Bellingham Market Statistics for October '09 - New Construction Residential

The number of Bellingham newly constructed residential units to hit the market has shrank to nearly half it's size year-over-year, as far as newly listed homes. For those currently active this year compared to last, there are only 41 units available compared to 57 this time last year. This could be a sign of stabilization as lower inventory means higher demand, however, I wouldn't venture to say we've hit bottom. Prices of these newly constructed units, have decline around 11% year-over-year.

Whatcom County Market Statistics for October 09'

As you can see from the charts here, sales in Whatcom County year-over-year are down around 9% compared to last year. Inventory of homes is low, which increases demand and helps to stabilize prices a bit, but as you can see prices are around 7% lower year-over-year. Although inventory is low, it could be due to more competitive pricing and the feeding frenzy created by the previous 1st time tax credit deadline. None-the-less low inventory creates demand which leads to faster stabilization.
