Government Bailout? Slippery Slope!

Why is the government planning on bailing out the banking industry? What does this mean to the in terms of becoming a nanny state? This is the beginning of the banks being taken over by the government. Why should the government be expected to pick up the pieces of a fractured mortgage industry. Why is it that there is the lament about the lack of affordable housing yet when there is a downturn in the market which brings down home prices we say that the sky is falling? Don't we want homes to be more affordable? This shakeout was inevitable, the market has spoken. Trying to manipulate it will make things worse all around.

This is a rant, I am really concerned about the government taking too active a role in picking up the pieces for big business.

And it will use your zip code in the valuation to reflect costs in different areas. I think this is a great tool we can use to help buyers and sellers. As most everyone knows by now, the year 2007 has been a year of mortgage turmoil that is affecting more and more families throughout the U.S.

Many people are being forced into foreclosure due to their loans resetting to a higher interest rate. Alot of homeowners are in despair and denial and will not talk about their problems with anyone until it is too late for help. Some will just walk away from their homes.

There may be help...

Homeowners must ask for help as quickly as possible. Lenders do not want to foreclose on your home and have workout options that may keep you in your home until you get on your feet. These options work best if you are not too far behind on your payments, one or two at the most.

The Federal Housing Authority (FHA) has started a new refinancing program called FHASecure. Under this new plan the FHA will allow people with strong credit histories until their loans reset to a higher interest rate to qualify for refinancing. This program may allow homeowners to keep their mortgages longer by refinancing into a lower rate. You can find out more by visiting the FHASecureSite.

Jacksonville Sellers Biggest Mistake In A Buyers Market

Jacksonville Home Seller Information

MOST COMMON SELLER MISTAKE

Over-pricing your home. Lets say that you interview two agents to sell your home. One shows up with comparables that show what has sold in your neighborhood and the prices they sold for.

That agent then shows you a range of listing prices for your home. There's the low side which is what you should list it for if you are in under time constraints which could happen if you have a contract on your next home, the middle range which should sell in a reasonable amount of time and the high side which will take the longest to sell, but will sell eventually.

You think you'd like to test the market and list it 25,000 over the highest range of listing prices. The agent should at that time counsel you on the effects of doing so and give you time to think it over. The next agent shows up with the same comparables but says, sure we'll list it for what you think the home is worth and test the market. DON'T DO IT! Especially in todays Jacksonville market. Properties are not moving as fast as they did a year ago and there is alot of new construction and desperate builders inventory that you have to compete with.

That agent is not acting in your best interests and is only after the listing. What will happen is that your home will be shown frequently for the first week or so and then after all of the agents in the area realize how over-priced your home is, will not show it anymore. In fact, you'll be selling all of the other homes in your neighborhood because they will become much more attractive due to their lower price. That agent knows that eventually you'll have to lower the price and will just wait you out.

Your home will sit on the market and become stale. People will start wondering whats wrong with the home when they see how long its been on the market. If by chance you do get someone to put in an offer on the home for asking price, it still has to appraise for that price. The appraisal comes back showing that the home is only worth 80% of the purchase price. What happens then is that the buyer would have to come up with the extra 20% of the purchase price in cash or walk away from the deal. What do you think the buyer will do? Almost 100% will walk away leaving you to start the process all over again. In the end you will either have to lower your price and more than likely sell for less than your home is worth out of desperation or not sell at all.

Please don't fall into this trap. It's a no-win situation all the way around and can cause great stress for you and your family. Also please keep in mind that 99.9% of Realtors are good honest people.

F.S.B.O. Tips - Getting Your Home Ready For The Sale In Todays Market / Part 8

Welcome to the last installment of "F.S.B.O. Tips" I hope you've gleaned a few ideas from this series. You can access earlier F.S.B.O. Tips by clicking on the links at the end of this post.

The Garage

Garages are becoming more and more modernized—some

are even being used as playrooms, gyms or workshops.

Laminate and solid surface cabinetry are even present in

newer homes. However, even with an older home, you can

make your garage more inviting by:

1. Clearing out as much clutter as possible. Stack boxes

neatly and don’t leave anything lying out that could pose

a danger to visiting buyers.

2. Clean all oil stains . (Very Important)

3. Dispose of all hazardous waste products that you no

longer use.(Contact your waste disposal company for drop

off sites)

4. Replace all burnt-out light bulbs.

5. Make sure shelves are sturdy and uncluttered.

6. Make sure the garage door and opener work correctly.

7. If possible, air out your garage by leaving the door open

before a showing so that musty smells have a chance to

clear out.

7. If you have an attic make sure that it is accessible and

that the stairs are in proper working order.

8. Make sure your air handler and water heater are easily

accessible for inspection. Buyers will be suspect if they

cannot see all home systems.

LAST BUT CERTAINLY NOT LEAST:

THE SMOKE

1. If you smoke, you know that nicotine stains walls and ceilings.

If you don’t smoke, you probably loathe the remnants of

smoking altogether. Because of this, you should treat smoking

like pets-it should be undetectable in your home.

2. Shampoo carpets, wash your walls and repaint ceilings,

especially if they were once crisp white, but are now off-color

beige.

3. Open your windows to air out a smoking house and spray

furniture with Febreeze or Bounce to remove stale odors.

4. If it is nice outside, you can leave the windows open.

In any case, it is important that your home smells fresh

and clean.

5. Light candles or bake something like cinnamon bread

to create tantalizing aromas (be careful about having to

many sweet smelling diversions though, as you don’t want

want potential buyers to think you are hiding something).

6. Ash trays should be out of sight.

7. If you are not already, you should start smoking outside

to keep your newly freshened home smoke free.

Welcome Back!

The Bedrooms and Family Room

Is there any room more personal than one’s bedroom?

Because most bedrooms have such personality, you really

have to strip down bedrooms to make them appear very

generic. Personal items should be non-existent, and beds

should be beautifully made and coordinated with matching

accessories. You should also Paint walls a neutral color.

Your child may have loved the pink walls and mural but,

new owners may have a hard time envisioning the room

as anything other than a cute girls bedroom.

• Clean all windows, sills, carpeting, doors and walls.

• Remove posters from walls to enhance the spacious

look of a room.

• Remove all clutter! This includes clothing, toys and

other personal items. Pack what you can and store the

rest! Leave only the necessities in dresser drawers.

• Again, use a minimalist approach so that rooms appear

larger. Take out any excessive furniture that can make

bedrooms look over-crowded.

• Make sure closet rods and shelves are sturdy. Do not

forget to clean the closets! Closets should always look

spacious. You might also consider installing a few shelves

(available at home store retailers), so that closets look

more useful. This is a good time to get rid of all your

unwanted clothing and such.

• Make up all the beds with gorgeous comforters and

coordinate with matching accessories.

The Family Room

If your house is like most others, the family room picks up

the brunt of the wear and tear. Everyone in the family uses

this room to hang out, drop off books and lounge about.

even pets consider this a personal hide out. As such. you

will need to thoroughly clean this room.

• Remove all excessive clutter and leave just a few family

photos. The room should look friendly, inviting and like a

fun place to hang out. But, it should not look too lived in.

• Clean windows, carpets and all furniture. Make sure the

room smells fresh, not like sweaty children, dirty animals

or well worn sneakers.

• If the room is too crowded, remove some furniture to open

up the space.

• Old ragged couches and chairs should either be taken out

or covered with a sofa cover.

• Appliance electrical cords should be neatly tied and hidden.

• If you have an aquarium, be sure that it is sparkling clean.

• Make sure your bookcases are not crowded with knik-knaks.

You want people looking at your home, not your collections.

The Bathrooms

We know, we know. You dread cleaning the bathroom. Well,

who doesn’t? Scrubbing bath tubs, sinks and toilets is hard

work. You have no, choice, however in cleaning your humble

commodes. You can make the process move more quickly

though, by following a checklist:

• CLEAN toilets, sinks and flooring to get rid of mineral

build-up and rust spots, mildew and any other messes.

(make sure that you have plenty of ventilation when

using bleach or other strong smelling chemicals).

• Make sure the lights all work. Replace any dim light bulbs.

• Replace a mildewed shower curtain with a chic coordinated

neutral-colored one, and hide tooth brushes, soap and other

personal items. Your potential buyers do not want to think

of you grooming yourself in their future house!

• Replace faucets if necessary with attractive, newer faucets.

• Fixtures should match. If you have silver sink faucets,

match the same silver on your light fixtures, towel holders,

toilet roll holders and knobs on your tub.

• Make sure the towels are fresh and that soap looks new.

• Make sure you have a new roll of toilet tissue out.

• Use a fabric skirt to hide unsightly plumbing.

• If you have any sliding glass enclosures, make sure

they are completely spotless and free of hard water stains.

• Remove any bath mats or kiddie stick-ons from the tub.

• If possible, use plush bath towels and rugs, and coordinate

with solid colors. Match with accessories on the counter.

• Install new toilet and seat covers to replace old ones.

• For a fresh scent, place a fresh vase of flowers or a bowl of

potpourri in bathrooms.

• Remove any prescription medicines from the medicine

cabinet.

• Use a cute lamp or modern light fixture to enhance your

bathrooms look.

• Re-grout if necessary.

• Keep the light on and windows open (or curtains open if it

is too cold outside to open the windows) when showing home.
