Hi Agents,

I'm looking to expand on my Alexandria VA real estate video library. So far, I've incorporated video in marketing communities that I serve and current listings.

But I'd like to create more videos to expand on my personal promotion. If any of you are willing to provide a link to one of your videos where you promoting yourself, not a specific listing or community, I'd greatly appreciate it so that I can get some creative ideas.

Any ideas on what to include as far as scenes, interaction with the public? I'm really stumped on what to include in a video for personal promotion, and how long it should be.

If you're thinking about buying or selling Alexandria VA real estate in the Del Ray area, or in the general zip codes of 22301 and 22305, this real estate market report will give you a better idea of how the market is faring, and what activity is going on in the different price ranges.

In the condo market, three homes have gone under contract in the past 30 days. Out of the five condos available in the $300,000-$399,999 price range, none went under contract, but buyers picked two properties in the $200k price range.

In the townhouse market, the $400,000-$499,999 price range saw the most activity with six homes going under contract. However, townhouse sellers in the $500,000 can also remain confident that their homes will sell because their price bracket came in second in volume for under contracts with three homes selling.

In the detached homes for sale in zip codes 22301 and 22305, there's stiff competition in the $1Million+ range. Of the eight homes that have been available in the past 30 days, only one home went under contract. Homeowners thinking about selling in the $1Million range should make sure that their homes stand out heads above the other eight available homes. Detached home sellers in the $600k price range breathed sighs of relief with six homes going under contract. Overall, a lot of activity in the detached home market.

So what does this mean if you're thinking about selling a condo in the Del Ray area? Right now, there are 13 Del Ray area condos for sale with the stiffest competition in the $300,000 and the $400,000 price brackets. Check out your competition and take a look at the other Del Ray condos for sale and see what you would have to do to make a buyer choose your condo over the others that are available.

What about if you're thinking about selling a townhome in the Del Ray area? The odds are that it will sell based on the previous 30 days' activities. But you shouldn't get comfortable just because the numbers say so, look at the other Del Ray townhomes for sale and see why buyers chose to pass.

As of November 3, 2009, there weren't any townhomes on the market in Kingstowne for under $300,000. The one townhome that was previously available and listed for under $300,000 has already been snapped up. If you own a townhome with a market value between $400,000 - $499,999, then you'll likely be sitting pretty because that's where the action is. It's getting darker a lot sooner now, and this year Halloween is on a weekend night.

Children and adults are encouraged to take extra precautions in efforts to stay safe this Halloween season.

Carry a bright flashlight to illuminate sidewalks, steps and paths.
Use fresh flashlight batteries. Check it BEFORE you leave the house.
Chemical GLOW in the DARK LIGHT STICKS can be used along with flashlights.
Go to the bathroom just before going trick and treating.
Always WALK, do not run & stay on the Sidewalks.
Obey ALL local traffic signals & cross only at corners, with adults.
Trick-or-Treat only in familiar neighborhoods.
Wear clothing and costumes with reflective tape or "Glow in the Dark" markings.
Visit houses that have lights on, especially houses with Halloween decorations.

In House Brochures | Go Green and Promote Your Virtual Tour

We've all been on showing appointments and proudly present the buyer with the in house property brochure that includes professional, high resolution graphics, floor plans, and features and benefits of the home in question. One thing I've noticed over the past couple of months is that most listing agents are leaving the List Price off the brochure so that when there are price reductions, there is no need to reprint the brochure.

But what about taking it a step further and eliminating the printed brochures altogether?

Does anyone have a sign or anything posted about going GREEN and not having any printed brochures displayed?

I've even stopped with the Take One flyers and started the custom sign riders with the property website, and the text message information, thanks to AgencyLogic.

What's your opinion on the print brochures? I know that sellers love to have them because it gives them something that is on display while their home is on the market. In reality, the buyer is likely to already have the printed information from the MLS from their buyer agent anyway, or maybe they've already printed a brochure from another real estate website.

If you were selling your home, and your listing agent displayed a sign that said,

Top Five Things Alexandria VA Home Sellers want From You

The first quarter of 2009 is just about over, and the ride was starting to smooth out toward the end. Over the next two weeks, you'll be hearing updated housing statistics on a national level, but please feel comfortable emailing me for a customized Market Snapshot of your Alexandria VA neighborhood or zip code.

My opinion is that the second quarter of 2009 will have numbers more worth talking about. With the First-Time Homebuyer tax credit in play, and the busy rental renewal season of April, May, and June, I expect to see more buyers take advantage of the lower pricing, interest rates, and tax credit as opposed to riding it out one more year and renewing a long-term lease.

The busy selling season also stirs competition among those looking to buy Alexandria VA real estate and homes for sale. Sellers who brave the wild of a buyers market may still have the luxury of cherry picking from multiple offers. If you find yourself in a multiple offer situation, here's how you can help nudge your offer out in front:

Earnest Money Deposit - There is no industry standard for how much an earnest money deposit has to be. A good rule of thumb is for it to be 1% of the sales price or higher. The higher your earnest money deposit, the more confidence the seller may have that you won't just walk away from a deal.

Financing - The market has successfully weeded out many bad (predatory) lenders, and others lenders have simply failed. Sellers and their listing agents are looking for a mortgage approval letter from a local, reputable lender stipulating the type of financing for which you've been approved.

Closing Date - If you're stretching your closing date beyond 45 or 60 days, that can actually you out of the game. A buyer who can close quickly gives the seller the impression that financing is secure, and a commitment can be made and kept. Extended closing dates allow too much time for issues to arise that can affect financing, or other previously agreed upon terms of the contract.

Inspections - It's normal to have a home inspection in this market. You may put yourself ahead of the pack by completing a pre-contract inspection. Recently, one of my colleagues was one of 29 buyer contracts, and he WON because his buyers did a pre-contract inspection and only asked for certain things, as opposed to using the home inspection as another negotiating point in the sale. The seller was relieved because there was one less contingency, and repair requests were made up front and addressed with the offer.

Sale of Home - If you have a home to sell, make sure that your home is actively on the market and under contract with a stong buyer. Most sellers will not feel comfortable taking their house off the market and waiting for you to find a buyer.

Did you notice that I didn't mention price? That's because price is not always the strongest term in a sales contract. For example, an offer that is $5,000 less than the asking price but the buyer is willing to close in three weeks, is more attractive than a full price offer with a 90-day closing.
