      <title>Short Sales</title>
      <description>&lt;p&gt;Lately, it seems I have been meeting alot of opposition from banks&amp;nbsp;when I attempt&amp;nbsp;short sales. When I call the banks for authorization or acceptance, I seem to get shuffled around from person to person, then generally get no responses from them when I fax the offers to the numbers provided. I realize that short sales are not the optimum way for a lending institution to redeem a loan, but lately they really seem to make it hard to keep a home out of foreclosure and save them money down the road as the process will drag on. Anyone have any suggestions on how to make short sales more effective and how to make the process easier?&lt;/p&gt;&lt;p&gt;Randy&lt;/p&gt;</description>

      <title>Gettin' busy</title>
      <description>Hello from Traverse City! I don&amp;#39;t really know about other areas of Michigan, but the market seems to be heating up here. The buyers market, in my opinion, really seems to be reversing itself here. I have written several offers in the past few weeks on new builds in the price range of $140K-$180K and they were quickly under contract before I could get my offer in under the wire. The best selling properties seem to be $100K-$150K, but even the$400-$800K waterfront properties seem to be hot commodities lately. What&amp;#39;s happening around other parts of Michigan?</description>

      <title>When it rains, it pours</title>
      <description>&lt;p&gt;Ahhh, thinking back to the days as a new real estate professional.... Sitting back in my poorly lit office, proverbially beating my head against the wall in futile attempts to make the phone ring and have it be buyers and sellers on the other end. I had all kinds of time on my hands back then! Wait a minute.... allow me to back up a tad. I was born and raised in Alpena, Michigan, a small northern town. After high school, I went to Central Michigan University, where I earned a degree with a double major in Chemistry and Physics. I taught middle school/high school science and math for six years, with my last 3 years in Lahaina, Maui, Hawai&amp;#39;i. Which, of course, explains why I am a Realtor in Traverse City, Michigan. For various reasons, I chose to come back to Michigan, this time living directly West, across the state from the town of my birth. Apparently I prefer getting away from that awful Tropic of Cancer and seek out that 45th parallel line, halfway between the equator and north Pole. I must have been like some sort of zombie &amp;quot;&lt;strong&gt;&lt;em&gt;MUST get away from scuba diving, surfing, paradise weather and all the beautiful wahines..... &lt;strong&gt;MUST shovel snow&lt;/strong&gt;!&amp;quot;.....&lt;/em&gt;&lt;/strong&gt; Foregoing &lt;u&gt;that&lt;/u&gt; novel and getting to my point (there IS a point here!), upon arrival to Traverse City, my brother Tom convinced me that I had the skills to be a successful Realtor. I embarked upon the journey of taking my Real Estate class and passing my Real Estate test. All was good and I became a full Realtor in Traverse City, Michigan with Century 21. &lt;/p&gt;&lt;p&gt;I immediately wanted to learn the ins and outs of the business, wanting to learn every aspect as if it were second nature. Early on in my Realtor days, I did not like talking to other Realtors and clients and being unsure of things, Real Estate related. Worse than that, I did &lt;strong&gt;NOT&lt;/strong&gt; go to high school here and did not know everyone in town. With my move from Hawai&amp;#39;i to Michigan, my circle of influence dropped to virtual obscurity. The internet became my source of knowledge, coupled with other helpful Century 21 colleagues. In effect, I &amp;quot;put myself out there&amp;quot; and increased my business, going from no listings and very few buyer sales to having much business. I became very knowledgeable of real state matters and very skilled and experienced in all the facets involved. Today, I am very, very&amp;nbsp;thankful for the fact that I have to manage my time more effectively and have been very successful with that.
