      <description>&lt;p&gt;When real estate markets go international, FIABCI helps agents and brokers make the transition. This organization, known in longhand as the International Real Estate Federation, is spreading from city to city across America, and it's changing the way many industry professionals do business. In early 2008 Austin Texas became the latest city to form an FIABCI chapter.&lt;/p&gt;

&lt;p&gt;FIABCI stands for &amp;quot;F&amp;eacute;d&amp;eacute;ration Internationale des Administrateurs de  Biens Conseils et Agents Immobiliers,&amp;quot; and was founded in France following the second world war, at a time when many ambitious businessmen envisioned global organizations to promote cooperation among nations. Many groups of this nature took years to find widespread support, but this one was quickly successful. The organization held its first international congress in 1951 with delegates from Belgium, Canada, Switzerland, Denmark, the United Kingdom, and Holland. Over the following decade FIABC would attract dozens of additional nations and hold several more international congresses. In 1964 at a meeting in Tel Aviv, the organization adopted the International Real Estate Federation moniker, but kept the FIABCI abbreviation, since it was already recognized worldwide.&lt;/p&gt;

&lt;p&gt;Today FIABCI has more than two million individual members in 65 countries. At its most basic level, the organization promotes information sharing and networking on all levels of real estate. Almost anyone connected to the industry can become a member, provided they have enough experience, good standing in their market, and can work on an international level. Members of FIABCI include brokers, property managers, appraisers, developers, lawyers, insurers, architects, urban planners, and other professionals. &lt;/p&gt;

&lt;p&gt;FIABCI is especially useful in markets where foreign investment is high and a strong economy has produced  demand for commercial real estate - a weaker US dollar in recent quarters has also brought more international buyers and sellers to the market. In the case of Austin, businesses and residents from all over the globe need help finding office space and homes quickly, and FIABCI facilitates this. The organization's  broad-based membership can help speed up transactions and enable professionals from different continents to collaborate quickly on client work. At the political level, FIABC  FIABCI also works to promote high real estate standards and ethical business practices around the world as a special consultant with NGO status to the United Nations' Economic and Social Council.&lt;/p&gt;

&lt;p&gt;Real estate professionals who work in a few residential neighborhoods or cities may not ever need to deal directly with FIABCI, but they may still find it useful as a resource on the evolution of the industry.       <title>The Story Behind National Style Homes </title>
      <description>&lt;p&gt;National-style homes are common across the nation, but not always easy to identify. That's because they tend to mix several pre-Victorian era building styles, as well as Native American building traditions.  The result is a surprisingly simple and elegant  architectural form that's great for building attractive, affordable homes, and has just enough ornamental appeal to work on high-end custom homes. &lt;/p&gt;

&lt;p&gt;To understand the look of a National home, it's important to go back to the style's roots. This is perhaps the building method most closely tied with Native American building styles, which date back centuries, and were loosely adopted by settlers throughout the 19th century. When Victorian architecture became popular across the nation in the early 20th century, the National style was chosen by builders who wanted to preserve the best aspects of Native building in modern homes. For this reason, National homes tend to have a narrow profile, with steep angled roofing similar to teepee and lean-to construction, and often including four or more high gables. Other Victorian-era homes, by contrast, have less gabling, and a wider, more squared profile.&lt;/p&gt;

&lt;p&gt;National-style homes come in a wide variety of subsets. Most common are the &amp;quot;hall-and-parlor family&amp;quot; and &amp;quot;I-house&amp;quot; styles, both of which have narrow floor plans that are generally two rooms across and one room deep, with two floors. National homes with floor plans that are deeper than one room are referred to as &amp;quot;massed&amp;quot; homes - these often have  a large gable on the side of the building, as well as a shed-roofed porch. Whichever type of floor plan is used, a National home typically features rectangular shaped rooms and a pyramid-shaped roof. &lt;/p&gt;

&lt;p&gt;National homes also typically feature large front verandas reminiscent of  French Creole and Dutch Revival styles. However, porches in this style are different in that they are higher from the ground than French Creole verandas, and more centered on the house than those used in the Dutch Revival style. &lt;/p&gt;

&lt;p&gt;While National homes are quite attractive, they have been criticized in geographic regions for its vulnerability to storms and high winds. The high pitched roofs on these homes, in particular, are known for &amp;quot;catching wind like a sail,&amp;quot; and easily being torn off houses in hurricanes. &lt;/p&gt;

&lt;p&gt;Where practical however, National homes have always made a good choice for builders looking to combine afford ability and easy of use with a stylish design. &lt;/p&gt;

&lt;p&gt;Homes that are in the mid-to-low price range are failing to sell. Sales are down in many markets by double digit percentage points. On the other hand, in Dallas for instance, high end home sales are up by approximately 25 percent over last year. &lt;/p&gt;

&lt;p&gt;Why such a difference between the two markets? For starters, the sub prime loan crisis has led to much more stringent lending practices, so many buyers are unable to get the financing they need. Luxury homeowners however, typically have enough money on hand to either purchase the home outright, or to guarantee that they have the ability to pay back any loans they may take on.&lt;/p&gt;

&lt;p&gt;The market problems we are seeing right now don't have much affect on high end buyers, again because their financial well being shelters them from what they would consider minor economic fluctuations. &lt;/p&gt;

&lt;p&gt;Often negotiating the price of a home isn't of much concern either to luxury buyers. Buyers in this economic sector are looking more for a lifestyle than a bargain. They want space, privacy, heated floors, indoor pools, and home gyms. These buyers are looking for a sanctuary as well as  convenience. Haggling over the price isn't of particular concern.&lt;/p&gt;

&lt;p&gt;Buyers in the mid to lower strata generally are looking for nice kitchens, modern bathrooms, and enough space to live comfortably. They are also looking for a solid investment, so interest rate changes, market slumps, and price negotiations are all major concerns. &lt;/p&gt;

&lt;p&gt;Non-luxury buyers are feeling apprehensive about the changing market conditions, and are hesitant to throw their hats into the real estate ring. They are also quite nervous about the future, as the media is throwing around words like &quot;recession&quot;. Buyers and homeowners are uncertain about how much further the market will fall, and how much property values will be affected. &lt;/p&gt;

&lt;p&gt;Those investing in the high end housing market are  more optimistic about the future appreciation of real estate. As mentioned earlier, they can afford to ride out most of these market highs and lows. They also have faith in real estate as an investment strategy. They do not have the burden of having to worry about their mortgages in the coming months; they're focused on long term growth and the appreciation of their property values. &lt;/p&gt;

&lt;p&gt;There is also an increase in the amount of wealth that buyers have acquired in recent years. Baby boomers who have played smart on the stock market, are on the rise. There are also lot of inheritance recipients who are celebrating their newfound wealth by investing in real estate. There is more money out there to be had, and those who have it are spending it. &lt;/p&gt;

&lt;p&gt;Aside from the money issue (or non-issue, as the case may be), the luxury real estate market is also seeing an increase of available properties. In the Dallas area, there are roughly 35 percent more high end properties on the market than last year. &lt;/p&gt;

&lt;p&gt;While average homeowners are feeling the crunch of the recent economic downturn, so far the wealthy are remaining relatively unscathed. The housing market is plummeting in some areas, but those in the market for a million dollar plus home seem to be on the rise. The difference between these two markets may even out in the future, but for now high end buyers and sellers should enjoy the ride. &lt;/p&gt;

      <description>&lt;p&gt;Though the surplus in housing inventory has been bad news for builders this year, the smart ones in Dallas are turning it into good news for new home buyers. &lt;/p&gt;    &lt;p&gt;
&lt;p&gt;The 2007  Fitch report, released August 29, confirmed what the National Association of Home Builders (NAHB) and the National Association of Realtors (NAR) have been reporting for months - new housing starts are down, the sub prime mortgage market has gone bust and the market is flooded with new homes for sale. &lt;/p&gt;    &lt;p&gt;
&lt;p&gt;But what looks like bad news is actually a boom for those looking to buy a new home in Dallas. Keen on moving their inventory, motivated Dallas builders are offering buyers  incentives and perks that can add up to tens of thousands of dollars in savings on a single sale.&lt;/p&gt;    &lt;p&gt;
&lt;p&gt;Educated buyers are quickly finding out that getting a new home to fit their dreams can be as simple as asking. Do you think the backyard needs a deck? Would you prefer tiling in the bathroom, or hardwood floors throughout? Builders are willing to negotiate additions and extras like these to curry your favor. &lt;/p&gt;    &lt;p&gt;
&lt;p&gt;One of the more significant incentives however, are straight ahead rebates. One builder in Addison recently offered buyers a $30,000 rebate off the purchase price of a new home, says  Richard Soto, president of  VIP Realty in Dallas. Rather than being discouraged by the crisis, Soto is excited about the great incentives builders are offering and  passing the savings on to clients. A separate rebate program through VIP even offers to return an additional 1% of the purchase price to buyers - that's $3,000 on a $300,000 home. &lt;/p&gt;    &lt;p&gt;
&lt;p&gt;But it's still hard to predict how long the rebates and incentives will last in North Texas.  Standard and Poor's housing index reports that while the nation saw a 3.2 percent fall in home prices, Dallas pulled in a 1.6 percent gain in the second quarter. This means that even in  the midst of the current downturn, Dallas is one of only five American markets where prices are still rising. &lt;/p&gt;    &lt;p&gt;

&lt;p&gt;From custom homes in gated communities to turn of the century charm, it's easy to see why neighborhoods like Frisco, Bluffview, Preston Hollow and Park Cities (including the prestigious Highland Park) are attracting the big money. North Texas features a variety of architecturally stunning homes including French Country estates, Tuscan style villas and classic English Tudor homes. Not all customers are interested in pre-exizting homes and building sites in these areas are also in high demand. &lt;/p&gt;    &lt;p&gt;
&lt;p&gt;With easy access to the petroleum, telecommunications, IT, and commerce industries, North Texas is a great location for the big business players.
