While you may think it's crazy to tackle the huge task of homebuying during the schedule-jammed holiday season, the holidays are actually a great time to find real estate deals in today's new economy.

"This year in particular may be different than other years," says Beth Tyler, a broker with Long & Foster Real Estate in Annapolis, Md., who says the economy has boosted many sellers' motivation to sell.

"Interest rates are at an all-time low, prices are greatly depressed and inventory is plentiful," says Nick Burrafato, broker/owner of Florida HomeGallery Real Estate in Orlando, Fla.

"The holiday season is a particularly good time for first-time homebuyers to find a home," says Rich Hayden, senior loan officer for HomeFirst Mortgage Corp. in Alexandria, Va. "But get prequalified with a mortgage broker or lender early. The typical turnaround to close a home is 30 (to) 60 days, so it's best to get started right away."

"The housing market appears to have reached a floor through the June to September period," says Steve Murray, editor of REAL Trends, a real estate industry publication.

"December home sales usually make up about 8.1 percent of total annual home sales," he says. The peak months are May, June, July and August -- each nearly 11 percent of annual home sales. The only months lower than December are November, January and February.

Here are five reasons the 2009 holiday season promises to be filled with better-than-usual home bargains:

New Lending Restrictions On Condo Financing

Anchorage real estate market is moving ahead! We do have new financing restrictions coming up on condo's beginning October 1st. This will cause a few hiccups, As of now the restrictions are you have to have more than 75% owner occupancy( for conventional loans), be approved on the FHA and or AHFC housing list( First time homebuyers) You will still as I know now be able to sell VA. Well I did it. After alot of thought and soul searching I jumped the fence. I must say it was scary and blissful all at the same time. It still is as I just made the move to Keller Williams. I am so happy I did this, it is a bit overwhelming with all the products and education they have but what great support. I will miss my friends dearly from my old home. However I know this is where I want to be. I look forward to a wonderful year full of great beginnings.

Year end of work and thoughts

time for christmas and going through last year's partial business plan. This year has been over all a good year. I have had some struggles at work and home but through faith and pure will you find a way to make it work.

With lots of changes at work this year I had alot of adjustments to make:

Becoming A Team

This year my husband joined me to be a team and that is going well. I did find a business plan in your head of how you do things does not translate well to others. Soo i am doing a full plan and purging what does not work and setting up better systems where i feel i could use some work.

I have heard alot of people say sellers are not happy anymore, this is true however in this time is where i feel our service needs to be stepped up a couple of knotches. I was not so good in this area this year, next year though watch out. With the systems i am putting in place that i will actually use i will be a great force in the field.

Change in Brokers

We had a change in brokers in our office this year, it is a good thing do not get me wrong, It happened to be someone i would call a friend. With our previous broker i just had that safe feeling no matter what I did I had someone in my corner that understood me and gave me pep when i needed it to strive. Our new broker is great he is very different from what I am used to and from my personality that was the adjustment. I do not feel the same as I did. However looking back at how I feel now versus then it is like a child leaving home, my other broker taught me everything i know as a rookie he gave me confidence in myself and my abilities that i can strive. Just like every child leaves a parent it is time to take what he gave and go on my own to spread my wings and fly.

I feel now I am ready to do this and our new broker has alot to teach as well, we are very different people in so many ways. I could learn alot in this stage of my career and business aspect from him. Our market is strong and I feel we have a great year.

Personal

On the home front things are now coming full circle. My oldest son went to the military academy as things were not so good here, he got into alot trouble some of which we are still dealing with but getting better. my great aunt had cancer and is now in the clear however is at the last stage of heart disease. My ex mother in law is going through chemo for ovarion cancer. We lost a cousin this year to lung cancer. To top it off my mom is sick.

My find in faith and the church I now attend has given great comfort as I have no one outside of my family to talk with. I still do not talk about things at church but I do feel relief and that it will work out in the way it destined to.

Growth

This year I feel I have grown the most personally, spiritally and in business. I have a better outlook and attitude well I had to or i would fall apart. But i did not instead I had a great year in business and our family through lots of fighting and ending in love have grown closer than ever before. I have found we have a choice on how we let ourselves handle what is dealt to us we can fall and stay there or by one of my favorite singers Rascal Flatts we can be strong and stand. I look forward to great year in business and home.

Microsoft Exchange

Well finally after 3 days and late nights of trying to get exchange in outlook it happened! I also have my calendars up and running as well. still have to work on the email portion though, I never thought it would be this frustrating doing exchange however very worth it.

I ended up having to google alot of error reports and my thanks go to anyone who has blogged on the exchange issues to help people like me figure it out.

The Chugiak-Eagle River area is a small community just outside of Anchorage seperated by military bases, while still being under the municipal government of Anchorage. Eagle River offers a full range of businesses and outdoor activity. From Hotels, Wal-Mart, Fred Meyers to a wonderful Alaskan hike at the Eagle River nature center or Thunderbird Falls.
