A Home Stagers To-Do List a Valuable tool in your Marketing Package

Realtors all spend money on marketing a home. Flyers in the box, news paper ads, post cards, banners, 360 shows etc. All of these marketing tools are the tried and true but is it really helping to sell the home? That's where hiring a stager to do a list for a client becomes the first step you should do as part of your marketing plan and gives you the biggest bang for your buck

In most areas a stagers to do list for the client is very economical and it accomplishes so much. This is how the process works: You meet with the client and view the home. When it comes down to discussing your marketing strategy for the home you include a stager to come in and do a to-do list with them to help them get ready for the sell of their home. Most clients are thrilled with the extra help and make you look cutting edge for what needs to be done in today's market. Your client is also, impressed that you're including this as part of your marketing plan and that may seal the deal to list with you, because you have gone above and beyond what most realtors do.

The Home Stagers To-Do List

What a home stager to do list can provide for the client is a personalized list for each of your clients. Every home owners needs are different and every house is different. The stager meets with your client and asses the front yard and every room in the house as well as the garage and back yard. In the process notes are taken to provide the client with a to do list that is tailor made for there home. Every thing is discussed from adding flowers to the front yard to cleaning out the closet. The to-do list is usually emailed to the client within 24 hours. A follow up call may be made to the client see how everything is progressing. Once the list is completed the pictures can be taken, the house is listed and the marketing can start.

Quick story on the To-Do-List

A realtor called me asking what she could do for her clients in the way of staging and that she was going to add it to her marketing plan. She said it was owner occupied and they need help. I told her as one of my services I offered a do to list for the customer and it is very affordable. She loved it and the price was right so she gave me the contact information. I made the appointment and met with the couple. They really needed help they have preemie baby that needs oxygen at all times, her husband works nights at micron and needs to sleep during the day and she takes care of her nephew who is 6 months old. I walked the house and started taking my notes and provided them with the list 24 hours later. I just went over yesterday to stage using there own accessories and the list was more than half way done. They had done so much work in such little time the house looked great. As I was staging the husband was checking things off the list that I had given him and commented " wow the house looks so good I don't know if I want to move." The wife was so thrilled she was taking mental notes so she could arrange everything for her future home. The realtor came in after me and took pictures and now the house is on the market ready for showings and the realtor is proud to have it shown.

This is what a home stages to-do list can do for your new listing. Add it to your marking plan it should be your first step into selling your listing. Call your local home staging company use their to-do list.

The Added Touch Home Staging, Meridian Idaho

Beautifully staged homes to sell

http://www.addedtouchhs.com/

Vacant Staging was not my first love , but now it is my only love

When I went into the staging business i was only going to do accessory staging so i went and marketed my self as and accessory stager. The phone calls came and nearly everyone wanted staging with both accessories and furniture and they were all vacant. So the added touch became a full service staging business. I really loved the idea of just doing accessories, because it was 1 cheaper for clients and 2 easier to store. The realtor's thought it was a good idea and the same breath they asked me if I had access to furniture. The only rental company here in Boise Idaho is rent-a-center so I started my quest to purchase furniture. I found that i really enjoyed buying furniture and paring it with the accessories to give the home a complete look. Since starting my business I have done to date 8 vacant stages. They are mentally draining, billing pain in the you what, draining on the pocket book, but it is now my love.It gives me self satisfaction after completing a job and also, having complete creative license over the project which i did't have when i was doing interior design jobs. I know with the market in Idaho vacant staging is what i will mostly do and thats ok because i love it.

Maria

Get an assistant, I did

One thing about going into business for your self you quickly learn what your strengths and weakness are. I found out mine when i had my interior design business in California. I knew i was good with the client and to sell my services. I knew i was good at design and the client was happy with the out come. That all came easy to me it was the behind the seens stuff that was my weakness. Doing the books, accounts, filing systems, and the list goes on. So on the front end was thriving and back end was overwhelming to me. So when we moved out to Idaho i promised my self and husband i would hire someone to do the back end work for me. I found this wonderful organized person at my daughter's preschool. She is a mom looking for something to do so i grab her and told her what i needed and she accepted. I pay her now $10.00 an hour and she comes in and dose what the business needs at the time. she does inventory, quick-books, files, mailers, helps me shop when i need a second cart and comes with me to set up. I value her a lot, cause she does the stuff i know i am not good at. It leaves me to work on marking, clients, Realtors , and to the creative things i like best staging. I feel most creative people have this problem and getting help will save a business. You can find these assistants any where look at friends, neighbors, and school moms. After getting my assistant i felt a weight being lifted off my shoulders and i knew my business would grow and be successful. I still handle all the money transaction and i over see her work. So a huge thank-you goes out to Tracy Ashby for making my job fun again and not so overwhelming!!!!

Maria lechner
