&lt;p&gt;When I heard this on NPR this morning, &lt;em&gt;a smile tugged at the corners of my mouth&lt;/em&gt;, &lt;em&gt;my mood got lighter and a new perspective on the day washed over me&lt;/em&gt;.&#160; &lt;strong&gt;I couldn't help but just plain feel good.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Sesame Street has grown from &lt;strong&gt;a crazy experiment&lt;/strong&gt;, with parents and &quot;experts&quot; frowning at the idea that children could actually learn from watching TV, &lt;strong&gt;into a worldwide icon&lt;/strong&gt; that surpasses language and cultural differences.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What makes Sesame Street special?&lt;/strong&gt;&#160; There are any number of qualities - but what stands out to me is that &lt;strong&gt;the lessons taught are universal&lt;/strong&gt;.&#160; We all need to learn our ABC's, how to count, to brush our teeth and get along with each other - even if we're a little different.&lt;/p&gt;

&lt;p&gt;You would sure think so by what surrounds us.&lt;/p&gt;
&lt;p&gt;Why work? Why pay your bills? Why take care of your health and your finances? Why respect what others have earned?&lt;/p&gt;
&lt;p&gt;Do we take the course that will help us? Or do we just help ourselves to what others have produced?&lt;/p&gt;
&lt;p&gt;When did we start to believe that&lt;strong&gt; America owed us more than&lt;/strong&gt; &lt;strong&gt;life, liberty, and the pursuit of happiness?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Is it because the government has redefined the word &quot;rights&quot; to include &lt;strong&gt;never needing to suffer?&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Somehow, we have lost our way.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Let us hope to sprout fresh green grass across America we do not need to completely kill the roots.&lt;/p&gt;

      <title>Social Media Grumble Saves The World!</title>
      <description>&lt;p&gt;&lt;strong&gt;...well, maybe not the world, but it sure did save the day for my contractor today!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;It all started with a simple call to the City of Tucson Planning &amp;amp; Zoning Department&lt;/strong&gt;&lt;/em&gt; to set an appointment for final inspection on some work done to remedy some violations found at a property my clients want to buy.&amp;nbsp; Permits were issued, plans approved, lot surveyed (because City records weren't complete), work finished &amp;amp; the request was called in or Friday, with the appointment for the inspection on Monday.&amp;nbsp; &lt;strong&gt;When on Monday?&amp;nbsp; &quot;Whenever he gets there,&quot; was the answer my contractor got.&lt;/strong&gt;&amp;nbsp; Geez - even the cable guy can tell you whether he'll saunter by in the morning or the afternoon!&lt;/p&gt;
&lt;p&gt;&lt;em&gt;A little background here:&amp;nbsp; Tucson's Planning &amp;amp; Zoning Department is not known for their commitment to providing service, in fact, their level of service is more like:&amp;nbsp; &quot;If we feel like it &amp;amp; you're nice to me...and I'm not having a bad day.&quot;&amp;nbsp; According to that rationale, there seems to be an inordinate amount of &quot;bad days&quot; going around the P&amp;amp;Z dept.&amp;nbsp; For years.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Well, it may not be written anywhere in any policy manual, but &lt;strong&gt;common knowledge among contractors in Tucson says that if you're not at the property &lt;/strong&gt;when the inspector shows up - you'll either have to reschedule or your inspection will fail &amp;amp; you'll have to reschedule.&amp;nbsp; There are no &quot;courtesy calls&quot; to say the inspector is 30 minutes out or an hour away - nothing.&amp;nbsp; &lt;em&gt;&lt;strong&gt;God help you if you call to see where they might be in their busy schedule too!&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Best thing to do is make sure a supervisor, foreman or the company owner is on property from 8 AM until the inspector deigns to show up &lt;em&gt;(that little item added at the bottom of the bill...the one for an unexpected $150 or so...that's because they had pay someone by the hour to wait all day for inspection - or they have to eat that unnecessary expense).&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;This morning, my contractor had someone there before 8 - just in case the building inspector showed up early, and took turns rotating with that employee so that work could be properly supervised on other sites.&amp;nbsp; I showed up around 12:30 since I hadn't heard anything yet.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Long story short&lt;/strong&gt; - by 3:30, the inspector still hadn't shown up yet...so the foreman called again to see what the problem was, and was told &quot;maybe we can get someone there tomorrow, but probably Wednesday.&quot;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;That's when I hit the roof at the arrogance &amp;amp; inanity of the situation...and posted my grumbling on Facebook &amp;amp; Twitter.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;45 minutes later, I got a call from Planning &amp;amp; Zoning saying that &lt;strong&gt;&quot;the Mayor's Office called us &amp;amp; wants us to get this cleared up.&quot;&lt;/strong&gt;&amp;nbsp; Our inspection happened 30 minutes later - with a clean, clear approval!&amp;nbsp; &lt;strong&gt;&lt;em&gt;Sure am glad that someone in Mayor Bob Walkup's office monitors social media!&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Can't help but wonder though...the P &amp;amp; Z Dept has been talked about quite often as one in need of a &quot;culture change&quot; by candidates for city council...election's tomorrow...stunt or sign of leadership realizing that a change is needed?&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Stranger things have happened - like getting results from the city via a Facebook post!       <title>October Tucson Residential Market Stats - FHA Eligible Market Segment (Up to $316,000)</title>
      <description>&lt;p&gt;Those of you who know me - know that I'm a junkie when it comes to statistical information.&#160; I devour stats like George Will devours baseball history.&lt;/p&gt;
&lt;p&gt;One thing I've noticed is that very few market reports make it easy for the consumer to see information on homes that are eligible for FHA and VA loans and which require conventional financing - so I thought I'd try to make it simpler.&#160; In Pima County, Arizona (Tucson), the FHA loan limit is $316,000, so I limited the data to those.&lt;/p&gt;
&lt;p&gt;FHA &amp; VA loans have more stringent property condition guidelines, and may require a longer escrow period, so some (not many) sellers don't want offers that use these types of loans.&lt;/p&gt;

      <title>Tucson Multi-Family Housing Looking More &amp; More Attractive</title>
      <description>&lt;p&gt;&lt;strong&gt;I often work with people who are looking at their real estate as an investment rather than a home.&#160;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Looking for multi-family properties &lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;em&gt;where the numbers made sense last year was a challenge&lt;/em&gt;&lt;/span&gt;, to say the least.&#160; With interest rates hovering in the mid-7% range for investment properties, crunching the numbers just didn't work with the prices sellers were asking, for the most part.&#160; Cap rates in the 5's and 6's were predominant - and &lt;strong&gt;they just didn't cash flow&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;Now,&lt;/strong&gt;&lt;/em&gt; after the price drops, &lt;strong&gt;we're seeing a lot more properties with cap rates in the 8's &lt;/strong&gt;- some even in the 10's.&#160; Combine that with the fact that interest rates for investment properties are in the 6% range, and &lt;strong&gt;&lt;em&gt;investing in multi-family housing is looking more &amp; more attractive in the Tucson real estate market.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are currently at least 30 duplexes, triplexes, fourplexes and apartment buildings (that aren't short sales) on the market in Tucson with a cap rate of 8 or higher.&#160; Some folks are holding out for 10, but when is that going to happen?&#160; When interest rates are a full percentage point higher or more?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Investing in real estate is all about cash flow, value and timing.&lt;/strong&gt;&#160; Why hold out for a small gain in cap rate if you are paying more for your money?&#160; For the large or institutional investor, that may make sense with short-term gains.&#160; For the smaller investor who plans to hold the property for a long time, a property that pays its own way, and a mortgage at a lower interest rate can be more practical.&lt;/p&gt;

&lt;p&gt;With a project of this magnitude (the largest open-air multi-use complex in North America - 350 acres), progress can seem halted to the naked eye when agreements are being put into place and negotiations over infrastructure &amp; governmental entities coordinated with financing requirements to have everything together enough to start moving dirt - this is just about ready to go.&lt;/p&gt;
&lt;p&gt;One of the biggest hurdles has been getting the vast sewer line system approved, and that looks to be in place, according to trusted sources.&#160; Once a few more small loose ends are tied up, we'll see some action on the site.&lt;/p&gt;
&lt;p&gt;So far, interest has been very high from companies interested in the hospital &amp; other medical facilities, the 3 hotels to be built on the site (budget, mid-level &amp; resort style), office space and retail - with letters of intent already in hand.&lt;/p&gt;
&lt;p&gt;A few weeks ago, someone asked me for an update on the project, but I wanted to be sure my information was reasonably accurate...hence the delay in putting this together.&lt;/p&gt;

&lt;p&gt;Unfortunately, the feeling is dangerously close to the mark when dealing with the agents &amp; &quot;banks&quot; that are putting foreclosures on the market today.&#160; I must say though, that &lt;strong&gt;&lt;em&gt;most of the time buying a foreclosure isn't this ridiculous&lt;/em&gt;&lt;/strong&gt;, the attitude portrayed here occurs often enough that I'll wager most who view this video can identify with it at some point.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;em&gt;Dr. Nakao, his wife &amp;amp; his assistant, Dr. Minako Nabeshima were very enjoyable people - and I hope to visit them when I visit Japan someday.&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Not only will you save yourself time, effort and frustration - you won't waste other people's time by asking them to resend things to you that you might not be able to find in your email files online.&lt;/p&gt;
&lt;p&gt;There are many &lt;strong&gt;simple ways to back up your data:&lt;/strong&gt; hardware like&lt;span style=&quot;text-decoration: underline;&quot;&gt; &lt;em&gt;external hard drives&lt;/em&gt;&lt;/span&gt; are cheap &amp; offer a bounty of storage for the money (plus the fact that by keeping things like photos, videos &amp; other megabyte eaters off of your main drive will allow your computer to operate faster).&#160; Burning&lt;em&gt; &lt;span style=&quot;text-decoration: underline;&quot;&gt;files to CD or DVD&lt;/span&gt;&lt;/em&gt; is super cheap &amp; easily portable.&#160; &lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;em&gt;Online storage&lt;/em&gt;&lt;/span&gt; is becoming less expensive all the time - and offers the beauty of access anywhere, anytime, from any computer.&#160; &lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;em&gt;Flash or thumb drives&lt;/em&gt;&lt;/span&gt; allow for a lot of storage at a pretty low price...and you can even put it on your keychain (Decorate it yourself if your're a fashionista)!&lt;/p&gt;
&lt;p&gt;Another wise idea is to &lt;strong&gt;get Lojack for your laptop&lt;/strong&gt; - less than $50 a year to have a better chance at recovering your computer if it is stolen + they can delete sensitive files for you remotely.&#160; The moment your computer goes online, those files can be gone from prying eyes.&lt;/p&gt;
&lt;p&gt;So...please folks...&lt;span style=&quot;text-decoration: underline;&quot;&gt;&lt;strong&gt;&lt;em&gt;don't be The Hero That Coulda Been&lt;/em&gt;&lt;/strong&gt;&lt;/span&gt;.&#160; Do the simple thing, the right thing &amp; be your own hero on a daily basis:&#160; back up your data.&lt;/p&gt;

&lt;p&gt;As much as I thought there would be a good turnout, I was truly amazed at how many people actually showed up!&amp;nbsp; The Historic Tucson Trolley made its first venture into Downtown Tucson in decades - foreshadowing the route that our new modern streetcar project will take.&lt;/p&gt;
&lt;p&gt;Stretching from Main Gate Square on the west side of the University of Arizona, down 4th Avenue and across Congress Street all the way to La Placita Village...there were a lot of different ways to enjoy the festivities.&lt;/p&gt;
&lt;p&gt;All politics &amp;amp; grumbling aside, Tucsonans are excited about having the underpass open and will really embrace the streetcar...once they see some actual work beginning.&amp;nbsp; Its just around the corner, but folks are tired of promises and look for some action before getting too worked up.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;I can tell you one thing...Tucson throws a pretty good party when it wants to!&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Scott Greenburg had an idea that really made sense to a lot of people&lt;/strong&gt; (myself included) that would do a lot of good in a variety of ways - private developers build apartments in downtown Tucson or the 4th Avenue area, but with no parking spaces...and lease the building to the University of Arizona for student housing.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;University of Arizona needs student housing, but is landlocked&lt;/li&gt;
&lt;li&gt;U of A and the City of Tucson are looking for ways to utilize Downtown together&lt;/li&gt;
&lt;li&gt;No parking facilities will keep the cost down &amp; encourage use of public transportation (plus campus is a walkable or bicycle distance anyhow)...and these areas are right where the new streetcar route is going&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;A no-car dorm is very parent-friendly&lt;/li&gt;
&lt;li&gt;Everything a student would need is very accessible by either walking, biking or public transport - including the entertainment venues that students already frequent&lt;/li&gt;
&lt;/ul&gt;

&lt;p&gt;&lt;strong&gt;&lt;em&gt;It is a buyer&amp;rsquo;s market. &amp;nbsp; &amp;nbsp; &amp;nbsp; &amp;nbsp; &amp;nbsp; &amp;nbsp;&amp;nbsp;  It is a seller&amp;rsquo;s market&lt;/em&gt;&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Both statements are true&amp;mdash;it all depends on what part of the market you&amp;rsquo;re looking at.  There are some very interesting dynamics at play in the Tucson real estate market this summer&amp;mdash;we&amp;rsquo;ve got 2 markets going at the same time in one city.&lt;/p&gt;
&lt;p&gt;On one end of the spectrum, &lt;strong&gt;multiple offers and bidding wars&lt;/strong&gt; are reminding people of the &amp;ldquo;boom days&amp;rdquo; of 2005-06, when offers would start pouring in on properties before the &amp;ldquo;For Sale&amp;rdquo; sign was in the ground.&lt;/p&gt;
&lt;p&gt;At the &lt;strong&gt;opposite end&lt;/strong&gt; of the market, &lt;strong&gt;homes are languishing for months and months&lt;/strong&gt; without much activity while prospective buyers are demanding (and getting) price reductions, repairs, upgrades and other concessions from sellers.&lt;/p&gt;
&lt;p&gt;Overall, there are just over 4,000 single family homes on the market today in the immediate Metro Tucson area.  Since June 1&amp;mdash;just over 2,000 have sold (about 6 weeks).  That means that there is &lt;strong&gt;&lt;em&gt;roughly 3 months of inventory&lt;/em&gt;&lt;/strong&gt; on the market today, which is a drastic improvement from the year&amp;rsquo;s supply we had last year.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Here&amp;rsquo;s where it gets interesting:&lt;/strong&gt; out of those 4,000 homes on today&amp;rsquo;s market...&lt;span style=&quot;text-decoration: underline;&quot;&gt;950 are priced at $500,000&lt;/span&gt; or more.  Only &lt;span style=&quot;text-decoration: underline;&quot;&gt;730 are priced under $150,000&lt;/span&gt;.&lt;strong&gt; Guess which market segment sold the most homes the past 6 weeks?&lt;/strong&gt;&lt;/p&gt;
