&lt;p&gt;&lt;strong&gt;My experience has been that Sunday Open Houses along the New Jersey midtown direct trainlines DO work with a big BUT.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When a new listing comes on the market... let's say on a Tuesday. Then we have the Realtor Open House on Thursday, the blast email goes out to all of the realtors and then the data base of potential interested buyers on Friday, and of course its advertised on&amp;nbsp;all of the sites that a consumer would think to search ( our local &lt;a href=&quot;http://www.gsmls.com/&quot;&gt;www.gsmls.com&lt;/a&gt; , &lt;a href=&quot;http://www.realtor.com/&quot;&gt;www.realtor.com&lt;/a&gt; , &lt;a href=&quot;http://www.trulia.com/&quot;&gt;www.trulia.com&lt;/a&gt; , &lt;a href=&quot;http://www.zillow.com/&quot;&gt;www.zillow.com&lt;/a&gt; , &lt;a href=&quot;http://www.nytimesonline.com/&quot;&gt;www.nytimesonline.com&lt;/a&gt; and &lt;a href=&quot;http://www.craigslist.com/&quot;&gt;www.craigslist.com&lt;/a&gt; , plus &lt;a href=&quot;http://www.sueadler.com/&quot;&gt;www.sueadler.com&lt;/a&gt; of course &lt;img src=&quot;http://njexperts.com/wp-includes/images/smilies/icon_smile.gif&quot; alt=&quot;:)&quot; /&gt; .&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Its the FIRST weekend of this HOT new listing and buyers ( yes, neighbors too, but who cares?) &amp;nbsp;are excited to see it whether or not their realtor is available to take them.&amp;nbsp; For this reason, the&amp;nbsp; listing agent should send out a blast email to the other realtors asking them to forward this open house invitation to their buyers and tell them to just mention their name at the door.&amp;nbsp; Busy realtors who dont have teams may not be available to show their buyers this great new listing on Sunday. Its the listing agents' job to make it EASY for&amp;nbsp; buyers to see&amp;nbsp;that new listing when it first comes out, &amp;nbsp;becuase that is how the sense of urgency is created, which gets the best price possible for the seller, yes, even in this market!&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Its quite common to see&amp;nbsp; homeowners and especially home sellers in Short Hills, Livingston, Maplewood, South Orange and other Essex County towns appealing their&amp;nbsp;assessments these days&amp;nbsp;since prices have come down. It can really have an impact on your sale if your taxes are too high. If you're thinking of selling your home in the next year, and your assessment is higher than you think&amp;nbsp;it should be, then now is the time to apply for a tax appeal. If you miss the April 1st deadline you have to wait a whole year and that could affect your sale if your taxes are out of line.&amp;nbsp;&lt;/p&gt;

I feel I'm taking a risk by discussing this so openly because its such a sensitive, personal&amp;nbsp;topic to so many people but I don't think I could live with myself unless I get this information out there to people who may need it.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If&amp;nbsp;&amp;nbsp;job loss has affected your &amp;nbsp;family, its &amp;nbsp;important that you&amp;nbsp;examine the answers to these questions:&lt;/p&gt;
&lt;p&gt;1. Check your monthly expenses against how much money you have in savings.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;2. How many months can you live in your house at these current monthly expenses?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;3. What is the likelihood of finding the same paying&amp;nbsp; job? And to take that a step further, how long could it realistically take to find another job?&lt;/p&gt;
&lt;p&gt;4. Have you called your mortgage company? As long as you can prove hardship, today banks are often modifying mortgage balances and mortgage interest rates.&amp;nbsp; But is this the&amp;nbsp;best long term solution for you?&lt;img src=&quot;http://matrix.realestatetomato.com/files/2009/02/budget1.jpg&quot; height=&quot;195&quot; alt=&quot;budget1&quot; width=&quot;340&quot; /&gt;&lt;/p&gt;
&lt;p&gt;Let's say that you bought your house 2 years ago for $1,000,000.&amp;nbsp;&amp;nbsp; You got a mortgage of $800,000.&amp;nbsp; The market for your house bears about $850,000 now, and you have about&amp;nbsp;&amp;nbsp;6 months left of monthly expenses without going into your retirement funds.&amp;nbsp; If you wait 2-3 months to put your home on the market, then your&amp;nbsp;risk is that you could be&amp;nbsp;putting yourself in a&amp;nbsp;distress&amp;nbsp;situation if the market comes down further or you can't sell your house or both.&amp;nbsp; At that point, without employment it will be hard to find a rental if you can't show proof of funds for the term of the lease.&amp;nbsp; This is another reason waiting is not a good idea.&lt;/p&gt;
&lt;p&gt;I can't stress enough how important it is to seek advice right away from a GOOD realtor or attorney you trust to advise you properly before you find yourself in this position.&amp;nbsp; The biggest&amp;nbsp;eye opener&amp;nbsp;to me is how quickly things can change and most people don't realize this.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you&amp;nbsp; can no longer&amp;nbsp; make your mortgage payments, get your house on the market right away and submit your financial hardship package&amp;nbsp; to your bank. The LAST&amp;nbsp;thing you want to do is&amp;nbsp;let your house go into foreclosure.&lt;/strong&gt;&amp;nbsp; &lt;strong&gt;You can avoid this by selling&amp;nbsp;during&amp;nbsp;&amp;nbsp;the &quot;short sale&quot; or &quot;pre-foreclosure&quot; period!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Here&amp;nbsp;are the&amp;nbsp;MAJOR differences between foreclosures and short sales.&lt;/strong&gt;&amp;nbsp;&lt;strong&gt;Differences that can greatly affect your future: &lt;/strong&gt;&lt;/p&gt;

What does all of this mean?&lt;/p&gt;
&lt;p&gt;1.&amp;nbsp;There has been so much pent up demand for great AFFORDABLE homes that&amp;nbsp; the nice ones that are priced right &amp;nbsp;are flying off the market.&lt;/p&gt;
&lt;p&gt;2. The entry level market has now come down to a level where buyers can jump into the market. Of course the low interest rates have added the cherry on the top.&lt;/p&gt;
&lt;p&gt;3. Even in a &quot;buyer's market&quot;, you will always be able to re-sell a well priced home with close proximity to trains to NYC. This is what most buyers moving out from NYC are looking for.&lt;/p&gt;
&lt;p&gt;4. Has this segment of the market hit bottom?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So where can you find these more affordable homes? Below are neighborhoods in each of the midtown direct trainline towns that are under a mile to the train.&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;&lt;img src=&quot;http://njexperts.com/files/2009/02/img_3048_front-medium-300x201.jpg&quot; height=&quot;161&quot; alt=&quot;&quot; width=&quot;240&quot; /&gt;South Orange&lt;/strong&gt; - South of South Orange Ave, there are&amp;nbsp;two neighborhoods that are easily walkable and you can find housing that won't break the bank. The area between Walton Rd and Wyoming Ave is one ( Conway Ct, Rynda, West End Rd, Lenox Ave to name a few streets) and the streets surrounding Seton Hall University are the other. North of South Orange Ave there are the Hart Dr ranch homes, and further north you can occasionally find a smaller home nestled amongst the larger ones off of Wyoming Ave.&amp;nbsp; The same would be true of the Montrose Section. &lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;

Most Saturdays when I finish work, ( well, except today because its snowing),&amp;nbsp;Peter and I go to for their weekly wine and cheese tastings.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;After&amp;nbsp;Gary Vaynerchuk's&amp;nbsp;key note speech, I ran up to him during break and threw my arms around him even though we actually never met. I mean, he's my local wine guy and I'm his local realtor, right? Well, he knew me from my &lt;a href=&quot;http://www.adlerbenjamin.com&quot;&gt;online presence&lt;/a&gt;, so that of course made my day since I think he's the most brilliant marketer around.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you haven't listened to Gary before, he's famous for his&amp;nbsp;&lt;a href=&quot;http://tv.winelibrary.com/&quot;&gt;wine library tv &lt;/a&gt;where he&amp;nbsp;spits out wine that he&amp;nbsp;thinks is awful&amp;nbsp;(&amp;nbsp;yes, wine&amp;nbsp;that is in his own store!) and has developed such a following for his brutal honesty.&amp;nbsp; He thinks we should do this as Realtors.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Picture this -&amp;nbsp;&amp;nbsp; &amp;nbsp;I preview a new listing at a realtor open house in Short Hills, then make a video&amp;nbsp;stating how overpriced it is and&amp;nbsp;how ugly the wall paper is.&amp;nbsp;I&amp;nbsp;tweet it out on &lt;a href=&quot;http://www.twitter.com/sueadler&quot;&gt;twitter&lt;/a&gt;,&amp;nbsp;blog it on my &lt;a href=&quot;http://njexperts.com&quot;&gt;blog&lt;/a&gt;,&amp;nbsp;do a blast it to the 7,000 people in my &lt;a href=&quot;http://www.sueadler.com&quot;&gt;www.sueadler.com&lt;/a&gt; email database, and add it to&amp;nbsp; my &lt;a href=&quot;http://www.facebook.com/home.php?ref=home#/profile.php?id=1018003191&amp;amp;ref=profile&quot;&gt;facebook profile&lt;/a&gt;.&amp;nbsp;Then 2 days later one of my buyers wants to see it anyway-&amp;nbsp;Hmmm, What are the chances of that&amp;nbsp;homeowner ever letting let me in the door? - not to mention its a great way to make enemies of every listing agent along the &lt;a href=&quot;http://www.adlerbenjamin.com/m_local.asp&quot;&gt;midtown direct trainline towns&lt;/a&gt;. &lt;/strong&gt;&lt;br /&gt;I think what makes Gary so entertaining is the fantasy factor of what he does.&amp;nbsp; I mean, I'm pretty good at coming out and just saying what I think to my clients,&amp;nbsp;and doing it publically makes for great entertainment ( like winelibrary TV) , but I can't imagine pulling off&amp;nbsp;what he gets away with and&amp;nbsp;keeping a&amp;nbsp; great reputation in the real estate world.&lt;/p&gt;

&lt;p&gt;1. You start typing in any words from an email our contact that you're looking for, and the options instantly pop up.&lt;/p&gt;
&lt;p&gt;2. When you click on the email address of the person you're looking for, the following appears:&lt;/p&gt;
&lt;p&gt;- Every conversation thread you've ever had with this person appears&lt;/p&gt;
&lt;p&gt;- Any attachment that has ever been sent between the two of you is categorized ( For example, when I'm on the phone with a client who is referring to an inspection report, preapproval letter, contract or attorney letter, for example, I can find it in 2 seconds, open it from that window, and reply or forward it.)&lt;/p&gt;
&lt;p&gt;- Everyone who has ever been a part of a conversation between the two of you appears.&lt;/p&gt;
&lt;p&gt;- Their facebook and or linkedin profile appears! ( this is the totally cool new feature I was referring to!)&lt;/p&gt;
&lt;p&gt;3. You can then check the analytics - when you've gotten the most emails from this person. For example, if I see that someone continuously emails me around 6 PM , I know that 6 PM is the best time to try to reach this person. That is great information for anyone who is in a career that involves alot of followup.&lt;/p&gt;
&lt;p&gt;Why has XOBNI NOT taken off? I think I know the answer. They need to work on the marketiing of their product. When you sign up, it will ask you if you want to invite your friends to use it. Here's an example of a letter that they send. There has never been a better opportunity!&lt;/strong&gt; &lt;strong&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;A few recent changes with you to manage your expectations:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;middot; Several banks now realize that they were overly enthusiastic about approving credit lines. As these banks try to reduce their risk exposure, &lt;strong&gt;some homeowners are getting notifications that their line of credit has been reduced or even cancelled. &lt;/strong&gt;Banks are concerned about what your home is worth and about your ability to verify your income, credit and assets.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;middot; Investors are very concerned about the future of certain industries and the future of the continuance of &lt;strong&gt;Bonus and Commission income. In the past, such income was averaged for 2 years for qualifications; don't assume the same is true today. Best to get this checked out BEFORE starting your home search.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;middot; &lt;strong&gt;Buyers no longer have the option to have two mortgages at closing (i.e. 80/10/10 loan) to avoid paying Private Mortgage Insurance (PMI) or avoiding a certain loan amount for lower rates.&lt;/strong&gt; For mortgages of $500,000 or less (depending on the investor) and less than 20% down payment, guidelines now require PMI. Your mortgage application now needs approval by the Lender and the PMI provider.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;middot; Mortgages greater than $500,000, with most Lenders, now require at least a 20% down payment.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;middot; &lt;strong&gt;Bridge loans are extinct today. Investors are not allowing most borrowers to close on their new purchase without closing on the sale of their current home.&lt;/strong&gt; This means either you get a larger mortgage if you have the down payment in the bank, or plan to close on the sale of your current home the same day as the purchase of your new property. Either way, you should sell your current home before purchasing another one. It makes you a stronger buyer in the seller's eyes too.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Renting your current home without selling it and buying another primary property is scrutinized unless you have at least 30% equity in the home you will lease.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;middot; &lt;strong&gt;For refinancing, you need to have at least 20% equity today based on today's bank appraisal.&lt;/strong&gt; There are now 40 year mortgages and Interest-Only payment loans, which could assist with lowering your monthly payments. Your lender can help you with your options. Keep in mind, the presence of a second mortgage or line of credit (and today's bank appraisal of your home) could impact or limit your options.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;&lt;strong&gt;NOW FOR THE GOOD NEWS &amp;amp; WORDS OF ENCOURAGEMENT....&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;There are many worthy borrowers and there are mortgage funds available today at very low interest rates (30 year fixed today at 5.5%)!&lt;/strong&gt; There are guideline changes but they may or may not impact you directly! &lt;p&gt;Mom and dad, get ready.&amp;nbsp; You're about to be blamed for something else.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The Millennial Generation.&amp;nbsp; (Where did generations X,Y and Z go?)&lt;/p&gt;
&lt;p&gt;According to an article in the Wall Street Journal, &quot;The Trophy Kids Grow Up:&amp;nbsp; How the Millennial Generation Is Shaking Up the Workplace,&quot; kids born between 1980 and 2001 are entering the job market and causing all sorts of problems.&lt;/p&gt;
&lt;p&gt;&quot;Blame it on doting parents, teachers and coaches,&quot; the article states. &quot;The Millennial's were raised with so much affirmation and positive reinforcement that they come into the workplace needy for more.&quot;&lt;/p&gt;
&lt;p&gt;In our community of Millburn /Short Hills that can't be true.&amp;nbsp; Can it?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As a mom who has lived here for 30 years, I know many kids who give back to the community, and whose hard work and balanced egos helped Millburn High School gain its #1 ranking in the recent September issue of NJ Monthly.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Ok, ok.&amp;nbsp; Maybe on &quot;one or two&quot; occasions we hovered too much, and even gave them a trophy when they came in last.&amp;nbsp; But according to a posting by Sue Shellenbarger, &quot;Helicopter Parents: Beneficial or Detrimental?&quot; we're not the only guilty ones.&amp;nbsp; Apparently a number of historic well-known Presidents had parents who were worse than us.&lt;/p&gt;
&lt;p&gt;So, there's still hope.&amp;nbsp; And who knows?&amp;nbsp; One of our Millburn/Short Hills kids may even be President some day, and we hovering &quot;helicopter&quot; moms might even get a little credit for getting them there.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If not, they still get a trophy, right?&lt;/p&gt;

We don't have an endless supply of inventory like other parts of the country, so even in tough times, there is still a demand for great houses in great locations (as long as they are priced competitively). Buying a home is a long term investment.&lt;br /&gt;&lt;br /&gt;3. &lt;strong&gt;If you're currently renting,&lt;/strong&gt; can put 20% or more down, have stellar credit, and a steady job, you're golden.&lt;br /&gt;&lt;br /&gt;4. &lt;strong&gt;Move-Up Buyers&lt;/strong&gt; are in a great position because if the market has dropped 10% in a given town, then the loss you're taking on the sell side will be less than what you're saving on the buy side.&lt;br /&gt;&lt;br /&gt;5. &lt;strong&gt;Sell First.&lt;/strong&gt; This way, if you're counting on a certain amount of equity from your current home, you won't have any surprises. For a long term investment, it may even make sense to rent out your current house and hold onto it as an investment.
