I have gotton alot of great questions on how linkedin.com works. The best I can tell everyone with questions is to give it a shot. It is a networking site for business professionals, and it works great. I love it, I am on it everyday. As a matter of fact I use that more than I do Facebook!!! Just my humble thoughts

A Shout out to Mike for great leads on two wonderful agent tools. Both Linkedin.com and thebankreolist.com has been a great avenue for me. I think you will find that when you sign up for Linkedin.com and send out invitations, it will surprise you the amount of people you know. It is not like Facebook where you can blindly be friends with someone. I would reccomend it to all.

Speed Trap App

There is a speed trap app for your iphone. You should check it out. You will never get another speeding ticket again. THis app is great, not really sure how it works to be honest with you, but that is because the entire tech world is much smarter than I am .

For all of your guys out there thinking about a new phone. Get the Iphone, it has changed my life. My real estate life is different as I once knew it. There are so many things that I could talk about, however til you have one you will not know what I mean. The email is fast, the internet is like no others, the design and features of how to do things, is crazy. I was a proud owner of a Black Berry, and now I am ashamed to say I thought it was a good phone. Go get one.

How to List REO's

Boy do I ever get a ton of response to these blog post. It seems to me that there are alot of agents out there that want to do more REO. I guess on the surface they appear to be easy money, in reality they are just easy listings. I promise you that they are 90% harder to get to the closing table than most deals. Banks don't care, and don't understand the market here and sometimes it is like pulling teeth to make them understand the conditions... Oh and who does the BPO's for some of these properties... I guess that is for another blog. The best advise I can give you guys out there that want to get in the REO world. go to www.thebankreolist.com and get the list. It is the best one i have seen.

Hey guys, Lots of great questions on my How to Score REO's, go to www.thebankreolist.com and check that out. I bought the list about a year ago and I think it was $50 bucks. There were like 100 website and phone numbers to asset managers at banks. It is well worth it. Cost me less than a 1000 business cards. If you are a motivated Realtor, you will make money on off that list. Right now I would say 80% of my REO listings that I have came from that list in some fashion

BPO's BPO's BPO's that is the million dollar question. I do not accept payment for them but I do like to do them. Everyone complains about doing them. $6500 worth of chesse on top of the Tax Credit

$6500 worth of chesse on top of the Tax Credit is alot of money, however I am not sure how to sell this thing to move up buyers. I dont get many move up buyers, it seems to be buyers that buyer unproforming assets from the bank or first time home buyers. Do any realtors have any good marketing ideas out there to market to this demographic

Looks like this thing is going to get signed by the president, and they added a little cheese on top of it for move up buyers. Not quite sure how to market to move up buyers because most of them in that time frame are living with negitive equality on their homes. I guess the pitch will be, the goverment just fave you 6500$ worth of equity. Any thoughts

Bank REOs

I get asked all the time how to get REO's of course this is the million dollar question. REO's are not hard to get, however the people that have REO's IE asset managers, are hard to get. I can tell you that face to face is the best way. Dont be afraid to fly to Californina, or Texas to get in front of these people. Plane tickets are cheap... Cheapers that a page in the Homes and Land magazine!!!!

I use them for Runners, Sings, marketing stuff, computer stuff etc. You will find that most business interns aspire to work for themselves, and love to work for people that can show them the ropes... I have had a lot response on the You tube Videos. If you want to check out an example of one that we are doing, go to you tube and search for 103 louisiana Ave. You will kinda get an idea of what we are doing by looking at that. We are getting better results by having an agent in the video, it makes it fell more professional and less like a boring virtual Tour.

Tax Credit

Any idea what the final word on the tax credit is yet. I have heard and read so much stuff, I would love to see what is really going on. I have heard, it is extended, it is gone, it is reduced. Does anyone have the true story yet, or are we just hanging in there waiting still.

REO Properties

Is it bad that I want these REO's to keep rolling in. I am making money from all angles, The preservation work, the inspections, and the sales. The only thing I can't make money on is the BPO. I would expect to see that change here soon. I hope they keep them coming for a while. I guess there is no light at the end of the tunnel...

I get a ton of response from this blog so I will talk about it more. Listing REO's is not as hard as many people want you to believe. I get them all the time, I got two yesterday and turned them both down because the BPO was so out of wack!!! I would be happy to talk to anyone about what I do and how I get them. If you are in my market, don't call... If you are out of my market... I am an open book. Don't email me, as I cant help you over email its to complicated.

Guaranteed Home Sale Program for Short Sales... This is a new concept that we are the Dream Team Has come up with. We have design and entire department of agent to handle just short sales. We have a full time, Licensed bank negoitiator so now all the buyers have to do is follow the simple steps we give them and work hard with us. We offer referrals to all agents that send us short sales. We are not scared of them and kinda enjoy to do them as they are easy money once you figure it all out. We think we will close about 100 short sales in the next year and hope to have about a 70% success rate. We have 15 short sales under contract right now and hope to close 10 of them.

I have been a realty generator client for many years and you will never convince me that there is anything better out there. I am looking for cold hard leads. Not a platform. Something like, Homegain is what I am looking for. PPC stuff is fine.

Is the 8K going to go away... WELL... HUM... I guess that is the million dollar question. Or should I say the eight thousand dollar question. Desprite times call for Desprite messures. It is my thought that another program will come out to stimulate the market... Will it be Down Payment assistance this time... I hope. Will it be a grant, loan, or Tax Credit. Your guess is as good as mine. I guess we will all have to wait and see.

HUMMM is the market really getting better... My thoughts on that is that the market is getting better but I dont think it is getting better fast enough. There are a lot of distressed homes out there still on the market. It really makes it hard to compete when you are a home owner that has worked hard to keep as much equity in your home as possible. Hang in there, things will get better.
