For 40 years, the concept that "Brighter, Funnier & Furrier" could be used to captivate children while teaching them at the same time has enriched lives around the globe. Sesame Street turns 40 today - can you believe it !?!

When I heard this on NPR this morning, a smile tugged at the corners of my mouth, my mood got lighter and a new perspective on the day washed over me. I couldn't help but just plain feel good.

Sesame Street has grown from a crazy experiment, with parents and "experts" frowning at the idea that children could actually learn from watching TV, into a worldwide icon that surpasses language and cultural differences.

What makes Sesame Street special? There are any number of qualities - but what stands out to me is that the lessons taught are universal. We all need to learn our ABC's, how to count, to brush our teeth and get along with each other - even if we're a little different.

The magic that is Sesame Street endures because of its purity of purpose and common message. By keeping it simple and on point, the show never disappoints its audience - and the rest of us could use a dose of its simple truths now and again.

Spectacular Rear - Tucson Style!

I almost missed it, but glad I didn't.

I saw the most spectacular "rear" today while driving home from my office!

"What in the world is he talking about?"

I'm talking about one of those "Wow - I'm Truly Astonished,
I've got to get another look at THAT !" kind of views.

In fact, I took the very next turn so that I could to get safely oriented just so I COULD
get another glimpse at this incredible sight and just STARE.

Yeah, yeah, yeah - seen one rear you've seen 'em all, huh?
All the jaded people are missing out on stuff like this!

C'mon - be brave...

Here it is:

This is the view I saw in my rear view mirror coming home from my office this evening.

While some may think this typical, or even boring - the real beauty of this is the fact
that this type of sunset is pretty common in the Tucson Metro Area!

Should you think you might be able to tolerate a view like this on a regular basis -
finding you a home in Tucson is what I love to do when I'm not looking at sunsets...

I just so happen to know of quite a few homes in Tucson where you could have a view

Economic Cancer: That Sense of "Entitlement"

With all of the tough times we've had so far, and will have while digging out of this economic crisis - one of my firmest beliefs is that we have to pick ourselves up by our bootstraps and dig into OUR OWN character reservoirs to get out of the hole.

Janet Guilbault, a mortgage banker/broker in the Bay Area of California wrote a sharp, to-the-point post on the "Entitlement Mentality" that needs to be scrapped before true progress as a society can be made:

When did we start to feel entitled?

In the Depression of the 1930's, the jobless father of 4 asked the farmer if he could work on the farm for a day in exchange for food to feed his family.

In the Depression of 2010 do we just take the food from the farmer because, after all, you and your family are entitled to eat?

Are we:

Entitled to a life better than our parents had?

Entitled to own real estate?

Entitled to dis-own real estate?

Entitled to be bailed out?

Entitled to a job?

Entitled to health care? And to social security when we grow old?

You would sure think so by what surrounds us.

Why work? Why pay your bills? Why take care of your health and your finances? Why respect what others have earned?

Do we take the course that will help us? Or do we just help ourselves to what others have produced?

When did we start to believe that America owed us more than life, liberty, and the pursuit of happiness?

Is it because the government has redefined the word "rights" to include never needing to suffer?

Is it because a generation came of age when stock market wealth and real estate equity made it seem like real work was obsolete?

Did 100% stated income loans with a few years of teaser rates train us to believe the American Dream was what every American deserved?

Did plastic in our wallets make it seem like our rights included unlimited gratification?

Somehow, we have lost our way.

Let us hope to sprout fresh green grass across America we do not need to completely kill the roots.

Tucson's Historic Manning House - Special Event Center

In Tucson, if you're going to a special luncheon or banquet - chances are that it will be held at the Manning House in Downtown Tucson. The grounds are over 5 acres - with lush gardens that withstand the heat of summer while providing color year-round.

Designed and built by reknowned architect Henry C. Trost in 1907 for Tucson's Mayor, Levi Howell Manning, the home was originally 12,000 square feet. Over the years, the mansion grew to 36,000 square feet - which makes it possible to host several events at one time. The mansion is fully restored, but requires continual upkeep...sort of like painting the Golden Gate Bridge (once you're finished, you've got to start at the other end again).

On the front lawn, by the circular driveway leading to the house, there is a bronze sculpture of Hugo O'Conor, the Founder of Tucson (whom the current owners, the Concannon Family, is related to).

In this day & age of enhanced communication abilities - nothing beats a real face-to-face conversation. How about having one when tens, hundreds and even thousands of miles separate the desired participants?

Having a video conference used to be the bastion of corporations with deep pockets to be able to afford the infrastructure and equipment needed - then Skype came along, Google, Yahoo and other chat platforms started incorporating video capabilities and made it affordable for everyone.

Lets take that & add to it the ability to record a video message and email it to someone - a loved one, friend, colleague or client...then you've got something powerful. Make it FREE? Yowsa! Seems like every few weeks or so, I've been getting approached by someone wanting me to BUY their video email platform. Social Media Grumble Saves The World!

...well, maybe not the world, but it sure did save the day for my contractor today!

It all started with a simple call to the City of Tucson Planning & Zoning Department to set an appointment for final inspection on some work done to remedy some violations found at a property my clients want to buy. Permits were issued, plans approved, lot surveyed (because City records weren't complete), work finished & the request was called in or Friday, with the appointment for the inspection on Monday. When on Monday? "Whenever he gets there," was the answer my contractor got. Geez - even the cable guy can tell you whether he'll saunter by in the morning or the afternoon!

A little background here: Tucson's Planning & Zoning Department is not known for their commitment to providing service, in fact, their level of service is more like: "If we feel like it & you're nice to me...and I'm not having a bad day." According to that rationale, there seems to be an inordinate amount of "bad days" going around the P&Z dept. For years.

Well, it may not be written anywhere in any policy manual, but common knowledge among contractors in Tucson says that if you're not at the property when the inspector shows up - you'll either have to reschedule or your inspection will fail & you'll have to reschedule. There are no "courtesy calls" to say the inspector is 30 minutes out or an hour away - nothing. God help you if you call to see where they might be in their busy schedule too!

Best thing to do is make sure a supervisor, foreman or the company owner is on property from 8 AM until the inspector deigns to show up (that little item added at the bottom of the bill...the one for an unexpected $150 or so...that's because they had pay someone by the hour to wait all day for inspection - or they have to eat that unnecessary expense).

This morning, my contractor had someone there before 8 - just in case the building inspector showed up early, and took turns rotating with that employee so that work could be properly supervised on other sites. I showed up around 12:30 since I hadn't heard anything yet.

Long story short - by 3:30, the inspector still hadn't shown up yet...so the foreman called again to see what the problem was, and was told "maybe we can get someone there tomorrow, but probably Wednesday."

That's when I hit the roof at the arrogance & inanity of the situation...and posted my grumbling on Facebook & Twitter.

45 minutes later, I got a call from Planning & Zoning saying that "the Mayor's Office called us & wants us to get this cleared up." Our inspection happened 30 minutes later - with a clean, clear approval! Sure am glad that someone in Mayor Bob Walkup's office monitors social media!

Can't help but wonder though...the P & Z Dept has been talked about quite often as one in need of a "culture change" by candidates for city council...election's tomorrow...stunt or sign of leadership realizing that a change is needed?

Stranger things have happened - like getting results from the city via a Facebook post! LOL

Details, details, details - relocating is a real exercise in attention to them. One frequently overlooked (but quickly frustrating) thing is learning where your cell phone will or will not work in a new area.

In the Tucson area, cell coverage is generally pretty good, but given the fact that our metro encompasses over 195 square miles and has mountain ranges at all 4 points of the compass - there are some quirks and dead spots for all of the carriers.

"Old West" History For Sale In Tucson

One of the wonderful things about the Tucson area is its sense of history - whether it is the legacy of 10,000 years ago left behind by the earliest inhabitants, the architecture of the Conquistador period or the legends of the "Old West" that whisper around every corner.

October Tucson Residential Market Stats - FHA Eligible Market Segment (Up to $316,000)

Those of you who know me - know that I'm a junkie when it comes to statistical information. I devour stats like George Will devours baseball history.

One thing I've noticed is that very few market reports make it easy for the consumer to see information on homes that are eligible for FHA and VA loans and which require conventional financing - so I thought I'd try to make it simpler. In Pima County, Arizona (Tucson), the FHA loan limit is $316,000, so I limited the data to those.

FHA & VA loans have more stringent property condition guidelines, and may require a longer escrow period, so some (not many) sellers don't want offers that use these types of loans.

Here's what is available as of this evening in the Tucson Metro Real Estate Market:

*When looking for a home, you want to make sure you know what type of financing you will be using BEFORE you start looking at properties - sometimes you may fall in love with a house that has a seller who isn't in love with your financing, or the property itself doesn't qualify.

**Other factors to consider too - just because a property falls into the price guidelines of your budget doesn't make it eligible for your loan. The property may need repairs that disallow the property from your type of loan, or require you to get a different variation of that loan i.e. - FHA 203k Streamline & FHA 203k. In Tucson, most condos on the market are not FHA approved...even if they might say so in the listing.

***Knowing your loan type and its property parameters are CRITICAL to helping make sure you are looking at the right properties. A good agent will know most of the guidelines already - and keeping good lines of communication open between your loan officer, your agent and you will help make finding you the right property easier & more hassle-free!

Tucson Multi-Family Housing Looking More & More Attractive

I often work with people who are looking at their real estate as an investment rather than a home.

Looking for multi-family properties where the numbers made sense last year was a challenge, to say the least. With interest rates hovering in the mid-7% range for investment properties, crunching the numbers just didn't work with the prices sellers were asking, for the most part. Cap rates in the 5's and 6's were predominant - and they just didn't cash flow.

Now, after the price drops, we're seeing a lot more properties with cap rates in the 8's - some even in the 10's. Combine that with the fact that interest rates for investment properties are in the 6% range, and investing in multi-family housing is looking more & more attractive in the Tucson real estate market.

There are currently at least 30 duplexes, triplexes, fourplexes and apartment buildings (that aren't short sales) on the market in Tucson with a cap rate of 8 or higher. Some folks are holding out for 10, but when is that going to happen? When interest rates are a full percentage point higher or more?

Investing in real estate is all about cash flow, value and timing. Why hold out for a small gain in cap rate if you are paying more for your money? For the large or institutional investor, that may make sense with short-term gains. For the smaller investor who plans to hold the property for a long time, a property that pays its own way, and a mortgage at a lower interest rate can be more practical.

Passages of Tucson: Fall 2009 Update (Tucson's "Mall of America")

Passages of Tucson is making steady progress. Locally, some folks refer to the project in the SE area of the Tucson Metro - known as Vail, Arizona, as Tucson's "Mall of America" which really isn't far off of the mark, since one of the principals, Bob Hoffman, was an instrumental part of the team that made the Minnesota landmark happen.

With a project of this magnitude (the largest open-air multi-use complex in North America - 350 acres), progress can seem halted to the naked eye when agreements are being put into place and negotiations over infrastructure & governmental entities coordinated with financing requirements to have everything together enough to start moving dirt - this is just about ready to go.

One of the biggest hurdles has been getting the vast sewer line system approved, and that looks to be in place, according to trusted sources. Once a few more small loose ends are tied up, we'll see some action on the site.

So far, interest has been very high from companies interested in the hospital & other medical facilities, the 3 hotels to be built on the site (budget, mid-level & resort style), office space and retail - with letters of intent already in hand.

A few weeks ago, someone asked me for an update on the project, but I wanted to be sure my information was reasonably accurate...hence the delay in putting this together.

Where is the Federal First-Time Home Buyer Tax Credit Producing the Most Sales? You Guessed It - California, Florida and Texas

FEDERAL FIRST TIME HOME BUYER TAX CREDIT USAGE (AS OF AUGUST, 2009)

Recently, there has been impassioned pleas from the HBA, NHBA, NAR and other trade organizations seeking the extension of the $8,000 Federal First-Time Home Buyer Tax Credit ("Federal Tax Credit"). Often, we receive questions as to how the Federal Tax Credit is impacting sales in the St. Louis area. Although the statistics vary based on their source, the U.S. Treasury released its August report which indicates that three states - California, Florida and Texas - accounted for 72% of the sales transactions in the nation utilizing the Federal Tax Credit. In Missouri, there has been a modest use of the tax credit with 6,615 closed sales transactions (or 5% of the total national closed sales transactions).

Bank-Owned Homes Video: Too Funny Not To Share (& Dangerously Close To The Mark)

One of my friends on Facebook shared this video today - after picking myself up off the floor and wiping the tears from my eyes I just HAD to share this with everyone I could:

Unfortunately, the feeling is dangerously close to the mark when dealing with the agents & "banks" that are putting foreclosures on the market today. I must say though, that most of the time buying a foreclosure isn't this ridiculous, the attitude portrayed here occurs often enough that I'll wager most who view this video can identify with it at some point.

Have you been thinking about a Green Home?

What goes into a "Green" house? Who determines what "Green" is, and how green is it?

Where do I start?

If you live in Pima County Arizona (home to Tucson, Vail, Oro Valley, Marana, Sahuarita, Green Valley & many other communities), good resources are available through the county!

Rich Franz-Under is the Pima County Green Building Program Manager - and he is very helpful as well as knowledgeable about ways to improve your home (new or existing). This past Monday, Rich gave a presentation at the Tucson Association of REALTORS building that was very informative.

I asked him if it would be allright to have a copy of his PowerPoint to make available to the public - I converted it into video format for easier implementation into my blog, but if you would like the original PPT, just send me an email & I'll be glad to send it to you!

In addition to being a resource for the Tucson Metro, under his tutelage, Pima County has become the LEED Provider for all of Arizona, New Mexico & Southern California. If you're thinking LEED in the Southwest - you're going to be visiting Tucson - so look me up!

Unexpected (and really cool) Result of Blogging About Tucson's 1st LEED Platinum Bldg

One of the wonderful things about blogging is the opportunities that come out of nowhere to meet people from all over the world, from all walks of life...for reasons you never dreamed of!

Because of a post I wrote in January about the new learning center at Tucson's Reid Park Zoo, a professor of Urban Engineering at Osaka City University contacted me. Dr. Masaki Nakao was going to be in the United States at the end of September, and wanted to tour this building because of its LEED Platinum Certification.

Honored to help with such a request, I contacted the zoo, and was put in touch with Ruston (Rusty) Agte, the Director of Education for Reid Park Zoo. He probably knows this building better than anyone else except for the architect in charge of the project.

Dr. Nakao, his wife & his assistant, Dr. Minako Nabeshima were very enjoyable people - and I hope to visit them when I visit Japan someday.

Sure, those of us blogging on ActiveRain do it to help our business - but there's also the benefit of connecting with people for reasons outside of business cannot be discounted...plus you might just get to do something nifty like pet rhinos too!

Downpayment Assistance For Tucson, Arizona - Yes...It's For Real!

Do you have good credit, but just can't come up with the 3.5% down payment that FHA loans require?

Can't use a USDA Rural loan because you don't want to live out in the areas that qualify for that program?

In Arizona there's a solution that just might work for you: Arizona Home Buyer Solutions Gift Program.

Seems like every time I turn around, somebody's telling me about a new program that's going to help people buy a good home...but there always seems to be a catch that makes the program unworkable for most people (or most properties).

The other day I was on my way to go across town for something or other, and a lady outside the title company below my office asked me "are you interested in learning about a program that would allow buyers to get a home for 1% down?"

My initial reaction was: "Yeah, right...yet another hype-filled program full of smoke & mirrors that saddles the borrower with interest rates w-a-a-y over market, an ungodly long-term 'foregiveness period,' or has property type restrictions that make it nearly impossible to find a house that fits the criteria (and when you do, 10 other people are offering on it too)."

Thankfully, my mouth didn't speak what was going through my head, and I accepted the flyer she gave me about the Arizona Home Buyer Solutions Gift Program. About a week later, she gave me a call and asked if she could tell me more about it and discuss specific details with the program - "Its worth a listen," my brain told me.

Glad I did. This is the real McCoy - simple & straightforward, run through Family Housing Resources & HUD approved.

Here's the skinny:

Gotta have decent credit to begin with: 620 FICO minimum*
Must meet income restrictions, but those are fairly generous compared to some other programs
There is required consumer education - but that can be done online (you don't have to take time off from work or hire a sitter on the weekend) $60 online/$75 if you prefer a book sent to your home
Can be ANY house, not just a foreclosure! that meets FHA standards (no rehabs) Duplex, Triplex, Fourplex, Townhomes & HUD approved condos are OK too.
DO NOT have to be first-time homebuyer, but MUST BE primary residence - no investment properties!

*620 FICO qualifies for 2% gift - so you'd have to put 1.5% down. 640 & above qualifies for 2.5% Gift

**Can combine with other programs, or family member gifts to help with the rest of the down payment.

I Coulda Been A Hero! (You Could Be Too)

Yes - its true. I coulda been a hero today...but wasn't.
I had every opportunity, at no risk to my person or anyone else's...yet didn't act when I had the opportunity.

Had I followed my own advice, things might be different for several people, but I didn't.

If only I had done myself what I tell other people they should always be careful to do, a lot of time and repeated effort could have been saved. There's no excuse.

"What happened?" you may be asking.

Simple - I didn't back up my files on another computer or another method in case of a problem...and today there was a problem. A big one: our office was visited by a rat thief last night. While my laptop was but one of several items stolen (and not the only computer), I want to use this opportunity to emphasize the reality to impress upon everyone the need to back up your data and keep it separate from your computer!

Not only will you save yourself time, effort and frustration - you won't waste other people's time by asking them to resend things to you that you might not be able to find in your email files online.

There are many simple ways to back up your data: hardware like external hard drives are cheap & offer a bounty of storage for the money (plus the fact that by keeping things like photos, videos & other megabyte eaters off of your main drive will allow your computer to operate faster). Burning files to CD or DVD is super cheap & easily portable. Online storage is becoming less expensive all the time - and offers the beauty of access anywhere, anytime, from any computer. Flash or thumb drives allow for a lot of storage at a pretty low price...and you can even put it on your keychain (Decorate it yourself if your're a fashionista)!

Another wise idea is to get Lojack for your laptop - less than $50 a year to have a better chance at recovering your computer if it is stolen + they can delete sensitive files for you remotely. The moment your computer goes online, those files can be gone from prying eyes.

So...please folks...don't be The Hero That Coulda Been. Do the simple thing, the right thing & be your own hero on a daily basis: back up your data.

Why? So that you aren't tempted to write a "mea culpa" like TucsonKent just did. Besides, crow doesn't taste very good (not to mention the fact that it sucks going through hundreds & thousands of emails to rebuild your data files).

Tucson's Birthday Party 2009 - and Dedication Event of 4th Avenue Underpass Downtown

A week ago, Tucson celebrated its 234th birthday with a party to rededicate the underpass that links the University of Arizona & 4th Avenue with Congress Street & Downtown Tucson. Here is a video slideshow of photos from the party!

As much as I thought there would be a good turnout, I was truly amazed at how many people actually showed up! The Historic Tucson Trolley made its first venture into Downtown Tucson in decades - foreshadowing the route that our new modern streetcar project will take.

Stretching from Main Gate Square on the west side of the University of Arizona, down 4th Avenue and across Congress Street all the way to La Placita Village...there were a lot of different ways to enjoy the festivities.

All politics & grumbling aside, Tucsonans are excited about having the underpass open and will really embrace the streetcar...once they see some actual work beginning. Its just around the corner, but folks are tired of promises and look for some action before getting too worked up.

I can tell you one thing...Tucson throws a pretty good party when it wants to!

A Brilliant Idea for Tucson/U of Arizona Collaboration Downtown

Yesterday, I was at a brown-bag think session with members of the Tucson Downtown Partnership, Metropolitan Pima Alliance and Southern Arizona Home Builders Association. What we were learning about was a draft proposal for invigorating Tucson's core that the Downtown Partnership is working on - which is very impressive & well thought-out.

One of the beautiful things of luncheons like these are the ideas that flow from them...and this one had a beauty pop up!

Scott Greenburg had an idea that really made sense to a lot of people (myself included) that would do a lot of good in a variety of ways - private developers build apartments in downtown Tucson or the 4th Avenue area, but with no parking spaces...and lease the building to the University of Arizona for student housing.

University of Arizona needs student housing, but is landlocked
U of A and the City of Tucson are looking for ways to utilize Downtown together
No parking facilities will keep the cost down & encourage use of public transportation (plus campus is a walkable or bicycle distance anyhow)...and these areas are right where the new streetcar route is going
A no-car dorm is very parent-friendly
Everything a student would need is very accessible by either walking, biking or public transport - including the entertainment venues that students already frequent

After mulling over Mr. Greenburg's idea some more, the brilliance of it really stands out. Perhaps having the street-level as retail & restaurants could further add value to all sides. Town/Gown relationships would have a great opportunity to grow even futher.

Now if only we can get the department of frozen molasses, I mean, the planning & zoning department to pull their heads out & look at something practical for a change, this could really work!

Happy Birthday Tucson!

Well, folks - Tucson was born 234 years ago this week, being formed in 1775. Captain Hugh O'Connor chose the site (what is now Downtown Tucson) for the Presidio San Augustin del Tucson (Contrary to thought in some regions of the country, not everything that took place back then was related to the American Revolution! LOL).

Bargains On The Links: Foreclosures on Tucson Golf Homes

With most of the action happening on the lower end of the market in Tucson - the luxury market is still in a slump.
This fact leads to opportunities for buyers looking to take advantage of their strong position and pick up the home of their dreams or make an investment in resort property.

Luxury homes make up about 25% of the active listings in the Tucson MLS today - but only 5% of the sales this summer. Foreclosures are part of the resort home market, too. Smart real estate buyers are looking at the power they have in the marketplace to buy luxury homes while the prices and interest rates are low. They are getting the home they always wanted at a huge discount.

Not every foreclosure is a bargain, nor is every bargain a foreclosed home - but one of these is discounted a cool $1 million from its original price.

A big key to making a wise decision when purchasing a golf course home, resort property or investment at any level is strong, thorough analysis of the market conditions. That is my strength. Your heart will tell you the rest.

A Tale of 2 Markets in One City: Tucson Summer 2009

It was the best of times. It was the worst of times.

(apologies to Dickensian scholars worldwide)

It is a buyer’s market. It is a seller’s market.

Both statements are true—it all depends on what part of the market you’re looking at. There are some very interesting dynamics at play in the Tucson real estate market this summer—we’ve got 2 markets going at the same time in one city.

On one end of the spectrum, multiple offers and bidding wars are reminding people of the “boom days” of 2005-06, when offers would start pouring in on properties before the “For Sale” sign was in the ground.

At the opposite end of the market, homes are languishing for months and months without much activity while prospective buyers are demanding (and getting) price reductions, repairs, upgrades and other concessions from sellers.

Overall, there are just over 4,000 single family homes on the market today in the immediate Metro Tucson area. Since June 1—just over 2,000 have sold (about 6 weeks). That means that there is roughly 3 months of inventory on the market today, which is a drastic improvement from the year’s supply we had last year.

Here’s where it gets interesting: out of those 4,000 homes on today’s market...950 are priced at $500,000 or more. Only 730 are priced under $150,000. Guess which market segment sold the most homes the past 6 weeks?

Ready? Drum roll please...

Comfortable & Affordable? OR Luxury ?

Out of 2047 homes sold since June first, 762 were under $150,000. Only 114 in the half-million and up range have sold since the beginning of summer. Not too hard to figure out where the action is.

Purchasing a home in Tucson right now is an exercise in different disciplines: in the lower end of the market, things are fast, furious and ultra-competitive while the luxury market is begging buyers to “Pick Me! Pick ME!!!!”

The best part of it all? Bargains are in all areas of the market—you just need to work with someone who understands market dynamics and is adept at identifying the contenders in a sea of pretenders—someone like me.
