Here's a Thought! Don't Spend Your Savings on The Holidays.

Okay, So we see that the Holidays are right around the Corner, Christmas, Hanuka,You get the Point! Does that mean we should spend what we don't have on Gifts? If someone you know, doesn't appreciate just being with you, or receiving a card as a Gift, then they are not Good to be around in the first Place.

The past year has been tough on just about every person I know, So I could only imagine how it is outside of my Little Box. With the Holidays coming up very Soon, you may feel like you have to spend Money on everyone you know, or else they won't Love You! and thats Incorrect, if someone expects a Gift from you, then they are Wrong. The Holidays just like Thanksgiving, is a time for us to appreciate being with our families, and friends. The Holidays put pressures on the whole world, because we have Labeled the Holidayswith gifts. I understand that it's nice to give, and to Receive, but, "If you don't have it, Then don't spend it" They will understand.

Money has created a Evil sense among the most Honest of People, So lets not feel pressured into spending Money this Season, that we just don't have to spend. I know that most people that I know, have had a ton of money problems, but they still insist on using those Damn Credit Cards, to finance their Spending Habits. Some people can Afford to spend Money like it's Free, because it's not theirs to spend.

How amazing is that? Spent like there is no tomorrow! Cut the spending Now!! and start Saving, it's the best thing to do right now. We don't have a magic way of letting us know, when the times will change for the better, So do whats right for your Family, and Yourself. You have to learn how to Practice what You Preach.

If you insist on Spending then try some of these ideas,

Gift Cards.. Good for one Person or Whole Families
Clothes
Re-Gift something, if you have not used it already
Holiday Cards
Homemade Cakes or Candies
Personal made Gift

Making Holiday, Cakes or Candies, is inexpensive, and Very nice to give as a Gift. Remember it's not the Gift, it's the thought.

Equity Rich, and Cash Poor, You are just Burning away Money!!

Consumers, It's wake up time.. How many times have we heard someone say, My House is Worth This Much! I know I heard it almost Everyday, and it was a sad Joke that was played on the Entire U.S. Economy. We were convinced that we could use our Homes as Personal Piggy Banks, and we would never Go Broke. Wrong! You jeopardized your Roof over Your Head, and now no one is to blame but Your self.

This is the kind of Image your Children have of their homes,they don't think Money, they think Friends, and School, and because of lack of Responsibility, and Some greed, you have Liquidated your Home of it's most Precious Asset, It's Equity!!! which is, and was your Children's Future, as well as Yours.

I watched a Show last Night, I think it was Suze Orman, I can't remember, but there was a Gentleman who came on the show, and said he inherited $1.2 Million Dollars, he paid off his house, and had Zero Debt. One day he realized that he had No money left, and he said His So Called Mortgage Broker Friend had talked him into Refinancing his House, and basically pulling out all of his Equity, which left him $425,000 in the Hole, and now he is in Fforeclosure. (With Friends like that, Who needs Enemies?) Perfect Example here was that he used up all of his Money, and Now he has used all of his Equity as well.

I had spoken to so many Realtors through Active Rain, and they all seem to have the same View as myself. The sellers of Home "A" want $300,000 for their home, but the Appraisal is only $230,000. These clients Owe $280,000 and they are mad because they want what they want, and said they will find another Realtor that will get them what they want. The problem here is Very Simple, If you as the consumer, Refinanced your Home, or did an Equity Line, and you used the Cash, Then don't expect it back, Because you used it already!! What did you expect, that your home was always going to go up in Value? You are basically Equity Rich and Cash Poor!

Try and accept Responsibility for the actions that you have allowed, and with this you will find that you will most Likely not put yourself in this situation again. Please Remember your Homeis not Your Personal Piggy-Bank..

Hey, Look at Me, I can do it all!!!

Okay, so you have someone who said they can do your Mortgage, But is it the right Choice?

I was eating with my wife a couple of days ago, and I overheard a few people talking with their Family. The conversation was fairly simple, but I still couldn't help but to wonder what they were getting at, because they were speaking so Loudly! The one older gentleman was saying how he didn't understand how his son could be in such a Financial Ruin right now, But at the same time he said to My Amazement! That we are just like him, because we are only 1 Paycheck away from disaster Ourselves. The point of this Post! is what he said after the fact. The gentleman began saying that at his Job there was a Guy, who works with him, and who said he can do his Mortgage for him, and he thought he would try and see what he can do. it's true, a straight Part Timer! doing Mortgages from his primary Job!

So with a Jack of all Trades, Are you going to get The Highest Quality of Service you deserve? No!! is the correct answer. There is just to much changing in The Mortgage Market right now, for someone to stay truly involved, unless they do this full time.

I myself, work a Night Part time Job! but I have had this Job for over 12 Years, and Mortgages is what I do Full Time every day period.

This morning I ran into a Guy at Starbucks, and he tapped me on the shoulder to get my attention. I remember this guy as a One time Mortgage Broker, and then he Became an Account Rep for a Bank. He told me that he left the Mortgage Business about a Year ago, and now sells Concrete Walls, But he still writes Mortgages for anyone that needs one. This is when I decided to write this Post! Because I don't think it's possible to work a full time Job, and then Give even 50% to your Mortgage Work. The same thing goes for all of the Phone Solicitors, the majority of them aren't even Licensed Mortgage Brokers, Is this who you want to do your Next Mortgage?

These are the basics that a Mortgage Broker needs to know all of the time...

Current Mortgage Market, and Conditions
Changes in the Mortgage Market (These happen every day now)
Mortgage Rates and Products Available
What Qualifications are Required for Certain Loan Products
How to work with, and Understand Debt Ratios (These are your Debt To Income Ratios, How much Money is Brought in, and How much is Going out) Can you afford your Home?
What Products are Best Suited for You (These are ever changing)
Knowing what Current Loan to Values are being offered, Example: Do you 20% down? or can you do 5% down?
Complete understanding of Credit Reports, and how they are Read, (These change as well)

In Today's Mortgage Market there are too many things Changing, and it's time to Open your Eye's to Reality. It's okay for a Commission Broker to Supplement Income, But they have to have Mortgages at the top of the List of things to do, or else you are not getting Quality Work done for you.

Don't be a Statistic, and Remember You Get what You Pay For!! Don't Skim on your Mortgages, It's not worth the Risk. Here are some other Mortgage Related Posts to Check out, and Rememeber A Full time Mortgage Broker is the only way to go.

The Mortgage Market is full of Reputable Mortgage Brokers, but it's a Commission Business, So look for what seems right for you. Keep in mind that if a Mortgage Broker works for a Bank, they still get Paid Commissions, and Bonuses, So don't Assume the bank is the best way to go.

I am giving a Salute to The Palm Beach County Sheriffs Office. Here in Palm Beach County, We have one of the toughest Police Force in the Country, and I couldn't ask for a Safer Place to Raise My Children. This is the Reason I wish to Salute all of the Palm Beach County Sheriffs Office, for a wonderful Thankless Job that they do everyday, So that my Family can feel safe.

There are many Cities throughout Palm Beach County which are Patrolled by the Sheriffs office. I am a Full Time Mortgage Broker in Palm Beach County Florida, I have been lucky enough to do more than Half of the Loans for the Palm Beach County Sheriffs Office, and they Put me at the top of their list to do their Mortgages. It's time to Prioritize, Your Priorities, Thats why you face Foreclosure!!

Okay here is my First, of maybe Two or Three posts that are going to be geared toward Facing Reality, and Fixing the problems instead of Creating them. I don't want to keep seeing this, it's getting Old, and the Mortgage Brokers have taken too much of the fall for this, and it all starts with You!!!

I am a well known Mortgage Broker, here in West Palm Beach Florida. I am also known for my Point blank views, and Attitude, and I am not stopping now!! So if your facing Foreclosure or are in Foreclosure,now is the time to stop with the Bull, and start working on Solutions, One at a time. This is not meant to demoralize you, but it is meant to Open your Freaking eyes! and Educate you, So grab a Pen and Paper. The world is not going to stop and help you and only you, there are to may problems going on, to have the spotlight Aimed on you, and your situation. So lets see, what is the Exact problem, I know! your Priorities are all Messed up, it's time to put them in the right order.

I just recently went through about a dozen different situations, Where the consumer had to face Two choices, and the one they Picked was Ignorant! here they are,

Pay your credit Card Bills..

Pay your Mortgage..

Holy Cow! what is the problem?the answer is right in your face. I will never suggest that anyone pay there bills late, or not pay them at all, But here's the reality! You get solicited to open a credit card from A+ Credit Cards, you accept and start Establishing Debt.. at 29% Interest. Well if these Credit card companies want to drain you of your life, instead of helping, then Just toss them!!! I say to those companies, "If you play with Fire, Then prepare to get Burned" Because I have the Blow torch! and i'm lighting this Sucker up.

Hey! think about this, Your mortgage goes up after the Adjustable period, maybe $500 But you have $700 in Credit Card Debt. The way I look at it, if you pay the Mortgage First, and the Credit Cards last!!! you will not face Foreclosure and put your family on the street. The fact that so many have put all of their other Bills Ahead of their Mortgage, could really account for many of the Current Foreclosures, in todays Market. Thats Just Plain Irresponsible, and Ignorant! stop Now.

Don't Hide, and think we don't know who is giving their home in Foreclosure, but Paying all of their other Bills on time! We know who you are.
Here it is one more Time,
Pay your Mortgage First!!! Before Paying anything Else, because a roof over Your families Head, is more important than paying your Credit card Bills on time. Period, Bottom line.
Pay your Credit Cards Last!!!Wow! how hard is that? who cares right now? I know if I were faced with the Decision, i'm going to pay my Mortgage First!! Period, Bottom Line, because your the responsible one.

I will be writing a few of these, with suggestions on how to better your Situation, and expect them all to be Point Blank, because you don't need a Sweet Talkin, Sugar Coating Mortgage Broker right now! I am not afraid to speak my Mind. I know I need You! the Consumer, But You need me Just The same, So lets work together.

Someone is always looking over you.. Just open your eyes, and your Heart!

Money Problems, Illnesses, Fighting!! all of this is just Natural, and there are reasons for it all.

I though about how I was going to write this, because I didn't want to capitalize on God! That's not what I want, So I decided just to write what I felt in my Heart, And what I saw going on around me.

When I was Younger, I grew up very Religious, growing in the Jewish Faith. My father has gotten sick, and had a Massive Stroke, which kept him Partially Paralyzed, and in a wheelchair. When he was in the Hospital one day I remember seeing a Rabbi, and a Priest in my Fathers room saying Prayers. I was a little shocked because being young, I didn't even know that they could be together in the same room, Remember I was young and Naive, and didn't know any different, but they were there together, and I wanted to know more. I asked My Mother why she had a Priest in the Hospital Room with a Rabbi, and she said we need all of the Prayers we can get, in order for my Father to get Better.

There is a Point to every Post of mine, and I want to explain what I'm thinking. My wife's Cousin invited us this Last Sunday to a Local Church here In Palm Beach County, Florida. She wanted us to see her children Sing in the morning Service. This Churches name is Christ Fellowship, and I would say one of the most Beautiful places I have ever seen, They even have multiple churches to visit, but the one I went to was in Royal Palm Beach, Florida. As I sat and listened to the service something really came over me, and I started to relate to what was being said, I had even gotten a Little Jittery. As I sat and listened I noticed little things, like how happy everyone looked, and the things that were said, like God doesn't give you more than you can handle, and I couldn't agree more. In the end I was amazed how welcomed I was there, and how great everyone was.

That Morning I left feeling Very Good! and I wanted to just keep moving, So whether your Jewish, Christian, Catholic, Or any other Religion. Try and search for help, in the most unlikely places, these places are there for everyone to utilize, as a Venting source, or a comfort place, So you can start a Day, or a Week off on a better Note.

I found 1 Hour of Relaxation, and Peace, in a great Place. Please take a Moment to see if you can enjoy a sense of freedom, at any Church, or Temple of your Choice. It will make things just not seem so bad anymore, and will make for a Happier place in your life.

Behind Almost Every Foreclosure, Is a Sad Story!!!

Sadly enough, We have had the Blame Game going on for a while now, But in the end there are Real People, with Real Problems! Who's there to help them?

I am a Mortgage Broker in Palm Beach County Florida, and I am very concerned about what the Foreclosure Market is going to do to many People. Imagine this, there is almost always a Story behind every Foreclosure, and if you knew some of them, You would be Amazed! Here is one that I just heard about over a Week ago, and Today the Lady called me to say thank you for my help.

I had received a Phone Call from a Women named Deborah, she was Upset, and still a Pleasure to talk too! She had explained to me, that she was Raising a severely Handicapped Daughter, whom is unable to take care of herself. We spoke about her Housing situation, and she said that her house, which was transformed to suit her Daughter, had been making her Daughter sick, So she looked into it, and found that the home had a severe case of Toxic Mold, She found out this was correctable, but the Insurance Company would have to pay to fix this.

The case had gone to the Insurance Company, and they found that they should pay to correct this, but soon after, the Insurance Company Filed for Bankruptcy and the women was left with a home unlivable. The state took over the Claim, but while this went on for over 1 Year and a Half, she had to pay to stay elsewhere, and she fell behind on her Mortgage. The State had finally decided, it's time to fix the wrong, but the only problem was her house was scheduled to go to Auction, this week Thursday, and she tried everything to Postpone at least One Week. Well to my amazement, knowing and having Proof that she was going to be able to catch up the Mortgage in Full, The Attorney for the Bank refused to Postpone the Sale, and then The Bank themselves, refused to Postpone the Sale. This women has a Handicapped Daughter, and these giant Banks don't have a extra Week to spare, I guess the fact that she owed very little, Swayed the banks and the Attorney to maybe arrange someone to buy this house at Auction for a real good buy, Well! today a Honorable Judge demanded the Postponement for her, so that she can pay up the Mortgage. I would like to say good for you Judge, for doing the Right thing, and I would like to say,

Shame on you!! to the Big Banks, for not trying to work with someone like this Lady who needed a few days help.

To all of you out there, be Persistant, and Optimistic, and you will be fine! help comes in many forms...

Currently there are over 4,652 Soldiers Deceased since the War Started. If you have a Love for something, then make sure you say a Prayer for the soldiers that are fighting for us right now.

People Just Don't Listen!!! They just refuse to Listen!!!!!!

Whether you choose to comment or Not, I can still list how many Clicks and Views were on this Post!! So humor me a little, I am doing a test.....

I wrote a post yesterday, about being a Licensed Mortgage Broker in Palm Beach County, and it got many comments on how Consumers should take their fair of the responsibility, with this Mortgage Mess!! that we have right now. Well I decided to add to it, You see there are a lot of very Reputable, and Responsible Mortgage Brokers out there, doing Business! I could say that most have suggested some time or another, to their clients to not do something... it common nature to do something, when your told not too!!

I remember reading a big Billboard in Knoxville, and it said Do not turn your Radio Dial to 92.7! well I turned my Radio to 92.7! So most people have the warnings, but they don't utilize them. The Mortgage Mess of 2007, Will haunt us for many years to come, but it's not the end. I suggest starting fresh, and accepting Responsibility for whats been done, and definitly not doing it again. Something to look forward to, is,

This advice!!!!

Here is where you need to start. I have told clients before, that Refinancing was a bad idea! at the time, and they chose to go to someone who just did their deal regardless of how bad the Loan was. I say that the Broker is wrong in this case, but what about the Client? Did they not have a Point Blank Warning, that doing another Loan was Very Bad!! they did, So they deserve to be in the Mess that they got themselves into. The Mortgage Business got a Bad Wrap! Now with 2008 Around the corner, We can change everything, and start a fresh New Year!!

If you are told by a Professional Mortgage Broker, Not to do something, Then don't do it!! We make a commission, but we don't want anyone to fail at Homeownership, So trust in Us to do whats best for you. Just Say No!!!!! So start by leaving the Real Estate Business, to the professionals. This is our Job! and thsi is what we do best.

Change in Inevitable, But it doesn't have to be a Bad Thing!! make it work out.

I am not planning on being Politically correct on this Post! I continue to do well, because I am Point Blank with Consumers. I do not want any more Families losing their Homes, or going through Divorces over debt, and over Ignorance, because it can be controlled.

Where are the Children in these situations? They are still there, Sad! and Upset. I would like to blame Mortgage Brokers for these Situations, but this is a Joint Effort! Too many people chose to live like they were Equity Rich, and Now they are barely able to Pay their Bills.. The proper way of life, is to take care of your Family, and Provide for them, a Roof over their Heads, and Food on their table. First thing to do is...

Stop Being Selfish!!
Make a List of things that must be done.
Prioritize that List, whats most important to least important
Completely Curb your Spending Now!!!!
Save Money! Every Dollar Counts. Stick in a Savings account, Whatever just Save.
Find a way to have a Yard sale, or do Consignment on items no longer needed. use this money for Holiday's or just your normal spending.
Debt! No Good. If you get a Credit Card offer, Toss it Quick! Do not accept any new Debt.
Consider extra Part Time work!! in every city there is Part Time Work. once again, Every dollar counts.

For all of you who Live in Florida, You may have heard of Sound Advice Amphitheatre in West Palm Beach Florida. Floridas #1 Concert Venue!

This Amphitheatre is owned and Operated by Live Nation Entertainment. It is Located in Central Palm Beach County, and it is Located on the site of the South Florida Fairgrounds. Thinking about a Short Sale, These are Some of the Requirements.

Short Sales are Very Common right Now, So be Prepared to gather a list of Info required by the Banks.

A sale of a house in which the proceeds fall short of what the owner still owes on the mortgage. Many lenders will agree to accept the proceeds of a short sale and forgive the rest of what is owed on the mortgage when the owner cannot make the mortgage payments. By accepting a short sale, the lender can avoid a lengthy and costly foreclosure, and the owner is able to pay off the loan for less than what he owes. See also deed in lieu (or foreclosure).

Most banks have a list to go by, and these are some of the Items they will require,

Personnel Hardship Letter - What type of Hardship are you going through? Death, Unemployment, Divorce, Ect..
3rd Party Signed Disclosure - They will need this to discuss any part of your Loan with any outside 3rd Party.
Financial Worksheet- They will supply you with a Financial worksheet, and all whom are on the Mortgage must fill this out. Be aware this is pretty Detailed.
1 Month Pay-stubs, and /or Tax Returns - The banks are going to Require you to give this info for Consideration of a short Sale, if you can't provide a tax Return, then you will have to show proof that you filed an Extension. Also any parties on the Mortgage Need to give their Income Documents.
1 Month Copy of your Bank Statements -This is Required on all of your Bank Accounts, Savings, Checking, Trusts, Ect...
Copy of a Sales Contract, if you have one - This needs to be signed by your Mortgage Holder, and your Buyer. The Buyer cannot be a Family Member, and the bank will verify.
Preliminary Hud 1 -The Hud 1 must show all of the costs in detail broken down, even though it's most likely Projected figures. Usually there is a 5% Cap on Realtors Fees.

Now there is a Deed in Lieu of Foreclosure.

A means of escaping an overly burdensome mortgage. If a homeowner can't make the mortgage payments and can't find a buyer for the house, many lenders will accept ownership of the property in place of the money owed on the mortgage. Even if the lender won't agree to accept the property, the homeowner can prepare a quitclaim deed that unilaterally transfers the homeowner's property rights to the lender.

All of the above will be Required plus- You must have the property Listed, or at least show Good Faith in trying to sell the property. There cannot be any 2nd or 3rd Liens on the property, or attached to sthe home.
Bankruptcy Release Letter - If you filed Bankruptcy, then you will need a Release from the Courts.
Short Sales and Deed In Lieu of Foreclosures- Will take 4-6 Weeks to Process and can still be denied by the Mortgage Company.

If you are trying to sell a Short Sale, keep in mind that the bank is looking for someone who can't sell their home, and have legitimate Issues that are keeping them from making their Payments on their Home.

Keep in mind. If you sell a home in short sale, the 2nd and 3rd Mortgages will most likely not get paid off, so be prepared to deal with those Lenders, or Collection Agencies. The banks are going to ask about any money you may have, and what you spend on Groceries, and clothing, So expect the Banks as Creditors to ask a Million Questions.

Seek out an Attorney, or a Realtor that Specializes in Short Sales, and they will Guide you in the right Direction.

Out of State Mortgage Brokers!! Good Or Bad.. What do you Think?

In the Internet Era that we are in, it's easy to assume that doing a Mortgage on-line is Okay, But is it really?

I Produce Mortgages in West Palm Beach Florida, and I also have a License in Tennessee, I plan on Moving to Tenn, so it's a stepping stone for me, But is it Okay for so many Mortgage Companies to do loans in so many states? I have had so many clients come to me, Facing Foreclosure and so on, and I usually can't do anything for them! But I have noticed that most had received something in the Mail from a Mortgage Broker Company, in California, or Delaware, and they Believed that these companies were Affiliated with their current Mortgage Company, So they went with them and are all unhappy with the outcome. It is easy to confuse the fact that these companies are claiming some Affiliation, since every part of the letters steer them towards believing that they are with their same Mortgage Company, Except for the Very tiny print at the bottom of these Letters, that says we are not Affiliated with your current Mortgage Company.

My thoughts are, If an out of state Mortgage Company starts off a relationship with Deception! how Good can it possibly turn out in the End? When a client Applies for a Mortgage they should be able to have the choice to have a Local Meeting place, so they can see who they are dealing with,and the same applies for a Mortgage Broker meeting a Client. Most clients have a trust factor that they go by, and Once they are Burned they assume, I won't go back to that Guy again, but as it shows right now it's usually too late! Some Questions that I often see right now is,

How do we know if our Private Information is safe?

How do we know if we are getting the best deal?

Can we trust that we are going to get what we are being Offered?

Is this good for me and my family?

I have seen these Deceptive ads everywhere, Like the 30 Year Fixed Rate, at 5.25% with an APR of 7.625% I know all of the brokers reading this Know what this is all about. POA thats the program, and it's not a 30 Year Fixed at all. the way I look at it, if a Realtor in Florida obviously can't do Real Estate in Delaware, Then why should a Mortgage Broker Be able to do a Loan in any State? It's might have been a nice option, but Clearly didn't work. I know this Doesn't apply that all out of state Mortgage Brokers are Bad!! But most have been Shameful, and it's been on a downward spiral From the beginning, So I think sticking with a Mortgage Broker that lives in, and knows your State, is the way it should be, It will start producing more honest Mortgages, and this Business can turn around very soon.

When I do anything, I know I usually want to see who I am dealing with, it's common nature to think that way, and when a Realtor has a Mortgage Broker they like to deal with, Is it usually a local Broker? Most Likely, and because they want a Closer source to be able to work hand in hand, and thats this business, and how it works. I have seen so many hurt by Mostly out of state Boiler room type Brokers, right now I have a new client with a 6 Year old daughter, and she is on the verge of being Homeless, and without a Dad, because he is in the hospital for his bad heart, and he was badly burned by an out of state broker. If you don't know your clients, then how can you feel for them? I like to know everyone that I deal with, and build a relationship with them all, and thats the start of long Business Relationships, I know that I am Highly Refereed, that has to speak for itself.

Lies and Deceptive Mortgages often start off Bad, and end Bad So whats your Take on this???

No Closing Costs Loan!! Why Don't I pay your Mortgage Payments Too!!!

Where did this come From??? I just had a Client call me, and she said, I know you worked hard fixing my Credit for me, and I do appreciate it, But I just got a letter from a Lender saying he can give me a No Closing Costs Loan... and thats what I want, I am still Shocked. I am a Highly Refered Mortgage Broker in Palm Beach County Florida, and yet I still have to convince people that this is your Life, and your family's life, Not just a Mortgage on your Home. Do you really want to Gamble?

Where in life do we learn that people work for Free, or think you can get something for Free, I remember getting something for Nothing once, and it was worth exactly what I paid for it! So if your Looking for a Mortgage, Try thinking realistically, Your not only wasting your time, and your Realtors, and/or Mortgage Brokers time, but you dancing in unchartered waters. I remember when things got tough, and you could get a $200 T.V. with your Closing, and it only costs you $3000 in Fees, But hey you knew that!! Didn't you?

What is a No Closing Cost Loan? It's when a Lender or a broker offers No costs, as a Leader, yes I said it! Leader, to get you in the door to get your Loan, and when you are offered a No costs loan it is Costing you, sometimes More than if you had Just paid them yourself.

Where does it cost me then? If you are sold on a No cost Loan, then expect for a Fact to be paying it in the Rate, and sometimes even in your new Loan Amount, even with all of the Laws the are supposed to protect the Consumers out there, Companies, and private individuals still come up with a clever way to sell you better than the next Guy.

What Costs are covered in a No cost Loan? Well for one, don't think that you will not have to pay Points, Because you are!! First off, if you get the Zero Fees loan! then you will just be the Victim of a increased Loan amount Covering your Closing Costs, and you will hardly know the difference, because you will think you just got a great deal. Now a true No cost loan is when you will pay for it in your Rate, but there are still charges that you will still be paying up front, but the Very Fine print is too! small and you just can't read it. Expect to pay Per Diem Interest: which is Interest from the day of closing to first of the following Month,and then of course expect to pay your Escrows up front: Taxes and Insurance for your new loan, also you have to pay your insurance up front if it's due for renewal, and any Taxes with the new loan.

What is Closing Costs? and whats Not? If you ever look at your Good Faith Estimate, then you will see the line that says Closing Costs, and another Line that says Prepaids, These two are Different. Closing Costs which is what your trying to save, usually are about $2,500- $3,500 Everything else is Prepaids, those are typically $2,500- $10,000 maybe higher, so no matter what you will be paying Closing Costs, I think you will pay more, in the long Run.

So if you want to save Money doing a Loan, call me and I will pay your Mortgage Payments Too!!! Sadly if you believe this, then you are a bad Mortgage Brokers Best Client! Don't Gamble with your Home, and your Family's Home, One mistake is all it takes, and all because you wanted to save a few Bucks.

Keep yourself educated, and remember, a great Mortgage Broker will be your Choice forever!!

Do you need a Mortgage? Expect to Change your Attitude First!!

Be ready for a new Wake up Call!!!!! You have to help me, Help you!

Imagine this! You need a Mortgage, From a Full time Mortgage Broker in Palm Beach County Florida, and you actually have to supply Proper info, in order to get your Loan done! Wow! The nerve of these Banks to ask you to supply them with, Reserves in the bank, or proof that you have made a Mortgage Payment. The sarcasm that I am showing is because I am finding more, and more Clients arguing over the fact that the banks are asking for a paper trail of sorts, if they want to close their Loans.

The Mortgage Business has allowed those with Lack of Knowledge, to write and decide the fates of many unsuspecting borrowers, and Now the price is being paid, not by just the Consumers but the good hard working Brokers as well.

Please understand Work = Pay, and when a Mortgage Broker Works, then they Deserve to get Paid!!

1. If you go to a Mortgage broker, and now are being asked for items that weren't needed Before, Then thats the new Rules, No information.. No Loan! you have to supply whats being requested of you, or else the lender will not close your Loan.

2. I have many clients who want me to work for Nothing, and yet not want to help with the processing of their Loan. This is changed, I will not Beg, to help someone, if you want it done right, then you need to help us Brokers.. Help You!

3. If a Lender asks for proof that your Business is Active, Don't say well they can come to work and see for themselves that I have a Business, That won't work either! Lenders are not Dumb!!! and they don't have to do anything more than give you a loan, You need them Remember.

4. Keep in mind that if you are Referred to a Broker, and these Requests are being made, Odds are No other Mortgage Broker can get it done any Different, So if you would like to Jeopardize your transaction then Go ahead, but My terms are going to be different when you come back to Me, And you will be back..

5. There are many Banks out there, and when you go to one Broker they submit to the same Lenders that we all deal with, So it's unlikely that your going to get any better of a deal from someone else. Wholesale lending has different divisions, but they are all the same, and their conditions are going to be the same.

I just spoke with a Lender who is very big right now, She said, you would be amazed at how many Files they receive from Different Brokers, on the Same Client, and the 1003 Application is almost always different as well! Don't set yourself up for Failure, because somewhere in there, you are playing Brokers against each other, and the lender might assume that you are being Deceitful to them, and you may not only get rejected for a Loan, but you could face other problems, and all because you wanted to save a Buck!! it's not worth it.

Please understand this was all written in General, and not against any one person, But the Business is Different right Now, And so am I, So expect changes everywhere, and, it's for everyones best interest.

Interest Only Mortgage, May be in your best Interest!!!

With so Many Mortgage options out there, Keep in mind that the Interest Only option is a great Benefit to those looking to save money and have an easy Mortgage Payment at that. as a Full Time Mortgage Professional in Palm Beach County Florida I offer this product and Many others.

Interest Only is an Option that you can Receive on most any any Mortgage you get, one very popular type, is the 30 Year Fixed, with the 10 Year Interest Only, this will allow you to pay Interest only, or Principle and Interest, each and every Month for the first 10 Years, and there is No Pre-Payment Penalty. If you have no Pre-Pay Penalty then you can pay Principle at any time, and not have any Penalties imposed.

Interest Only can also help you if you are trying to purchase a Home, you can Borrow more, without increasing the payment much at all, and you can Borrow more Money, so you get a better purchase and/or more Home.

Example: $100,000 Purchase @ 6% Interest would give you a Payment of Principle and Interest of $600.00 a Month

Interest Only would have the payment at $500.00 a Month, So you have a $100.00 dollars each Month to save, you can then take the extra $100.00 and put it in a Interest Bearing Account, and Gain a substantial amount of interest over a Year.

Example:If you save $100 a Month, and deposit that in a CD or another Interest Bearing Account at maybe 5% Interest, Now you take the extra money that you gained in Interest, on top of the $1,200 initial Money, and add this towards Principle. Before you know it you will paying off your Mortgage alot faster, than if you were paying Principle and Interest only.
