Randolph NJ Market

At the risk of stating the obvious. Only the most MOTIVATED sellers should be on the market right now. If your attempting to test the market with a high price- your wasting your time-

Price it Right- It will sell!

The case for price reductions

"There's nothing wrong with any property that the right price won't cure"

Thats a quote from Floyd Wickman, famous real estate trainer, and its more true today than ever before.

Good properties that are priced well are still selling. Properties that are in less than ideal locations, ie.. busy roads, power lines, RR tracks will be more affected in this market than properties in "good locations"

The sellers motivation must be there. This is not the time to be testing the market!

Good Selling!!!

Real Estate cycles

If you are in Real Estate you will inevitably hear this question. "How's the market?" Alternatively you will hear a statement. "The Real Estate Market is terrible" Perception is reality, so people will beleive what they see & hear.

I heard a great response recently at a Danielle Kennedy seminar- here it is.

"We are in cycles that correct based upon supply & demand & economic conditions in your particular marketplace"

I think this says it all. Every market is different just as every house is unique in its own way. There are no absolutes. Stay positive and away from negative thoughts and emotions, they wiill weigh you down and people will be able to read this when they interact with you-

Good Luck!

Its a Mental Market

The market is what you make of it! Don't beleive the doom & gloom. NJ has not been as affected as some other markets. The lack of buildable land and proximity to NYC has insulated us to some degree. This is a "normal" market. Good house that are priced well are selling with proper marketing & promotion.

For Buyers- high inventory & low interest rates= great opportunities!

Bottom line- Don't wait to buy real estate- Buy Real estate & Wait! In the long run you'll be glad you did!
