&lt;p&gt;It&amp;rsquo;s a hard statement to swallow for all the Americans currently paying more on their&amp;nbsp;mortgage&amp;nbsp;than their home is worth. &amp;nbsp;But longterm it makes sense.&lt;/p&gt;
&lt;p&gt;At the worst, real estate home prices will remain stagnant for five years. &amp;nbsp;That makes some panic. &amp;nbsp;However, buyers looking for security, a place to raise their family, a place to call their own should be looking at staying in a home longer than 5 years.&lt;/p&gt;
&lt;p&gt;On the other side of the coin we have sellers. &amp;nbsp;Sure, there may not be as much &amp;lsquo;easy money&amp;rsquo; in doing weekly &amp;lsquo;flips&amp;rsquo; (remember all those TV shows that emerged from the idea? &amp;nbsp;How many of those do you see on TV now days?). &amp;nbsp;But this only means the serious Realtors will stick around. &amp;nbsp;Which translates into better service for real buyers.&lt;/p&gt;

&lt;li&gt;&lt;strong&gt;Post your ads&lt;/strong&gt;.&amp;nbsp; Now it's time to post.&amp;nbsp; Post daily.&amp;nbsp; Every day delete the previous days listing and post the alternate version.&amp;nbsp; Choose the option to hide your email but manually put your email in the ad either through text or a picture (a picture will cut down on spam). &lt;/li&gt;

&lt;p&gt;1.  &lt;strong&gt;Clean like a fiend&lt;/strong&gt;.  It&amp;rsquo;s next to godliness right?  This is something that absolutely must be done if you want anyone to take a serious look at your home.  It&amp;rsquo;s cheap, around $10-$20 in cleaning supplies, and the benefits are enormous.&lt;/p&gt;
&lt;p&gt;2.  &lt;strong&gt;Depersonalize&lt;/strong&gt;.  Remove those family photos, dry erase boards with wacky stuff written on them, etc&amp;hellip;  You may think it&amp;rsquo;s unnecessary because it adds a personal touch but believe me it takes concentration away from the house when buyers spend time looking at your photos.  We want them concentrating on your home!&lt;/p&gt;
&lt;p&gt;3.  &lt;strong&gt;Professional Staging&lt;/strong&gt;. This step isn&amp;rsquo;t for everyone but if you can afford to do it you can actually increase your selling price.  You can also try your hand in DIY staging.  In the Tallahassee Real Estate Market, I&amp;rsquo;ve staged many homes.  The secret to all of it is that staging really means decluttering.  This simplifies a layout and gives your home more space.&lt;/p&gt;
&lt;p&gt;4.&lt;strong&gt; Lighting&lt;/strong&gt;. It&amp;rsquo;s subtle.  For most people, when the lighting is great they don&amp;rsquo;t notice it and when it&amp;rsquo;s bad they can&amp;rsquo;t pinpoint it.  This is one of the most important steps.  Let light come in through the blinds, the windows, the front doors, etc&amp;hellip;  But also remember to diffuse it.  This means when direct sunlight is coming in your window you might want to soften it somewhat so there&amp;rsquo;s no harsh light cutting across your living room making it hard to view.  Remember this changes with the sun.&lt;/p&gt;
&lt;p&gt;5.  &lt;strong&gt;Knowledgeable Agent&lt;/strong&gt;. It&amp;rsquo;s important you get somebody who knows your city, your area of town, and your neighborhood.  Enthusiasm for you and your home is a must.  Go with your gut.  In this economy, the good ones remain enthusiastic.&lt;/p&gt;

&lt;p&gt;We raised our flags September 11, 2001 and flew them proudly. Our flags stand tall as we leave our mark on foreign soil. Each year, Americans across the nation unfurl their flags on Independence Day, Memorial Day, and Flag Day. For some, the Stars and Stripes decorates their porches all year as a daily reminder of what it means to be an American.&lt;/p&gt;
&lt;p&gt;But what do we do when our flags become tattered and   torn, and can fly no longer?&lt;/p&gt;
&lt;p&gt;There is a justified reason and dignified   way of burning the flag when the time has come for Old Glory.&lt;/p&gt;
&lt;p&gt;The Council for Okinawa Protection and Police Services (C.O.P.P.S.) did just that when they retired Old Glory in fiery fashion during a flag retirement ceremony on Flag Day.&lt;/p&gt;
&lt;p&gt;&quot;U.S. Flag Code 1 simply reads: 'The flag, when it is in such a condition that it is no longer a fitting emblem for display, should be destroyed in a dignified way, preferably by burning,'&quot; said Les Donoho of Boy Scout Pack 133, who participated in the ceremony.&lt;/p&gt;
&lt;p&gt;Lt. Col. Kevan Kvenlog, Provost Marshal, Marine Corps Base, opened the ceremony by discussing the tradition of retiring the flag, the conditions for the retirement and expressed his gratitude to those in attendance.&lt;/p&gt;
&lt;p&gt;After opening comments, one representative from each military branch held a corner of Old Glory, the post flag flown over Building 1, as it was inspected by 2nd Lt. Leroy Corte-Real, district officer in charge, central district provost marshal's office, Camp Foster.&lt;/p&gt;
&lt;p&gt;Corte-Real reported to Kvenlog that the flag had been found unserviceable and unsuitable to be displayed. Kvenlog then gave the order for the retirement of the flag to commence.&lt;/p&gt;
&lt;p&gt;The four Servicemembers carried it to a burn barrel, lit it on fire and saluted the flag one   last time.&lt;/p&gt;
&lt;p&gt;Following the retirement of the Building 1 post flag, members of local Boy Scout packs and Girl Scout troops brought forward other tattered flags to be disposed of properly.&lt;/p&gt;
&lt;p&gt;Along with Boy Scout and Girl Scout representatives in attendance, some junior enlisted Marines made their way out to observe the occasion for the first time.&lt;/p&gt;

&lt;p&gt;During the housing boom, updating a kitchen with high end materials like cherry wood cabinets and a Viking stove was a sure bet to boost a home's value. Homeowners often recovered about 80% of the cost when the house was later sold.&lt;/p&gt;
&lt;p&gt;But with so much more inventory on the market for buyers to choose from, they just aren't as impressed with the bells and whistles. Now most upscale renovations are returning less than 70% of their cost, according to a recent survey from the National Association of Realtors (NAR).&lt;/p&gt;
&lt;p&gt;&quot;Pay-back for high-end projects has declined over the past few years,&quot; said Kermit Baker, chief economist for the American Institute of Architects (AIA). &quot;People planning to sell shouldn't over-improve,&quot; he said. &quot;They won't get the money out if they sell in the next two or three years.&quot;&lt;/p&gt;
&lt;p&gt;NAR's survey revealed that returns on investment for a wide range of high-end interior redecorations dropped in 2007. An upscale bathroom renovation cost an average of $50,590, nationally, but only added $34,588 to house value - a 68.4% return. In 2006, a high-end bath renovation returned 77.4% of its cost.&lt;/p&gt;
&lt;p&gt;Adding a brand new bath didn't pay off as well either, earning just a 69% return in 2007, compared with 72.8% in 2006. High-end kitchen remodels held up better, adding value equal to 74.1% of the cost, compared with 75.9% in 2006.&lt;/p&gt;
&lt;p&gt;Many owners simply went too far amidst the mania, over-improving their homes beyond what the local market would bear, according to Darius Baker, a veteran Sacramento, Calif., contractor.&lt;/p&gt;
&lt;p&gt;In the past his clients were more likely to opt for expensive redos even if they were planning to move, since they knew they'd recoup most of their costs.&lt;/p&gt;
&lt;p&gt;&quot;I definitely saw a lot of tract houses built in the 1970s, in developments with three basic floors plans, get expensive renovations,&quot; he said. &quot;We did a lot of radical projects, moving walls around, installing granite counters instead of Formica and cherry wood cabinets instead of oak.&quot;&lt;/p&gt;
&lt;p&gt;The numbers made sense. In 2005, a fancy kitchen renovation on the West Coast returned an average of 93% of its cost. Even if the owner got only a year or two use of it, the close-to-break-even return made it worthwhile. By 2007, the return had declined precipitously to 74%.&lt;/p&gt;
&lt;p&gt;Today, people who are moving out soon, Darius Baker said, &quot;are not looking to make the place a Taj Mahal.&quot; They're just doing enough to make the house presentable.&lt;/p&gt;

&lt;p&gt;Established lawns should be watered deeply, but infrequently. Deep watering once a week encourages deeper root growth, while frequent, shallow watering produces a limited root system. Although watering frequency depends on the type of grass, your soil, and the weather, most grasses require about one inch of water each week for healthy growth.&lt;/p&gt;
&lt;p&gt;The best time to water is in the morning. This conserves water that would evaporate if you were to water later in the day, but also allows grass to dry before evening. Grass that remains wet for long periods of time is more susceptible to disease development. If you&amp;rsquo;re using a movable sprinkler, let it run in one spot just until the water begins to run off the surface, then move to a different area of the lawn. Monitor your underground irrigation or sprinkler system to ensure that you moisten the lawn&amp;rsquo;s entire root zone without over-watering any sections.&lt;/p&gt;
&lt;p&gt;Water the lawn once grass begins to discolor and wilt. If you can&amp;rsquo;t keep the grass green, water your lawn with at least one-half inch of water every seven to 14 days, which will keep the plants alive even if they are dormant. Once your lawn has turned brown and lost all color during drought dormancy, it will take several weeks of steady watering to spur re-growth from the crown area of the plants.&lt;/p&gt;

&lt;p&gt;Make sure your mower blades are sharp in order to cut cleanly. Dull blades can shred grass and cause discoloration at the tips because frayed grass blades lose moisture easily. Sharpen the blades of rotary mowers several times each growing season. Reel type mowers usually only require sharpening once a year, but adjust them to ensure they cut cleanly. Some grass species have tough blades, which causes blades to wear quickly.&lt;/p&gt;
&lt;p&gt;Raise the mower height a notch or two when mowing a lawn that's recovering from  drought, insect damage or disease.&lt;/p&gt;
&lt;p&gt;Recycle grass clippings to reduce water loss, lower soil temperatures, and return nutrients to the soil. Plus, you'll save the trouble of bagging and keep clippings out of our already-clogged landfills. In fact, many communities will no longer accept grass clippings in household trash.&lt;/p&gt;
&lt;p&gt;Avoid cutting wet grass, which can cause brown spots because clippings clump together and smother your lawn. Cutting wilted grass, particularly during the hottest part of the day, can also cause severe damage to your lawn.&lt;/p&gt;
&lt;p&gt;The best guide for mowing frequency is the growth of your grass. Plan to cut less than one-third of the grass blade in one mowing. During periods of rapid growth, lawns may require mowing as frequently as every three to four days. Of course, sometimes we just don't have time to mow as often as we'd like. If your grass has grown too high, reset your mower to its highest cutting level. Three or four days later, reset the mower to cut at the normal height and mow your grass again.&lt;/p&gt;
