Qualified Home Buyers Timing Their Purchases.

The Chief Economist of the National Association of REALTORS® released a review of the national real estate market today based on a survey of 2000 REALTORS®.

The report indicates that as many as 23% of qualified buyers are waiting for the national market to stabilze before they purchase a home. This is siginifigant because it indicates that once signs of stabilization occur there is likely to be a rush of buyers jumping into the market making the recovery of the national housing market robust.

Some other items of note from the report included feedback from participants of the survey. I have summarized of a few of the sentiments reported.

"Short sales are frustrating because lenders have been exceedingly slow to reply to purchase offers."

"Bank owned properties are very competitive with multiple offers being submitted and closing above list price."

"Some buyers can not close on their purchases because their purchase is contingent on the sale of their current home the cannot sell."

"Fixer-uppers are slow to sell because of the high cost of construction."

"Some builders have begun selling at or below cost of construction hurting the existing home market."

"Lower appraised values have caused some home sales to fall apart and not close."

"Higher gas prices have hurt rural area home prices."

"The media tends to paint a national picture about market conditions which do not reflect local market trends."

"Buyers are waiting for the market to bottom before committing to buy."

National Energy Policy Calls for Elimination of Fossil Fuels within 10 Years.

Former Vice President, Al Gore challenged the country today to adopt a new energy policy which mandates the country be free from the use of all fossil fuels in the production of electricity within 10 years. The Vice President stated that current reliance by the US on fossil fuels poses not only a risk to the global environment but also a grave national security crisis and huge economic risk due to cash outflows to acquire these fuels causing trade deficits to explode.

The use of wind to produce energy has been broadly discussed as the best alternative for fossil fuels along with ethanol and Kansas is in the middle of both the wind belt as well as one of the nations top produces of corn. Kansas has a lot to gain with the switch from fossil fuels to renewable and green energy sources like Ethanol and Wind power.

Kids in Lawrence, KS have many super activity programs provided by the Lawrence Parks and Recreation Department.

The Douglas County 4H Fairgrounds located in Lawrence, KS plays host to this years Douglas County Science & Engineering Fair. The fair provides students K-12 an opportunity to participate in the process of research and review as practiced in the sciences.

The student exhibits are open to the public on Friday, February 9th from Noon to 10:00PM so come on out and see what the kids have been working hard on for the last few months!

This year it's even more important to remind people of the time change.... Why? Because on August 8, 2005, President George W. Bush signed the Energy Policy Act of 2005. This Act changed the time change dates for Daylight Saving Time in the U.S. Beginning in 2007.

Starting this year the change takes place several weeks earlyer then normal in the early morning hours of Sunday March 11. Clocks 'spring' forward 1 hour from 1:59:59 to 3:00:00.

Take this oportunity to stay in touch with your clients and remind them to change the batteries in their smoke alarms as well.

This is a great program that the Lawrence Board of REALTORS® participates in.

The Lawrence Board of REALTORS® is joining the State and National Associations of REALTORS® in a
project called Suitcases For Kids. The Suitcases For Kids project was created in1995 by a 10-year-old
girl named Aubyn Burnside who learned that the average child in foster care moves three to four times
and traditionally carried his/her personal belongings from home to home in black garbage bags.

The Lawrence Board of REALTORS® is asking for your help to benefit the foster care system in Douglas
and surrounding counties. We have been told that the most functional item is a duffel bag approximately two
feet long, one foot wide, and 1 foot deep when opened. This kind of bag can be collapsed to an inch or two high and will fit easily under a bed.

If you choose, donations of cash may be made, and the LBOR can purchase this kind of duffel bag, in bulk, for approximately $9.00 per bag; certainly a small price for a little dignity and something to call their very own.

Donations may be made at the Lawrence Board of REALTORS®, Member Agencies of the LBOR, the Kaw
Valley Center, and DCCCA.

Pet Sitting in Lawrence Kansas for Open Houses, Showings or Whenever...

A few months ago we started to plan a day trip for the family. Being the proud new owners of a cute minature poodle, it dawned on us that we didn't really know what to do with if no one was going to be around to watch after him all day long... he was only 12 weeks old! We started searching around for options and calling people we knew with smaller dogs for their input. Once we collected all the great suggestions we went out to investigate our options. We looked at several boarding kennels around Lawrence and eventually ended up at one called Country Meadow, midway between Lawrence and Baldwin City. We were amazed with this wonderful place, so much so we decided that it was worth it to drive the extra distance for our little guy. The owner of the facility truly loves all of the dogs and treats them with extra special care. Its like a big dog party all day with lots of love and care. When our Bailey goes there he just has such a good time.

Now is the time of year that we have a great opportunity to keep in touch with our past clients and add some value to our correspondence. For my clients who has transactions last year, I send out their settlement statements and remind them to include them at tax time. This is especially important for first time home buyers who may have never itemized their taxes before. Even old pros at the tax game often misplace them in their move or box up them up with mounds of papers they received during their home purchase. By reminding them and making it handy your clients will appreciate your effort and think even more highly of you for this small gesture.

Try to get them out by the end of January (tomorrow) if you can. After that it may be too late.

This home had severe mechanical problems, such as a support wall in the basement that needed to be replaced.

It had been overpriced and sat on the market for months before the sellers lowered the price... again and again.
Finally, the price was reasonable for a home that was in good mechanical shape and I took my buyers to see it.
We made an offer that reflected the current mechanical condition of the home and asked for repairs.

The offer was accepted and my clients had instant equity!

It's important to have good representation when you buy and sell a home. Having an agent you trust working for you is invaluable. An agent that tells you what you want to hear in lieu of the truth is not on your side.

Over pricing a home will sting you in the end. Give yourself enough room to work with offers but make sure it's within reason for the area and time of year you are selling. A licensed Realtor who has experience in your area should not only be able to give you some tips but back them up with data.

Sending past clients a quarterly report on local training events and emergency preparedness programs is a great way to keep in touch with them and help prepare your community for a disaster.

Community Emergency Response Team (CERT) - This training is designed to help you help others in the first seventy-two (72) hours of an event. These skills allow you to secure your home and assist your neighbors.
National Weather Service "Weather 101" - First step in learning about hazardous weather,
advanced training classes are provided by Skywarn & Weather Spotter agencies/groups in most areas.
CPR Training & Certification - Local offices of the American Red Cross & most Fire and Paramedic Departments.

Last year we had the opportunity to baby sit... or should I say doggie sit our neighbor's lhasa apso, named Enzo, while our neighbor was out of town.

My husband suggested to me that I was going to meet quite a few people walking such a spunky dog...

Not only was my husband right (how often can a woman say that!) but the first day I met a man who was moving to Australia and needed to sell his house ASAP...

But the story doesn't end there... his house was perfect for one of my buyers who ended up buying it the same day!

Real estate here in Lawrence is definitely going to the dogs!

We became so attached to Enzo over the few short days he lived with us that we decided to find a dog of our own...
A few months later we added a miniature apricot poodle to our family and go walking every day!

Working with first time home buyers is always a joy, it's even better when you get a

wonderful letter like this one;

In the dead of winter my daughter and I met Tanya Kulaga at
