It was a beautiful day today and that called for a road trip to Fall Creek Falls. Last year we had a 100 year drought and the falls was a mere trickle. We have been blessed with lots of rain this winter and spring and the water restrictions are lifted and along with the water level rising in our lakes, creeks and water falls. Fall Creek Falls is south of Cumberland County, I was hoping that they would be leafed out more than we are. Fall Creek Falls is still on the mountain and they were at about the same green level that we are. I had a marvelous day and enjoyed walking the trails and taking pictures.

Just Because Someone is on Television Does Not Make Them Right

My only news of the day comes in the morning while I am working out. The Today Show had two negetative segments. The first one a lady was telling everyone that they should list their house 10% under market value to be able to sell it. The next one was an economists that was telling everyone how to save money in 2008. He little gem of advice was to rent and not buy a home. He said that it is much cheaper to rent. He says the housing market has not bottomed out and wait don't buy. I say that you are going to pay every month to live somewhere. You are making someone's house payment whether it is yours or your land lords. I had a quote on interest today in the 4% range. I am not an economists but the way I see it is that interest is really attractive "right now" who knows what it will be in 6 months. Inventory is good. 6 months from now with this attractive interest prices may be higher. If you find a house that you like it may be gone in 6 months. So now could be the perfect time to buy. We have fewer foreclosures in our area than we did 2 years ago. We don't have any disasters looming here. My advice to my sellers is go for market value. If you want to own a home now is a fantastic time. Just because someone is on the television does not make them right.

Yesterday Was One Of The Longest Days Of My Life

My husband and I are both veterans. We finally signed up for VA medical benefits. I was a little surprised that they would help me because I did not go to Viet Nam. My husband was in Viet Nam. We both had medical evulations scheduled for yesterday. We arrived about 30 minutes before our scheduled appointments. They sent us right on in to get started. We had been to the lab and exray with no problems. I went first for my ekg and was across the hall getting my photo id made when the ekg guy came into where I was and said, "Wayne will be in the ER." His ekg came out abnormal and he spent the next 7 hours in the ER. I waited a couple of hours before I got any word about why he was even in the emergency room. When I finally got to see him he was hooked up to all kinds of machines. They seemed to be taking good care of him. His problem was his heart was beating too fast and they couldn't get it slowed down. I told the staff that he was just mad at me for making him go to the doctor. They wouldn't release him until his heart slowed down to 100 beats per minute. I am thankful that he was in a medical facility when his heart decided to kick into high gear. I will say that the staff treated me extremely good. My own processing went well. Tomorrow we are scheduled to go see the cardiac doctor. Hopefully, we will be out much sooner this time.

The New Year is off and going. I spent New Years Eve with my broker and their family. It was a very pleasant evening. They bought a skating rink that is closed down. We all met there and enjoyed lots of food and fellowship. My husband and my broker are both musicians, so they provided the music. There was skates still on site and my son had a great time skating. Imagine a group of adults sitting in the middle of a skating rink listening to a couple of guys pick and sing with my son skating circles around us. I am not supersticious person as a general rule, but today I made a point of fixing a huge pot of black eyed peas with ham. I ate all I could hold. I had some good calls today and even had an unexpected showing. I feel good about the new year and look forward to having a healthy and prosperous 2008. May every one on Active Rain have the same "a healthy and prosperous 2008 to all."

Jamestown Depot In Jamestown, TN

It doesn't look like much today but at one time this was a busy train depot. The Jamestown Depot was built around 1928 when the O & W Railroad ran a line from Oneida in Scott County thru the The Big South fork Recreational Area, then to East Jamestown and finally to Jamestown. It ran until 1954 and then was dismantled. It was chartered by Sterns Coal and Lumber Co. It carried passengers, lumber, coal and many agricultural products and general freight. The 30 mile track took almost 15 years to build. The original O & W bridge still stands in Scott County. We hope one day to restore the depot to its original glory. You can see this old landmark on Hwy 52 in Jamestown, TN.

I was working with some nice folks today that are in the market for a up scale home or they are going to build. I called to set up a showing on this really nice home. The listing office told me that they needed a 24 hour notice to show. I told them that was fine just do what they could. A little later they called back and told me that if I could show by 3:00 I could show today. It was afternoon and I already had 2 more showing set up. I told them that I did not think there was time. A little later they called back and said it was ok to show if I could be there by 5:00. I said ok I thought we could make it. The first showing had some acreage and they were really liking it and we were there a long time checking out potential building sites and boundries and so on. By the time we left it was after 4:00 and the next showing was just down the road. I called the listing office and gave them my apologies but there was no way we could be there by 5:00 and that we would have to reschedule. An agent from the office took the call. I felt that he might not have understood which property I was talking about so I called back again and told him again. I did not think about it any more. I went to the next house and we returned to the office and said our goodbyes and made plans for looking next week. At about 6:30 I arrived home. Just as I pulled into the driveway the phone rang. This gruff man wanted to know if I was going to be showing his house tonight. I had no idea what he was talking about. Then I figured out who he was. I apologized that we were not able to be at his house by 5:00 and I had called the listing office twice to ensure that they could cancel the appointment. He was never called and could not understand why I did not call him. His anaolgy was that he found me why could I not find him. I explained that it was against our ethics for me to have contacted him directly and that I had followed procedure. I feel bad that this man had waited for me and when we canceled he was still waiting. I doubt that the listing office is going to fess up that they dropped the ball and will deny that I called. As agents all we have is our reputation and good name. It bothers me that he will feel that I did not care enough about him to cancel an appointment.

Misinformation Is Deadly

One of the problems in our industry today is an abundance of misinformation in the media. A lender that I work with called me today. The conversation began with it pi$$%$ me when I read this crap in the paper. A quote from USA Today, "Anyone with credit below 620, which is subprime territory, will pay through the nose to get a mortgage." He shot out an email to his data base that stated THIS SIMPLY IS NOT TRUE. There is no minimum score for USDA, VA, or FHA. There is no minimum down payment for USDA or VA. The down payment for FHA is 3%. Interest on all goverment loans are as low as they have ever been. He follows up with....THERE IS STILL 100% LOANS FOR BUYERS WITH LESS THAN PERFECT CREDIT. CALL ME TODAY. We have to challenge the market with correct information.

Lonely Fellow

I spent the day on property working on listings. The folks that own this property are out of town. When I went to take pictures I was greeted by this lonely fellow. He wanted a treat and some attention. I had a really hard time getting house photos because he kept getting in front of me. He was very persistant that he wanted a treat. Rubbing behind his ears was not sufficient. I need to put horsey treats in my bag of tricks.

Cumberland Mountain State Park Bridge Light Up

This is the Cumberland Mountain State Park Bridge. It was built during the 1930's by the boys of the Civil Conversation Corp and the "New Deal" That the Roosenvelts implemented to assist the people of the area that were suffering from the depression. Currently the bridge is closed and undergoing much needed renovations. It was the largest structure that was built by the CCC. It is a local landmark. It is light up at night during the holiday season. It would be much prettier if there was still water in the lake. It is temporarily drained to make the repairs. When it is completed it will be as good as new and ready for traffic and photos. If you are in Tennessee come visit the Cumberland Mountain State Park and have lunch. You won't be sorry.
