Boy Have I Done It Now

So I sat down with my broker just the other day to formulate my2010 Business Plan because we all know without goals, there are no rewards. We went over numbers galore; averages, number of transactions, number of listings, number of buyers, etc, etc. Then we set goals. What kind of numbers I should strive for in 2010. Fascinating right?

Then we started to discuss the real meat of things. What are the educational goals? What are the family goals? Where and when will we vacation next year? How will Virginia grow in 2010? For those of you who haven't taken such a challenge, I dare you. Sit with your family, spouse, boss, SELF, and set your 2010 goals.

I used to run. I mean really run. I ran 30ish miles a week. I loved it. Well, in real estate sometimes your schedule can take over your life hence, I no longer run consistently.

My 2010 goal? One 5K per quarter. Seems reasonable, right?

Fast forward to yesterday, I was browsing facebook (minding my own business) when a friend from college posts that she is running the Sacramento Marathon on Saturday. I post back, "Plan on Chicago next Oct. My hubby is running it. We can visit. I won't run a full marathon so I can cheer you guys on."

Her reply? "You and I can run the half. I will call my friends. It's a date!"

I stared at that reply for a good ten minutes. What do I say? Do I wimp out? Do I commit? She and I are both over 40. If she can I can. Holy smokes, what AM I thinking?

You guessed it. I committed. Now it is on my blog so I am really committed. Look for updates. I will post a schedule of my races soon. Chances are good I will post a LOT about my progress. I am all about the "ataboy." I am scared to death (of running 13.1 miles again) but I am so jazzed about the coming year.

2010 is going to be one helluva good year in the Halter household. Name your goals, professional and personal. Give yourself a road map for your success. You won't believe how good it feels.

The Arts are Alive and Well in Cabarrus County Schools!

I love my school system!!! I feel so privileged to be able to say that!!

As many of you may or may not know, I was a theater major in college. I worked with several theater groups after school and realized it wasn't something for me on a full-time basis. When you have children, you have to actually make a little bit of money or you feel really bad about things. I have to say there is something about a live performance that you can NOT get in a movie theater. You can leave where you are and go with a theater troupe as they go on their adventure.

Well, my daughter, Maya, has my love of the arts. She repeatedly tells me that when she grows up, she will be an artist. When she draws, it helps her find a calm place when she is upset. Drawing helps her focus when she can't sit still. She has started asking for speaking roles at church services. It warmed the cockles of my heart to see her in her old bathrobe as Shepard number 3 before Christmas. That Shepard had the most lines. She was thrilled!

This love of the Arts may come from me a bit but it is fostered in the school system she attends. We moved to Cabarrus County to take advantage of some pretty terrific schools! My children attend Harrisburg Elementary and I could not be happier! All of the teachers know my children and my children know all of the teachers. This is what I grew up with and I adore being able to pass it along to my children.

Yesterday my kids brought home yet another form to fill out. All of you parents know the suspense as you read the first couple of lines. The back of your head is asking, "How much does the check have to be written for this time?" or "How many rolls of paper towels and Clorox wipes could they possibly go through?" Well, this form was a permission slip for Opera Carolina's, How Nanita Learned to Make Flan. The 2nd and 3rd graders are going to the Opera! How exciting for them. There are many adults who don't know the joy of the opera.

Last nine weeks the classes went to Piedmont Dance Conservatory's Nutcracker ballet. I remember loving the Nutcracker when I was growing up! And the nine weeks before that they had the opportunity for Charlotte Children's Theater's Tarradiddle Players to perform, If You Give a Pig a Pancake, at their school.

I am so pleased that my children have the opportunity to learn about the arts. The arts are constantly threatened in many schools due to lack of funding and they are imperative to a well-rounded child. Besides, it is comforting to know that my kids have the chance to learn how to behave in the theater!

I love my appraisers.

See that little fella there to my right? He is an Appraiser. Let's call him Appraiser Larry. I love Appraiser Larry. Do you know why? He keeps me out of trouble! And how!!!

When I take a listing in North Carolina, my board of Realtors tells me that it is my responsibility to give accurate information on the home from the moment I list it. This is due to buyers needing accurate information so they can put forth an offer with confidence. So, one of my first phone calls when I get a listing is to call Appraiser Larry so he can carry the liability on the measurement of this home. Let's face it. Appraiser Larry measures and appraises A LOT of homes every day. I sell A LOT of homes. It just isn't the same thing.

Of course, there is a small charge associated with this phone call My appraiser charges $50.00. He measures the property, he gives me a darling drawing that I can stuff into my brochures for the home. All that for $50.00!! My appraiser is a bargain. Now I can list the home for my sellers and have the piece of mind that our buyers can bring an offer with confidence.

Things that blow my mind!

So, I have this client who is looking for the "needle in a haystack" house. You know the house, everything included plus a bunch of land for a penance. We don't have many of those on the market anywhere.

Well, we found THE house. It is all that and a biscuit!

So, my mind is blown because the agent is MIA. I have left two voice mail messages and two email messages in the past 21 hours. "I hate to be a pest. I have an offer for your house at ..." And, get this, the agent is related to the seller. Truly, his family must be more forgiving than my family!

Each and every one of our businesses depend on each other. Have I been spinning my wheels showing this home? We have visited three times.

What about the extended time on market? It has been on the market for a while. Could this be why? Are other agents desperately trying to buy this home too?

Does the agent not feel the same sense of urgency that I feel for my client's properties? I suppose I am unaware that there is EVER a market so good that you can just ignore the buyers.

Dear Every Other Professional REALTOR,
