Should You Run From or Run To Realtors

Ok the media paints the picture of the greedy Realtor in sublte ways all the time. We never see the story of how th Realtor saved the day and helped the people unless the NAR runs an ad. Te free media we get is how overpaid and greedy the Realtors are and how you might not need them at all.

Fact is for sale by owners and people who buy homes on their own run into more trouble that people who hire a professional to help them. Not only that, with all of the required schooling and education on forms that keep getting more and more complex, why would you want to open yourself up to the liability of going it alone.

The problem isn't Realtors are not worth their money, the only problem is if you don't pick the right one. Most Realtors are advertising pick me, pick me, because they only get paid when they help you buy or sell a home. The thing is you have to be able to get past the advertising and do your due diligence to see who really knows their stuff. If you do this you should be better than OK.

Let's face it, Buying or selling a home is tough and problems come up. You need a great agent to make sure you get to the finish line. So don't just automatically say you don't want help like when people walk into a store and the clerk asks if they may help you and you say no thanks, but then turn around and ask where xyz is. It's a natural reaction to the mass marketing. But don't go so overboard that you run from the people who you need to help you. Just talk to them and get some information you don't have to commit right then, but if you find a good agent start working with them. They can help you avoid early mistakes.

Buying Spokane For Sale By Owners

Hello Everyone,

Many Spokane Home Buyers will come across a for sale by owners (FSBO) when shopping for a home in Spokane. The key is to understand what they are and how they fit into your Spokane home search.

FSBO's are home owners who have chosen to try and sell their home themselves. There are various reasons a home owner may choose not to use a professional. Some have had a bad experience, some are trying to save the money by selling it themselves. This gets popular when home values increase. Like in the last 3 years, the FSBO's have increased but the number of them selling is going down, due to a more competitive market.

We work with many FSBO's. Some are great to work with while others are not. Many buyers avoid FSBO's because they can often times be priced to high and don't have a professional telling them they need to come down. Everyone thinks their own home is worth more than it is.

The only thing to watch out for is that many times they can be overpriced and the sellers tend to be more stubborn. This can lead to problems in negotiation. You know they are focused on keeping the price because they aren't even willing to pay for their own help.

Second is they don't know the whole process, and many times will not even let you have a professional in the transaction. This means they are working blind and want you to do the same. This is a very big problem. I have had clients who I let buy FSBO's without me and they usually come back when things start going wrong.

Bottom line is there is a reason people have a professional handle the real estate transaction for both parties. There used to not be a buyer's agent and that led to so many problems that now you have two agents in te transaction. Having no agents or one has been tried and proved bad for all parties, though it is still an option. It's best to avoid FSBO's unless your Realtor has an agreement with them. If they won't work with you if you have a realtor, you shouldn't buy that home.

I have noticed a trend that creates so many problems. This is that the public calls a Real Estate Agent after they have found a home they want to see, or when they are ready to sell their home. But this creates many problems.

1. They bring the expert in after they have done everything so they are not going to get the big benefit of a professional teaching them and guiding thm on the right things and ways to do them. It's like taking your car to the mechanic after you tried to fix it yourself, or calling the electrician after you tried to wire your home yoruself.

2. They usually didn't have the best tools. So they either missed homes they needed to see or fixed things in the home that were a waste of money.

Realtors who know their business are valuable and are not just the signiture at the end, they are the glasses in the beginning that help you read and understand and see things so you know what your signing and if you should be signing it. I have heard of basically people getting a blog and trying to drive traffic to it, but that seems like it could just be like a website. Now people are writing posts to sites that have a lot of traffic to get more views of their blog posts instead of trying to build a blog outside of a community.

Why Real Estate Signs Lie

Hello Everyone,

This is a simple understanding that many Realtors have but most of the home shoppers in Spokane and nationwide don't realize. Many Buyers drive around 'Just Looking' picking up flyers and peeking in windows speculating about the homes. Many see a sign down the street and turn around to go take a look.

The problem with this is that people think that if there is a sign and brochures it must be fore sale. I mean the sign says for sale. I get these calls all the time from my clients. They were driving around and saw a sign and want to know why that home wasn't on our list, or want to go see that home.

I pull it up on the computer and it already has an offer on it and isn't available or is sold. Many Realtors won't put a sold sing until the last moment. Sometimes they wait until the last week when it's been sold for 3-4 weeks already. You drive by and then call the agent who will try to pick you up as a buyer or you'll tell your Realtor and they will tell you it's sold over and over again.

I know, I tell my clients this will happen and they do it anyway and after I look up a bunch and tell them they are sold they just work with the lists of active homes I give them because they realize those signs lie and aren't really for sale. This is just another tip that will save you time and frustration when shopping for a home.

I just wanted to touch on a trend that has been happening and yet people haven't realized the real impact of it yet. It's the fact that in our society most trends like the cell phone, email, and netflix, are all a result of our fast paced lives that cause us to seek better and more efficient ways to do things. How does this affect Real Estate?

The ability to predict trends and watch their impact on the world is very powerful. In Real Estate I remember when virtual tours first came out. They were a novelty for a small group of agents, now they are the norm. The fact is people don't have the time to get loaded up with the kids and waste time and gas to look at only a few properties only to find out that it smells like cat urine, the carpets are damaged, the rooms are too small, or the roof is falling apart.

People can go online and view homes along with information right from their home computer sipping on a latte. The days of wasting time are over. This is better for the Realtors and for the Home shoppers because by the time they want to go see a home, they know more about it and will view less homes but homes they are more likely to buy.

Anyone who has done a little Home Shopping in Spokane has probably had the experience of getting a bunch of calls from real estate agents . They may not know why but they seem to show up like sharks for a feeding. Let me give you a little info.

When you pick up the Real Estate magazines at the store this is like spashing around off the coast of Australia. This signals all of the Realtors that you are a home buyer and meal for the sharks. These magazines are really bait to get you to call an agent. They usually leave out the price, or address so you will call and the Realtor will have a chance to sell you on thier services. Home Buyer's First Stop is Usually the Worst Stop

I thought I would take a moment to explain why the most common practice for home buyers does the opposite of what they are trying to do. Most home buyers have a feeling of wanting to be left alone because they are 'Just Looking' and don't want to be bugged or pressured. So what do they do? They pick up a home magazine at the store.

The problem is this is the biggest way to get bothered. Most ads in the magazines leave out some information on purpose, like the price, address, or bedroom/bath info. The reason is they are ads. Designed to get you to call so the agent can sell you on their services. So if you don't want to be pressured or sold on services don't start calling on the magazines. many times by the time they come out the ad was put in 3 to 5 weeks before it hits the stores. This means that by the time you get them they may be 1 to 2 months old. And really old can mean sold.
