Doulas County Tornadoes | Tornado Safety

Two tornadoes touched down near Parker, Colorado this past Sunday. Though I did not see the tornadoes, many did, including Tammy Freeman, who took the great picture to the left. I don't think she is a storm chaser...but I would have likely been looking and running the other direction! Thankfully there was no major damage reported and no one hurt.

Did you know that every state in the country has registered occurrences of tornadoes? Even Hawaii! That being the case, it may be time to brush up on some tornado safety reminders:

-A tornado watch will be issued if there is a chance of a tornado. So if you hear sirens, or get that annoying storm alert announcement interupting your TV show, poke your head outside and take a look. Also, turn on a radio or TV for updates.

-If a tornado watch is upgraded to a tornado warning, then a tornado has been spotted. At this point, you can either 1)grab your camera like Tammy, or 2)Get to a safe place until the tornado has passed.

So where is a 'safe' place? I expect you can never be certain, but the safest places I've heard you should go to are in a basement, under stairs, or a local storm shelter. Protect yourself from debris by covering up with a blanket or mattress. Prior preparation is advised > have a plan in place for you or your family.

SOLiD Architecture Talks 'Green' | Denver, Colorado

If you are a fan of forward thinking building design, I recommend taking a few minutes to look at the web site of SOLiD Architectural Design, a Colorado company. You will see homes like the ones pictured here, and you will also see some of their unique commercial projects, including the Tokyo Joe's Restaurant on 13th Avenue in Denver. They were also responsible for building the Shoshone Development, which is an urban infill project in Denver (pictured below).

I contacted Owen Beard at SOLiD recently, and asked him if his company incorporates any 'green' features into thier designs. He answered with the following:

'It seems that Solar electric is the most popular green feature. Right now we have 3 or 4 projects that incorporate photovoltaic panels. This is probably because there are great rebates from power companies and the government. It would be nice if I could find clients that foot the extra bill for gray water reuse systems, on site water retention, natural or recycled fiber insulation, no V.O.C. plywood and steel construction. These would greatly increase the interior air quality while reducing the impact on the environment. But some of these add a lot of extra cost to a project.

A while back I designed a bog that would use cattail to convert gray water to usable irrigation water. The system is simple and really quite attractive. It ends up looking like a water garden. Since I do have clients that are environmentally aware I have recently been pushing steel structural systems. Even new steel has a high percentage of reused material and nearly all of it will be recycled after the building has been torn down. So it doesn't end up in a land fill.'

Colorado Architecture #3 | Highlands

West Hayward Place is one of my favorites streets in Denver for viewing homes from the Victorian Architectural Period. These homes were built in the late 1800's and reside in the popular Highlands area, which is approximately a five minute drive from downtown Denver. The street is very peaceful, with old trees with large canopies providing blankets of shade. Victorian Cottages primarily line the street, with their acute roof slopes creating a pattern of triangles lined up. Upon closer look, you will see what makes these homes so unique; the detail in the woodworking on the gables and the use of vivid and contrasting colors of paint.

These homes were built during a time of rapid industrialization, so new innovations in architecture and design were occurring, evident by these homes. Wood detailers spent a great deal of time adding their designs to a home, such as fish scale shingles, and ultimately adding character. I think it adds a quirkiness or playfulness to a home. Some argue that the extra detailing creates needless complexity. I appreciate that each home was given a unique personality.

Assessed Value; Dispute Your Property Tax Value (Colorado)

I am a full time Realtor, but manage to squeeze in an appraisal or two most days, because I am good at determining the value of a home and I like to stay current on neighborhood trends throughout the Denver Metro area (yes, I work more than I should). One of the trends that I have seen for far too long now is that property values have generally been going down. It is a reality. The other reality is that you may be getting taxed on an assessed value of your home that is far too high. A $250 appraisal can be used to dispute your assessed value and ultimately save you much more than $250 in taxes each year.

Greenfield is one of those neighborhoods that suits lazy sunny days and a tall glasses of cool lemonade. The long winding greenbelts, surrounding trail system, swimming pool, park, and large comfortable homes all combine to create a a great neighborhood.

Greenfield is located in Centennial, a few miles north of E-470, off of Smoky Hill Road. The is plenty of recreation nearby, including Aurora Reservoir and several golf courses. There is also some fun places to spend money, the most popular being the Southland Mall area.

The homes in the community range in price from approximately 250-550K, and there are around 700 homes, so you are bound to find one on the market at any given time that you would like. The school district is Cherry Creek, which is one of the reasons that people initially seek out the area to live in. Colorado Architecture #2; Arapahoe Acres

Driving through Arapahoe Acres is like driving into the past, a seemingly secret neighborhood, untouched by time...an absolute thrill if you appreciate architecture. It is the only neighborhood in the country to be listed as a Historic District, by the National Register of Historic Places, since post WWII. The neighborhood is located approximately fifteen minutes South of I-25, near Hampden and University Blvd. It is a quiet area, yet only a short drive to Downtown Denver. You will know you found the neighborhood when you see homes like this:

There were 124 homes built, all between 1949-1957, and typically no larger than 2,000 square feet. To fully appreciate the homes in the area, I highly recommend viewing some or all of the 32 listed at the Arapahoe Acres website. The homes in the neighborhood represent two styles of architecture, Usonian Style and International Style. The Usonian Style, developed by Frank Lloyd Wright, designed kitchen and living areas to be flowing and the bedrooms and bathrooms were designed for privacy and quiet. The roofs have shallow pitches, with no attic spaces, and there are no basements, as a means of controlling costs in a post-depression era. The entrances are often set-back or hidden for privacy. The International Style, associated with Modernism, was largely influenced by the Bauhaus School in Germany (shut down by the Nazi regime). The International Style is defined by a buildings use of volume, symmetry, and applied ornament. Each home is a rare work of art, located in a unique neighborhood, not duplicated in Colorado.

Great New Tax Credit for Homebuyers

The House of Ways and Means Committee recently approved a bill that enables most first-time home buyers to receive a tax credit of up to $7,500 for the purchase of a home. This tax credit will be available for owner occupied home purchases between 04/08/2008 and 04/01/2009. There are income restrictions and it is important to note that the credit is effectively an interest free loan with a 15 year repayment term. If the home is sold prior to the repayment period, the remaining balance will fall due. This bill certainly gives a great leg up to people currently renting that want to own a home.

A similar bill, HR 3221, recenlty passed by the full Senate. This bill enables all home buyers to receive a $7,000 tax credit, over two years($3,500/yr), when they purchase a foreclosed property or a recently built home (built prior to 09/01/2007). The home must be owner-occupied and there are no income limits. Unlike the previously mentioned bill, this credit is not recaptured, unless the home is sold within two years of purchase or if the property is not used as a principal residence. This is a fantastic incentive to home buyers, and a good way to diminish the higher than average inventory of foreclosures and newly built homes. Aurora, Colorado in particular, has many available deals in both categories of homes, if you know how to identify them. Many foreclosures are in great shape, or need only minor TLC. There are still opportunities to have immediate equity upon purchase, if you find the right opportunity.

Colorado Architecture #1; Highlands

A revitalization has been occurring in various historic Denver neighborhoods, particularly in the general Highlands (Denver NW) and Washington Park areas. This revitalization has included an increasing number of property scrapes. On the scraped lots, new homes are being built, in styles including Prairie, Craftsman, and Modern. These historic neighborhoods, in the past, have been comprised primarily of bungalow's, craftman style homes and Victorian style homes, so the homes of modern design are new to the landscape. Many of the local residents would like to preserve the architectural integrity of the neighborhoods and do not appreciate the new development, and in particular, the homes of modern design. Others feel that the new development, including the homes of modern design, add a new interesting dynamic to the neighborhood. I took the following picture of a home located near the Historic Highlands shopping area:

When I saw this home, I pulled over, as it had my immediate attention. It may appear as there are two homes built very close to each other, but in fact, it is one structure. The original structure is a Queen Anne style Victorian, built in 1907. The modern style addition was added sometime after 2006. The architect is seemingly comfortable with a marriage of the two styles and has made a bold statement to the surrounding neighbors and passer-by's.

A nearby neighbor told me she felt the home was not cohesive, and would benefit from a more balanced design. She felt that adding a modern tower to the opposite side of the Victorian portion would be a good remedy. Otherwise, this neighbor was intriqued by the design concept. What was the concept? It may have been that the owner liked both styles and could not pick one. Another idea is that the design is meant to force people to accept that the two style are essentially 'one', and will both be part of their neighborhood in the future. What is your opinion?

Southshore is a waterside master planned community located in southeast Aurora, which overlooks the Aurora Reservoir. This community was developed by John Laing Homes and Village Homes. The community was named the "National Master Planned Community of the Year" by the National Sales & Marketing Council of the National Association of Homebuilders, or the NAHB. This is the first development in Colorado to win this designation.

The community has an ominous 11,000 square foot lake house with a theater, gym, fitness room, and library. Outside the lake house is a salt water infinity pool, volleyball area, and fire pit. A great place to spend time with friends and neighbors! Other neighborhood features include a four acre scenic lake (kayak friendly), parks, trails, gate access to Aurora Reservoir, and...well, maybe you should just go see! You will likely fall in love with the community, as many have.

Bike Path/Aurora Reservoir

I drove through the luxury waterfront community of Beacon Point in Aurora, Colorado today (near Smoky Hill and Arapahoe Parkway), in order to access one of the handful of gates granting access to Aurora Reservoir. These gates provide easy access to the Reservoir, whether on bike or on foot; much quicker and easier than driving to the main entrance.

Have you been to Beacon Point? If so, let me know your impressions. I think it is an impressive community, with sweeping views of the lake, and in close proximity to Southland's Mall (popular new outdoor mall), Cherry Creek Schools, and a major highway (E-470). Popular Park Meadows Mall and Denver International Airport are an approximate 20-30 minutes drive time from the neighborhood. Below is some additional information regarding Beacon Point:

Banks not in the Lawn Care business? Arapahoe County begs to differ!

It is starting to become a common sight in many neighborhoods across the country > the home that has been overgrown with weeds, bushes, trees, and the grass is either dead or out of control. The suburban bunny rabbit's dream! Of course, most of these lawns belong to the banks that obtained them through foreclosure.

I think we can agree that these lawns are not aesthetically pleasing, but furthermore, they may lessen the overall appeal of a neighborhood...scaring away potential buyer's.

Today I saw a sign on the garage doors of two homes in an area I was in today, near Saddlerock, in Aurora, Colorado. Below is a picture of the sign:

The sign essentially states that the owner of the property has 15 days from the notice date to clear the lawn of weeds, or Arapahoe County will come and do it for them...and send them the bill. Haha! I applaud Arapahoe County for taking this proactive approach. This does not solve bush and tree problems, but it is a good start.

If you would like to file a complaint in Arapahoe County, you can do so if grass or weeds are 6" tall or higher(one acre lot or less only). It is a violation of County Ordinance #88-2, and can be reported by calling 720-874-6711. Time for banks to get in the lawn care business!

26th Annual Highlands Square Street Fair
