Local house hunters, realtor to be featured on HGTV series

This has been Sandy Springs resident Winter Baserva's "best year ever."

The realtor with ERA the Good Broker has sold 32 houses in areas like Buckhead, Brookhaven, Sandy Springs and Dunwoody. The average agent closes eight transactions a year, according to the National Association of Realtors.

One of those sales will be featured on an upcoming episode of HGTV's "House Hunters." The program that airs weeknights at 9 p.m. follows buyers as they tour three houses, select their favorite and sign a contract. New episodes start in late January.

Baserva was approached by show producers this fall.

"I was really, really excited," said Baserva, an agent for 5 years. "HGTV is such a reputable show."

She said she was humbled to be selected from the approximately 46,000 realtors in Atlanta.

"I think they were looking for somebody upbeat and different," said Baserva, ERA's top-producing broker. "They were also looking for people that are having really good success in a down market."

She asked her clients Brian and Kelly Wolk if they would be interested in participating.

"They are avid HGTV 'House Hunters' watchers," Baserva said. "I mean, they memorize the show. I knew without a doubt they were the ones I wanted to pick."

The young professionals that married in April 2008 were looking to move from their tiny Buckhead condo in Eclipse on Pharr Road to a more spacious residence.

"We had been living there together for about a year and it's one bedroom, one bathroom, no storage, very small," said Kelly, branch manager for human resource company Adecco. Her husband works for Equifax. "It was the two of us and our dog, which was fun, but we really wanted to capitalize on the buyer's market right now."

They became acquainted with Baserva after calling a number on a for-sale sign.

"It wasn't even her number," Kelly said. "I'm not sure how it led us to her."

Filming for "House Hunters" took place Sept. 3-5 and will feature two houses in Brookhaven, including the one the Wolks purchased. The episode chronicles the couple's rather heart-pounding experience in placing the offer.

"The first time we went in with our offer, it didn't pan together," Baserva said. "The seller didn't take it. The house went off the market with another buyer, and they were devastated, totally heartbroken."

But when that sale dissolved, the Wolks submitted a more aggressive offer and landed the house.

"It was a real fairy tale story all around," Baserva said. "I'm so glad that particular client got picked for the show just because they encountered a lot. They went through a lot just to get their dream home."

Kelly said filming the television show was exciting.

"When the crew came, they were all really laid-back, and they were really good at their jobs," she said. Still, her nerves got the best of her.

"The very first time they filmed me, there was a word I could just not get past and I got so hysterical," Kelly said. "I laughed for a good five minutes, and finally I recomposed."

The Wolks are enjoying their new home and are anxious to relive the experience through "House Hunters."

"We absolutely love our new house," Kelly said. "We've got an area to grill and multiple bedrooms. We've already had guests come and stay.

"It's really been a huge improvement for us. We sit on the couch and kind of look around, have a glass of wine and say, 'Is this really our house?' It's truly been unbelievable."

It's Official! The Tax Credit Has Been Extended....BUT WHAT DOES THAT REALLY MEAN????

Who Gets What?
First-Time Homebuyers (FTHBs): First-time homebuyers (that is, people who have not owned a home within the last three years) may be eligible for the tax credit. The credit for FTHBs is 10% of the purchase price of the home, with a maximum available credit of $8,000

Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.

Current Owners: The tax credit program now gives those who already own a residence some additional reasons to move to a new home. This incentive comes in the form of a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.

Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.

What are the New Deadlines?
In order to qualify for the credit, all contracts need to be in effect no later than April 30, 2010 and close no later than June 30, 2010.

What are the Income Caps?
The amount of income someone can earn and qualify for the full amount of the credit has been increased.

Single tax filers who earn up to $125,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, single filers who earn $145,000 and above are ineligible.

Joint filers who earn up to $225,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, joint filers who earn $245,000 and above are ineligible.

What is the Maximum Purchase Price?
Qualifying buyers may purchase a property with a maximum sale price of $800,000.

What is a Tax Credit?
A tax credit is a direct reduction in tax liability owed by an individual to the Internal Revenue Service (IRS). In the event no taxes are owed, the IRS will issue a check for the amount of the tax credit an individual is owed. Unlike the tax credit that existed in 2008, this credit does not require repayment unless the home, at any time in the first 36 months of ownership, is no longer an individual's primary residence.

How Much are First-Time Homebuyers (FTHB) Eligible to Receive?
An eligible homebuyer may request from the IRS a tax credit of up to $8,000 or 10% of the purchase price for a home. If the amount of the home purchased is $75,000, the maximum amount the credit can be is $7,500. If the amount of the home purchased is $100,000, the amount of the credit may not exceed $8,000.

Who is Eligible for the FTHB Tax Credit?
Anyone who has not owned a primary residence in the previous 36 months, prior to closing and the transfer of title, is eligible.

This applies both to single taxpayers and married couples. In the case where there is a married couple, if either spouse has owned a primary residence in the last 36 months, neither would qualify. In the case where an individual has owned property that has not been a primary residence, such as a second home or investment property, that individual would be eligible.

As mentioned above, the tax credit has been expanded so that existing homeowners who have owned and occupied a primary residence for a period of five consecutive years during the last eight years are now eligible for a tax credit of up to $6,500.

How Much are Current Home Owners Eligible to Receive?
The tax credit program includes a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.

Can Homebuyers Claim the Tax Credit in Advance of Purchasing a Property?
No. The IRS has recently begun prosecuting people who have claimed credits where a purchase had not taken place.

Can a Taxpayer Claim a Credit if the Property is Purchased from a Seller with Seller Financing and the Seller Retains Title to the Property?
Yes. In situations where the buyer purchases the property, even though the seller retains legal title, the taxpayer may file for the credit. Some examples of this would include a land contract or a contract for deed.

According to the IRS, factors that would demonstrate the ownership of the property would include:
1. Right of possession,
2. Right to obtain legal title upon full payment of the purchase price,
3. Right to construct improvements,
4. Obligation to pay property taxes,
5. Risk of loss,
6. Responsibility to insure the property, and
7. Duty to maintain the property.

Are There Other Restrictions to Taking the FTHB Credit?
Yes. According to the IRS, if any of the following describe a homebuyer's situation, a credit would not be due:
They buy the home from a close relative. This includes a spouse, parent, grandparent, child or grandchild. (Please see the question below for details regarding purchases from "step-relatives.")
They do not use the home as a principal residence.
They sell their home before the end of the year.
They are a nonresident alien.
They are, or were, eligible to claim the District of Columbia first-time homebuyer credit for any taxable year. (This does not apply for a home purchased in 2009.)
Their home financing comes from tax-exempt mortgage revenue bonds. (This does not apply for a home purchased in 2009.)
They owned a principal residence at any time during the three years prior to the date of purchase of your new home. For example, if you bought a home on July 1, 2008, you cannot take the credit for that home if you owned, or had an ownership interest in, another principal residence at any time from July 2, 2005, through July 1, 2008.

Can Homebuyers Purchase a Home from a Step-Relative and Still be Eligible for the Credit?
Yes. As long as the person they buy the home from is not a direct blood relative, the purchase would be allowed.

If a Parent (Who Will Not Live In The Property) Cosigns for a Mortgage, Will Their Child Still be Eligible for the Credit?
Yes, provided that the child meets the other requirements for the tax credit.

What to Look for in an Atlanta Relocation Home.....

Atlanta, the sixth-largest city in the Southeastern region and home to over 5.3 million residents, has undergone a transition from a city of regional commerce to a city of international influence. It has been among the fastest growing cities in the developed world for over a decade. And, fortunately for those of us who live here, we see no signs of this slowing down. As a matter of fact, by the year 2020 Atlanta is projected to house over 8 million residents!!! And, with all of the global technology companies and international corporate headquarters such as UPS, Delta, Coca-Cola, CNN, TBS, the Center for Disease Control, etc. there will always be a steady flow of people relocating to the area.

So, when you are being relocated to the sweet tea capital of the world, keep in mind these simple tips when your company or you are looking for your perfect relocation home:

1) LOCATION: How many times have we heard this one?? We'll, you will need to consider this EVEN MORE carefully in Atlanta, as some of the commutes can have you in your cars for days. Most people who are relocating to the area opt for a "suburban feel" with proximity to "the city" where most headquarters are located.....In comes the ideal town of Sandy Springs. Perfectly situated near I-285 and GA-400, this is one of the BEST areas in terms of family life, proximity, shopping, entertainment and more. The air is clean, people friendly and you have access to just about ANY restaurant, store, etc. that you may need.

As a real estate agent, I spend 90% of my time in the car and doing ANYTHING to avoid the ATL grind and I'm happy to say that Sandy Springs/Atlanta has been my home for the last three years. It's just SO close to the city and SO safe and suburban. Remembering your location is the first tip to finding a good Atlanta home.

2) FEATURES-Most people that are being relocated to the area tend to hold high power, high stress and highly time consuming jobs. Renovations and rehab are not items that most are able to do and even if they wanted to or could afford to, just don't have the time. You will want to find a home that has the features you want, so you can move right in and get settled.

3) FINISHED BASEMENTS-While this is really one of the "features" you are looking for, finding a home with square-footage and more importantly, a finished basement will be KEY to your resell value. Atlanta is BIG ON BASEMENTS. And, they MUST be finished. You can find homes that have basements, but don't actually have bathrooms, bedrooms, full kitchens, etc. Having an In-Law/Teen suite DRASTICALLY increases your property value. And, if you CAN'T find a home with an In Law suite, then be sure to have one built out or finish your basement to help compete with other owners.

4) PRIVACY-This goes for both "inside" and "outside" the home. If you've moved here from another location, chances are you will want your friends and family to visit. Be sure to chose a home that has plenty of space, and more importantly, individual suites, rooms and bathrooms, so your guest feel welcome. This also goes for the exterior positioning of your home. You want a home with space that is not too close to your neighbors and boasts an attractive lot.

While these are just some of the things to look for when relocating to Atlanta, other things such as low taxes and schools will also need to be considered. Although, its hard to find all of the items above in a home, its not impossible.

With the Federal Tax credit is coming to a close, many are scrambling to find their "perfect deal" in a SMALL amount of time. While price, features and location are always the considerations in purchasing a home, its not uncommon to find buyers becoming frustrated as they can seem to only to be able to find 2 out of 3 of the considerations...

Winter Baserva, Atlanta Realtor, to be on Upcoming Episode of HGTV's House Hunters!!!!

When I got the call from High Noon productions that they wanted me to run a test shoot for an upcoming episode for HGTV's House Hunters, I was beside myself. I asked them how they found me and why they were interested in me and they said they were looking for really fun agents that were having smashing success in a down economy. I guess my making fun of Brittney Spears was noticed by someone...

My clients and I did a test shoot and within a week found out we were approved for our very own episode. I found out later that we were actually the last episode that was shot in Atlanta and only one of three total to ever make it to the big screen. That means out of 46,000 licensed agents in Georgia, I was selected to be one of the three to ever air in the Atlanta area...To say I'm humbled is an understatement.

Since the shoot, I have to say, I have a WHOLE new respect for the entertainment industry. A lot of time and money spent is spent on these shows. House Hunters flew in a film, sound, and production crew from Denver and spent approximately four, 10-hour days making this a reality for me and my clients.

The TOP 5 Mistakes Buyers Make When Searching For Buckhead Foreclosures!!!!!!

Morris Brandon, Warren T. Jackson, Sarah Rawson Smith, Oh My! Just one of the many reasons why people flock to the very-well-know section of Atlanta known as Buckhead.

In a time of discount prices, distressed sellers and shorted mortgages, many are searching for their "deal of a lifetime" through acquiring a Buckhead Foreclosure or Buckhead Short Sale...As with any area in Atlanta, there ARE good deals in Buckhead, so let's clarify the most common mistakes people making when searching for a Buckhead Home.

MISTAKE 1: ONLY FOCUSING ON BUCKHEAD FORECLOSURES OR BUCKHEAD SHORT SALES.
While getting a deal from these parties is possible, you need to keep in mind there are many other VULTURES out there looking for properties labeled with the Scarlett "F." Because there is such a large pool looking in this area, banks sometimes receive up to 15 offers on those properties...

In addition, Buckhead Short Sales CAN be rewarding, but they come with their fare share of challenges.... Typical issues you will encounter are primarily time for acceptance and lack of firm pricing decisions. Quite often, lenders can take 30 days or more to respond to an offer due to the approval process they must go through once an offer is received. I've seen short sales in Atlanta take up to 6 months before there is a response. This lengthy and exhausting approval process can very frequently result in even "full price" offers being rejected. Sellers and lenders are under no legal obligation to accept even a full price offer. They can change their mind at any time and they often do.

MISTAKE 2: FORGETTING ABOUT MR. & MRS. SELLER
Oh yeah...the people that have probably lived there for a long time and bought their home before peak prices and probably have a little mortgage or may even own their home outright...Those guys, who actually HAVE the opportunity to decide what their home will sell for unlike the multitude of asset managers and bank officials...Don't forget about this market segment. I have made MANY great deals come together by going after the sellers that DON'T have an offer on the table and are wiling to play ball!

MISTAKE 3: NOT BEING PRE APPROVED
Yeah, yeah, yeah...HOW MANY TIMES HAVE YOU HEARD THIS?? We don't say this to bug you; we say this because your time is valuable. No need looking at things out of your budget or WORSE, finding out you can afford more than you thought. Furthermore, once you find that deal, ALL offers will require a letter of approval to accompany them. ESPECIALLY on bank-owned and short sales...Once you find that deal, you will need to move FAST...which brings me to my next point.

MISTAKE 4: NOT MOVING FAST AND "THINKING" ABOUT IT BEFORE ACTING ON IT...
Now, I know what you're going to say....and my response is simple DUE DILIGENCE. You have between 10-14 days to decide if you want to keep it or not without putting yourself in harms way whatsoever. SO, if that good deal pops up TIE IT UP FIRST and then think about it later...You'll thank me for it!!

MISTAKE 5: NOT HIRING A FREE BUYERS AGENT THAT SPECIALIZES IN GOOD DEALS TO HELP YOU WITH THE INS & OUTS....
All day, EVERYDAY, I'm on the lookout, scouting, towering, just like a VULTURE, waiting to go in for the kill. Do you REALLY think you'll find that GOOD DEAL before me?? I make it my job to know more about good deals in Buckhead than anyone, so make sure that you work with someone who is DEDICATED to capitalizing on today's market place...

Point in case...This STUNNING 1941 Buckhead Beauty that sits on over an acre of land on one of the FINEST streets in Buckhead came on the market...within 12 hours, my buyer and I had our offer in....there were four offers put in that day, but because I speak the banks language, and specialize in getting my clients good deals, our offer won! This home appraises at $1.4 million in its current condition (yes, it does need some work) and although I can't disclose what we paid, let's just say it was WELL under that price....

Most of us associate the JUST DO IT! To the famous Nike ad slogan campaign. Although, that campaign garnered much due attention and an over emphasis on "just doing it," there is quite a liberation in taking its meaning literally.

I'm a type A, organized planner that pretty much has her day planned out and every event in it (the best that I can predict) all lined up. I'm a big "list maker" and often when I realize something that I need or want to do, I will write it down and decide on which list of which day that particular item should be handled.

However, lately after reading an article about how much time we waste "trying" to do it, instead of doing it, I decided to JUST DO IT! I can't tell you how much time I've freed up by just doing it instead of planning to do it, or writing it down to do it.

For example:

-I need to return those phone calls-pick up the phone and DO IT!

-I need to remember to pay those bills on the shelf-just grab them and DO IT!

-I need to schedule that dental cleaning-pick up the phone and DO IT!

You get it. In my work life, I always JUST DO IT! But, when it comes to things that I need to accomplish in my own life, I feel like they need to be scheduled in around work. When you adopt the concept of JUST DOING IT. See how your space opens up for more important things to come into your life!

With Over 46,000 Atlanta Real Estate Agents, How Do You Choose One??

Ok, there's actually 46,000 in the State of Georgia, but a good amount of them reside in the Atlanta and surrounding areas.

I recently heard a poll that rated real estate agents LESS TRUSTHWORTHY than used car salesmen. WOW!! I was shocked and also made fun of by my four brothers who all sell cars for a living. Nevertheless, it's not a secret that there are a slew of bad agents out there.

I often have clients come to me after "their agent didn't work out" or "their agent didn't know what they were doing." Just because you have a real estate license doesn't make you a real estate agent, you have to EARN the title of real estate agent.

Although these numbers may have changed more or less, the last I heard there were over 46,000 licensed Atlanta real estate agents. Less than a year ago, that number dropped to less than 30,000 active licensed agents. Close to half of the supposed real estate agents out there turned to office jobs or other sources of income because they couldn't survive the market trends. Many say the transition was because it just was "too hard to make it in a down market" and that's where I stand by my theme that you must EARN the title of real estate agent, not just "play agent."

While I can't pick the right agent that is going to work for you (keep in mind different personalities, behaviors and ethics will all fall into finding the right agent for you), I can help you decide how to chose one.....

If You're Looking to Sell, You Should Know the Following About Your Agent:

What is their background in marketing? How do they sell their homes? Are they using print, web, postcards?? More importantly are they up-to-date on their technology tactics or using the "old school" strategies trying to sell in "new school times?"
What is the average timeframe it takes for them to sell a properly priced home? If it's over 6 months, consider why? Even in a down market, I am selling my properly priced homes in less than 3 months and some within the same week I market them.
What are their statistics? Year-to-date sales, etc.? If they don't have solid numbers to provide, consider the source.
Do they handle their OWN listings or do they have assistants working for them? Having a team is great, but if your agent's assistant knows more about your home then them, you don't have someone working for YOUR best interest.
Are they willing to cut their commission for you?? This one is tricky...keep in mind that if an agent won't stand up for their own worth, how do expect them to represent you at the negotiating table?
Will they provide references?
Finally, I will ask you to do one more thing....Call the agents you've interviewed after 6 pm during the week and throughout the weekends from a number they will not recognize. If they DO NOT pick up, RUN AS FAST AS YOU CAN.

With the majority of buyers looking at nights and on the weekends due to work, you need an agent that is there to SELL THEM THE HOME, not an answering machine that by the time they check the message, the buyer has moved on to the other home whose agent DID pick up the phone. I cannot stress this point enough. Listing agents do exact that, they LIST properties and then wait for another agent to sell the property for them. A MARKETING AGENT does exactly that--markets your home to the masses and gets it SOLD!

If You're Looking to Buy, You Should Know the Following About Your Agent:

How many clients are they currently working with?? A buyers' agent needs to devote a significant amount of time to you in helping with one of the most important decisions you can make. If they are overwhelmed or unorganized, move on.
Did they ask you the following questions:
- Are you paying cash or pre approved and can you please send me the letter/proof?
- What is your timeframe?
- Are you currently working with another agent?
- Will you sign a buyer's brokerage?

If they didn't RUN, RUN, RUN!!! This means they are running around with any Tom, Dick and Harry and have no value for their own time. You need an agent that values YOUR time and knows the business inside and out and good agents aren't afraid to ask valuable questions to facilitate the process.

What is your experience with foreclosures and short sales?? If they don't have solid numbers and "speak the language", MOVE ON seeing as that's a majority of the sales being initiated right now.
Will they provide references?

Finally, one very important tip, GOOGLE YOUR AGENT. If they don't know how to brand themselves, how can they brand your home or help you find your next one.....

Refundable	Reduces income tax liability for the year of purchase. Claimed on tax return for that tax year. However, there are interesting options - purchases in 2009 can be claimed in 2008 - so that the refund can be received via an amended 2008 tax return. That way the buyer does not have to wait until April 2009 to receive the money. Individuals should consult a professional tax advisor for exact tax calculations. HB 261 was signed into law on May 11, 2009 by Georgia Governor Sonny Perdue. 1. Is this tax credit limited to first time homebuyers?

In addition to the $8000 tax credit available for first time home buyers, Georgians have another reason to celebrate!!!

On Monday, May 11, Governor Sonny Perdue signed legislation into law that creates a new state income tax credit for home purchases in Georgia. The tax credit will apply to purchases of eligible properties between June 1 and November 30, 2009, and is expected to spur activity in the housing market. Passage of this bill was the top legislative priority for the Georgia Association of REALTORS® in 2009.

House Bill 261 provides an income tax credit for the purchase of a single-family residence during the six months between June 1 and November 30, 2009. The credit amount is the lesser of $1,800 or 1.2 percent of the purchase price. The tax credit is applied over three years, with one-third of the credit available each year. If a the amount of the credit exceeds the taxpayer's tax liability, the unused credit may carry forward to the next tax year.

The credit created by HB 261 may be claimed one time per taxpayer. The final version of the bill contains the GAR amendment to clarify condominiums and residences occupied at the time of sale are eligible for the credit. In addition, eligible single family residences include:

New single-family residences;
Previously occupied residences that were for sale prior to May 11, 2009. and are still for sale after May 11, 2009;
Owner-occupied residences in which the owner's acquisition debt is in default on or before March 1, 2009; and
Residences where a foreclosure has taken place and are owned by the mortgagor or the mortgagor's agent.

This tax credit is in addition to the federal first-time home buyer tax credit , which is available to only those buyers who have not owned a home during the last three years.

I GET it! REO listing agents are busy. They are getting multiple offers, handling volumes of calls and trying to keep it all organized between the agents and asset managers. HOWEVER, lately, I am noticing such a lack of respect from listing agents and their willingness to work to keep a deal together or just respond back to a buyers agent. All you have to do is put it on the MLS and let the buyers agents do their jobs, so can you PLEASE help out with the SIMPLE things in a transaction that are a part of your job??

In case you have forgotten, remember how much the buyers agent has to work to see a deal through closing and PLEASE be considerate of the amount of time, effort and diligence your counterpart has to go through to make it happen.

For this, in return, I don't think its too much to ask to:

*RESPOND WHEN AN OFFER IS RECEIVED as kindly requested in the documentation!

*Get back to the agents in a TIMELY MANNER...THIS MEANS WITHIN AT LEAST TWO DAYS OR LESS!

*Be COURTEOUS when speaking to them--remember we are all on the same team. As many calls as you get on your listings, buyers agents are fielding that many calls from BUYERS the people who actually BUY the product!

*CHANGE A LISTING TO "PENDING" WHEN ITS UNDER CONTRACT!!! Geez...That's just down right MEAN, especially for buyers who want the property and agents who take the time to go show it.

*HAVE A PERSON THAT CAN BE REACHED ON THE WEEKENDS AND NIGHTS WHEN BUYERS AGENTS ARE OUT THERE SHOWING!!!! A machine is NOT always the answer.

*PUT THE LOCKBOX CODE ON THIS LISTING--especially if you intend to direct ALL calls to a voice machine.

*And, not put people in a "supposed" multiple offer situation when you know in fact there IS NOT ONE. This by the way, is ILLEGAL and UNETHICAL!

REDC Atlanta Auction-FINALLY, A Winner This Time Around....

Many of you know how familiar I am with the REDC Atlanta Home Auction. If not, I suggest you read my blog that outlines everything there is to know about buying an auction property.

Although, there are DEALS OF A LIFETIME, most of the time they are not found at an auction. I have detailed the process of what to expect at an auction and how not to "get your hopes up" because 99.9% of auction properties are still "SUBJECT TO MANAGEMENT APPROVAL" and because the prices are too low, are often rejected.

However, this blog is not about that. I actually have the two of the sweetest clients ever who won it BIG at the last REDC Home Auction.

I was contacted by them prior to them attending, as they had read all of my posts and understood the importance of having FREE representation, even at an auction. I walked them through the registration process, coached them emotionally about the process and came and represented them the day of.

As their property became available for auction, I helped them know when it was the "best" time to raise their bidder cards. On the first round, we lost it to another couple who bid over $50k of what our bottom line was. But, I told them "...don't leave yet, we need to wait and see if everything goes through, the property might come back up again..." So, they patiently waited another two hours and low and behold, our property showed back up again. This time, we got it!! And, we got it for almost $60k less than the last bidders.

When we started the paperwork, they knew from all of my posts that this number still needed to be approved and were very calm and collected. Imagine what it must of felt like to find out of the 4,000 homes being auctioned that day, their property was one of 15 that were sold ABSOLUTE (meaning the seller did not have to approve the sale and it must be sold at ALL costs). We were overjoyed...

Now, the financing part that went behind all of it was a nightmare, but that's a discussion for a different blog.

The point of the story is that dreams DO come true at home auctions, but they DO come with a lot of patience, effort and time. But, more than anything, having a third party non-biased, professional on your side can truly make the difference on whether your dream come true can happen....

Psychology 101....A Prerequisite to Becoming a Realtor!

The one thing that the pre-licensing realtor class forgot to mention in their syllabus was that if you intend to practice real estate, you MUST know Psychology 101.

As agents, we are known as the air of authority on the entire process of buying a home. With that comes finance questions, offer questions, inspection questions, closing questions, and every other question imaginable. So, it's important to understand the psychology behind the question. Your clients aren't calling at 11:30 p.m. because they want to intrude on your personal time, they are calling because deep down they have a fear about the process and they need the PROFESSIONAL to help them overcome it. I.E...Psychology 101!!

One of the things I love MOST about my profession is that I get the pleasure of living my purpose of helping myself and others grow by showing the truth in a graceful and honorable manner, to set new standards and lead by example. I'm fortunate enough to turn those late night calls into an opportunity to live my purpose.

So, when you get your next worried call, question or concern, remember they are looking to you to provide them with the best possible advise and turn it into an opportunity to COACH your clients, not critique them. Not only will you feel rewarded, but your clients will appreciate your dedication and compassion to an issue, no matter how big it really is, is REALLY important to them.

The Fed Surprises Us Again And Lowers Mortgage Rates...

Thanks to a Fed announcement which exceeded all expectations, it was a big week for mortgage markets.*

Mortgage rates ended the week down significantly, falling near the lows reached in January.

The stock market and Treasury market also performed well during the week. Following Wednesday's meeting, the Fed shocked investors with an aggressive expansion of its mortgage-backed securities (MBS) purchase program. In addition to the previously announced $500 billion in MBS purchases which began in January, the Fed will buy an additional $750 billion this year, bringing the total to $1.25 trillion. To put this in perspective, $1.25 trillion represents more than half of the estimated total mortgage issuance in 2009.

Similar to its November announcement about the initial $500 billion MBS purchase program, the Fed achieved its desired reaction with an immediate decline in MBS yields. Since mortgage rates are largely based on MBS yields, mortgage rates moved lower as well.

The Fed has identified the stabilization of the financial system and the housing market as key elements of an economic recovery, and lower interest rates will help achieve these goals. Inflation data released during the week contained no reason for inflation to be a concern in the short-term. With yet another increase in government spending, though, investors will be keeping an eye out for signs of higher future inflation.

Simply put, mortgage interest rates have NEVER been lower! Can it REALLY get any better for Atlanta Home buyers???
