November 13, 2009&lt;br /&gt;This has been Sandy Springs resident Winter Baserva's &quot;best year ever.&quot;&lt;br /&gt;&lt;br /&gt;The realtor with ERA the Good Broker has sold 32 houses in areas like Buckhead, Brookhaven, Sandy Springs and Dunwoody. The average agent closes eight transactions a year, according to the National Association of Realtors. &lt;br /&gt;&lt;br /&gt;One of those sales will be featured on an upcoming episode of HGTV's &quot;House Hunters.&quot; The program that airs weeknights at 9 p.m. follows buyers as they tour three houses, select their favorite and sign a contract. New episodes start in late January. &lt;br /&gt;&lt;br /&gt;Baserva was approached by show producers this fall.&lt;br /&gt;&lt;br /&gt;&quot;I was really, really excited,&quot; said Baserva, an agent for 5 years. &quot;HGTV is such a reputable show.&quot;&lt;br /&gt;&lt;br /&gt;

She said she was humbled to be selected from the approximately 46,000 realtors in Atlanta. &lt;br /&gt;&lt;br /&gt;&quot;I think they were looking for somebody upbeat and different,&quot; said Baserva, ERA's top-producing broker. &quot;They were also looking for people that are having really good success in a down market.&quot;&lt;br /&gt;&lt;br /&gt;She asked her clients Brian and Kelly Wolk if they would be interested in participating.&lt;br /&gt;&lt;br /&gt;&quot;They are avid HGTV 'House Hunters' watchers,&quot; Baserva said. &quot;I mean, they memorize the show. I knew without a doubt they were the ones I wanted to pick.&quot;&lt;br /&gt;&lt;br /&gt;The young professionals that married in April 2008 were looking to move from their tiny Buckhead condo in Eclipse on Pharr Road to a more spacious residence.&lt;br /&gt;&lt;br /&gt;&quot;We had been living there together for about a year and it's one bedroom, one bathroom, no storage, very small,&quot; said Kelly, branch manager for human resource company Adecco. Her husband works for Equifax. &quot;It was the two of us and our dog, which was fun, but we really wanted to capitalize on the buyer's market right now.&quot;&lt;br /&gt;&lt;br /&gt;They became acquainted with Baserva after calling a number on a for-sale sign. &lt;br /&gt;&lt;br /&gt;&quot;It wasn't even her number,&quot; Kelly said. &quot;I'm not sure how it led us to her.&quot;&lt;br /&gt;&lt;br /&gt;Filming for &quot;House Hunters&quot; took place Sept. 3-5 and will feature two houses in Brookhaven, including the one the Wolks purchased. The house went off the market with another buyer, and they were devastated, totally heartbroken.&quot;&lt;br /&gt;&lt;br /&gt;But when that sale dissolved, the Wolks submitted a more aggressive offer and landed the house. &lt;br /&gt;&lt;br /&gt;&quot;It was a real fairy tale story all around,&quot; Baserva said. &quot;I'm so glad that particular client got picked for the show just because they encountered a lot. They went through a lot just to get their dream home.&quot;&lt;br /&gt;&lt;br /&gt;Kelly said filming the television show was exciting. &lt;br /&gt;&lt;br /&gt;&quot;When the crew came, they were all really laid-back, and they were really good at their jobs,&quot; she said. Still, her nerves got the best of her. &lt;br /&gt;&lt;br /&gt;&quot;The very first time they filmed me, there was a word I could just not get past and I got so hysterical,&quot; Kelly said. &quot;I laughed for a good five minutes, and finally I recomposed.&quot;&lt;br /&gt;&lt;br /&gt;The Wolks are enjoying their new home and are anxious to relive the experience through &quot;House Hunters.&quot;&lt;br /&gt;&lt;br /&gt;&quot;We absolutely love our new house,&quot; Kelly said. &quot;We've got an area to grill and multiple bedrooms. We've already had guests come and stay. &lt;br /&gt;&lt;br /&gt;&quot;It's really been a huge improvement for us. The credit for FTHBs is 10% of the purchase price of the home, with a maximum available credit of $8,000&lt;/p&gt;
&lt;p&gt;Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Current Owners:&lt;/strong&gt; The tax credit program now gives those who already own a residence some additional reasons to move to a new home. This incentive comes in the form of a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.&lt;/p&gt;
&lt;p&gt;Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What are the New Deadlines?&lt;br /&gt;&lt;/strong&gt;In order to qualify for the credit, all contracts need to be in effect no later than April 30, 2010 and close no later than June 30, 2010.&lt;/p&gt;

&lt;p&gt;Joint filers who earn up to $225,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, joint filers who earn $245,000 and above are ineligible.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What is the Maximum Purchase Price?&lt;br /&gt;&lt;/strong&gt;Qualifying buyers may purchase a property with a maximum sale price of $800,000.&lt;br /&gt;&lt;strong&gt;&amp;nbsp; &lt;br /&gt;What is a Tax Credit?&lt;/strong&gt;&lt;br /&gt;A tax credit is a direct reduction in tax liability owed by an individual to the Internal Revenue Service (IRS). In the event no taxes are owed, the IRS will issue a check for the amount of the tax credit an individual is owed. Unlike the tax credit that existed in 2008, this credit does not require repayment unless the home, at any time in the first 36 months of ownership, is no longer an individual's primary residence.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How Much are First-Time Homebuyers (FTHB) Eligible to Receive?&lt;br /&gt;&lt;/strong&gt;An eligible homebuyer may request from the IRS a tax credit of up to $8,000 or 10% of the purchase price for a home. If the amount of the home purchased is $75,000, the maximum amount the credit can be is $7,500. &lt;p&gt;As mentioned above, the tax credit has been expanded so that existing homeowners who have owned and occupied a primary residence for a period of five consecutive years during the last eight years are now eligible for a tax credit of up to $6,500.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How Much are Current Home Owners Eligible to Receive?&lt;br /&gt;&lt;/strong&gt;The tax credit program includes a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.&lt;/p&gt;

In situations where the buyer purchases the property, even though the seller retains legal title, the taxpayer may file for the credit. Some examples of this would include a land contract or a contract for deed.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;According to the IRS, factors that would demonstrate the ownership of the property would include:&lt;br /&gt;&lt;/strong&gt;1. Right of possession, &lt;br /&gt;2. Right to obtain legal title upon full payment of the purchase price, &lt;br /&gt;3. Right to construct improvements, &lt;br /&gt;4. Obligation to pay property taxes, &lt;br /&gt;5. Risk of loss, &lt;br /&gt;6. Responsibility to insure the property, and &lt;br /&gt;7. Duty to maintain the property.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Are There Other Restrictions to Taking the FTHB Credit?&lt;br /&gt;&lt;/strong&gt;Yes. According to the IRS, if any of the following describe a homebuyer's situation, a credit would not be due:&lt;br /&gt;They buy the home from a close relative. This includes a spouse, parent, grandparent, child or grandchild. (Please see the question below for details regarding purchases from &quot;step-relatives.&quot;) &lt;br /&gt;They do not use the home as a principal residence. &lt;br /&gt;They sell their home before the end of the year. &lt;br /&gt;They are a nonresident alien. &lt;br /&gt;They are, or were, eligible to claim the District of Columbia first-time homebuyer credit for any taxable year. (This does not apply for a home purchased in 2009.) &lt;br /&gt;Their home financing comes from tax-exempt mortgage revenue bonds.       <title>Three Vital Words: JUST DO IT!!</title>

&lt;p&gt;Most of us associate the JUST DO IT! To the famous Nike ad slogan campaign. Although, that campaign garnered much due attention and an over emphasis on &quot;just doing it,&quot; there is quite a liberation in taking its meaning literally.&lt;/p&gt;
&lt;p&gt;I'm a type A, organized planner that pretty much has her day planned out and every event in it (the best that I can predict) all lined up. I'm a big &quot;list maker&quot; and often when I realize something that I need or want to do, I will write it down and decide on which list of which day that particular item should be handled.&lt;/p&gt;
&lt;p&gt;However, lately after reading an article about how much time we waste &quot;trying&quot; to do it, instead of doing it, I decided to &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;JUST DO IT!&lt;/span&gt;&lt;/strong&gt; I can't tell you how much time I've freed up by just doing it instead of planning to do it, or writing it down to do it.&lt;/p&gt;

&lt;p&gt;-I need to return those phone calls-pick up the phone and DO IT!&lt;/p&gt;
&lt;p&gt;-I need to remember to pay those bills on the shelf-just grab them and DO IT!&lt;/p&gt;
&lt;p&gt;-I need to schedule that dental cleaning-pick up the phone and DO IT!&lt;/p&gt;
&lt;p&gt;You get it. In my work life, I always JUST DO IT! But, when it comes to things that I need to accomplish in my own life, I feel like they need to be scheduled in around work. When you adopt the concept of JUST DOING IT. See how your space opens up for more important things to come into your life!&lt;/p&gt;</description>

On the first round, we lost it to another couple who bid over $50k of what our bottom line was. But, I told them &lt;em&gt;&quot;...don't leave yet, we need to wait and see if everything goes through, the property might come back up again...&quot;&lt;/em&gt; So, they patiently waited another two hours and low and behold, our property showed back up again. This time, we got it!! And, we got it for almost $60k less than the last bidders.&lt;/p&gt;
&lt;p&gt;When we started the paperwork, they knew from all of my posts that this number still needed to be approved and were very calm and collected. &lt;p&gt;The one thing that the pre-licensing realtor class forgot to mention in their syllabus was that if you intend to practice real estate, you MUST know Psychology 101.&lt;/p&gt;
&lt;p&gt;As agents, we are known as the air of authority on the entire process of buying a home. With that comes finance questions, offer questions, inspection questions, closing questions, and every other question imaginable. So, it's important to understand the psychology behind the question. Your clients aren't calling at 11:30 p.m. because they want to intrude on your personal time, they are calling because deep down they have a fear about the process and they need the PROFESSIONAL to help them overcome it. I.E...Psychology 101!!&lt;/p&gt;

      <description>&lt;p&gt;&lt;br /&gt;&lt;strong&gt;Thanks to a Fed announcement which exceeded all expectations, it was a big week for mortgage markets.* &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Mortgage rates ended the week down significantly, falling near the lows reached in January. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The stock market and Treasury market also performed well during the week. Following Wednesday's meeting, the Fed shocked investors with an aggressive expansion of its mortgage-backed securities (MBS) purchase program. &amp;nbsp; In addition to the previously announced $500 billion in MBS purchases which began in January, the Fed will buy an additional $750 billion this year, bringing the total to $1.25 trillion. To put this in perspective, $1.25 trillion represents more than half of the estimated total mortgage issuance in 2009. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Similar to its November announcement about the initial $500 billion MBS purchase program, the Fed achieved its desired reaction with an immediate decline in MBS yields. Since mortgage rates are largely based on MBS yields, mortgage rates moved lower as well. &amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Fed has identified the stabilization of the financial system and the housing market as key elements of an economic recovery, and lower interest rates will help achieve these goals. Inflation data released during the week contained no reason for inflation to be a concern in the short-term. With yet another increase in government spending, though, investors will be keeping an eye out for signs of higher future inflation.&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Simply put,&amp;nbsp;mortgage interest rates&amp;nbsp;have NEVER been lower! Can it REALLY get any better for Atlanta Home buyers???&lt;/strong&gt;&lt;/p&gt;
