      <title>Greetings from Shanghai!</title>
      <description>&lt;p&gt;Good Morning All!&amp;nbsp; &lt;/p&gt;&lt;p&gt;Well, I&amp;#39;m finally settled enough that I have time to update the blog.&amp;nbsp; We survived two typhoons - although technically only one actually hit Shanghai hard enough.&amp;nbsp; We lost a few tree branches&amp;nbsp;on campus but that&amp;#39;s about it.&amp;nbsp; Typhoons in Shanghai are like thunderstorms in Michigan.&amp;nbsp; They just last a little longer.&lt;img title=&quot;Zhong Xing Pond&quot; src=&quot;http://activerain.com/image_store/uploads/7/6/4/2/0/ar119279768302467.JPG&quot; height=&quot;600&quot; align=&quot;left&quot; alt=&quot;Zhong Xing Pond&quot; width=&quot;800&quot; /&gt;&lt;/p&gt;&lt;p&gt;Our campus is quite beautiful.&amp;nbsp; And very peaceful on the weekends when we don&amp;#39;t have 2800 students wandering about.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;I teach Grade 9 and Grade 10.&amp;nbsp; My students come from Taiwan, Korea, Hong Kong, Germany, The United States, Japan, Australia and Thailand so it&amp;#39;s quite an interesting bunch.&amp;nbsp; I live in a very working-class neighborhood.&amp;nbsp; I buy my vegetables on the street corner -literally, on the sidewalk.&amp;nbsp; I have to stand on my head to see what they&amp;#39;ve got.&amp;nbsp; I buy my DVD&amp;#39;s from a local shop filled with chain-smoking men and kids looking for deals on the latest video games.&amp;nbsp; At night the sidewalk is wet from people dumping their cleaning water into the gutters and the whole place smells like something curled up and died in the storm sewer.&amp;nbsp; That smell would be something called Chou Do Fu.&amp;nbsp; It smells like the inside of a gym bag left in a sunny car for about three months but it&amp;#39;s darn tasty.&amp;nbsp; Ah, it&amp;#39;s good to be back.&amp;nbsp; &lt;/p&gt;&lt;p&gt;There are no less than six real estate companies on my block.&amp;nbsp; I happened to run into an agent that spoke a little bit of English.&amp;nbsp; We had a good talk.&amp;nbsp; He pretty much has the same problem here that we do in the states, too many agents getting into the business because they don&amp;#39;t know what else to do and an abundance of listings that are just sitting.&amp;nbsp; They do 90 year mortgages here so when they say the contract applies to heirs and successors, they&amp;#39;re not kidding.&lt;img title=&quot;Jin Mao Tower&quot; src=&quot;http://activerain.com/image_store/uploads/2/7/7/9/5/ar119279859659772.JPG&quot; height=&quot;768&quot; alt=&quot;Jin Mao Tower&quot; width=&quot;576&quot; /&gt;&lt;/p&gt;&lt;p&gt;This photo is of the Jin Mao Tower and right behind it is the new financial center.&amp;nbsp; It was featured in a discovery channel documentary.&amp;nbsp; This is located in Pudong.&amp;nbsp; Pudong is a bus and two trains away from where I live and work.&amp;nbsp; Fifteen years ago there was nothing in Pudong but rice and hogs.&amp;nbsp; Now it is the financial heart of China.&amp;nbsp; &lt;img title=&quot;Oriental Pearl Tower&quot; src=&quot;http://activerain.com/image_store/uploads/4/5/7/6/4/ar119279882346754.JPG&quot; height=&quot;800&quot; alt=&quot;Oriental Pearl Tower&quot; width=&quot;600&quot; /&gt;&lt;/p&gt;&lt;p&gt;This is an icon of Shanghai.&amp;nbsp; It is the Oriental Pearl Television Tower.&amp;nbsp; It&amp;#39;s 145 meters tall and it&amp;#39;s usually on the top of the list of anyone who visits Shanghai.&amp;nbsp; This picture was taken over the National Day holiday which celebrates the founding of the PRC.&amp;nbsp; National Day is a seven day federal holiday where just about everything is closed, including Citibank.&amp;nbsp; I found that out after it took me two hours to find the place only to learn it was closed.&amp;nbsp; The security guard learned a few new English words that I don&amp;#39;t think he really wanted to learn.&amp;nbsp; I did, however, find H&amp;amp;M was open and I have a place to shop in the spring.&lt;/p&gt;&lt;p&gt;To get an idea of the size and scope of Shanghai try this:&amp;nbsp; Take the population of Michigan and double it.&amp;nbsp; Then cram it into an area the size of five counties.&amp;nbsp; To say that it&amp;#39;s crowded is an understatement.&amp;nbsp; Shanghai is noisy, dusty, polluted, constantly under construction, and right now I wouldn&amp;#39;t want to live anywhere else.&lt;/p&gt;&lt;p&gt;Happy Hunting,&lt;/p&gt;&lt;p&gt;Holly&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Innovative Marketing...What are you doing?</title>
      <description>&lt;p&gt;I thought I would start a discussion about innovative marketing.&amp;nbsp; What are you doing that is original and creative to sell your listings?&amp;nbsp; I&amp;#39;m sure we&amp;#39;re all feeling the pressure from our sellers who are always asking &amp;quot;What are you doing to sell my house?&amp;quot;&amp;nbsp; So what are we doing?&amp;nbsp; Since we&amp;#39;re all experiencing the same trials and tribulations of this market, I thought it only reasonable to ask others share what works and does not.&amp;nbsp; Besides the obvious; of pricing the house right the first time!&amp;nbsp; &lt;/p&gt;&lt;p&gt;We&amp;#39;re offering an incentive on one of our condo&amp;#39;s where the seller has offered to pay 1 years worth of association fees which includes cable. With homes for first time home buyers, maybe a gift certificate to Lowes, Home Depot, the local hardware store?&amp;nbsp; I suppose the list could be long for gift certificates and things you could potentially give the buyer.&amp;nbsp; It seems that offering closing costs is a given anyway.&amp;nbsp; What buyer in this market doesn&amp;#39;t ask for closing costs??&amp;nbsp; So what does todays buyer want?&lt;/p&gt;&lt;p&gt;&amp;nbsp;I have some listings coming up in the Eastown area and I plan to market to patrons at the local businesses.&amp;nbsp; Not only is the Internet the most effective form of advertisement but I also believe in a community such as Eastown or any of the Uptown areas it is the people who live, work, and visit these area who will eventually buy homes in these areas.&amp;nbsp; So the traditional flyer in the coffee house may just be effective.&amp;nbsp; But then again I ask the question what is innovative creative or original about a flier in a coffee house?&amp;nbsp; Maybe we just need a return to the basics!&amp;nbsp; Ok enough of my ramblings...please share you thoughts.       <description>&lt;p&gt;It&amp;#39;s a slow day on the phones so for my own morbid curiosity I put my purse on the scale; 18.2 pounds.&amp;nbsp; No wonder my back hurts.&amp;nbsp; &amp;quot;So what do I have in my purse that&amp;#39;s weighing me down?&amp;quot; I asked myself.&amp;nbsp; I have my calendar.&amp;nbsp; That&amp;#39;s a necessity.&amp;nbsp; But what about the other crap.&amp;nbsp; Let&amp;#39;s see: three notebooks, two magazines, one bottle of advil, two checkbooks - neither of which actually have any checks, one WeightWatchers journal, one Janet Evanovich book, seven pens, two highlighters, three sharpees,&amp;nbsp;a palm charger, palm keyboard,&amp;nbsp;MP3 player, passport - as if I&amp;#39;m really going anywhere right now, another notebook, an empty M&amp;amp;M&amp;#39;s wrapper, showing cards, business cards, wallet, palm pilot,&amp;nbsp;three pounds of miscellaneous receipts, and seven dollars in change.&amp;nbsp; Oy!&amp;nbsp; Isn&amp;#39;t just amazing how much stuff a person can cram in a purse.&amp;nbsp; I&amp;#39;m thinking seriously of going paperless.&amp;nbsp; Any suggestions?&lt;/p&gt;&lt;p&gt;Happy Hunting&lt;/p&gt;</description>

      <description>&lt;p&gt;I learned a tidbit today about my beloved compact flourescent bulbs that have saved me so much money in the last few months.&amp;nbsp; They&amp;#39;re made with Mercury.&amp;nbsp; Yep.&amp;nbsp; They are considered hazardous waste.&amp;nbsp; Does that mean I&amp;#39;ll stop using them?&amp;nbsp; Absolutely not.&amp;nbsp; Seven years from now when I have to replace them, I&amp;#39;ll call my city hazardous waste service and have them safely disposed of along with my excess paint and lawn chemicals.&amp;nbsp; In the city of Grand Rapids, that number is 1-888-217-2850 or 616-336-2570.&lt;/p&gt;&lt;p&gt;Happy Hunting&lt;/p&gt;</description>

      <description>&lt;p&gt;While surfing the net I came across one of those ads for a home mortgage with an obscenely low payment.&amp;nbsp; You probably know the one I&amp;#39;m talking about; a $430,000 loan for $1399.00 a month.&amp;nbsp; If it&amp;#39;s too good to be true it probably is.&amp;nbsp; If, on the off chance, your faculties fail you and you&amp;#39;re actually tempted by the 1% introductory rate you really want to know how these things work.&amp;nbsp; &lt;/p&gt;&lt;p&gt;In a normal 30 year mortgage at a fixed market rate the payment for a $430,000 loan is somewhere between $2600 and $2700.&amp;nbsp; The interest alone will run around $2300.&amp;nbsp; So what happens to the extra $900 a month that you&amp;#39;re not paying with that ultra low payment?&lt;/p&gt;&lt;p&gt;It&amp;#39;s call negative amortization.&amp;nbsp; A lender may also refer to it as deferred interest or a graduated payment.&amp;nbsp; The interest that isn&amp;#39;t covered each month is added onto the principle amount.&amp;nbsp; Most of these mortgages have a cap of either 5 years or 115% of the balance.&amp;nbsp; Once that cap is reached the loan is reamortized at either a fixed rate for 25 years or again as a 5 year Adjustable Rate Mortgage.&amp;nbsp; This results in something called payment shock.&amp;nbsp; Either way you are stuck upside down - you may owe way more on the house than what it&amp;#39;s worth.&amp;nbsp; Combine the NegAm loan with an inflated appraisal and you have the perfect recipe for disaster - not to mention fraud.&lt;/p&gt;&lt;p&gt;These loans do have a purpose.&amp;nbsp; Experienced real estate investors in hot markets who can flip properties quickly make good use of creative programs like this.&amp;nbsp; However, if you are an inexperienced home buyer you can get in over your head real quick. If you are purchasing a home get a second opinion.&amp;nbsp; In most cases your best bet is to go with what works, a fixed rate 15 or 30 year mortgage.&amp;nbsp; There are options out there including spending less money on a home.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Happy Hunting&lt;/p&gt;</description>
