Waco/Texas Housing Market Reports

I’ve written about this before, but think it is worth repeating a very useful and reputable resource for finding out about Housing Market Reports in Waco and all of Texas. Not only that, there are other great pieces of Texas Real Estate related information and data given on this site.

The Real Estate Center Website has extensive monthly data posted that dates back multiple years including sales numbers, median prices and months inventory. If you are looking to compare year to year or just month to month, a quick glance can give you a very powerful education as to what is happening in the Waco or other Texas markets.

Of course, these statistics are market wide and do not single out specific neighborhoods. But for a general outlook, they are valuable bits of information.

If you need to know more about a particular neighborhood or home, it’s best to consult with a real estate professional that is knowledgeable in your area. As with any profession, those that work on a day to day basis in their field are typically the most knowledgeable.

Waco Residential Market Reports—August 2009

August does it. It outshines both June and July 09. Yes, still doesn't measure up to last year, but I really like the fact that we held steady and even beat the prior 2 months. Around mid month, things were looking very slow for August, but all of the end of month sales wrapped up the month to be a little better than the prior 2.

Things do slow down typically this time of year in any market, so look for a typical decrease in sales heading into the fall.

Please take note of average and median prices. Our market shows to be stable. I believe the growth and job opportunities in our area are contributing to a great overall market which is here to stay and only get better.

So Here's the THING. How good advertising made me look.

On a recent road trip I saw the "Thing". Yes, I stopped. I stopped at the place in Arizona that had the "Thing". My daughter warned me not to look. She said it would be lame. Well, I guess she was right. But boy sign after sign for miles and miles before the "Thing" sure got my attention. I just had to know what it was.

What is the lesson here? Well placed and well thought out ads really do work. Or are there other adverstising lessons here? These places along the highways do a great job of repeatedly plugging their stores until you feel like you just have to stop.

By the way, we bought some very pretty jewelry and some really tasty pistachios in the really fun giftshop.

The little video clip is also lame, but it's basically what the place looked like overall. I said "New Mexico", but I was confused. I was in Arizona :) By the way, click on the link I have up at the top to see a very good overview of the thing along with a pretty good video.

Waco Residential Market Reports—July 2009

Around the middle of July I started to think we wouldn’t meet our figures from June. Well we didn’t, but we are very close.

Still down from last year’s sales at this time as well, but that is not too surprising with all things considered. Dollar figures were nearly identical to last years in median and average sales prices, but less than June of this year.

As usual, certain areas in and around Waco are doing better than others. If you are looking to sell or buy in the Waco or Greater Waco area, it's very important to understand the trends in each neighborhood.

I can tell you that in some neighborhoods you are simply going to find much better deals than in others. And most of the best deals are NOT in the most popular neighborhoods.

I can also tell you that positioning your home properly to sell is still of the utmost importance. This means the right price and the best condition possible. Good homes for purchase are still tough to find. You want your home to stand out and be the one the buyers just can't resist.

Waco Schools, Mclennan County Schools

If you have school aged children, and are relocating or considering relocation to the Waco, TX area, you are probably very concerned with finding good schools. Even if you already live in the area, I am sure your interest in your children’s school is of the utmost importance.

The latest 2009 accountability ratings for Texas Schools is now online. I am sure there are arguments for and against such rating types, but they are nevertheless a type of indicator in how a school system is performing.

From my observation, the reputation of schools in our area coincides pretty closely with these accountability results. Some of the more popular schools performed very well, while some of the less popular schools performed poorly.

But just like the ratings, reputations are not always an accurate depiction either. Having lived in many locations in the US and Overseas, it’s easy to get caught up in negative hype about anything. Many times I found that the negativity was unjustified and unfair. But other times, there was good reason for the negativity.

Having said that, here is a link to the latest ratings. Decipher them as you see fit. Search by McLennan County to get a good overview of our area schools.

Vicky, who celebrates her 38th birthday this coming August 4th is battling an autoimmune disease. She needs our help with an abundance of prayers. She needs a miracle, a donor to come forth and provide her with a new kidney.

She was diagnosed with Sjogren’s, an autoimmune disease, in 2004 after the birth of her first child, my first grandchild, Nolan Bryce, and is now suffering End Stage Renal Disease from complications of Sjogren’s.

Sjögren's syndrome often is undiagnosed or misdiagnosed. The symptoms of Sjögren's syndrome may overlap or "mimic" those of other diseases including lupus, rheumatoid arthritis, fibromyalgia, chronic fatigue syndrome, and multiple sclerosis. Because all symptoms are not always present at the same time and Sjögren's can involve several body systems, physicians and dentists sometimes treat each symptom individually and do not recognize that a systemic disease is present.

Vicky is the wife of my first born son, John Michael and lives in Anderson, SC. She is the mother of my two grandsons, Nolan Bryce (4 to be 5 August 6) and Braydon Pierce who turned 3 on April 20th. She has managed to enthusiastically care for them even while enduring daily fatigue and exhaustion along with her loving husband, John. She works full-time during her entire ordeal. As a Certified Lactation Educator, she helps women establish a successful and loving nursing relationship with
their babies. On top of all this, Vicky makes time to volunteer at community events such as cancer awareness days and the hospital’s Teddy Bear Clinic.

She started a blog, Sjogrens & Me, to help others who are suffering from this disease. Her blog is featured on

Vicky is such a positive influence on the community and rarely even complains about her symptoms.

There are many new and exciting things happening in the Waco area, but there are 2 things that I find particularly exciting. Space X and the Mammoth Site.

In the past couple of days, the Waco Trib has written 2 articles, each about these 2 extraordinary places:

Space X—Right in our own backyard in McGregor TX is Space X test facility.

The Waco Tribune, Mike Copeland discussed the fight for stimulus funds that could greatly increase the size and mission of Space X. Very interesting reading.

I visited Space X yesterday while they tested a rocket. Was a very powerful site that made me really appreciate the importance and potential coming from this company.

For anyone that is unaware of who or what Space X is. I highly encourage you to visit their website. If that doesn’t fascinate or excite you, I don’t know what will.

Mammoth Site—Inside the city limits right off of Steinbeck Bend is developing into what could be one of the most interesting places ever. Headed towards National Park Status, this place is nothing to take lightly.

According to WacoMammoth.Org, “The Waco Mammoth Site is the largest known concentration of prehistoric mammoth elephants dying from the same event."

Fascinating, isn't it? I sure think it is. I can't wait to see what the future holds.

Waco Fouth on the Brazos

Via Ann Cordes (Keller-Williams of Waco):

The city of Waco and H-E-B invite central Texans to join the Fourth on the Brazos celebration in downtown Waco. Each year, more than 10,000 people celebrate the Fourth of July along the river with live music, family fun and the H-E-B Fireworks Extravaganza. Streets around Indian Springs Park will be closed of beginning at 7:00 p.m.

     The festivities begin at 6 p.m. and a patriotic ceremony will take place at 9:45 p.m. The ceremony will feature the Young Marines and Waco Mayor Virginia DuPuy. The National Anthem will be performed by the winner of the "Waco Idol" contest sponsored by Star 92.9 FM, which will also be doing a live remote broadcast.

     This years concert will feature Sloppy Joe, the soul band T-Bird and the Breaks, and tribute band The Fab 5. The Waco Community Band will play during the fireworks, which begin at 10:00 p.m.

     Other attractions will be a food court, a kids area with inflatables, games, and arts and crafts. Coolers, blankets and chairs are allowed. Tents, pets, glass bottles, grills and fireworks are not allowed. For more information call 750-5781 or go to www.brazosnightswaco.com.

June Waco Residential Market, Promising Figures

In Mid June, I wrote a Waco Market Report:

At that time, we were on pace to nearly meet or exceed last year's June figures. Now that we've passed the end of June, It looks like we fell a little short of what I thought may happen. But not by much. In fact, at last count we were at 219 sales for June. Not too shabby.

Not only that, median sales prices are still up compared to last year. Last year through March of this year we saw declines in median price, but beginning in April, that median price has steadily increased.

Here are the numbers*:

What I really like about what I am seeing these past few months is that sold prices are exceding those of last year and have even increased month by month the past few months. Will this continue after the busy season and after the $8000 tax credit expires? Time will tell. I think as always, Waco is a pretty solid market with all things considered and I like what I am seeing overall.

Does your Dog do this?

We have this little dog. She is a cross between a Chihuahua and maybe Poodle? Anyway, she is a sweet dog, but must get cold a lot!

Kinzie loves to get underneath a blanket and cover herself up like a baby. Notice how I said she likes to. We don't do the covering, she does! She scoots herself and flips the blanket up with her head until she is all the way under like she likes it.

Anyway we go through a lot of blankets around here. And we just love her to death. Just think it's so cute and funny the way she just has to be under the covers all of the time.

Did you know that there may be money waiting for you in Waco, the State of Texas or any other State? Money that is rightfully yours that you may have somehow overlooked.

This is about getting that money to the rightful owner. I found unclaimed property in my name in one State. It was left over from an old Stock I used to have. Sometimes, you may not have gotten your utility refund or something of the sort. Somewhere along the line, you may have missed getting your money from something.

Texas Tax Free Holiday, Coming Soon!

Each August in Texas we have a Sales Tax Holiday that's helps us all to save a bit of money just before school starts up.

Not everything is tax free on this weekend, but most clothing, shoes, backpacks under the price of $100 are included. And this year, they are adding to those items many school supplies such as pens and crayons.

From Buyer Eyes...Sellers Pay Attention!

Home Sellers Don't Forget These Things

I'm sure that many or most of you have heard the same old things, time and time again about how to prepare your home for sale. But there are still a few things that I see repeatedly in many homes that really take away from the actual beauty and essence of the home.

Some of the top turn offs that I see so often can be so simply fixed:

Cluttered Kitchen Counters-you want your kitchen to look as though it has plenty of counter space. It's one of the most important parts of the house. All of those gadgets and small appliances may be nice looking, but they give the impression that there is no space in the kitchen. A huge turnoff. Just put them away and maybe just leave a couple of key beautiful pieces out to warm up the space.

Magnets on and things on top of Refrigerator-Oh this is such a no brainer. Your kitchen immediately looks fresher and cleaner without all those magnets and things on your fridge. It's so simple to take all of this down, but it can make a place look horrible if you leave them up. I am so surprised at all of the homes I visit that don't do this simple step.

Soaps, Scrubbers, Toothbrushes, etc on Counter Tops-pretty much this is a rule of thumb throughout the house. All of that stuff is useful, but looks very dirty and tacky. Buy some bins or baskets and store your things under the sink or somewhere else. Again, you can place a couple of key pieces for warmth. You will be surprised how much this spruces a place up when you clean it up.

There are tons of other things that need to be done in order to prepare your home for sale, just don't overlook these few simple items. They can make a world of difference.

I know that I really enjoy living here, but it sure is nice to see that reinforced by articles like this.

The latest stats are out about Texas and Waco Real Estate Markets from the Real Estate Center for the Month of May 2009, which actually shows nearly exactly what I've stated in my previous posts.

Sales are still down from last year, May 08 to the tune of 24%, but the median price is up a small bit. Inventory remains lower than last year but is up slightly from April of this year. Please visit the Waco Area Stats for a better look.
