Well on EST the weekend is almost here. I'm sure that this weekend will bring plenty of holiday parties. Now go out, have fun, enjoy and if you had a few too many adult beverages please let someone else drive. It may also be a good idea to stay away from Taco Bell.

You see a few days ago in Sandusky, Ohio a man who (according to the manager) appreared drunk, walked in and ordered a tace. The man then handed the clerk $72. The customer (who appeared to be in his early 20's) refused to take back the money and told workers "Merry Christmas"

The manager thought for sure the man would return for his money. He called the police that are now holding on to the money as evidence and say if it's not claimed in 60 days, teh store manager will get a late Christmas gift.

So again, have fun, enjoy and stay away from Taco bell

Federal Reserve holds rates for the 9th time

Hey Folks!

Since the Federal Reserve doesn't want to surprise anyone at this stage of the economic cycle it didn't. The Feds holds rates for the 9^th time.

It has been a year since the central bank cut the federal funds rate to a range between zero and .25 percent. They plan to keep it that way for a while.

Now the prime rate (usually home equity lines of credit and some fixed-rate credit cards and auto loans) will remain at 3.25%

The Feds want to encourage lending with the hope that it will fuel economic growth and increase employment. The central bank's critics worry that the Fed won't raise short-term interest rates quickly enough to ward off high inflation.

One thing to watch in 2010 is that the Fed intends to stop buying up to 1.25 trillion in mortgage-backed securities at the end of March. This will have a negative impact to mortgage rates. What for the current trends of higher rates to continue throughout spring.

Mortgage Rates are Trending Up.

Hey Folks!

Looking at our rate trends at American Bank over the last couple of months show that mortgage rates have been at near-record lows. The big question is what will happen next year when the Federal Reserve is scheduled to end its purchase of mortgage-backed securities?

For the second straight week mortgage rates have rose to 4.92% from 4.88% for a 30-year fixed rate loan. This is according to the Mortgage Bankers Association's weekly survey.

Along with a rise in mortgage rates we also see a relatively steady rise in applications. Seasonally adjusted applications rose .3%. 75.2% represented refinance applications.

We are also seeing a increase with 15-year loans. These are from folks that took out their previous mortgage six or seven years ago and prefer to shorten the term of their mortgage rather than extend it. Last week's 15-year fixed mortgage remained flat at 4.33%.

iPhone/iTunes Pitfall - Check your Bill

Hey Folks!

If you're like me between family and business obligations and projects I don't have enough time. To help with time management I do as many things possible on line. To spend more quality time with family and business I even set up automatic payments for most of my monthly obligations. Now I need to be honest, I don't really check the bills. I glance at the amount and if it looks close I figure (in my mind) that it must be right.

Boy that was a big mistake!

Today I had a few extra minutes so instead of heading into the office I stop at a Panera across the street. While enjoying free wireless I decided to review a few monthly statements. In front of my wondering eyes did appear? $80 worth of monthly charges for subscriptions for companies I have never have done business with.

You see I do have a problem downloading a bunch of iPhone apps just to delete a week after. I like to tinker and be on top of all of the new technology. Let's just say that this is an expensive hobby.

I call AT&T and worked with a wonderful agent by the name of Tabitha (need to applaud her service). While it took a while she was able to stop the charges, credit for many (please note that I have had some charges for over six months) and put a purchase block to keep from happening in the future. Now I was worried about the purchase block and iTunes (it also blocks them) but she was able to provide an override code for known purchases.

So the lesson learned is that while automatic bill payment is convenient it is vital to refer to be sure of proper charges. (Yes, I'm way to trusting at times).

So if you want to save some money this holiday season check you bills. I found a way to save a bunch today. Now time to look at my other utilities!

Talk About Dropping Home Values - The Superrich Fall Victim to the Recession

Now if you don't want to read it I will summarize. It seems that it's no secret that sellers across the country are resorting to measures such as price cuts of 20% and higher to mover their homes. What's new is that this is also happening with a group of homeowners of eight-and nine-figure properties.

Last year, a 40-acre Greenwich, Conn., property with a 21,897-square-foot, 14 bedroom jacobean manor was listed for $125 million. It was the world's second most expensive home for sale.

It now sports a $60 million price and falls short of making the list of most expensive homes this year.

Now while we all have our own stories this one, even for the super rich would be a hard one to sallow.

Mortgage Rates in US Decline to Record Low

Hey Folks!

Just been gathering infomation and found out that mortgage rates for fixed 30-year loans have dropped to a record low. This is amid signs that the housing market is beginning to emerge from the worst slump since the 1930's

Rates fell to 4.71 percent for the week ended today. This is the lowest since mortgage buyer Freddie Mac began compiling the data in 1971. The average 15-year rate is 4.27 percent.

George Makrzan, senior economist at Huntington Nation Bank in Columbus, Ohio doesn't think they can go much lower. "I think frankly they'reat one of the lowest points they're going to achieve for a long time."

When you combine the current tax credits and low mortgage cost we will see a demand for property. This is good for everyone.

So if your on the fence get off of it and lock in now.

Bernanke: Fed Actions won't lead to Inflation

Fed Chariman Ben Bernanke is currently having a news conference with the economic forecast for 2010.

Everything I read over the weekend points to a rate hike. Ben seems to be confirming this now. What does it mean?

HIGHER MORTGAGE RATES ARE ON THE WAY!

Banks are still getting tighter to get approved. January will make it even more challenging. FHA is changing. You will pay more mortgage insurance and be able to provide a higher down payment soon.

Folks if you have clients on the fence please forward this post. Don't get stuck with a buyer and no mortgage. If not locked in do it today.

The FEDS will slow down on MBS purchase which will increase pricing.
