Near the end of 2007, I took a chance and decided to start expanding my horizons in the field of advertising my listings. I didn't have theknow how with blogs and SEO that I have now. So I took a chance on a solicitors call from The Real Estate Home Show. They were very courteous on the phone and took almost an hour to explain their packages to me. The lady assured me that my account and purchases would never expire and even suggested the idea of reselling my purchases at a raised price if I decided not to use the product. So I ended up purchasing 3 REHS TV Aired 1 week with Web Portals and 1 set of 5 mini-cds at $399. I was so excited I immediately jumped on and created my first video. It was fed to YouTube.com and I received the 5 mini-cds of excellent quality.

Well, then I kept waiting for the just the right property listing to come along that would have been perfect for this source. But eventually, it fell to the weigh side. Until this week....

Tuesday I tried to log in to the link provided to me on my receipt and it says "The Page cannot be found". So I Googled "The Real Estate Home Show". Sure enough the home page comes up but when I tried to log in, it said the same thing "The page cannot be found". So I emailed their customer support. Thinking their website was down, I gave them an extra day and tried again today. Nothing. So I tried called them. THE PHONE NUMBER IS DISCONNECTED. I've been Ripped OFF. No phone call, no email, no refund, just a sour taste in my stomach. Kinda like that feeling when you've showed someone houses for 3 months and they buy a house from someone else.

Please help spread the word to anyone in inventory at The Real Estate Home Show.

This is a follow up to a previous post that can be found here.

OK, so I attend the seminar and am blogging about my experience so you can learn to NOT do what I did.
I recently attended a seminar led by Gary S. Davis, a North Carolina native, and expert speaking on Networking in the South.

As I walked up and introduced myself to Gary, I mentioned that we have a mutual friend in the business (looking for some kind of connection), then I proceeded to tell him about myself, what I do for a living, what company I work for and about my family and the reasons we moved here from Southern California. I tend to mention that last fact because I think a lot of people like to ask that inevitable question "What brought you all the way from California to Johnston County, North Carolina?". Gary was very engaging in our conversation and was very polite.

He began his talk with a few jokes about southerns then proceeded to explain that it was necessary for us to define "Networking" before we can learn how to use it in the south. In Gary's words, "Networking IS NOT networking at a networking event". Standing in a room of people who want to talk about themselves and give you their business card in hopes that you will hold onto it for that one crucial minute that they say, boy I'm glad I held on to that card. When really our thoughts go to "I do not care about you at all". "Networking IS about getting on other people's list."

Who is on your list? You know that list of people that you would do anything for in the middle of the night. That person you would do anything for to help them succeed in business and life. That person you want to just be around because you are attracted to their personality, virtues, and general presence. Your list may be small or great. But how many lists are you on? And how to you get on that list. "Networking is about who you are to other people. It's the story you build." This is not something that happens overnight. It's is a slow growing process. Consider it a dating relationship. Once you've decided you like this person, then it may become more intimate. Then of course, those lifetime relationships are equivalent to marriage.

So Gary suggested to check our "Appropriateness Compass" and take it slow:

1. Use Small Talk-like a pick-up-line, bring up something that is general to everyone. ie: sports, the weather, restaurants, shopping
2. If you like this person then bring it in. Talk about family, likes and dislikes, hobbies
3. Maybe it's time for lunch. But be sure if you do the inviting-pay for it.
4. Find what it is that you have of value to bring to them. Something low cost or no cost to them (ie: giving them a small token or gesture that is of value to them if they receive it from you, but requires nothing back)

Gary ended simply that when in the south, take your time, don't rush to be in people's faces and begin to expect much right off the bat. Develop and nurture the relationship and the rest will come. It was a great time and thank you Gary for the great idea. I now have a compass.

This is the question that was posed to me as I was carrying a folder, box of magnets, day planner, lap top and a For Sale sign. I was walking into Smithfield Selma Sr High school in Smithfield NC for the annual Johnston County Teacher Job Fair. This is a regular occurrence for our office. So why was I there?

Simple. My husband is a teacher and I support teachers. What can a real estate agent do for a teacher? Well I have incorporated a few things into by business profile. Here are just a few:

1.) Sellers who are teachers receive the option of a reduced 4% Full Service listing fee

Networking the "Good Ol' Boys"

This made me laugh so hard. Then I put in my RSVP. I'm going to learn how to network to the "Good Ol' Boy Club". Considering I'm a young female from Southern California with blond hair, blue eyes and occasionally say "Dude", I figured I could use all the help I could get. Yes, this Club exists. I moved to Johnston County NC where you pass cows on the way to the Piggy Wiggley or Smithfields BBQ. But funny thing is, that's why I love it so much. These southern folk know a bit 'bout family virtues and good 'ol southern hospitality. Don't laugh till you've made it to a "Pig Pickin'" and had "Pic Pickin' Cake". God, I love this place, where you either shoot it, stuff it or wear it (my favorite saying by Sandra Bullock in Hope Floats).

Is your NC Septic Inspector Certified?????

Effective January 1, 2008, House Bill 688 states that North Carolina is requiring that any valid septic inspection or system be installed by someone who is a Septic System Inspector certified at the appropriate level. There are four levels of certification depending in complexity of the septic system.

If you are having an inspection done, all tanks should be inspected for accessibility at the soil surface, notice any tank leakage or cracks, access riser and lid integrity should not be cracked, solids level in the tank for pumping requirements and filter cleaning requirements. If your inspector does not remove the access lid during the inspection, GET A NEW INSPECTOR. They should also be looking at the drain-fields and noting wastewater at the soil surface; surface water diversions away from the drain-field; type, quality and quantity of vegetative cover; presence of low or settled areas; and protection from being damaged. The pumps should be operational, the pump float switches should be functioning properly, the alarm would be operation, and the condition of the electrical control panel should be functioning properly.

To prolong the life of your system, protect it from damage, fix any leaking faucets and toilets that use excess water, pump your tank an average of 3-5 years, don't put chemicals into your system (even RidX) and DO NOT pump non-degradable items into the tank (ie: oil, paint, sanitary napkins, kids toys).

Max Douge, Thanks for starting Marketing Using Craigslist group. I don't know how many agents use the awesome FREE service of craigslist.com considering how much area an agent can cover.

But have you ever heard of the Domination Method. There are companies such as www.therealestatemarketingservice.com that you can hire to repost your listing up to 4x's per day so that your listing is always on the front page. As anyone who has used craigslist knows, there are thousands of posts per day that will bury your listing within hours to the back pages.

If any agent current uses the model of Domination Method, I'd love to hear about your results.

Consider Habitate for Humanity's ReStore when rehabing a home

I was just checking out Derek Guyers post on his rehab tips. I added one suggestion that I am now going to tell you about.

If you are rehabbing a home, building your personal home, flipping a home, remodeling or just need some basic repairs, consider your local Habitat for Humanity ReStore. This is where builders and contractors bring their items removed from another remodel or maybe another rehab and donate to Habitat for Humanity for a tax donation credit. Some of these items are in excellent condition, some may need a little repair and some are brand new.

I have personally purchased closet organizers, vinyl flooring, antique door knobs, chandeliers, and shower fixtures. I have seen entire bathtubs, paint cans, oak hardwood flooring, parquet flooring, vanities, furniture and almost anything else you can think of.

Clayton North Carolina's Habitat for Humanity ReStore is located off Main Street behind the Post Office in the old Clayton Spinning Mill. The Raleigh store has a new location off Capital Blvd.

And it all goes back into the communities we serve. Be sure to spread the word.

Right now I'm sitting on the 9th floor of a hotel room about ready to head down to the annual company awards banquet were we as agents are recognized for our achievements for the year and receive our pats on the back and kudos. It is a great accomplishment to achieve your life's goals set by yourself for yourself. But I cannot take all the credit.

This is a huge THANK YOU to my husband and two children. I do this job for them. My husband works tirelessly as a high school teacher. So I sell real estate to allow our family to do those things beyond paying bills. We have taken trips to Disney Land, Disney World, amusement parks and Myrtle Beach just in the last few years. We still want to tour Washington DC and New York. But if it weren't for their patience and sacrifices, and my children going on some appointments with me, there would be no awards ceremony.

So I dedicate this evening to ThemThem. My husband, son and daughter who are my reason for choosing this career. I love you all.

Johnston County Schools requires that your child have the necessary immunizations required by the Johnston County Health Department. Below are directions to the Clayton Clinic offering free immunizations with no appointment necessary.

Directions: From Raleigh, take Hwy 40 exit 306 into Clayton. Take Hwy 70 into Clayton. Turn left at the signal for Main Street (at the old Hudsons). Go through downtown, turn right onto O'Neal at the traffic light. Go across the railroad track. Take the 2nd left onto Stallings Street. Go pass the cemetery on the left. Continue until you see the recreation park on the right. Just after you pass the park, turn right onto McCullers Street. The Clayton Satellite Clinic is the large tan metal building on the left.

The office is open the 2nd and 4th Wednesday of each month from 8:30-11:30. No registering after 10:30. Bring your child's immunization record with you.

I registered for Kindergarten today.....

My baby is 4 years old and she will be starting kindergarten in the Johnston County School District in August 2008. She is my baby and the only girl. But how joyous I was because that means I get 3 more hours a day to go to meetings, luncheons and blog. The first day of school for the 2008-2009 school year is August 25th. They must turn 5 years old on or before October 16, 2008 to enroll.

But...here are a few bits you will need to know when registering your child with Johnston County Schools. Registration began on Feb 18th. You will need:

The child's original birth certificate
The child's original social security card
Your photo ID
A utility bill showing proof of residency
The child's immunization card

Upon entering the school you will be asked to produce these documents then fill out endless amounts of paperwork that just repeat themselves. You will be given a blue paper entitled North Carolina Kindergarten Health Assessment Report that needs to be completed by your child's physician. The physician must do a vision and hearing screening. Be sure to ask your physician if they have the necessary equipment to do so.

If your child is not up-to-date on their immunizations or you are missing a vital document, you will be given a "Notice of Deficiency" of what must be completed prior to the first day of school. Although my daughter's pediatrician thought she was up to date on her shots, NC says she needs one more Hib. Yuck!!! I hate shots!!!

Disney's pizza recipe-Make it your own

About 5 years ago I pulled this article out of my Disney Magazine and thought I'd give it a try. The recipe is said to be made at the Disney's Grand Floridian Resort and is my families absolute favorite for dinner. Consider using low-fat cheeses, EVOO, and fresh ingredients to turn it into a healthy meal. I've even used wheat flour and Splenda sugar substitute.

1 cup Warm Water 1 package active dry yeast

1 Tblsp sugar 3 Tblsp olive oil

1 tsp salt (optional) 2 1/2-3 cups all purpose flour

2 cups shredded mozzarella cheese

2 cups shredded provolone (I use cheddar)

1/4 cup grated Parmesan cheese (spaghetti cheese)

1/2 tsp garlic powder, 1/2 tsp dry oregano, 1/2 tsp dry basil

1 1/2 cups prepared pizza sauce (I make mine homemade with less sugar)

Stir water, sugar and yeast till dissolved. Add olive oil and salt. Stir in 2 cups of flour until well blended. Turn the dough out onto floured surface and knead, adding additional flour as needed. I find too much kneading and it get's tough. Let dough rest for 10 minutes. Preheat oven at 425 degrees.

Combine cheeses and spices in a bowl and set aside. Pat dough onto a 16 or 18-inch pizza pan or backing sheet using fingers dipped in olive oil. Top with pizza sauce and cheeses and bake for 12-15 minutes or until cheese turns golden brown.

Try a prepared Alfredo sauce with sliced chicken pieces or omit the cheese mixture and layer on fresh vegetables. Enjoy with the family and be prepared to make it again, and again and again.

We Pay $$Cash$$ for Houses..But How Much???

You see them on most street corners and high up the telephone polls at unreachable heights, the BOLD-print signs that say "We Pay Cash for Houses". It's usually followed up by a phone number and little else. Catchy, but who dares call these numbers and gives them way too much information?

I heard a lady call into a talk show today to ask if it was worth calling one of these numbers to see what they're gimmick is. The purpose of these signs is to get a homeowner desperate to sell to practically give their home to one of these investors. They are hoping that the caller is potentially a few payments behind and must get rid of it quickly. Or they are hoping that an owner does not have enough cash to fix up their property with needed repairs so it can be put on the market with a REALTOR.

The Answer is "What is your situation". Expect that the investor is going to offer well below market value. They will have to put some money into it to make it desirable to either put it on the market for sale at market value or turn it into a rental property. If you are in need of selling due to a divorce, death, loss of job or disability and you have a low Loan To Value (LTV), then it might very well be worth it. But before making that decision, take the time to meet with a REALTOR to have a free Comparative Market Analysis (CMA) done to make sure that is the best decision.

No one can make that call for you. But come to the table prepared with a current market value evaluation and know your lowest point. Know what you are willing to gain and what you are willing to lose.

Term: LTV is the outstanding loan balance divided by the market value.

I am almost to page 3 under a North Carolina AR home page search by map. I realize it's a huge AR feat but I feel I was challenged when John Poltrock told me I was one of a few Johnston County Realtors with a full profile. Now I'm addicted. AR has taught me how to blog like never before. I had originally started a blog on Real Town which I still use for my marketing. School System "On Demand"

Johnston County Schools now has it's own channel on Time Warner Cable. In an effort to keep the community involved, Time Warner Cable's Digital 'On Demand' had dedicated Channel 1233 to the schools. In order to view the programming you must be a Time Warner customer and have a digital cable receiver. If you are a customer but do not have a receiver, you can obtain one free of charge by contacting the Town of Selma online at http://www.selma-na.com/and click Free Digital Service for Channel 1233 or visit the Selma Town Office at 100 North Raiford Street to fill out an application.rfe

Taking Photo Requests

I know not many people nationally know about Johnston County North Carolina. But like I've said in the past, you will. Where do you think everyone from So California, New York, New Jersey, Ohio and Florida are moving too when they finally sell their home. First they start a search in Raleigh NC, then discover Johnston County because of it's low taxes, new construction home prices, and a school system that doesn't reassign on an annual basis.

So I am putting an offer out there to bring any photos of Johnston County to you upon your request. I will even go into Wake County if you choose. I love taking pictures but I also want to be shown knowledgeable of the areas I live and work.

This little country county is full of wonder and splendor with large pine and hardwood trees, changing fall colors, gorgeous spring blooms and skylines that seem to go forever. Water views over small ponds are easy to find. I live in front of a horse stable with a small lake. There is a flock of geese that fly in and out throughout the day riding into the cloud lined sky.

So if you want a picture of a high school, community park, historic building, shopping center, your long lost friend's dog, new construction homes, road construction or the spring time lilies, just let me know.

To Vault or Not to Vault Passwords

It seems the more and more websites I sign up for the more and more passwords I have. I generally alternate between 3 user names and 3 passwords but I can never remember which site I used which. So I end up clicking that little line that says "Forgot my Password", then log into my email to retrieve it and start all over again.

I have heard about password vaults but they require a monthly fee due to their high security. I use to use a post it note beside my computer. But that list will soon get too long and has no security. And with the mobility of laptops, where do we store these passwords. In our back pockets?

When I'm in the car I enjoy tuning into to the Kim Komando show because her knowledge and insight into matters like this. Kim's site suggests a lot of tried and true and FREE software. For passwords vaults they recommend KeePass. Below are the instructions taken from Kim's site (hope this is ok Kim)

ACTIVE RAIN: Has anyone had experience with this program or suggests another??

How it works :After you download and install Keepass, there are several easy steps to setting it up. The first time you open KeePass, you have to create the file that will store your passwords. KeePass 1.05 is the most recent version and will work with Windows Vista.

Click the New button at the top left of the window.
You'll be prompted for a master key. Make it a good one. That's the password you're going to use from now on to unlock all the others.

KeePass includes categories such as e-mail and home banking. To put a password into KeePass, select a category and then click the Add Entry button. You'll be able to enter a title for the password. The title will help you easily identify where the password is used.

No more lost passwords:Let's take Hotmail as an example. An effective title for a Hotmail password could be simply "Hotmail." You can also enter the Web address where the password is required.

KeePass automatically fills the password box with a random password. Chances are that it's stronger than the password you already use for Hotmail. But to make it work, you would have to log into your account and change it to match KeePass.

Kim's Tip: If you want to keep things simple, erase the pre-filled box and put in the password that you already use.

Finally, click OK. Do the same steps for all of your everyday passwords and take a load off your memory.

You can drag and drop passwords directly from KeePass. Click the password you need from KeePass and move it to the blank form on a Web page. The password will appear in the blank.

KeePass works with IE to maintain your login information and fill out webforms automatically. It also works with Firefox in converting passwords to the program in a readable format.

You can take KeePass with you on a thumb drive. To do it, you must copy two files onto the thumb drive. One is the KeePass program (KeePass.exe). The other is the file containing your passwords (the default is called Database.kdb).
