Let My Neighborhood Dealer Hook You Up... With a Great Cup of Coffee!

The past couple of weeks since the cold weather has blown into Philadelphia, I have been madly in love with One Shot Coffe shop's Pumpkin Late. I do not like it too sweet so I ask for only a dash of the magic pumpkin syrup that they use. It takes me to my happy place : )

But a good coffee dealer needs more than a tasty brew to become a place you really enjoy going to over and over again. Here are a few of the reasons why I am hooked on One Shot:

1) I like the music they play. The play-list is rocking in there, it is always the perfect choice for background music or worthy of simply listening to and enjoying !

2) The servers behind the counter are nice. I like nice. Nice is good ! I may not always be in a nice mood myself particularly when I have not had my coffee yet... So having my coffee served to me with a smile is nice. I'll definitely be back for more of that !!

3) They have really comfortable sofas that kind-of remind me of my grandmother's but without the plastic slipcovers. Yes, I admit it. My grandmother had plastic slipcovers. Please don't judge me.

So if you are a coffee junkie or just use it recreationally, I have a great caffeine dealer I can hook you up with. Check out One Shot Coffee located in Northern Liberties. They also make a seriously delicious garden bagel with capers and cucumber and their hummus sandwich is out of this world.

4 Tips To Appreciation Potential In Philadelphia

I just read a Trulia.com Real Estate question asked by a young couple looking to purchase a home. What is the best neighborhood for appreciation ?It was regarding the appreciation potential of 2 fantastic "fringe" Philadelphia neighborhoods, Francisville versus Point Breeze. Since the fringe neighborhoods are my specialty I had to answer. I said, "It is a tie ! Both are winners for appreciation."

What I'd like to share with all prospective buyers and future sellers in Philadelphia is that these fringe neighborhoods follow the same Universal Rule in Real Estate: Location, Location, Location !

Appreciation in the "fringe" areas of Center City Philadelphia neighborhoods have gained a lot of turbo charged momentum from the Real Estate boom a few years ago. The fringe neighborhoods are those blocks and subdivisions just outside of the Center City Metro Area. They are largely residential and offer the feel of an "urban village". The fringes of Philly have been the location of choice for many people moving back into the city, myself included. So, a lot of revitalization has been concentrated in, for example, Graduate Hospital and the Art Museum sections. It is only natural that those neighborhoods influence the values of their surrounding districts. Graduate Hospital has influenced the development of Point Breeze. The Art Museum has influenced the areas of Francisville and Brewerytown. Other neighborhoods such as Northern Liberties have influenced Old Kensington as well as Fishtown and Queen Village has influenced Pennsport (just to name a few other examples.)

For buyers purchasing right now and within the next year in these fringe neighborhoods, the 4-5 year plan focused on partaking in some appreciation will work. Though, the question still remains, how do you choose the right Urban Neighborhood in order to capitalize on appreciation over a 4-5 year time period ? The answer is: You have to do it block by block. Here are four suggestions that may help people identify a potentially appreciating area:

1) First, pick a neighborhood close to the border or "fringe" of an established community that you really enjoy. This fringe neighborhood should offer you an environment you feel is comfortable for you and is within your price range.

2)Once you have chosen a neighborhood, choose the blocks where there are few to no vacant properties. Those blocks have a jump start on appreciation since they are all occupied and preferably cared for. Sometimes one well maintained block is like a beacon and can be the inspiration for other buyers to move into the community.

3) Even if there are a few rugged looking homes, look for signs of development on the block. Typically where one or more investors and homeowners are making big improvements to homes, there are more to come in the near future. It is like a domino effect.

4)Look for proactive neighbors getting involved to keep th streets clean and drug free as well as a strong neighborhood association. A strong neighborhood association is the life blood of a community. (Ex. Fishtown Neighborhood Association, Northern Liberties Neighborhood Association...)

I hope that these thoughts, tips and opinions serve to help you understand some of the considerations that can be taken when looking to partake in the appreciation of an urban neighborhood in the Philadelphia fringe. Please share your own thoughts and experiences in a comment.

What NOT to do on a Phone Call !!! A message to www.agentadvantage.com !

Today, I got a phone call solicitation from David (858-875-6497) at Agentadvantage.com about Google keywords. I asked David politely if I could call back or if he could call my marketing person instead since I was with a client. He snickered and asked if I can put the phone on speaker to confirm that I was actually in a meeting. What ???

I was incensed and upset. I posted a quick message on Facebook (Philly Realty) about it which generated a lot of comments, so I figured I would do a quick blog on it as well.

First. does anyone have any experience with Agentadvantage.com ? I believe they are affiliated with Homes.com . If so, have you experienced these types of sales tactics or their representatives being this rude ?

Further, from a big picture standpoint, this is a great illustration of what not to do on a phone call ! What kind of message does this say about the company Agentadvantage.com ? And what this does say about the employee who made the call ? If you do not like your job, get another one !

Real Estate Bar Camp Atlantic City - Highly Informative and a Blast !

Stephanie and I returned from Atlantic City today after soaking in all the great info from the Real Estate Bar Camp in Atlantic City. The venue was superb ! Whats better than having a view of the ocean, great food, great people and tons of information about how to grow your business with some of the brightest minds in the industry regarding real estate technology and innovation ?

If you have not been to a Real Estate Bar Camp as of yet, we would encourage to keep an eye out for one in your area. The next one in Philadelphia is going to be in May. Of course, there is Raincamp in early January in New York City followed by the Inman Connect Real Estate conference. We will be there for both !!!!

In any event, thank you so much for the organizers of Real Estate Bar Camp Atlantic City especially Judy Moriarty ( @realestatechick ) for encouraging us to go. It was super to meet her. We also had the opportunity to listen to Bill Lublin ( @billlublin) speak about "Social Capital" and Rudy Bachraty ( @trulia ) about "Do you see what I see ? " .

There was a ton of information to share and to blog about. Below are a few of the thoughts and ideas that I came away with.

Are you building your social capital ? How are you building it ?
What is your social media strategy ? How are you utilizing each site such as Facebook and Twitter ?
What is your social contract for each site ?
Why not get a designation on Social Media or an E-Pro ? Especially if you are already doing it !
Look into Constant Contacts and V-Flyers
Be Active instead of Passive when it comes to Internet Marketing
Remember that your the real estate market is hyper-local and not national.
Perspective - Look at things in a wider lens to see the big picture.
Do you have your elevator pitch ? What is it ? Can you say it on the spot when someone asks you what do you do ?
Be a Part of Groups and Communities (thank you Active Rain !!)

Random Thoughts for The Week (Scheduling appointments, Economy, Do the Right Thing)

Each week we have been sharing some of the random thoughts that go through our heads. If we wrote everything, it would be a large book, so below are just a few from this week:

1. Scheduling appointments to show houses - We have had difficulty this weekend getting several appointments confirmed as to make an appointment for a couple of houses, you must call the agent. Well if the agent does not call you back, what good does that do ? I wonder if the sellers realize that they are losing potential buyers for their properties. With us, we use E-Showings . If we had to schedule showing appointments, it would be a full time job. With a professional appointment center, agents can make the appointments at anytime and online as well. It amazes me that some agents and/or offices do not use an appointment center.

2. Economy - The data continues to show we are in the midst of a global economic recovery. And the stock market is loving it. I do not think the market has gotten ahead of itself. However, I think many of the pundits are behind the curve and are not happy they missed one of the great bull market runs in our history. This shows the importance of staying in the market and being diversified.

3. Local Philly Market - We have seen a decline in the showings for our listings in the last couple of weeks. We attribute it to:

(1) seasonal slowdown and

(2) pretty much everyone who wanted to take advantage of the tax credit did already.

However, with the extension and expansion of the tax credit, we predict February - April will be a VERY busy time period.

4. Do the Right Thing - When given the opportunity to do the right thing, it makes sense to reach out and exert effort in terms of working together, instead of doing nothing and risking burning bridges.

This past week we faced a professional situation where we reached out to a peer and asked them to do the right thing in a situation. Their response included rigidity and many reasons why no to. When faced with a dilemma, sometimes doing the right thing cannot be found in the rulebooks. You just have to use your heart and sense of rightness to try to do what is best and not default to rigidity and rhetoric.

Karma in the business world goes a long way. In life, there will always be a loophole to opt out, but for those that seek growth in their professional and personal lives, doing the right thing may not be an easy decision and may feel uncomfortable, but the longer term rewards are well worth it. Actions are louder than words. Even the smallest consideration can go miles and leave a lasting impression on people's minds. The opposite leads to longer term detrimental impressions. These situations can ultimately determine the long-term growth and success (and failure) of both a business and an individual.

Swift Half offers the Ultimate Tailgate

Tailgating before the big game has quite literally become a sport subculture throughout America. In Philadelphia, we are serving up a competitive alternative to the traditional tailgate that can be found at Swift Half located in in Northern Liberties. Swift Half has combined the gusto of tailgating with the restaurant experience. The owners , David Garry and Heather Gleason, who also own the wildly successful Good Dog in Center City, certainly made a wise choice with this strategic location at the Piazza.

The restaurant offers the camaraderie of the spirited sports bar located at the foot of an outdoor super sized big screen TV. There is outdoor seating under heat lamps for the cooler weather or an indoor venue with decent window views. There is an ample size bar and plenty of seating for a large or small group. If you have ever walked through the Piazza during an Eagles game or a Philies game, you would have noticed the large crowd sitting outside at Swift Half enjoying the "pub and grub".

We enjoyed a recent dinner at Swift Half on a non-game night just to see what it was like. The bar was busy, the restaurant floor was filled with smiles and full plates, and there was even a surprise birthday party going on in the back section of the restaurant. We sat at the bistro tables by the window which is the premier spot for people watching from the inside and there are several cozy booths as well as regular tables on the central floor. The menu is what we'd call upscale simple but plentiful, and it is printed on what looks like recycled paper bags. But be careful ! We accidentally incinerated our menu by holding it too close to the candle flame between us ! That was even before drinks.

In spite of it all, our forgiving server, Tiffany Sinclair, made us feel welcome and at home from the moment we walked in. She made some excellent recommendations including the steak sandwich, duck and fig salad, and she suggested we try some select cheeses and meats to share. There were some unique items on the menu that were worth noting such as the homemade red pepper marmalade that is perfectly paired with the cheese plate but could easily be added as a relish on their traditional burger which is one of Swift Half's popular sandwiches. The home made pickled beets were deceivingly delicious with a mellow tanginess that is universally admired by all pickled beet lovers.

Being a little curious, we tactfully peeked over to other people's tables for a glimpse of what they had ordered. The proper English inspired cucumber sandwiches were served crustless on lovely white bread and the fish and chips barely fit on the plate. We ordered the lamb lollichops which came highly recommended as we can see why - delicious chops of lamb, very tender and tasty. Most impressive of all was the owner's own specialty drink, "The Ghost of Mary". The cure all drink for hangovers has met it's match with this delicious "hair of the dog that bit you" recipe. You must go to try it. It is the most unexpected Bloody Mary in the city!

Whether you are scouting for a place to hang for the big game or just looking towards having a great brunch or burger, this is the place to go. The Piazza has so many wonderful shops, restaurants and galleries. It is currently our top choice to visit in the City. The energy is always positive and vibrant. Would you do an open house on Thanksgiving Weekend ?

When I came back into Philadelphia from an out-of-state Thanksgiving vacation on Saturday, the taxi dropped me off in Northern Liberties. When I got out of the cab, I saw an open house sign in front of a condo complex I am familiar with. I was a bit shocked ! An open house on Thanksgiving weekend ? On a Saturday ?

The agent was standing outside. My first immediate thought was "you poor soul... why are you doing this ?". I told Stephanie I was going to ask her if the seller was making her do this or if it was her own choice. Then I realized, either way it was her own choice. Even if the seller did ask for it, she just have easily could have said no.

Why would someone choose to spend their Thanksgiving weekend doing an open house ?

Would you as an agent host an open house on Thanksgiving weekend ? What is your work strategy during the holidays ? Take advantage of the free time to work or take a break ?

As a seller, would you want your agent hosting an open house during this time frame ?

I strongly encourage open houses as we do them when the timing is right and when they are bringing in traffic. They are also an excellent way to meet with some new buyers.

I would recommend to the seller for the open house to be on a weekend where the traffic would be the highest, either in the beginning of the listing or combine it with a price reduction. In Northern Liberties, most open houses are on Sunday so I would also suggest to do it on that day since there would be the benefit of picking up residual traffic from buyers visiting other properties.

What would you do ? Would you do an open house on Thanksgiving weekend ?

Random Thoughts for The Week (Dubai or Do Buy, Thanksgiving thanks, Appraisals...)

Each week we have been sharing some of the random thoughts that go through our heads. If we wrote everything, it would be a large book, so below are just a few from this week:

1. Dubai or Do Buy- The Dubai sell-off in the market creates tremendous investment opportunities for those companies that sell off and have no impact from Dubai. If this continues next week, take advantage of the opportunity. Further, the Black Friday shopping folks probably did not even catch the news and if they did, I am sure they were thinking "Do Buy" instead of "Dubai".

2. Thanksgiving- Speaking of the Thanksgiving holiday, I read a blog by Seth Godin saying that this is one of his favorite holidays. It has become one of mine too. Giving thanks and spending time with the people you love is so special. I also love the "no gifts, no guilt" aspect of it as well.

3. Appraisals- I think the folks doing the appraisals are getting too conservative. In the heyday, it was the opposite, to the point of being goofy excessive which caused many of the problems for folks to be in. One thing that really bothers me is having to back out the sellers assist. For neighborhoods that are primarily first time home-buyer markets with sellers assist, you can immediately bring down the value of that area by six percent. It does not make any sense when those houses sold for AND APPRAISED for the sales prices, not the sales prices minus the assist.

4. Pro Bono Work- I read an article in Realtor.com about Fran Hoover, a RE/MAX agent who does one pro-bono deal a year and how rewarding that is to help those folks that are in despair or just do a good deed. They called her the "Closing Angel". What a beautiful story. With us, we have gone the extra mile so many times going above and beyond where it has been noticed and appreciated. Still, I really like this idea and am thinking about incorporating it.

The First Time Home Buyer Tax Credit and How it's Benefited Our Clients in Philadelphia

The extended and expanded Homebuyer Tax Credit is great news for Philadelphia homebuyers who will continue to benefit from additional incentives that are helping to spur demand.

Here are two of our local clients who explain how they have benefited from the Homebuyer Tax Credit:

First time home buyer Patrick Keenan who recently purchased his first home in Old Kensington said, “The tax credit was an excellent opportunity for me to be able to upgrade and add value to my home without incurring additional debt.”

And

Jessica McKay a first time buyer in Fishtown had this to say, "I think the tax credit is a great idea. It entices and encourages new homeowners who might be hesitant to buy in this type of market. The credit also increases spending and innovation since most people will spend the money once they get it on home renovations or possibly another project. For example, I plan on using the money to help start a free or low-cost after school music program for Fishtown students"

Additionally, home owners making plans to list and sell their homes in this timeframe will also see great benefits.

Random Thoughts for The Week ! (Economy, Health Care, Raincamp...)

Each week I post some random thoughts related to the housing market, the Philadelphia real estate market and related topics. Please share some of your insight as well in a comment !

1. Dining Recession ? Not in Philly - It does not appear to be a recession when you go out to dinner in Philly (Old City) on a Saturday night. Last weekend, two places had waits for over an hour. We ended up at Union Trust, a high-end steakhouse, that was packed ! It was great to see. The filet mignon and raw oysters were both incredible !

2. Health Care "Reform"- I expect after all the "hoopla" that a significantly watered down health care bill will get passed that will not be "reform" at all, but more government inefficiency. I think the focus instead should be on stimulus to small businesses in America which can have both immediate short term and long term benefits to the country.

3. Got my Raincamp ticket yesterday !

4. Will be taking The Somers Team to Triple Play in Atlantic City in December and should now be attending Real Estate Bar Camp Atlantic City ! I think December and January are excellent times and opportunities to attend these types of conventions ! Give yourself a chance to learn all the latest trends and technology in your industry, network and have some fun too by taking a break during a slower time of the year.

5. Stock Market - Expect the financial markets to remain choppy but overall to trend higher. Would expect this coming up week to be positive and to have a Santa Claus rally going into XMAS. Happy holidays !!
