&lt;p&gt;This is excellent news although the period being examined is relatively short.&lt;em&gt; &lt;/em&gt;&lt;/p&gt; &lt;p&gt;In some of the markets most affecting Maui real estate Bakersfield inventory was down 14%, Orange County was down 8%, San Diego and Sacramento 5%, Las Vegas down 11%, Los Angeles down 14%.&lt;/p&gt; &lt;p&gt;This is GREAT news. &lt;/p&gt;&lt;/div&gt;

      <description>&lt;p&gt;Another dismal housing report. The &lt;a href=&quot;http://www.census.gov/const/newressales.pdf&quot;&gt;Census Bureau&lt;/a&gt; reported October new home sales to be as follows:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;em&gt;Sales of new one-family houses in October 2008 were at a seasonally adjusted annual rate of 433,000, according to estimates released jointly today by the U.S. Census Bureau and the Department of Housing and Urban Development. This is 5.3 percent (&amp;plusmn;15.0%)* below the revised September of 457,000 and is 40.1 percent (&amp;plusmn;9.9%) below the October 2007 estimate of 723,000. The median sales price of new houses sold in October 2008 was $218,000; the average sales price was $272,300. The seasonally adjusted estimate of new houses for sale at the end of October was 381,000. This represents a supply of 11.1 months at the current sales rate.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;There is no way to feel good about this report&lt;em&gt;.&lt;/em&gt;&lt;/p&gt;</description>

      <title>JP MORGAN PLAN ON MORTGAGES</title>

&lt;p&gt;&amp;nbsp;&lt;em&gt;JP Morgan launched an ambitious plan Friday to modify the terms of $70 billion in mortgages for borrowers who are behind on their payments or soon could be. The move by the New York bank will cover as many as 400,000 borrowers. They'll be moved into loans carrying lower interest rates, smaller principal amounts or other more-affordable terms. The changes will particularly focus on a type of loan structured in such a way that the borrower's outstanding balance sometimes grows month after month. J.P. Morgan inherited $54 billion of such loans with its takeover of the beleaguered thrift Washington Mutual Inc. in September.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;/em&gt;&amp;nbsp;This is one of several plans in the works to assist homeowners nationally. While this may not affect Maui directly it clearly will help the national market.&lt;/p&gt;</description>

&lt;p&gt;&amp;nbsp;&lt;em&gt;Data through August 2008 released by Standard and Poor's for its S&amp;amp;P/Case-Shiller Home Price Indices, the leading measure of US home prices, shows continued broad based declines in the prices of existing single family homes across the United States.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;What the press release doesn't go into is a very interesting phenomenon in markets Maui property owners would care about. In markets like Los Angeles, Seattle and&amp;nbsp;Denver, the rate of price declines slowed in August. What do we mean. Well in Los Angeles for example the August monthly decline was 1.8%. Multiply that by 12 for an annual decline and you get 21.6%. A terrible number, but better than the last twelve month decline of 26.7%. In other words the rate of decline is slowing. A speck of good news anyway. Now to be fair, this sales data all came in advance of the October financial markets meltdown.       <description>&lt;p&gt;The Federal Government will buy &lt;a href=&quot;http://online.wsj.com/article/SB122390023840728367.html&quot;&gt;approximately $125 billion&lt;/a&gt; of preferred stock in nine large banks in the first step of injecting $250 billion in banks across the country. Here are the key components of the plan:&amp;nbsp;&lt;/p&gt;

&lt;li&gt;The structure will be as a dividend paying perpetual preferred stock &lt;/li&gt;
&lt;li&gt;Dividend rate to be 5% initially and increasing to 9% after five years &lt;/li&gt;
&lt;li&gt;Companies that return the money in 2009 will get better terms &lt;/li&gt;
&lt;li&gt;B of A, JP Morgan and Citigroup will get $25 billion each &lt;/li&gt;
&lt;li&gt;Goldman Sachs and Morgan Stanley will get $10 million each &lt;/li&gt;
&lt;li&gt;BONY and State Street will get lesser amounts &lt;/li&gt;
&lt;li&gt;FDIC will guarantee newly issued senior debt issued by these firms for a period of three years &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;To give some idea of just how massive these injections are as of June 30, Citigroup had a little over $100 billion in tangible shareholders equity and another $27 billion in perpetual preferred. This infusion will increase the shareholders equity by approximately 20% and could potentially increase Citigroups' ability to lend by a staggering $300 billion. For Bank of America that would also increase lending capacity by $300 billion. This is why this is a superior answer to the credit crunch compared to the initial legislation that passed two weeks ago. That is the gap between three-month US Treasuries (the risk free rate) and three month Libor (the rate at which banks lend to one another). Historically that rate has been a fraction of one percent. It spiked in September 2008 to over 2% and has increased since last month to well over 4%. &lt;p&gt;&amp;nbsp;&lt;em&gt;Maui Land &amp;amp; Pineapple Co. and its partners in the Kapalua Bay Hotel redevelopment have had to advance money to pay contractors after losing financing from the bankrupt Lehman Brothers. Lehman had an agreement to loan $370 million for the project, or 61.6 percent of the total cost. But the investment firm filed for bankruptcy Sept. 15, a week before it had been scheduled to release the next funding installment. Other lenders provided 22 percent of the payment, but Lehman failed to release its share, or $27.7 million, according to a disclosure ML&amp;amp;P filed Friday with the Securities and Exchange Commission.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;/em&gt;&amp;nbsp;While our guess is that this will not slow down the completion of that project, other new projects on Maui are clearly being affected:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&lt;em&gt;Developer Everett Dowling, who is pursuing the expansion of Makena Resort, said he plans to complete projects that are already under way. But he has shelved proposals for new projects because of the difficulty in getting financing for resort developments, and because financing costs more when it is available.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;What does this mean for Maui real estate? Less new product for buyers to choose from, fewer construction jobs and some cushion on high end values.&lt;/p&gt;</description>

      <title>DECLINING INVENTORY ON MAUI</title>
      <description>&lt;p&gt;Over the last two weeks we have seen a number of cancellations of listings. The number of condominiums for sale in Wailea-Makena has declined to 160, down from an average of 180 over the last year. Single family homes have similarly declined to 42 from a high of 50. We will keep you apprised as to whether this is a permanent decision on the part of owners or merely frustration with the events of the past few weeks.&lt;/p&gt;</description>
