Home Not Selling? Take It OFF The Market Please!

Maybe now is not the time to sell your home. I realize this is not what you want to hear, but let's be serious. In many parts of the U.S., only 5-10% of all homes listed are sold each month. Also in many areas, home prices are still declining at 1-2% per month.

Do you really think that by keeping your home on the market at the SAME price, the market is going to catch up with you? Unfortunately, that's just not realistic. If it didn't sell this month at YOUR price, chances are NEXT month you'll be even further away from your goal.

What happens to retail inventory that lingers on the shelves? Does it become MORE valuable or LESS valuable? How much does the retailer then have to DISCOUNT that merchandise to get someone to take it off their hands? What do they do with it if they have discounted it & it still does not sell? They give it back to the distributor as UNSALABLE right?

Logically, I know you understand this concept. Naturally you want to sell your home at the highest price in the shortest period of time. The sad fact is this... The longer it takes you to sell your home, the LESS you should expect it to sell for.

So... I simply suggest that you seriously consider this one question. "What is more important... The money or the move"? Once you can honestly answer this question, you will be able make better decisions.

If the money is the most important & the market is not conducive to the goals you have set for yourself, TAKE YOUR HOME OFF THE MARKET. If EVERY overpriced/unmotivated seller would do this - our market could literally be back in balance OVERNIGHT!

Inventory is starting to decline which indicates that our market is gradually getting back in balance. Although many of the existing listings are bank owned, pre-foreclosure or short sales, this is necessary to start the process of getting our listings and sales back in balance.

Ultimately, 50% of our inventory is Vacant & approx. 75% of those in escrow are vacant as well. Most likely investor or bank owned inventory. This is GOOD news for our market!

Ok, first off all let me say that I LOVE the Holidays. For my family, we celebrate Thanksgiving & usually shop the day after. We enjoy Christmas Eve & Christmas Day with family and then have a little family tradition on New Year's Eve. Ok, for us... that's FOUR days.

I don't understand how a business like real estate can nearly come to a screeching halt around Halloween and last until the middle of January or later?

For my clients, I always recommend buying & selling during the "Holidays"! BUYERS, you get more choices because less buyers buy this time of year. SELLERS, you have more serious buyers to consider your home because there is less competition on the market! Not to mention, BUYERS that are looking this time of year are usually not KICKING TIRES!

Now, let's get out there & take some listings for MOTIVATED SELLERS & write some purchase agreements for MOTIVATED BUYERS! Let the negotiations begin!

LAS VEGAS - Under pressure in a feisty debate, Sen. Hillary Rodham Clinton accused her closest rivals Thursday night of slinging mud "right out of the Republican playbook" and leveled her sharpest criticism of the campaign at their records.

This post is not about my political views. It is about a FABULOUS quote by Hillary. "They're not attacking me because I'm a woman. They're attacking me because I'm ahead," she said to loud applause from the audience.

I see & hear agents complaining about other agents all the time. Rarely are the complaints valid in my opinion. One thing that seems to remain constant is that the more business agents are doing, the more people want to attack them.

I'm just thinking that maybe it makes more sense to build ourselves up to the level we desire as opposed to tearing others down to make ourselves feel superior.

Active Rain Ad Campaigns, Views - Impressions - Expectations?

If my mom had only known what a curious individual I would turn out to be, I'm sure she would've named me George. Well, I just can't help but trying things out to see how they work? It's just the way I'm wired I guess.

When I saw that ActiveRain was offering an opportunity to advertise within the site that I already believe in, I thought this is just FABULOUS! What better way to target all those individuals that I already know I'd like to work with anyway?

These are the results of what you will see I named "First Ad Campaign - Test"

I got a lot of Views/Impressions for my $50.00. However, my website traffic showed little to no increase from those views. Is that the way it works? Shouldn't I have noticed an increase in web traffic?? I mean, good golly... even if only 1% of these "hits" resulted in additional web traffic, that would be 506 NEW visitors to our website. Now, who of us wouldn't pay $50 to have an additional 506 visitors in a 3 week period??

I'm not complaining mind you... I'm just wondering if I'm missing something?

REVISED: I forgot to mention that I had 35559 impressions. Which I believe means someone "clicked" on the ad. Even if they didn't "stay" on our website, you'd think they would still "register" as a visit right?
