly mean level will be set for August at 183.01 m (600.43 feet) (the previous record low August level was 183.02 m (600.46 feet) set in 1926)...Note that this is not an all-time record low (which is 182.72 m set in April 1926; approximately 28 cm (11 inches) almost a foot lower than the current level)....Also, the estimated beginning-of-September level of 183.00 m (600.39 feet) is also a new record (the previous record was 183.06 m (600.59 feet), also set in 1926)."

If my math is correct, this flow comes to 10.52 million gallons per second which is divided between the St Mary's River rapids, Soo Locks, and Edison Sault Hydro Power Plant. This water flows to the remaining Lakes and out the St Lawrence Seaway and the Chicago River. A Public Meeting is set for September 7, 2007 at Lake Superior State University from 7-9 pm to discuss the operation of the Board, current and forecast water levels, and, to receive public input about local concerns related to water levels and flows of Lakes Superior, Michigan and Huron.

With our climate changing, Lake levels have steadily decreased since their high level in 1986. Along with this decrease, has been an increase in the average temperature of land and water. According to a paper on Lake Superior water temperature by Jay H Austin and Steven M Colman in the American Geophysical Union (AGU), which I'll paraphrase and convert to English units, [ temperatures have increased an average of 4.5 degrees F since the 70's compared to an increase of 2.7 degrees F in air temperature. ] No Michigan is not alone in climate change. In fact, we are not alone in drought. The photo to the right from the website http://drought.unl.edu is the latest Drought Map for the US. In addition to the southwestern states, a wide area in the southeast has been affected.

This Climate Change pamphlet from Pictured Rocks National Lakeshore indicated the Upper Peninsula's growing season increased one-half day per year due to climate change. So an average summer growing season lasts up to 12 days longer since the 70's. That means the lake has more time to warm up in response to the warmer air. Pictured Rocks weather information can be found under Climate. I will give the National Parks Service kudos. They indicate only one pamphlet per family. All pamphlets are available online.

What does this mean for the average citizen? The two main conspiracy theories, that water is being secretly diverted from the lake to places such as the thirsty West and the Army Corp of Engineers dug too deep at the mouth of St. Clair River in the 60's have diverted our attention away from personal responsibility.

Global warming change means wider swings in the climate. In the short term, boaters will have to be more vigilant in shallow water and rocky areas. Another AR member, Mary Bigalow can share her experiences after getting sand in their boats cooling system. A few weeks ago, I was able to walk out more than 100 yards from shore and the water was only up to my shoulders. There were exposed sand bars visible at the mouth of the Tahquamenon River, people were swimming below Lower Tahquamenon Falls (something I don't recommend) because of the lack of rain.

But, Environment Canada officials have been warning; "...Boaters on these [Great] lakes and throughout the entire system should exercise caution especially during periods of strong winds when localized water levels can rise or fall significantly relative to the pre-storm level in a very short period of time." They've been warning Canadian boaters since October of 2000.

Plunging lake levels make local marinas and boat launches useless. Here are photos of boat launches at Porcupine Mountain State Park and Brimley State Park. Larger boats cannot launch at either location, in fact Brimley's launch ends more than 20 feet from the waters end. Chippewa County marina operators are begging the Army Corp of Engineers to dredge their harbors.

Some fish species including yellow perch are leaving normal spawning areas early because of warm water. There is a potential of increased pollution as wave action uncovers buried wastes. Increased sediment levels in the water increases the warming effects of the sun. This is one reason to swim in Lake Superior when onshore (blowing towards shore) winds push warm surface water to the shore.

The September 2, 2007 Marquette Mining Journal had this quote ""If the drought continues, they're going to have a problem," said Steve Scott, Lake Superior Basin Coordinator with the Michigan Department of Natural Resources in Newberry. "It's going to be probably traumatic."" when referring to spring and fall fish spawning.

Chili Recipes Wanted

The leaves are changing. That means it's the start of chili time in Michigan. If you have a favorite recipe you're willing to share or favorite ingredient that you add, please either contact me or make a comment below. There's nothing more satisfying than a bowl of chili on a brisk fall day.

I'm not a chili purist; I won't be competing in a local or the World Chili Cookoff in Omaha Nebraska October 5-7. (But, I do plan on having chili while fishing that weekend) My chili contains kidney beans (preferably dried and soaked). In fact, I once made a very tasty chili by substituting a can of purchased Sloppy Joe mix for some lost tomatoes.

My chili doesn't even have to contain meat. One of the best meatless versions I've had contained textured vegetable protein and plenty of garlic slices. I must admit, I was completely fooled.

My favorite Chili Recipe
I start with fresh spices from Rafal Spice Company in Detroit.
1 pound crumbled meat or meat substitute
5 pounds fresh tomatoes - peeled, seeded, and cut in cubes
1 large onion diced into half-inch pieces
2 jalapeños seeded and finely diced
7 oz can Chipotle Peppers in Adobo Sauce
One-half pound dried dark kidney beans (sorted)
2 stalks celery cut into quarter inch slices
4 oz grated cheddar or jack cheese
1/2 tsp cumin
Soak kidney beans in cold water overnight and drain (or place beans in cold water, bring to a boil and shut off heat. After one hour, drain and start recipe.)Brown meat or meat substitute in a heavy cast iron pan then drain of any grease and wipe pan of excess grease. From remaining ingredients, hold back one-fourth of the onion and all the cheese. Add all remaining ingredients to pan and simmer for approximately 2 hours until beans are tender. Serve topped with onion and cheese.

Makes approximately 4 bowls of chili.

Six Rules of Savvy Home Buyers

America On Line featured an article today written by Eric Peters entitled Six Rules for Savvy Car Shopping The basic ideas in Eric's article on successfully purchasing a car can also be used when looking for and buying your next home. Here are the six rules; every home buyer should follow when purchasing their next home.

Shop when you don't have to: Desperation rarely leads to a good deal. Be a smart home buyer and. start looking online before you need to move. Allow at least 6 months to decide which school district and community you want to live. Real Estate professionals are prevented by Federal and State laws from showing you a specific area. Buyers must use information readily available online to narrow their search area.
Search Public Muliple Listing Services: There are so many places to search online for a home. Please do not give out your email address to receive information or to view more information about a home. Here are websites to search most of Michigan.
Shop for money first: The first person to contact is not an unrepresented homeowner or real estate professional. The first person should be a lender. I would suggest speaking with one lender, allowing that lender to pull your credit and getting a copy of your credit report. Some lenders charge up to $399.00 for this service get that information in advance. Lender suggestions are available by clicking on my photo. Lenders can help you determine the MINIMUM amount of money you need for your desired real estate transaction. Once you have an idea of this value, you can discuss if this is actually a good time for your next transaction or determine if you need credit counseling assistance from a Government approved agency. Don't be afraid to get opinions from family and friends. If some monetary assistance will be offered to help you purchase, make sure you discuss it with your lender to verify it is legal.
Compare incentives: This could be a big money saver. According to Bankrate.com, here is a list of Average Closing Costs per State. Lenders are required to give you a Good Faith Estimate. Watch for points and other costs that may be hidden in the loan.

In addition, there will be fees for Homeowners Insurance, a Buyers Title, a new tax rate (follow instructions for area and school district), private home inspection, septic and well inspections, and an appraisal.

Some homeowners are offering incentives to purchase their home. This can vary from lease to own and land contract to mortgage assistance. Sellers, Spot Light your home with these incentives. These are some homes offering incentives through The Michigan Group (items subject to change without notice)
Know what you're buying: This is where a Buyers Agent proves most valuable. Through Agency Disclosure, Michigan law requires all real estate professionals to work FOR THE HOMEOWNER unless under a signed Buyers Agency Agreement. This agreement stipulates that the agent must work for your benefit, not the agents and not the homeowners. As your representative, an agent can go over the positive and negative attributes and potential resale value of a specific home. (please view the sample forms underlined)
Know how much your old home's worth: Don't let your emotions cause you to focus on the new home without confirming with several professionals your current home's MINIMUM VALUE. A very rough rule of thumb is twice your homes State Equalized Value (SEV). Call your local City or Township Clerk or Assessors office or review a recent tax bill to get this information. In some markets, homes are selling from 1.8 to 2.1 times their SEV MINUS seller concessions of up to six percent. Do not over estimate the value of your home! It's better to be pleased with excess net profit than create a hardship for your next transaction.

As a general rule of thumb, if you are purchasing a home $60,000 more than your current home, moving to a State where home prices are rapidly increasing, or in danger of loosing your home to foreclosure you should consider selling and making up the loss on your next real estate transaction.
Don't wear your heart on your sleeve: Eric uses the analogy of Mr. Spock on the old Star Trek series. Home Buyers, when viewing any home, NEVER show emotion inside the home or around the homeowners or their agent. Talk about anything but the home and your needs. Here's why. Homeowners read your bodily reactions (80 percent of communication comes from bodily reactions) and will not drop their price if they sense you love the house. Technology in the form of web-cams and hidden cameras can also record your home inspection without your knowledge. I've show several homes where a computer with a web-cam sits on the living room desk potentially recording buyer's reactions. Always better safe than sorry, it could cost you thousands of dollars. In some cases, I've asked buyers to write down their questions.

During negotiations, agents have been trained not to show emotions. I also recommend making fact based decisions about price and terms when making an offer. If your offer is less than five percent below the range of recent sales. (roof needs replacement, driveway cracked, siding needs replacement, and we need to remove this to make it our home are all good reasons to ask for less on a home) including facts with your offer can show homeowners why their home is worth less.

Michigan Vacation Rental Property Websites

Thinking of Moving to Michigan or Oakland County? Rather than living out of a cramped hotel room, how about your family staying in a 5 bedroom Victorian Home or spending time on an All-Sports lake in a vacation rental home? Vacation rentals can be a delightful alternative to motel stays, while looking for the perfect home, your next business trip, or even a short weekend vacation. Yes, they may cost slightly more during the busy summer season, but the more than make-up the difference by allowing you access to laundry and kitchen facilities. Some vacation rentals offer wood burning fireplaces or outdoor fire pits and even use of a boat and fishing equipment.

Each summer I receive email requests from MichiganLakefronts.com for vacation rental properties. Usually, I'm able to find some type of property online, but I've never kept a list of sites. So, I went on a search for vacation rental homes in Michigan. There were hundreds of cabins, lodges, homes, and Bed & Breakfasts (B & B's) available online throughout Michigan. This might even be an option if your home is not selling and you're located near a tourist area or on a lake. Make sure you contact your lender and a lawyer first, I'm not an expert at rental properties, I'm simply providing information.

OK, so you can understand northern Michigan which is tourism oriented, but why Oakland County? Well, to start, there are 361 bodies of water listed in Oakland County by the USGS. Western Oakland County, especially the "Lakes Area" where I'm located, was at one time metro Detroit's favorite cottage area. Now, most cottages are being replaced by larger homes. This is especially true for all-sports lakes.

How Can You Find a Reputable Vacation Rental?

According to A1 Vacations, an advertising medium for rental property owners, "following a few suggestions you can enjoy the benefits of a rental property vacation and at the same time minimize your risks." Please read their disclaimer on the website.

I'm not an expert in rental properties. Please, at a minimum, use the following items suggested by A1 Vacations

"...to you satisfy yourself with the legitimacy of the ownership claims prior to submitting your deposit:

Ask the owners for referrals from previous renters.
If the property is a part of a homeowners association, contact the association to verify that the person with whom you are corresponding is indeed an owner.
Ask for the name of the company who does the maintenance or cleaning and contact them for verification. You might also wish to inquire regarding the condition of the property.
Ask for references from anyone else who services the property. For example, pool service, snow removal, etc.
Many of our listings also display guest book comments or a link to an online guest book where previous guests' comments have been added.
Prior to sending any money to an owner or providing a credit card number, always request and receive a completed rental agreement or contract. Be sure that it specifies the dates you will be
staying in the property, the cost of the rental, any deposits, taxes, cleaning fees, and the cancellation and refund policies. Without a signed rental agreement, do not consider the rental to be yours. If you do and something unforeseen happens, you may have little recourse in getting your funds returned.
If an owner prefers not to use a contract or written agreement, find one that will.
Your best protection can come by working with property owners that accept credit cards. First, there are certain protections that the banks put in place, and not everyone qualifies to accept credit cards. Secondly, using your credit card does provide you with certain remedies that are unavailable via other forms of payment. Note: Paying via PayPal may not provide you the same level of protection that paying directly via credit card provides. Avoid listings that demand quick payment via a wire service like Western Union or bank transfer.

By protecting yourself, you can be confident that you and your family will indeed enjoy a truly unique and affordable vacation experience."
