I'm totally fascinated by Virgin Galactic's project to launch fare-paying passengers into space .....

Virgin Galactic released these awesome pics this week. SpaceShipTwo is launched mid-air from its mother ship, WhiteKnight Two. SpaceShipTwo will reach a speed of roughly 4000 km/h (2500 mph), using a single hybrid rocket motor.

SpaceShipTwo uses a feathered re-entry system, feasible due to the low speed of re-entry. This is different to the Space Shuttles which needs heat shields as they re-enter the earth's atmosphere at speeds of 25000 km/h (16000 mph).

I was curious to learn if there are any viable competitors to Virgin Galactic, but the only similar company that I could find online was SpaceX which is developing various launch vehicles, but their equipment seems to resemble the original rockets that launched the early spacecraft into space.

Virgin Galactic - Making Science Fiction A Reality

Virgin Galactic - Making Science Fiction A Reality

It's incredible to appreciate that we're living in such a technologically exciting time.

Take a look at the picture above.

No, it's not an image from a new science fiction movie, but rather Virgin Galactic's $200 Million spaceport currently under construction in New Mexico.

According to Virgin's website, "The low-lying form is dug into the landscape to exploit the thermal mass, which buffers the building from the extremes of the New Mexico climate as well as catching the westerly winds for ventilation. Natural light enters via skylights, with a glazed façade reserved for the terminal building, establishing a platform for the coveted views onto the runway."

Today, Spaceship Two was officially revealed at a presentation in the Mojave Desert in California. SpaceShip Two is the rocket-plane that will take fare-paying passengers into space.

SpaceShip Two has a carbon composite construction and is powered by a hybrid rocket motor. There is room for 2 crew and 6 passengers on-board.

A seat aboard SpaceShip Two for a 2-hour flight (including about 6 minutes of weightlessness) wont be cheap at around $200,000 per ticket.

I was fascinated to see that tickets can be purchased directly through Virgin Galactic or through a network of accredited "Space Agents" already established to accept passenger's deposits of $20,000.

This awesome project is the brainchild of Sir Richard Branson (Virgin Airlines) and Burt Rutan (aviation designer).

Sierra Towers - 9255 Doheny Road - West Hollywood's Most Prestigious Address?

Sierra Towers - 9255 Doheny Road, West Hollywood

Considered by many to be West Hollywood's most prestigious address, Sierra Towers is a 32-story high-rise with 146 individually owned condos, situated the Western end of the famous Sunset Strip, right on the Beverly Hills border.

Originally built as apartments in 1965, Sierra Towers ranks as the tallest condo tower in the greater Los Angeles area, not because of the number of stories but rather because of it's unique positioning at the base of a hill which makes it the highest building based on altitude relative to sea level.

There is a variety of floor plans offering one, two and three-bedroom condos with active listings priced from around $1.4 Million - $4.9 Million with HOA Dues ranging between $1600-$2300 per month. Units vary in size between 1100 sq - over 3500 sq ft.

Sierra Towers is a full-service building with concierge, porter, valet and 24-hour on-site building management. The building also offers a ballroom with catering kitchen, pool, spa, and fitness center.

Celebrity residents have included Cher, Elton John, Joan Collins, Matthew Perry, David Geffen and George Hamilton.

When Should A Listing Agent Tell A Buyer Details Of What Offers He's Holding?

When should a Listing Agent tell a prospective Buyer the details of offers he's holding?

Never, according to the National Association of Realtors' Code of Ethics.

The Code makes several refereances to preserving confidential information in the course of agency relationships. The Code goes further to state that Realtors shall only disclose the existence of other offers with the Seller's approval.

Yet according to an article titled "7 Tips For Buying Foreclosures" on CNNMoney.com, Glenn Kelman - CEO of discount broker Redfin, suggests a prospective buyer ask the Listing Agent what offers he's holding.

"Talk to the agent selling the property," said Kelman. "The agent may tip his hand. Call up and ask, "Should I make an offer? What should I come in at?" The agent may tell you he has offers at, say $300,000 and you should bid a bit higher, giving you an advantage over earlier bidders.

Isn't this a breach of the Realtor Code of Ethics?

Blue Shield Begins Its Offensive Against Its Members

This week I received a politely worded letter from Blue Shield of California that was a rude awakening to the fact that this health insurance company is beginning its strategy to tighten the screws on its members.

The letter began by thanking me for choosing Blue Shield and went on to state their appreciation of my trust in them and to ensure me of their commitment to provide me with easy access to quality medical coverage.

Then, in the second paragraph of their polite letter, they dropped their devious bomb.

"Effective January 1, 2010, Blue Shield will no longer reinstate policies that are canceled for nonpayment of premiums. This means that if your premiums are not paid in full and received by the due date, your policy will be canceled and you will need to re-apply for coverage."

Their "newsletter" was accompanied by a three page policy endorsement.

Fortunately I've never been late in paying my premiums - but what about those members whose payment may be late for some justifiable or extremely unfortunate reason?

To me, this stinks of a harsh tactic to force people to reapply and be "re-evaluated" for membership should some dire financial circumstance fall on a member.

This seems to reinforce the case for a "Public Option" that President Obama is proposing.

In Southern California Buyers have a Final Walk-Through and Verification of Property Condition in the few days before escrow closes.

During this time the Buyer can satisfy himself that the property is in substantially the same condition as when he agreed to make the purchase.

It's also is an opportunity for the Buyer to confirm that any repairs the Seller committed to make have been completed.

However, unless specifically agreed otherwise in the Purchase Agreement, this Final Walk-through is not a contingency of the sale.

So what is the Buyer actually determines that the property is not in substantially the same condition as when he made the Offer?

Or what if the Seller hasn't completed the repairs to the Buyer's satisfaction?

In these circumstances the Buyer cannot unilaterally delay the close of escrow to remedy the situation ......

Perhaps the best solution is to add a clause in the Purchase Agreement to the effect that the Seller undertakes to deliver the property in substantially the same condition as when the Buyer made the Offer and furthermore that the Seller undertakes to complete all items agreed to in the Request for Repairs.

A simple solution - but I rarely see it in Purchase Agreements.

How Will Plunging Bond Prices In Dubai Effect Our Markets?

In January of this year I blogged about the stupendous real estate projects taking place in Dubai.

But at that stage it was evident that Nakheel (a subsidiary of Dubai World, the government controlled Real Estate Development Company) was starting to reflect the strain of the global financial meltdown of 2008. At that time, oil was $34 a barrel. Work on the Trump Tower in Dubai was been halted indefinitely in May as were many other of the ambitious construction projects.

Dubai World accounts for $59 Billion of the Emirate's $80 Billion Debt.

Bloomberg.com reports that on Wednesday November 25, 2009, Nakheel's $3.5 Billion of 3.13 percent Islamic bonds dropped to 50 cents on the dollar, down from 107 cents a week earlier. The bonds were to be redeemed on December 14, 2009 at 109.5 cents. Now the company wants to postpone the repayment to the end of May 2010.

Despite assurances from world leaders that the global financial markets are now stronger and able to deal with these kinds of problems, I think this development reinforces the point that markets across the world are intricately interlinked and should therefore be subject to more stringent regulation and discipline.

Exactly what will the implications of a default by Dubai have on local financial institutions?

Does anyone really know the extent of the insurance liability on a debt default by Dubai?

What is the real extent of derivitative instruments related to Dubai's debt?

"The Elrod House - Awesome Palm Springs Iconic Home For Sale

Another DREAM HOME has been listed, this time in Palm Springs, California.

"The Elrod House" situated at 2175 Southridge Drive in Palm Springs is for sale at $13,890,000.

Measuring almost 9000 sq ft, this 5-Bed 5-Bath Palm Springs iconic home, designed by architect John Lautner, was built in 1968 for interior designer Arthur Elrod.

The home features some unique design elements like two 25-foot-wide hanging glass curtain walls that that retract to open the living room to the outside at the touch of a button.

The current owner purchased the property for $5,5 Million in 2003 so the current list price of over $13 Million is a whopping increase - but who knows what this incredibly unique home will fetch in this market.

CreditKarma.com - Free Credit Report and Credit Scores

I was interested to read about CreditKarma.com, an online company that supplies registered users with their credit report and credit scores for free.

Unlike other companies that supply credit reports that advertise free reports but actually end up charging for their services, CreditKarma.com is truly free for consumers.

The company (founded in 2007) is funded by its advertising revenue and in turn is able to offer users free credit reports and scores.

This is a win for consumers who up until now had to pay about $15.95 (or more) to receive their credit report and score directly from the credit reporting agencies; Experian, Equifax and Transunion.

My biggest concern is that a user needs to provide his or her Social Security Number (which makes sense) ..... but I'm not convinced about the security and privacy offered by the CreditKarma.com once they receive one's Social Security Number.

The website currently boasts 800,000 registered users so I was curious if any ActiveRainers have had any experience with this site.

Cat Declawing Banned In Beverly Hills

Finally, the City of Beverly Hills has joined the City of West Hollywood in banning the declawing of cats.

This week the Beverly Hills City Council voted 5-0 to approve the declawing ban except in the case of medical emergencies. The City of West Hollywood instituted the ban back in 2003. The City of Santa Monica has recently voted 5-1 to adopt the ban.

What surprised me was that the California Veterinary Medical Association opposed the ban, claiming "The decision to declaw a cat should be made by the owner in consultation with their veterinarian."

Last month the Malibu City Council voted against a motion for a citywide ban. They did however adopt was a Resolution opposing declawing, but I think they did not go far enough!

What also surprised me was that the California Veterinary Medical Association opposed the ban, claiming "The decision to declaw a cat should be made by the owner in consultation with their veterinarian."

"Liberty And Justice For All" - Through The Eyes Of A 10-Year Old

"Liberty and Justice For All" .... through the eyes of a 10-year old.

It's encouraging to see that young children are thinking for themselves and that a parent can be supportive in promoting an open mind that yearns for truth. While the 10-year boy may have been impolite to his teacher, at least he had the courage of his conviction and the guts to say what he believed ... and why!

Solemly, and with a little bit of malice in his voice ......."Ma'am, with all due respect, you can go jump off a bridge!"
Solar Shingles - One of Times Magazines Best Inventions of 2009

Time Magazine has published a list of "50 of the Best Inventions of 2009".

I think that one of the most exciting products is the new Powerhouse Solar Shingle from the Dow Chemical Company.

The Solar Shingle is designed to be integrated into rooftops with standard asphalt shingle materials.

According to Dow's website "Roofing contractors won't need any particular knowledge of solar array installations, and installations should be quick because conventional roofing shingles and Solar Shingles can be applied at the same time".

The company plans to start selling the shingles next year and expects to earn as much as $10 Billion by 2020.

What's exciting for consumers is that these shingles are expected to cost 10%-15% less than traditional solar panels and will be cheaper and quicker to install. They're also more aesthtically pleasing.

Porsche - Now available in a 4-door Model

Porsche - It's true .... Porsche has launched a 4-door sedan called the Panamera.

I was surprised by the success of the Porsche SUV - the Cayenne - which was launched in 2003.

The Porsche Cayenne was not a particularly handsome looking SUV .... and it's interior was not the most practical with a limited cargo area. Yet the Cayenne sold well. (I still can't understand if the badge is what sold the SUV or the actual styling, engine and features).

So it will be interesting to see how the market responds to a 4-door Porsche sedan.

Personally, the whole thrill of a Porsche was the tight, responsive drive characteristic of the selfish 2-door version.

In July and September of this year I blogged about Nicolas Cage selling his Bel Air Mansion for a hugely reduced price.

The property located on Copa De Oro Road in Bel Air has been in escrow since the begining of October and the CLAW MLS indicates the agent is "Looking for Back-ups".

Today News comes out of New Orleans that Cage has lost not one, but both of his homes in New Orleans in a foreclosure auction held yesterday.

Both properties have been purchased for a total of $4.5 Million by Regions Bank, his lender. Apparently no-one bid against the bank.

The City of New Orleans will receive almost $152,000 in unpaid property taxes as a result of the foreclosure.

Now Nicolas Cage is suing his ex-business manager, claiming "he (the business manager) lined his pockets with several million dollars in business management fees while sending Cage down a path to financial ruin."

The facts should emerge in a hearing scheduled for February 2010, but one can't help questioning whether Cage isn't personally responsible for his financial predicament considering he purchased 15 personal residences (including two castles in Europe), a Gulfstream jet, 22 motor cars and 4 yachts.

The Sunset Strip Is Getting A Major Facelift

The Famous (or infamous) Sunset Strip in West Hollywood is about to receive a $6.5 Million facelift after more than 75 years of use - $5.4 Million in city funding and $1.1 Million from the federal stimulus package.

Sunset Blvd is a major arterial street serving more than 60,000 commuters on a daily basis.

The Sunset Strip Beautification project which includes repaving the street, repairing sidewalks and adding landscapes and medians, is expected to take six months to complete and will commence in January 2010.

I'm excited about this project because the strip is an integral part of the Los Angeles.

Many well-known clubs and bars are situated on this part of Sunset Blvd, some with good stories, some with bad ....

but whatever the case may be, the 'Sunset Strip" is always bustling, always busy, and an exciting place to see and be seen.

Catholic Church Plays Politics With The Homeless

The Washington Post has published an article stating that the Catholic Archdiocese of Washington has threatened to stop social services for those in need if the city doesn't change a proposed same-sex marriage law.

In terms of a bill headed for a D.C. Council vote next month, churches would not be required to perform same-sex marriages but they would have to obey city laws prohibiting discrimination against gays and lesbians. This sounds decent and "Christian" to me.

But the church is worried it may be forced to extend employee benefits to same-sex married couples. This doesn't sound fair nor "Christian-like" to me.

In effect the church is playing politics and using the homeless as pawns in it's Washington power play.

I believe that in such a case the church should loose it's tax-exempt status as it discriminates who it will assist based on religious beliefs.

Susan Gibbs, a spokeswoman for the archdiocese said: "The city is saying in order to provide social services you need to be secular. For us, that's really a problem."

I find this statement unbelievable ..... and wonder if Jesus would have said the same thing!

West Hollywood Condo Market Improving - November 2009

It's my opinion that the West Hollywood condo market is improving!

This month there have already been a healthy number of closings with two units selling above the magical $1 Million mark and there have also been a few units in the popular price range of $600,000 - $700,000.

1100 Alta Loma Rd - $1,775,000 (Listed at $1,995,000)

8703 West Knoll Dr - $1,100,000 (Listed at $1,200,000)

935 Westbourne Dr - $678,500 (Listed at $724,000)

1010 Curson Ave - $640,000 (listed at $674,900)

8121 Norton Ave - $612,500 (Listed at $699,000)

It's noteworthy that 33 of the 159 units currently listed For Sale are above $1 Million ..... representing 21% of active listings in the area.

Why is Lou Dobbs Really leaving CNN?

CNN's Lou Dobbs ("Mr. Independent") is leaving the network.

Dobbs' resignation is effective immediately and tonight was his last broadcast on CNN.

During his final program this evening Dobbs said he has been "urged by political and business leaders to leave his television platform to engage in constructive problem-solving on national issues."

He went on to say: "Over the past six months it's become increasingly clear that strong winds of change have begun buffeting this country and effecting all of us."

I remember when Lou Dobbs handled the business reporting for CNN, and I thought he was quite good. But over the last few years he became rather pompous and bombastic. I found his program annoying and eventually could no longer watch his ranting.

I'm not sure if it was his sense of self-importance or a genuine passion for his beliefs and opinions.

Whatever the actual reason, it became clear that his presence at CNN was in conflict with the more level-headed programming of the network.

And so he "resigned" ...... but why is he leaving in such haste?

Why is Lou Dobbs really leaving CNN?

Mega Leases in Los Angeles

Leasing a Luxury House or Condo is an interesting job, especially when one considers the monthly rentals achieved.

Originally listed at $15,000 per month in this full-service 24-story condo tower at The Remington at 10727 Wilshire Blvd, a 2-Bed 3-Bath condo measuring 3500 sq ft recently leased for $12,000 per month. The fully furnished unit includes the services of a house-keeper twice a week. (Left Pic)

How about a 3000 sq ft 3-Bed 2.5-Bath condo with an awesome view overlooking Santa Monica Beach which recently leased for $10,000 per month? (Right Pic - View from balcony)

Renting a beach house in Santa Monica or Malibu can be a mind-blowing experience at $30,000, $45,000 or even $80,000 per month!

(Pics below) This 5-Bed 4-Bath house rented for $30,000 a month ($60,000 security deposit). The MLS Listing suggests you can "drift off to sleep with waves hitting the sand"..... unless of course you're thinking of the $30K it's costing you each month!

(The property above was Listed by Coldwell Banker - Brentwood and Leased out by Hilton & Hyland)
