      <title>There is good food - and then there is GOOD food... in Carlsbad!!!</title>
      <description>&lt;p&gt;Last saturday, I took my wife out, a little break from G - 2 years and on top of it can wear on ya... y'know.&lt;/p&gt;
&lt;p&gt;We are all good, head down to Carlsbad, figuring there has got to be some good food (I shall say, that I have a hard time qualifying food online, reviews just don't do it for me). So we drive around a bit and I keep passing this one place - Fresco -...&lt;/p&gt;
&lt;p&gt;Can I just say that I fairly picky, and I spent a long time behind the scenes in some nice Skandinavian eateries (yes, Danish is a nationality and we are famous for our pastries).&lt;/p&gt;
&lt;p&gt;So - back to Fresco... This place was Phe-No-Me-Nal!!! Start it off with the service, impeccable, on time, but not hovering, I am not a bad tipper, but that night, I left it out there.&lt;/p&gt;
&lt;p&gt;The food - I had the special, a stuffed chop on the bone, it looked fantastic when it came in and the flavors we are just amazing. &lt;br /&gt;What about my wife? Ah, she LOVES her Chiopino soup, so when she saw that on the menu, she was sold... Then she was a bit surprised to see that they replaced all the fish with a lobster... Shall we say that was a pleasant surprise to say the least, and the flavors again was fantastic.&lt;/p&gt;
&lt;p&gt;Finally, we tried out the homemade Tiramisu (remember - I am picky&amp;nbsp;- and I KNOW what this tastes like in the old world - not many get this one right), They got it.&lt;/p&gt;
&lt;p&gt;All I can say, is that if you are going to Carlsbad, this place has to be on your list.&lt;/p&gt;

      <title>Veterans Day!!! Enjoy it in Murrieta CA</title>

&lt;p&gt;To me this is a day to Remember and Honor those who served and those who fell in the service to give us the freedom to think and do anything we want&lt;/p&gt;
&lt;p&gt;I was thinking about putting music to this, but in my heart, I hear the last post played on a single horn, the tones ringing into a cold night, I for one can not think of any other music to set to this - so play it in your mind, and please take a moment and join me in remebering and honoring our brothers and sisters in arms.&lt;/p&gt;

      <title>Monday morning crunch in French Valley, Temecula, CA</title>
      <description>&lt;p&gt;Welcome to the new week. Ya, I'll admit it, slow going this am, G is waking up in a few and I just want to make sure you hear from me.&lt;/p&gt;
&lt;p&gt;I thought I didn't have anything to write about, but, what do you know... Remeber where the pumpkin patch is (was) on Murrieta Hotsprings and Winchester Rd? I drove by there, and my son said &quot;pumpkin patch gone&quot;... Keep in mind that he is 28 months, so if he is not formulated like an international correspondent of the NYT - it's ok.&lt;/p&gt;
&lt;p&gt;It did however make me look twice - the pumpkins are gone - but the structure, tents and a lot of the business seems to remain in place. I think I know where the x-mas trees are coming from.&lt;/p&gt;
&lt;p&gt;This morning I just finished my new utilities sheet, it has a LOT of local information you need if you are moving. I got tired of those handwritten notes with this and that number, this looks great and is useful.&lt;/p&gt;
&lt;p&gt;Looking back at the weekend, the harvest festival in wine country looks like it was a huge success, this is the third annual and from what I can tell, every one who participated (hey, someone has to stomp those grapes - so all of them), was packed to roof beams.&lt;/p&gt;

      <description>&lt;p&gt;Did you know, this weekend is the&amp;nbsp;&lt;span style=&quot;font-weight: bold;&quot;&gt;3rd Annual Harvest Festival &amp;amp; Grape Stomp &lt;/span&gt;in Temecula, CA.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;To get into wine country, simply get off the 15 at Rancho California, turn your headlights East and start driving, after a few miles you will pass Vintage hill on your right and Chardonnay hill on your left (if that gives you any clues as to where you are going), when you pass Butterfield Stage Rd, you will see the entrance to Wine Country - Keep going and the Wineries literally start popping up all over.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Most all the wineries that I know of are participating. Expect to make reservations as they tend to be packed for this opportunity to get your feet dirty (or to walk in wine if you so desire), grape stomping is a big part of the festival and this can be quite entertaining.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;First-time home buyers have been eligible for tax credits of up to $8,000 since last January&lt;/strong&gt; as part of this year's economic stimulus package.&amp;nbsp; The newly backed program will expand the credit to include existing home owners.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Under the revised program, those who have owned a home for at least five years&lt;/strong&gt; will be able to apply for tax credits of up to $6,500 when they purchase their next home.&amp;nbsp;&amp;nbsp;To qualify, buyers will have to sign a purchase agreement by April 30, 2010 and close by June 30.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The maximum purchase price on a home will be $800,000 with vacation homes not eligible. Income limitations are $125,000 for single tax payers and $225,000 for joint filers.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The National Association of Realtors (NAR) and the National Association of Home Builders (NAHB)&lt;/strong&gt; have been lobbying hard for the extension and expansion of the tax credit.&amp;nbsp; NAR claims that so far, about 1.4 million first-time homebuyers have qualified for the program and they estimated that 350,000 of these buyers would not have otherwise purchased.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The tax credit is also set to be extended for another year for military personnel&lt;/strong&gt; serving outside of the United States until June 30, 2011.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Senator Johnny Isakson, who heavily pushed for the extension&lt;/strong&gt;, along with his own version that would have increased the credit to $15,000 stated, &quot;This is probably the last extension.&quot;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;But, is this really true?&lt;/strong&gt;&amp;nbsp; When April 2011 comes around and the housing market is still not in full recovery mode, will the politicians be able to let this go and actually come to an end, or could it possibly become a more permanent subsidy?&amp;nbsp;&lt;/p&gt;

      <title>What to do when your video cam breaks??? Camera less in French Valley, Murrieta, CA</title>
      <description>&lt;p&gt;Ok, so I am not the greatest writer in the world - surely&amp;nbsp;- that is why I am in real estate and not trying to write my first novel...&lt;/p&gt;
&lt;p&gt;It might also be one of the reasons I have picked up so much on the use of video... So much simpler for me to record a short clip, review it - and if I don't like it, I can redo it right away (yes, there have been 20+ cuts to pick from on occasion).&lt;/p&gt;
&lt;p&gt;So, this whole Flip camera thing got me going - so fast that I never bought one - I realized that my point &amp;amp; shoot had HD video built in - the quality is arguably the same or better than Flip. Not to mention that the thing already went everywhere with me.&lt;/p&gt;
&lt;p&gt;My choice in this category ended up being the Samsung tl220, you know, the one with the extra screen in front - I love it. My son goes bonkers when you turn the clown on too.&lt;/p&gt;
&lt;p&gt;So far so good, now, what about when someone takes the cam away from you? Yeah... That's a bummer. In my case, the touch screen broke, nice little crack. Camera is new enough that Samsung offered to repair under warranty, great, my cost - the $6 something to ship it to them - they ship it back for free. &lt;br /&gt;All this is great and dandy - even when they called me to tell me to ship it to QC instead, they are swapping me a new one &quot;Hey - I got service here&quot;, screen is not supposed to break... &lt;br /&gt;The problem... Is that I have now been without a video camera for a week, talk about withdrawals, this is horrible... I am writing a blog with no video to go with it&amp;nbsp;- how can you do that?&lt;/p&gt;
&lt;p&gt;So - I just found out the hard way what my most favorite tool is, I am curious as to what tools you use that are so essential to your daily routine that having it missing really makes you bounce off walls. As I look at houses in Temecula and Murrieta, I stop at places I would want to show my clients, and now I can't.&lt;/p&gt;
&lt;p&gt;For now, I am just going to slump here in the office and wait for my cam to show up again - that knock on the door from UPS... Is that them now? Hey - this is kinda like x-mas - except I know what I am getting and I can't wait.&lt;/p&gt;

      <title>Early morning activities... Lugging a camera bag.</title>
      <description>&lt;p&gt;Hi Everyone,&#160;&lt;/p&gt;
&lt;p&gt;Ok, so there are these days when I just wake up early - I know - who does that on a Sunday???&#160;&lt;/p&gt;
&lt;p&gt;Well, the long story short is - I have been meaning to get a nice shot for my headers, both for the blogs and web sites and any other thing where I might want it.&#160;&lt;br /&gt;Now, I didn't want just any old image, I kinda wanted something special - and something that shows off Temecula and Murrieta in a good light.&#160;&lt;/p&gt;
&lt;p&gt;If you are a photographer, you know that we sometimes favor the early morning light (hence - getting up early). A while back I found this great location that overlooks my town, and thought about a nice panorama from up there.&#160;&lt;/p&gt;
&lt;p&gt;Alas, this morning, I did the 20 minute hike up there, camera bag and tripod in tow and set up to shoot some nice images.&#160;&lt;/p&gt;
&lt;p&gt;My thought is that I will run the images I got this morning through the HDR process (High Dynamic Range), you know, the kind with rich colors and piles of details...&lt;/p&gt;
&lt;p&gt;So, I got the images, next up I have to work on them... Good luck with time for that one - but for one, I am happy that I got up at o'dark thirty and hiked. I think this falls into the category of what I will do to make myself look good... Hmm - that just sounds wrong.&lt;/p&gt;

      <description>&lt;p&gt;I receive a lot of requests for market evaluations and there is a bit more information I would like to get from you. &lt;/p&gt;

&lt;p&gt;Especially, here in CA we have Prop 8 which allows us to ask for reassessment of our property value, this only uses comps from the first 3 months of the year, so if that is what you are looking for, please let me know. &lt;/p&gt;

&lt;p&gt;Also, if you are upside down and distressed, perhaps a short sale or a loan modification is something you should consider, again, specific comps for that. &lt;/p&gt;

&lt;p&gt;In addition, there are times when we really want to look at what the market it doing today, how the buyers are behaving and how that will affect your bottom line, in addition, how does the buyers ability to perform affect the price?&lt;/p&gt;

      <title>The Comparative Market Analysis CMA</title>
      <description>So there are more than a few people who sign up on my web sites for free market analysis, what we call a CMA, Comparative Market Analysis.&lt;br&gt;&lt;br&gt;

I want to write a little about it, since finding your home value in Murrieta and Temecula is not that difficult, however, the purpose of that house value may be something to consider.&lt;br&gt;&lt;br&gt;

Some people are looking for values for a Prop 8 tax re-assessment for their property taxes, in that case, we can only use comparables (comps) from the first 3 months of the year, and if I know this, I don't give you the wrong data.&lt;br&gt;&lt;br&gt;

If you are looking for a value for your French Valley home, simply because you want to know what it is worth. I will typically give you values based on what have sold with a slight eye to what the market it doing.&lt;br&gt;&lt;br&gt;

On the flip side, if you are looking to sell your home, standard equity sale or if you owe more than the property is worth. In that case, I want to make sure that you not only know what the market is selling for, but also that you have a good understanding of how buyers are behaving today and how that can affect your sales price. At writing time, there are hardly any homes for sale and lots of buyers, that drives bidding and if the market here has flatlined, there are definitely areas that are increasing in value as well.&lt;br&gt;&lt;br&gt;

So if you are requesting this, please feel free to give additional details on what specifically you want to do with the market analysis.&lt;br&gt;&lt;br&gt;

      <title>Da rain - da rain...</title>
      <description>&lt;p&gt;Ok, so that may not be proper grammar and all - but I will tell you this much - when it rains here, it is a big deal, and my 2 year old son this morning was quite excited to go stand at the patio door and look at it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We live in the low desert in Socal, so hot and dry is the daily regimen, we know fall is coming as temps are now down to 60 degrees (I know - bone chillin' cold), being from the slightly chillier Scandinavia, I have a different impression of cold (did 5 winters with -35 - now THAT is cold).&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I can't wait to bring my son out to see snow, something I used to live with 6-8 months of year, here, well, I don't think the weather people have an icon for snow...&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Anywhoo - I so enjoy seeing the expressions on my sons face when new stuff like this pops up. When was the last time you did something with your child that made you full of joy?&lt;/p&gt;</description>

      <description>&lt;p&gt;In this episode, Terkel is looking at a house in French Valley, by the numbers, this could be a good investment. Terkel also looks a bit at investment strategy #2, which is to hold and sell when the market is on top again.&lt;/p&gt;
&lt;p&gt;It works like this, you buy when the price is low, and sell when high - so far so good. As far as timing goes, we had an adjustment in the early '80s, mid '90s and then the one we are in now. The cycle is roughly 12 years, so if we purchase today and hold for 8 years, we should be close to the top of the market - sell everything and wait for it to adjust, then go buy as much as you can again.&lt;/p&gt;

      <title>Fast paced market and all it holds</title>
      <description>&lt;p&gt;Ok, as you may have noticed - the market has shifted!&lt;/p&gt;
&lt;p&gt;And I mean, SHIFTED, we are no longer in a buyers market, we are in a pretty hot sellers market with multiple offers etc.&lt;/p&gt;
&lt;p&gt;So, if you are a buyer, what do you do about it? Here are a couple of ideas: &lt;br /&gt;First off, make sure you get an angent to help you who has some experience, local knowledge is a benefit too - oh - and dare I say it, a good relationship with the lising agents who are putting properties out there.&lt;/p&gt;
&lt;p&gt;Now, with multiple offers, some interesting things happen. The sellers start looking for the most likely offer to close and preferably at the best price, a low cash offer, is still very likely to close and can beat our higher financed offers. &lt;br /&gt;On financed offers, those with larger downpayments will beat out ones with less down. This especially hurts those who have served us with price and are trying to use their VA loans with little down.&lt;/p&gt;
&lt;p&gt;What can be done? For one thing, you can try to get to the listings before the go on the market, this is fairly effective as you can put in a full price offer right away and hopefully be the first one, if the offer conforms, there is a chance the decision maker will just accept it.&lt;/p&gt;

      <title>How important is your data? </title>
      <description>&lt;p&gt;Yet another Sunday rolls around and as you know, technology takes a few more steps in a direction we would never have thought about 10 years ago. Think of the implications of wave, in how we communicate, both in the office and with clients/vendors - not to mention family - I for one, can't wait to get my hands on it.&lt;/p&gt;
&lt;p&gt;While all that happens, have you considered what happens if your computer decides to go belly up? As you know, they rarely do this with warning and never when we want them to.&lt;/p&gt;
&lt;p&gt;So - this week - I am going to tell you a bit about back up for your computer - I KNOW - Terkel, just how boring of a subject can you pick - we have foreclosures and call kinds of good stuff - and you pick this???&lt;/p&gt;
&lt;p&gt;Ok, that is my own &quot;why I don't want to talk about it&quot; excuse too. &lt;br /&gt;But the fact of the matter is, we don't back up our data NEARLY enough, as a matter of fact, I am going to guess that only 1 in 10 who reads this, have some sort of back up in place, and of those, only a few will have automatic back ups and recovery plans.&lt;/p&gt;
&lt;p&gt;Why is this important? Well, for one thing, computers do cost money, and even if you can buy one, what about all your &quot;stuff&quot;?&lt;/p&gt;
&lt;p&gt;So, let's break this down a bit, we are primarily looking for data here. And there are different types, such as the pictures from last summers trip to Disney land, or the contract that just came back last night, via emal - not fax... and what about your .pst file? (Ah, yes, a what file?), the pst file is the file where Outlook stores your outlook data, contacts, email, calendar... You name it. &lt;br /&gt;Note - if you are on exchange, don't worry too much about your pst, it will be backed up on the server&amp;nbsp;- if this is absolute gibberish to you, you probably don't have exchange and you can disregard this part.&lt;/p&gt;
&lt;p&gt;So, 3 kinds of data, lets recap: &lt;br /&gt;Personal files - Want to keep them, but the business would not keel over if they were lost. &lt;br /&gt;Business files - Major headache if lost.&lt;br /&gt;System files - Allows you to keep operating on a different machine.&lt;/p&gt;
&lt;p&gt;Great, now lets talk about the back up options, generally, we are working with 3 different options, a disc&amp;nbsp;array (RAID)&amp;nbsp;where you can do very safe back ups, generally, this is reserved for geeks and/or people with access to corporate serves - it can be done at home, but it is not something you will be picking up at Radioshack anytime soon. &lt;br /&gt;Portable drives, most of the portable drives out there, are made for just this reason, so you can transfer data, or back it up. I am staring at a .5T FreeAgent from Seagate (a harddrive manufacturer), these days I think you can get a 1T for about $100 on sale. That is a LOT of storage and it will take you more than a week to fill the thing. I kinda like these things, I use it as a back up to my disc array - just in case... It is also easier to move around. &lt;br /&gt;Finally - Online backups, most tech companies out where you buy a computer, will have some flavor of this as does Norton/Symantec and a few other companies. The biggest benefit to this is one thing - your back up is off site and the back up is being backed up on their servers - if you want redundancy, this is the way to go.&lt;/p&gt;
&lt;p&gt;Ok, so let's recap this one. &lt;br /&gt;Disk Array - steep geek factor. &lt;br /&gt;Portable drive - easy peasy desktop solution.&lt;br /&gt;Online backup - probably the most redundant and safe storage solution.&lt;/p&gt;
&lt;p&gt;Frequency... This is the other big deal with backups. Backing up once a year is great, as long as the important file showed up 10 minutes prior to the back up. So you want ot back up, probably once a week, as a rule of thumb, you can configure your system to do it automatically and to only add files that have changed, so you don't have to do the whole thing over and over, most systems will also let automate the process, so thursday morning at 4 am, it is done while you are dreaming of 5 escrows opening later that morning.&lt;/p&gt;
&lt;p&gt;Now, I think this is it. Please ask questions if you have them. We have plans for most everything out there, including the road inPalos Verdes falling into the ocean...&lt;/p&gt;
&lt;p&gt;Now go get your data backed up - and I mean NOW.&lt;/p&gt;
