      <title>Sometimes I wonder, do agents actually have a Broker?</title>
      <description>&lt;p&gt;I have a Short Sale listing in St, Petersburg. Got an offer on it within a week that was 15 % higher than the comparable properties in the same St. Petersburg neighborhood and closing within 30 days. &amp;nbsp;Needless to say my seller signed it right away and we shipped it to the bank. This was in September. Since then the buyer's agent is asking me questions like&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&quot; What do you mean by BPO? &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Can you please fax the Hardship letter my buyer wants to see it. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Why is&amp;nbsp;this Short Sale&amp;nbsp;taking so long? &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What is a negotiator? &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Can I have a phone number for the bank, I just call them myself. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Since the seller has signed the offer I do not understand what the holdup is.&quot;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Honestly I have answered all her questions but I am running out of patience&lt;/p&gt;

      <description>&lt;p&gt;Closing on another Short Sale in St. Petersburg today.&lt;/p&gt;
&lt;p&gt;I have to say this was a fast and fairly easy Short Sale. Got the listing about 3 month ago, took a week to get the squanders out and re-key the house but once it was done and all the advertising was out we received an offer ASAP. It was a low ball but seller signed it anyway to get the Short Sale process going. Full Short Sale package including Hardship letter was sent to the bank and miraculously the bank did not lose all the paperwork and a negotiator was assigned very fast. BPO was done within two weeks of receiving the offer. BPO came in twice as high as offer, buyer backed out but we finally had a price that the bank would accept. So, property went back on the market with a new price and we had a new full price cash offer within a week. After this we had a few problems with the home inspection and the buyer's agent disappearing on us but in the end all was good and we closed yet another Short Sale here in St. Petersburg.&lt;/p&gt;

Last night I found out that one came in at $207,000 the other one came in at $248,000. In my mind they are both wrong. 4 other townhomes sold in the last few month in the same community, same age, same layout, same everything and the average price was $ 235,000. &lt;p&gt;No, and that is one of the reasons why I am still in the real estate business verses 5000 other Realtors in Pinellas county that have given up and left the business. &amp;nbsp;&quot;You are not giving up easily, are you&quot; I hear this a lot. Just this morning I started an e mail to another agent with &quot;I know I am a pest but&quot; As a realtor it takes a lot of things to survive in this market and one of them is &quot;not giving up&quot; If I would back up every time I see a problem, I would be on a constant run.&lt;/p&gt;

&lt;p&gt;I am not kidding, my two little once can't meow, and they BEEP. People tell me, don't worry, they learn from each other. Excuse me, they are BOTH beeping so how on earth will they ever learn. The other day I found myself sitting in front of them &quot;MEOWING&quot; needless to say I felt a little ridiculous and of course it did not work. Now I am wondering if there is a CD with &quot;Meowing &quot; sounds that I can buy and play for them.&lt;/p&gt;

      <description>&lt;p&gt;I adopted two 10 weeks old kittens last Wednesday and I did not realize that you actually need 4 hands when you have two little cats.&lt;/p&gt;
&lt;p&gt;When I am trying to get one out of the closet the other one types an e mail on my laptop. Once I have rescued my laptop one of the tries to drown herself in the bathroom and while I am still trying to dry her off the other one things that the&amp;nbsp; lamp is her new scratching post........................&lt;/p&gt;

The real estate market and how we do business has changed so much over the last few years. Keeping up with current market values, changing market conditions, upcoming REO&amp;rsquo;s or Short sales in a neighborhood etc. is already a challenging job for a full time Realtor that knows the area for many many years. When I run into a &amp;ldquo;I know it all&amp;rdquo; buyer or seller I try to explain the market and the other factors involved but if they do not &amp;ldquo;HEAR&amp;rdquo; me and don&amp;rsquo;t even make an effort to listen and understand, I move on to the next client. This is a &amp;ldquo;No good will ever come out of it situation&amp;rdquo; and I do not want to be part of it.&lt;/p&gt;
&lt;p&gt;I believe my job as a Realtor in this kind of market is to educate my buyers and sellers as much as possible and help them make a decision and understand the real estate market. You have been looking for over 6 months, you are running out of time and this is the deal of the century.&amp;nbsp; I know for a lot of people it sounds like I am out of my mind, why would you offer more than asking price in this kind of market?&lt;/p&gt;
&lt;p&gt;Unit was advertised for $208,000 bank owned. It was listed around 9 am in the morning, I saw it by 10 am, called my buyer we looked at it by 11 am and made an offer for $225,000 at noon and we got the property.&amp;nbsp;&amp;nbsp; You still think I am insane but you have to know that the current market value for this property was around $300,000 it had sold for nearly $500,000 4 years ago and that we only got the offer because we were the first ones to make an offer and we added and addendum to the contract that said all other offers will be treated as back up offers only.&amp;nbsp; Over the next few hours they got about 10 other offers and 3 of them were higher than ours.One came in at $260,000. A week after we closed the same unit, one floor below sold for $295,000.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Trust your Realtor, Or why should I offer more than asking price?&lt;/strong&gt;&lt;br /&gt;My point is that &amp;ldquo;in this kind of market, everything can happen and you need a Realtor that you can trust.&lt;/p&gt;</description>

I do not have a problem presenting low ball offers as long as my buyer understands what the real market value is and as long as he understands that he might not get the property and might not even get a counter offer. &amp;ldquo;Can&amp;rsquo;t hurt to try&amp;rdquo;&lt;span&gt;&amp;nbsp; &lt;/span&gt;Right ????&lt;span&gt;&amp;nbsp; &lt;/span&gt;Wrong !!!!!!!!!&lt;span&gt;&amp;nbsp; &lt;/span&gt;I do not know how it is elsewhere in the country but here in Saint Petersburg the time for low ball offers is nearly over. &lt;span&gt;&amp;nbsp;&lt;/span&gt;Properties here are either prices at current market &lt;span&gt;&amp;nbsp;&lt;/span&gt;value which means they are already 30, 40 50% less than 3 years ago or they are completely overprices which means the sellers are not in distress and do not need to sell. &lt;span&gt;&amp;nbsp;&lt;/span&gt;There are hardly any properties left on the market that you can get for &amp;ldquo;cents on the dollar&amp;rdquo;&lt;span&gt;&amp;nbsp; &lt;/span&gt;Maybe I am wrong, but I have a feeling that in a year from now we will end up with a lot of &lt;span&gt;&amp;nbsp;&lt;/span&gt;&amp;ldquo;low ball buyer&amp;rdquo; that say &lt;span&gt;&amp;nbsp;&lt;/span&gt;&amp;ldquo;I wish I had&amp;rdquo;&lt;/p&gt;

&lt;p&gt;Here is what happens when you go to an animal shelter and you tell yourself you just want to &quot;look&quot;&lt;/p&gt;
&lt;p&gt;You end up with 2 new roommates and you feel so sorry for these little creatures that you spend the next few days at home trying to make them comfortable. &amp;nbsp;Since they are supposed to have immediate contact with the people that are always around them I invited my girlfriend to come over and meet them.&lt;/p&gt;
&lt;p&gt;She walked in the door. Starred at my two precious cats and declared loud an d clear&lt;/p&gt;
&lt;p&gt;Oh Anne, &quot;they are sooooooooooooo ugly, they are cute again&quot;&lt;/p&gt;

&lt;p&gt;Not a problem, simply call me or fax me or e mail me or text me but DON&quot;T do all the above please. Usually we communicate by phone calls and e mails, today was one of these days where I just could not catch up with my messages because everybody used a different way of communicating. I felt like the girl in &quot;He is just not that into you&quot;&amp;nbsp; &amp;nbsp;and now that my day is finally over and I have checked all 4 ways of communicating one last time, I wonder &amp;nbsp;&amp;nbsp;&quot;What is next?&lt;/p&gt;

      <title>Seven Strategies for your credit cards</title>

And, if certain Democrats have their way, we're only thirty days away. But, for the sake of argument let's assume that the CARD Act provisions will wait until February 2010 to become enforceable law.&lt;/p&gt;
&lt;p&gt;During these last few days of the credit card world's version of the Wild Wild West we should continue to see credit card issuers behaving badly, very badly in fact. The mega-credit card issuers have a shrinking window of opportunity to finish remolding their cardholder base to look more like what they will finally deem as being to their liking. This means consumers will continue to suffer the at the hands of their credit card companies, that is of course unless they employ one or more of the following strategies.&lt;/p&gt;
&lt;p&gt;1. Don't Not Use Your Card - Ok, the poor grammar was intentional and corny but I think I've made my point. Credit card issuers are in busy to make money and make a profit. They can't do either unless you are using your credit card. And, the best news is that you do not have to carry a balance from one month to the next in order to drop a few dimes in your credit card issuers pockets. Each time you use your credit card the merchant (aka the place you used the card) has to pay the bank a fee. This fee is called interchange. It technically comes out of your pocket because many retailers will build the assumed fee into the price of the merchandise but it sure doesn't feel that way when we buy stuff with our credit cards. So, knock the dust off your cards and use them for modest purchases. Don't revolve a balance and don't get into a position where your balances spiral out of control and you'll be fine.&lt;/p&gt;
&lt;p&gt;2. Shut Up! - In the past a viable strategy to get fees waived and interest rates lowered was to call your credit card issuer and complain or otherwise plead your case. That's still a decent strategy but beware. Your credit card issuer might turn the tables and start asking YOU questions in order to determine whether or not they still want to do business with you. If you call them and THEY start asking questions about your job status and salary then end the convo and hang up or you might just end up with a closed credit card.&lt;/p&gt;
&lt;p&gt;3. Open Another Card, NOW - One of the worst strategies I see people employing today is the 1-card strategy. You should have MORE cards, not fewer cards.&amp;nbsp;In the ideal mix of credit model - a consumer should have 3-5 credit cards (personally I endorse 4 or 5 cards).&amp;nbsp;Clearly this is a credit score play as well since having more available and unused credit limits are always good for your credit scores. So, if you have one or two credit cards right now, think about opening at least one more. This gives you options in case one of your credit card issuers starts behaving badly towards you. Nothing is more empowering than saying &quot;I'll take my business elsewhere&quot; and then actually doing it.&lt;/p&gt;
&lt;p&gt;4. Don't Hide Behind Great FICO Scores - FICO published a study earlier this year and the findings showed that the median FICO score for a consumer who has seen his or her credit limit reduced was 770. A 770 FICO score is fantastic in any lender's book and especially in this credit environment where lenders are gravitating to stronger borrowers. What this means is that just because you have great FICOs it doesn't fully shield you from adverse treatment from lenders.&lt;/p&gt;
&lt;p&gt;5. Go Small and Go Local - I was speaking with John Ulzheimer, founder of&amp;nbsp;credit dot com&amp;nbsp;and a nationally recognized credit expert and he made an interesting point. He said that we, as consumers and watchdogs, tend to focus on the largest 5-10 banks and tend to forget about the thousands of lenders who are NOT treating their customers poorly. Credit unions are a great example of these lenders. If you are sick of how you're being treated by your Manhattan bank then perhaps you need a local credit union or local bank on your side.&lt;/p&gt;
&lt;p&gt;6. Don't Exit The System - The blogs are on fire with angry consumers who are claiming to have sworn off credit for the foreseeable future because of how they are being treated by their lenders. &quot;From now on if I can't pay cash for it I won't buy it.&quot; Eh, that plays well on the big screen but it's not realistic. Carrying around cash to pay for things is a bad idea. And good luck using debit cards for things like business travel and European vacations. Stay in the system, please.&lt;/p&gt;
&lt;p&gt;7. If All Else Fails, Litigate - If you're finding yourself saddled with a garbage credit report because of errors and you can't the credit bureaus or lenders to correct your files then think about filing a lawsuit. You certainly wouldn't be alone. There will be over 8,500 credit related lawsuits filed this year. Collections agencies are the targets in most of them but certainly the credit bureaus and lenders are in the cross hairs a fair amount too. Just be sure to hire a lawyer who knows what he's doing.&lt;/p&gt;
&lt;p&gt;So there you have it, seven solid strategies to hopefully minimize your chances of being treated poorly by your creditors. And while there are certainly no guarantees that you'll exit this credit environment without a few scars, you can certainly make yourself as immune as possible by doing a few easy and inexpensive things.&lt;/p&gt;
