While fireplaces are a beautiful focal point, conversation piece and delight in the winter there are many preventative maintenance tips you should adhere to:

Your chimney should be swept annually by a qualified professional. A qualified Chimney Sweep can be sure that your chimney is free of debris and in good working order

The liner of your chimney needs to be free of cracks. The liners allow for clear and smooth passage for smoke to rise out and out of your home and the liner prevents gas and fire flames from entering your home potentially cause illness or fire.

Ensure that your flue is functioning properly.

Be sure the area around your hearth is clear of debris, decorations and flammable materials.

Always use a screen to keep sparks from flying out into the room.

If you have glass doors keep them open while burning a fire.

Stack firewood at least 30 feet from your home.

Remove any branches that may be hanging over your vent, chimney and flue.

Keep your roof clear of pine needles, leaves and other debris.

Be sure to have smoke detectors installed on every level of your home. Inspect them monthly and change the batteries at least once a year.

Go ahead - grab a blanket and light the fire - just be smart and safe!

Holiday safety tips! Should they STAY...or should I BLOW!

The rule of thumb when showing properties is to; "leave the property as you found it"....but I have a hard time doing that when I see a candle burning.

Many times I've shown properties where the homeowners have lit candles and left the property.

Personally, after I show the property, I ask my buyers to give me a few minutes while I blow out every candle.

I love candles and always recommend sellers to use them.

Candles make a home very inviting, with their ambience and aroma.

However, accidental candle fires increase during the holiday season. Take special care when using candles anytime...

Here are some tips:

Never leave a burning candle unattended.

Keep candles out of the reach of children and pets.

Never burn a candle on or near anything flammable, such as holiday decorations, greenery or trees.

Don't place candles directly on furniture. Use candleholders that are heat resistant and sturdy.

Trim candlewicks to ¼ inch before lighting or re-lighting, Long wicks can cause uneven burning, smoking and dripping.

The safest way to extinguish a candle is to use a candle snuffer.

Make sure a candle is completely extinguished and the wick ember is no longer glowing, before leaving the room.

For homeowners unable to get a loan modification and those that are having trouble with their mortgage, the Obama administration's new standardized short-sale plan could bring hope.

The program hopes to streamline what has traditionally been a very long process by requiring lenders and others to use uniformed documents, timelines and financial incentives.

First here are some basics about short sales:

It's when a lender or investor agrees to collect less than the balance owed on a mortgage debt out of the proceeds of the sale of a property.

It's typically the last alternative before foreclosure.

To qualify, homeowners must talk to the bank and show that a short sale will bring a higher yield than a foreclosure.

After the home is placed up for sale, Buyers must be able and willing to pay the bank's accepted "short sale" price.

If the home has a second mortgage or home equity credit line, homeowners must negotiate with that lender as well. This is often very difficult because the second-lienholder may be have a note with no value in a foreclosure and at the same time, they are in a position to block or stop the short sale.

Banks, mortgage servicers and bond investors can have conflicting requirements for documentation and financial yields making it more difficult to sell under the short sale terms.

In comes the new plan to streamline the process! It will require lenders and servicers to use uniform documentation, pre-approved short sale terms and have better turnaround times. Additionally, there are some financial incentives:

If a homeowner is successful with a short sale under this program - they will receive $1,500 to help with their moving costs.

Mortgage servicers may benefit by $1,000 per short sale.

Investors benefit by $1,000.

Second-lien holders receive up to $3,000 from the sale proceeds.

And - even real estate professionals are included in this plan! The new guidelines will prevent banks from forcing reduced commissions as part of the transaction.

The new plan is scheduled to be out over the next several months and hopefully it will provide relief needed for those that need it!

Animals Still Suffer at Iams

Iams: A Recipe for Cruelty

For nearly 10 months in 2002 and early 2003, a PETA investigator worked undercover at Sinclair Research Center, a laboratory hired by Iams, and discovered a dark and sordid secret beneath the wholesome image of the dog- and cat-food manufacturer. Dogs had gone crazy because they were confined to barren steel cages and cement cells, dogs were left piled on a filthy paint-chipped floor after chunks of muscle had been hacked from their thighs, dogs were surgically debarked, and horribly sick dogs and cats were neglected and left in cages to suffer without any veterinary care.

Footage shows that Iams representatives toured the facility and witnessed dogs who were circling in their cells and sweltering in the summer heat. Iams knew the truth yet did nothing to protect the animals.

The U.S. Department of Agriculture investigated PETA's complaint and agreed that the laboratory had failed to provide veterinary care and pain relief to suffering animals, failed to provide animals with adequate space, and failed to train employees—along with nearly 40 other violations of the federal Animal Welfare Act. Sinclair Research Center paid a penalty of $33,000 for its violations.

After intense pressure from PETA and its supporters, Iams agreed to make the following significant changes in its testing program:

Iams bowed to pressure and severed its ties with Sinclair Research Center.

Iams ended all invasive and terminal experiments on dogs and cats.

Iams agreed to begin conducting humane in-home tests for palatability studies.

According to Iams, about 70 percent of the animals now in its tests reside at home with their families. In these studies, people volunteer their companion animals to participate in food and nutrition experiments from the comfort of their own homes. The human guardians can easily be trained to feed the animals and properly collect fecal and urine samples for laboratory analysis to determine the quality of the animal's food. "In-home" studies have been shown to work and have strong scientific support, as shown by the successful PetSci program, which was developed by Dr. Charles Abramson and Dr. Timothy Bowser of Oklahoma State University.

Even so, Iams still keeps up to 700 dogs and cats in its Dayton, Ohio, laboratory for non-invasive nutritional studies. They claim that this laboratory provides a decent environment for the animals, but they refuse to allow a PETA representative to see inside. Iams claims that some studies are too complex for in-home programs, but PETA urges Iams to collaborate with veterinary clinics for studies such as these. Veterinary clinics regularly see patients who suffer from ailments that a particular dog or cat food might help alleviate.

Iams has also refused to end invasive experiments on species other than dogs and cats. For one study, Iams gave Purdue University nearly $200,000 to conduct a two-year study in which experimenters taped the tails of mice to the tops of cages to keep their hind legs suspended in the air. This was done to cause muscular atrophy—the wasting away of muscle tissue. When PETA protested, the experiment was cut short.

Iams has also fought the release of information from a public university that had conducted a study funded by the company in which a painful disease was induced in dogs. What was Iams hiding?

Iams has made progress, but as an industry leader, it must send an even clearer message: No animal deserves the fate of those who remain in their laboratories. Safe, healthy cat and dog food does not require harming cats and dogs.

PETA continues to press Iams to ban conducting and funding invasive or terminal experiments on all species and to adopt 100 percent humane, non-invasive, and cage-free "in-home" testing, as many of Iams' compassionate competitors have done.

Until Iams agrees, we urge consumers to purchase dog and cat food from companies that do not test on animals. In the meantime, read about some other ways you can help the millions of animals every year who are abused and inadequately cared for?all in the name of research.

Today Fannie Mae released Automated Underwriting (DU) Version 8.0 and these changes are bound to have a big impact especially on multi-family houses. Some of the changes included in this release are as follows:

Minimum FICO score 620 (was 580)

2 Unit Owner Occupied Property - maximum LTV 80% for purchase & rate/term refinance (was 90%)

2 Unit Owner Occupied Property - maximum LTV 75% for cash out refinance (was 85%)

2 Unit Investment Property - maximum LTV 75% for purchase & rate/term refinance (was 80%)

Unit Investment Property - maximum LTV 70% for cash out refinance (was 75%)

In addition to the eligibility changes listed above, the updated version (DU 8.0) will limit the maximum allowable total expense ratio to 45 percent, with flexibilities offered up to 50 percent for certain loan case files with strong compensating factors.

If current debts exceed the maximum allowable total expense ratio, the loan case file will receive an Ineligible recommendation. DU will no longer return a Refer recommendation on loan case files that would have otherwise received an Approval, but had exceeded the maximum allowable total expense ratio.

All new cases submitted to DU will now be scored with the 8.0 version and the new eligibility will be applied. New cases submitted prior to today will be scored with the current version DU 7.1 and will continue to score as DU 7.1 on subsequent submissions, however, loans using DU version 7.1 must close by February 12, 2010.

I would STRONGLY recommend that if you have run a Borrowers file through DU before today, and received an Approved/Eligible, but the Borrower has not gone under contract yet, that you run it through DU again. I am sure that there will be many Borrowers that received an Approved Eligible under version 7.1, that will no longer receive an Approved/Eligible under version 8. It would be a shame to have a Realtor that you partner with run around trying to find one of their Buyers a house, and the Buyer no longer qualifies.

If you are a Realtor or a Buyer I would again STRONGLY recommend that you contact the Loan Officer or Broker that you are working with and ask them to run your file(s) through DU to make sure that you have not been affected by this change.

Did I confuse you?

Every homeowner thinks the Spring is the best time to put your house up for sale. Yes, the weather is nicer, the grass is greener, but is it really?

The spring brings out the buyers but there are a lot more "just lookers" in the springtime.

A serious buyer will be out in the wintertime looking for a new home. A "just looker" will not bother to look in the winter. They have better things to do like stay home in front of a nice, roaring fire.

For you, the seller, the winter is perfect because you will have a lot less homes competing with yours. That is key. In the Lindenhurst and Babylon area I am hearing chatter about multiple offers. This is partly due to the first-time home buyers tax credit that a lot of qualified buyers are taking advantage of. All buyers have to be in contract by April 30th, 2010.

The government said this will be the last extension for the tax credit.

So, you should take advantage of it as well. If you are ready to sell, list your home come January because the qualified buyers are out there.

List your home with me, and I will pay for a Home Warranty Protection Plan for your home. This also helps to sell your home faster. You will be protected while you have your home on the market and it protects the buyer for one year while in their new home. It's a great negotiating tool as well.

How To Create and Use iFrames and Tables on Your Blog

Last week I promised to create a post explaining how to add iFrames and tables to your Blog posts. Instead of making this a long drawn out technical "How To" tutorial, I decided to make it really easy for those of you interested in using this feature. It is HTML based and does require a little HTML skill, but I think the way I'm about to show you will totally simplify the process and keep you from losing your sanity! lol~

The hardest thing you'll have to do is switch the tabs at the top of your New Blog Post from "WYSIWYG" to "HTML" then you'll just need to copy the code onto the HTML page where you want your iFrame to appear, then save it. Can't make it much easier than that. So let's start with the iFrame. The purpose of Adding an iFrame to a Blog post is so that you can share a large amount of information in a very small (customized) space. Maybe a website, or an interactive page, or even an entire Blog for example.

Here's an iframe of a site I'm sure you'll all recognize. :-)

The size, color, width, height, URL, etc. can all be customized. Now for all you advanced HTML users and Bloggers, this is probably easy stuff, but for many of our members and friends, learning this type of stuff has been known to cause overdoses of Tylenol and in some extreme cases, even alcohol. So here's a way for you to preserve your anxiety and stress for something a little more worthy.... I hope.

HTML Basics has setup what they call an iFrame generator. You just enter in the information, and it creates the iFrame for you, then just copy and paste the code into the HTML tab of your new Blog post. It looks like this:

Just enter the URL of ANY page you want to appear in your iFrame, never make it wider than 550pixels if you don't want to Blow Out your Blogs sidebar, select any height you want, give it a name, set the alignment, maybe add a border with some color, setup how you want it to scroll, and generate the code for your Blog post. This is much easier than trying to explain the HTML which you're about to see once you generate the code anyway. Once you become familiar with the iframe code, you won't need the generator anymore. Now try it yourself.

Suggestions: Try using your MLS page, your IDX page, your Website, one of your Blog posts, maybe your AR Outside Blog, any page that's on the internet will work as long as you have the URL or website address. You can use iFrames to add some additional value to your Blog if this is something you're interested in. Now just be creative and imagine all the ways your clients, visitors, and subscribers might benefit from your using custom iFrames in your Blog posts.

The third annual Jimmy V Week concludes tomorrow 12/8/09 with the Jimmy V Classic, a two game College Basketball event at Madison Square Garden.

Jim Valvano’s speech from the 1993 ESPY awards, is truly inspirational. I'm sure you can relate his words into your daily life and career.

He is remembered for :

Winning the 1983 NCAA Basketball Tournament as the head coach at North Carolina State University
ESPN Sports Commentator
His March 4, 1993 ESPY Awards speech, (when Jim Valvano was awarded the inaugural Arthur Ashe Courage and Humanitarian Award), given shortly before he died.

Here is a little information; the foundation called the V Foundation for Cancer Research was founded by ESPN in 1993 to honor Jim Valvano, to raise funds and awareness.

By the way, the inaugural Jimmy V Week raised more than $700,000 in net proceeds for cancer research.

I wish Nicholas (Nick) Scafidi the very best...he just retired and is on his way to live in Palm Beach, Florida.

Nick joined Diane Turton, Realtors Lacey office back in 2004. However, he first started his real estate career in Mercer county, NJ in 1973.

Nick served in the United States Air Force in the U.S. and NATO in Europe during the 1960's. Employed by RCA Astro Division in 1960's and 70's and was part of the early development of weather, global positioning satellites and camera equipment for moon landings.

With over 30 years of extensive engineering and managerial experience within the printed circuit("PC")board industry. The last 25 years were spent as an owner/manager of a printed circuit board design and manufacturing business while keeping a hand in and an eye on the real estate business.

Nick and his wife Dolores, just closed on their home here in Bayville, NJ on Thursday. Stopped by the office on Friday (yesterday) to say his final goodbyes.

Again, best of luck Nick, you will be missed!

A day to raise the awareness, fight the prejudice and improving education of this deadly disease.

The yearly event started on December 1, 1988 with this year’s theme being 'Universal Access and Human Rights'.

It’s a reminder that HIV has not gone away, and that there are many things still to be done.

According to estimates, there are now 33.4 million people living with HIV, with 2.1 million are children. During 2008 approximately 2.7 million people became newly infected with 2 million people dying from AIDS. Half of all people who become infected with HIV do so before they are 25 and are killed by AIDS before they are 35.

I would like to pay tribute to my all-time favorite singer of my all-time favorite band, Queen.

Freddie Mercury (birth name - Farrokh Bulsara) was born on September 5, 1946 in Zanzibar, East Africa and died of HIV/AIDS at age 45, on November 24, 1991 in Kensington/London, England, only one day after publicly acknowledging he had the disease.

Known for his powerful vocals and flamboyant performances, Freddie wrote & composed most of the songs that Queen performed.

A bronze statue of Freddie Mercury graces the shores of Lac Leman (Lake Geneva) in Montreux, Switzerland since 1996.

The inscription on the monument says it all:
"Freddie Mercury, Lover of Life – Singer of Songs, 1946 – 1991”

The link is to his last video, These Are The Days Of Our Lives. It's been documented how he struggled, but persevered during his final performances (notice the kitties on his vest).
