Buying a home - Home buying tips for new and experienced buyers.

Buying a home can be one of your most significant investments in your life. Not only are you choosing your dwelling place, and the place in which you will bring up your family, you are most likely investing a large portion of your assets into this venture. The more prepared you are at the outset, the less overwhelming and chaotic the buying process will be. My goal is to provide you with detailed information to assist you in making an intelligent and informed decision.

As a fairly general rule, homes appreciate about five percent a year. Some years will be more, some less. The figure will vary from neighborhood to neighborhood, and region to region. Of course, you will be making mortgage payments and paying property taxes, along with a couple of other costs. However, since the interest on your mortgage and your property taxes are both tax deductible, the government is essentially subsidizing your home purchase, an if you get a fixed rate mortgage when you buy your home, you will have the same monthly payment amount for thirty years. Even if you get an adjustable rate mortgage, your payment will stay within a certain range for the entire life of the mortgage - and interest rates aren't as volatile now as they were in the late seventies and early eighties. Your rate of return when buying a home is higher than most any other investment you could make.

Make Over Your Home - Creating a Focal Point

Like a fine painting, every room has a focal point. It's the element that draws your eye first, and invites you for a closer look.

The focal point defines the room's ambiance and underscores the room's purpose. It makes you want to enter, and enjoy the room to sit and relax, study, watch videos, sleep, make conversation, play or whatever the room is designed to do.

By establishing what your focal point is going to be, you have an easier time decorating the rest of your room, because the other furnishings will fit around it.

For example, if you are creating a focal point with a fireplace and seating area, you can embellish the mantel with a small group of candles or collectibles. Your seating can be arranged to enjoy the fire in the winter, or you can replace the grate with fresh or dried flowers for the summer.

If you want a warm, relaxing ambiance, add bookshelves and a luxurious lap throw draped on the arm of a chair or couch. Use neutral paints and tones, small patterns or solids on furnishings, and decorate with prints of pastoral scenes or still life. Finish with a thick pile area rug, and you've completed a cozy den or study.

What makes a good focal point?

A good focal point attracts attention.

Focal points are either created for you by the room's architecture, or you have to create one yourself, but the idea is to make the room enjoyable to use.

The room may have an organic feature that you can enhance, such as a bay window with a beautiful view. A picture window can be enhanced with window seats with colors like blue or green to bring the indoors inside the room.

How to create a focal point

Some rooms simply don't have an outstanding architectural feature, so you have to create your own focal point.

There are several tricks of the trade to create a focal point - size, color, light, and curiosity.

Size: Large items attract interest. Start by putting the largest piece of furniture against the largest wall to help traffic flow.

A bed is a natural focal point for a bedroom, and a sofa is great focal point for a living room or den. Rugs also command attention and anchor the décor, so they make great focal points, too.

Color: You can influence mood and behavior with color. A contrasting wall color behind your sofa or bed is an excellent way to create a focal point. You can also use small intense colors on accessories such as pillows to direct the eye to a seating area and focal point. But a little goes a long way - color that is too intense can repel as well as attract.

Light: Your eye travels easily to where it can see the best. Lighting is essential to giving attention to the main area of the room, such as a chandelier over a dining area. You can also arrange lights to dim or brighten depending on whether you want the ambiance to be lively or intimate.

Curiosity: Curiosity makes you want to want to learn. A collection, a great piece of art, a humorous slogan on a pillow, or an unusual piece of furniture all invite conversation, which is a wonderful way to use a focal point.

Is it possible to have more than one focal point in a room? Yes, if your room is designed for more than one purpose, such as a living-dining combination room, or a bedroom with a sitting area, you will need a focal point for each area to distinguish it from the rest of the room and to define its purpose.

Just make sure the focal points agree that both sides of the room are equally formal or informal, and in the same decorative theme as the rest of the room

Home Buyer Tax Credit Updated - Basic Qualifications

Basic Qualifications

Q. What are the basic eligibility requirements for a first-time home buyer?

To qualify as a first-time home buyer, you cannot have owned a home that was your principal residence in the three years prior to closing.

Q. What are the basic eligibility requirements for repeat buyers?

To qualify as a "step up" or repeat buyer, you must have owned a home that you lived in as your personal residence for five consecutive years out of the previous eight years prior to closing.

Q. I bought a home once before, so I'm not a first-time home buyer. Can I still get the credit?

A. For the first time home buyer credit, you qualify as a first-time home buyer so long as you have not owned a primary residence in the past three years prior to closing on your new property. If you owned a home before, you can still qualify as a "step up buyer" or "repeat buyer" under the program if you lived in that home that you owned for five consecutive years out of the previous eight years prior to closing.

Q. Does my condo/coop/multi-family/etc. qualify?

A. Yes, the legislation takes a very broad view of a qualifying home. Condos and cooperative apartments qualify. So do multi-families, houseboats, or mobile homes and trailers that do not have motors.

Q. Can I get the credit if I buy a multi-family home, and rent out the units I am not using as my principal residence?

If you otherwise would qualify for the credit, you can get the credit even if you are renting out part of the property, so long as you use part of the property as your principal residence. However, the purchase price of the home will be allocated proportionately among the units, so it might be that you would not get the full credit is the proportional value of your principal residence is less than $80,000 for first-time home buyers, or $65,000 for repeat buyers- since the credit is 10% of the value.

Q. What if I owned a vacation home in the past three years?

Owning a vacation home, or an investment property, does not disqualify you for the first-time home buyer tax credit if you did not use that property as your primary residence.

Q. Can I get the repeat buyer credit if I otherwise qualify, even if I don't sell my previous home?

Yes, the law does not require that you sell the home that you lived in for five consecutive years out of the last eight years. You can keep title to it. However, you have to make the qualifying home your principal residence, so you can't live in the prior home.

Q. Does it matter how expensive the home is?

The only restriction is that the home cannot cost more than $800,000, which is unlikely for purchasers at the income levels that have been set.

Q. How long do I have to live there?
You lose a piece of the credit if you sell or you move out of your home before three years. But you shouldn't be buying if you're planning on moving again in less than three years anyway.

Q. Can I get the credit if I buy the home from a relative?

No, the government is trying to prevent "sham transactions" in which one relative "sells" a home to another to generate the credit. Purchases from your spouse, brothers, sisters, parents, grandparents, your children, your grandchildren, and your spouse's family members (brothers, sisters, etc.) do not qualify.

Q. If I am a repeat buyer who otherwise qualifies, do I have to buy a more expensive house to qualify as a "step up" or "repeat" buyer to get the tax credit?

No. The term "step up" is a term of art, but does not mean that you literally have to buy a more expensive house than the one that you were in for five consecutive years out of the last eight.

Q. Can I still get the credit if I am building a new construction house?

You can get the credit for new construction. If you are building the house yourself, the date of "purchase" for purposes of the tax credit is the day you occupy your new home, which means you have to move in by June 30, 2010. If a builder is building the house for you, the date of "purchase" will be the date of closing with the builder, which again must be by June 30, 2009.

Q. What if I qualify for the credit, but my spouse does not qualify because she previously owned a home?

Unfortunately, for a married couple to claim the credit, both spouses must qualify. So if you are a married couple and one of you does not qualify for the tax credit, neither of you can claim it. This can come up because one of your does not qualify as a first-time home buyer, or one of you does not qualify as a repeat buyer. This rule applies even if you file separately.

Q. What if I qualify for the credit, but my girlfriend does not qualify, and we are buying the property together.

If you are an unmarried couple, you can allocate the credit to the partner who has not owned a home, and who otherwise qualifies for the tax credit. So you can get the entire credit, so long as you allocate the credit to yourself.

Q. Can I get the credit if I buy a home outside the United States?

No, only homes in the United States qualify.

Q. Can I get the first-time home buyer credit if I owned a home outside the United States within the past three years?

No, you would not qualify as a first-time home buyer if you owned a home anywhere.

Buying A Home - How credit influences your home financing options!

One of the most important steps in buying a house is financing the purchase. Your credit is one of the first things that lenders examine when considering you for a loan. Making payments on time is the most important way to establish good credit. A pattern or history of frequent late payments can lead to a poor credit score that could negatively affect your ability to be approved for future loans, or result in home financing at a higher interest rate. Conversely, having a good credit score will let you secure a home loan at a lower interest rate.

Your credit report

When you are being considered for a home loan, mortgage lenders will review your credit report, which displays your credit history and credit score. Your credit score, also called credit rating, is based on a summary of your overall credit history. It is shown as a number that provides lenders with a fast and objective way to predict how likely you are to repay a loan.

Lenders use your credit report to decide on the following:

Whether or not to approve you for a loan
The type of loan for which you qualify
The interest rate to charge you

The importance of good credit

Your credit history will follow you throughout your life. Therefore, making good credit decisions along the way will help a great deal when you're ready to realize the dream of home ownership.

Getting a copy of your credit report

Under the Fair and Accurate Credit Transactions Act of 2003 you're entitled to a free copy of your report, once a year, from each of the three credit bureaus - Equifax, Experian and TransUnion. Your free credit report should tell you what's in your file both outstanding debts and those you've paid off, along with how well you've kept up with your payments and who has seen the information.
