Look what I found in my mail late Thursday afternoon!

Robert Swetz, who is an Active Rain Ambassador, sent me a BIG photo (below) that he took of a Neon Cowboy sign in Las Vegas! Robert is a photographer as well as a realtor and an investor located in Las Vegas NC, and he knows I LOVE Cowboys and Horses with a bit of real estate thrown in.

Mini-Bar Camp...

Lane did a great synopsis of our 7-hour virtual Mini-Bar Camp yesterday...

What do you get when you take 9 real estate pros in 4 states, Skype, DimDim and a blustery Thursday?

Mini-Bar Camp...

Half BarCamp, half accountibility group and half implementation assistance hotline, we "met" for almost 7 hours of hardcore tech and sales talk. Four of us were in the Atlanta area, so we all got together in a reasonably central location during the camp. The other agents, in North Carolina, Tennessee and Alabama all called in.

Each person "presented" at some point during the day and we had some wide-open discussion periods as well. While we had planned on having fairly structured sessions, we ended up flowing from one presentation into another and still covering almost all of the subjects we had on our list.

A few lessons learned...

We went through a lot of trouble to set up the "webinar" portion of the camp. We tested several webinar solutions, looking for one that had VoIP, was free, and had the ability to rotate through presenters. We ended up using a platform called DimDim. Combining it with Skype seemed like a good option, although it seems that DimDim might have VoIP capability.

In the end, we turned off the webinar and were pretty much content with Skype. By building a group call, we also had a group chat. Between the chat and the voice interaction, we were able to communicate and share a LOT of ideas, technologies and resources.

Next time, we will likely just use Skype. Aside from some bandwidth issues and voices dropping out every once in a while, it worked great.

We started with a list of topics... we didn't have anyone assigned to run specific topics, and winging it would be the best description... and it went REALLY well. But I think in the future it would be better to have a little better idea going in about who would be presenting what... At least for me.

Yes. We will, and you can. This small group will be starting a bi-weekly coaching/accountibility/implementation/support call. Instead of spending a day of it, we will be "meeting" for about 90 minutes, with a clearly defined topic... and time for open discussion.

For those that enjoy the rebarcamp experience or other technology camps, this might be a great way to amp up the learning between events. We have all been there... head ready to explode from new tools we learned about at REtechSouth or rebarcamp... but we just couldn't get all of those tools into the toolbox when we got home.

By breaking down the technologies and not having to learn everything at once, we expect to get more from all of the events we attend. Also, because each of us have different strengths, we all can learn from each other and help each other with implemention.

Yesterday was the first day in 2009 when snow fell and stuck in Maggie Valley. Didn't deter this squirrel! I see there’s something growing inside the now-empty feeder…

The photo below was taken earlier this morning (Sunday) in Maggie Valley, looking out over what is left of yesterday's snow. Temperature was 22 degrees on my deck earlier this morning.

Psychedlic Santa at Cabbage Rose in Maggie Valley Spent One Night Too Many in the Mountains.

Last Sunday I visited the Cabbage Rose in Maggie Valley and took a few photos to post as there is no way to describe in words the magical Christmas shop inside. There are some great Cowgirl ornaments I want to photograph next time for my horse website.

Santa and His Reindeer Seen at Boyd Mountain Christmas Tree Farm in Waynesville!

Last week was ‘opening week’ for Boyd’s Christmas trees and wreaths season. I stopped by at sundown and there was St. Nick.

Boyd Mountain Christmas Tree Farm is where many people in Western North Carolina go to get their Christmas trees every year. I go there year round just to take in and photograph the beautiful of this beautiful Haywood County farm.

Signs of Times Gone By in Maggie Valley, North Carolina.

Just a little bit up the road from Ghost Town in the Sky and the Fie Top Road turnoff to Cataloochee Ski Area in Maggie Valley is a ‘vintage’ strip mall smack dab on the creek, and below are photos of some of the signs that remain on site.

The location of the 'vintage' strip mall is one that I really like (right on the way over the mountain to Cherokee), especially considering the buildings in the little mall are directly on the creek.

Maggie Valley has a great gift store and Christmas shop located conveniently on Soco Road next to the Festival Grounds, and right across from Market Square ~ The Cabbage Rose.

Cabbage Rose has a ‘mountain-sized’ Christmas section with ornaments and decorations galore, and they even have their own original line of Christmas ornaments (available year round).

They are all dressed up now for your Holiday visit!

Festive Holiday Open House in Beautiful Downtown Waynesville, North Carolina.

This past Sunday (11/22) there was a treat-filled Open House in Downtown Waynesville, complete with carolers and a “cookie tour,” featuring cookies and treats from many local B&B’s and businesses. Oh my! Downtown Waynesville's very quaint and unique shops were decorated for the Holidays, and the food and Holiday music sure put you in the mood for Santa Claus.

The next Holiday 'Downtown Waynesville' event is the Downtown Waynesville Christmas Parade which will be held Monday, December 7, starting at 6:00 p.m.

Our absorption rate at the present rate of sales for the month can easily be explained this way: Our inventory of homes could last 32.9 months; however, historically November, December and January sales are not indicative of our ‘most ideal’ selling times anyway. Regardless, we still have way too much inventory on the market, and it’s taking longer to sell homes this year than it has during the previous 5 years.

Sparkling, Drizzling Sunday in Maggie Valley.

Sunday for me is like any other day ... I do what I love, which is work. Outside it is in the 40's, dark, dreary and drizzling; a perfect day to stay indoors and be creative.

Downtown Waynesville, however, is holding an Open House to show off all of the quaint little shops all dressed up for the Holidays, and I don't want to miss that.

Here's a little bit of Sparkle for Sunday, captured in Maggie Valley early Saturday evening.

This beautiful black horse with a blaze is always alone in his Maggie Valley pasture within view of Soco Road and Market Square, fenced in with barbed wire which scares me to death since horses can get hurt in a padded stall filled with feet of soft, fresh shavings. He's none the worse for the wear, however, and obviously loves people and visitors.

Maggie Valley's Sunrise Was Something to See This Morning.

The sunrise this morning in Maggie Valley was amazing (again). Temperature was a brisk 40 degrees.

Just an hour or so later I was standing on my deck and noticed smoke that wasn't from a fireplace. It came from across the creek from me (not close), so I hopped in my SUV, wrapped in my leopard Snuggie, to see where the sirens were leading.

There are more fire photos here. Hopefully no one was injured.

There are beautiful creeks, streams and rivers winding through Maggie Valley, and you will find creekside RV parks, homes and lots.

Each and every creek and river in Haywood County originates right here in Haywood County? No water flows into Haywood County. Here's a creek video from my recent outings.

Waynesville was beautiful late Thursday afternoon just as the sun was setting. The video shots were taken in the parking lot of Ingles grocery store off of Dellwood in Waynesville. I was lucky to walk out just in time, and to have my camera (of course) in my vehicle.

Did you happen to see the folding house in the Boston Globe?

What a jerk: Elk killed (poached) in Cataloochee Valley in Great Smoky Mountains National Park.

I Am So Miserable Without You at this Maggie Valley Creek that It Is Almost Like You Are Still Here!

Early Sunday morning as I went to do an errand, I took a quick detour in Maggie Valley to see how the some of creeks looked. They sure looked cold and rapid. Soon I will be able to capture snow on the banks of the creeks. (I noticed quite a few perfect spots along the creek for an Airstream.)

This morning (11/09/09) there are 1,272 active listings in Haywood County, with 8 closings to date in November, one of which was a short sale. We still have way too much inventory.

The Haywood County Market Report for October has been revised to include closings that were added after I reported October sales on November 1st. Of note: the Median Selling Price in October is one of the lowest of 2009.
