Marketing to FSBO'S-Question

I recently signed up with a Title Company for E-listing service. It is to market to FSBO's and gives them free internet exposure. My question is: Should I put something about the service on my website? I really would like everyone's input.

Rentals-Don't Always Turn Them Down

How many times have received a call to find someone a rental? To many to count. Normally, they are time consuming and not worth the effort. However, last week I had a guy call and who wants the impossible.

1. 15+ acres for cattle
2. Some type of livable home for him and his family.
3. Close enough to town so his wife does not have to drive far to work.
4. Barn, fenced, good pasture.

Okay, I am not a magican, but we did find something. We have been working on this all week and he commented on how I was taking so much time for a rental, while the other agents he had talked to didn't have time or didn't call him back. Well, people need a place to live and it's my business to put them there.

Now, what is so great about this. He is a stock contractor for the Pro Bull Riding Assoc. and in a year they are buying a ranch.

First I want to say hi and to let ya''ll know I have been lurking for quite awhile. The information I have found is inspiring and motivational. The FSBO kit and the nickel letter have put me in a whole new frame of mind for prospecting. Now, to introduce myself. I am Texan born and raised and have lived all over the Houston/Harris county area and now live in beautiful Montgomery County. I have been married for 16yrs, I am a mother of three daughters and three grandchildren. We have one daughter who is a hair stylist, second daughter is in the Navy, stationed in Hawaii, who, when she gets out in 2008 will be coming home to join Team Reeves w/ERA Whitaker Realty and our youngest is still in school. I love to fish, hunt, read, do genealogy, garden, bowling, rpg games on playstation, crochet, learning to quilt, all of this when I am not working.

I spent 20 years with the local electric company and when I knew I was taking a severance package, I weighed my options and chose Real Estate as my second career. Why, well it gave me more time to do the volunteer activies with our youngest at school, I could work when I wanted to and make however much I wanted. Ha Ha, little did I know how busy I would be. That aside, every job I have had since I was 16 yrs old has been dealing with the public, and I am a people person. I believe "Everyone should have a place to call home". I love meeting new people and making new friends, I love seeing the decorating ideas of others. I got my liscense in 1997 and have been with ERA Whitaker since 1998.

I have found a niche, and I wasn't even looking for it, in manufactured homes, land and acreage. I don't know why but I can sell them darn mobiles. Last year at the office I was dubbed "The Manufactured Home Queen". They do require more work sometimes, and you have to sell more of them but I have been to Hawaii in 2005 and in 2006(Navy daughter). I have a lender and a title company who let me know as soon as new provisions are passed by FHA as to the requirements on mobiles. I do want to graduate to listing more stick built homes but will never let go of the mobiles. I have a investor from Mississippi who buys them and we sell them owner financing only, I have 3 other investors who buy and turn them into rentals.

So, that is me. I don't know about manufactured homes in other states, but I would be glad to answer any questions about the requirements and etc in Texas.
