      <description>&lt;h3&gt;Houston&amp;rsquo;s Real Estate Market Shows Continued Pricing Strength In April Despite A Lingering Sales Slowdown&lt;/h3&gt;
&lt;p&gt;The average single-family home sales price increases for a third straight month to the highest level ever for the month of April&lt;/p&gt;
&lt;p&gt;HOUSTON &amp;mdash; (May 20, 2008) &amp;mdash; Sales of single-family homes across greater Houston slid in April, but the average price of those homes increased for a third straight month to the highest level ever for the month of April and 2008, according to statistics released by the Houston Association of REALTORS&amp;reg; (HAR). The average price surpassed its level in April of 2007, the second best year on record. Single-family home sales fell 11.0 percent on a year over year basis.&lt;/p&gt;
&lt;p&gt;The average price of a single-family home rose by 0.9 percent last month to $207,270 from $205,490 in April 2007. The median price of a single-family home was stable at $150,000. Sales of all property types for April 2008 totaled 6,432, which represents a 12.8 percent drop compared to April 2007. Total dollar volume for properties sold during the month was recorded at $1.3 billion versus $1.4 billion one year earlier, a 9.9 percent decline.&lt;/p&gt;
&lt;p&gt;&amp;ldquo;Coming off of two consecutive record years, the Houston real estate market is demonstrating relative stability while other cities continue to suffer dramatic declines in both sales and pricing,&amp;rdquo; said Michael Levitin, HAR chairman and principal of HTownRealty.com. &amp;ldquo;We avoided a bubble thanks to Houston&amp;rsquo;s history of moderate growth in home values. The healthy local job market and diverse economy have created dynamics that are conducive to a faster recovery and we anticipate conditions to improve in the second half of the year.&amp;rdquo;&lt;/p&gt;

&lt;p&gt;Every Saturday morning at 08.30 am three top realtors from The Woodlands Keller Williams office meet at the local McDonald&amp;rsquo;s. It started out about five months ago with Lance Langenhoven (white shirt) &amp;amp; Bob Montes(blue shirt) meeting up to share ideas and discuss the local Woodlands real estate market. In all that time we&amp;rsquo;ve probably canceled one meeting and I think that was only because it was Easter. Yup, we&amp;rsquo;re committed! Yeah, I know&amp;hellip; pretty original right? Bob promptly ordered a sign with our new &amp;ldquo;name&amp;rdquo; and it is now prominently displayed at each meeting. You never know when a McDonald&amp;rsquo;s client might have a real estate related question!! Hey&amp;hellip; why miss a good opportunity?!&lt;/p&gt;
&lt;p&gt;Aradio Zambrano(salmon shirt!) has now also joined the mastermind group so the number of ideas will flow even more!! It&amp;rsquo;s very exciting and I think this group is going to do some phenomenal business in The Woodlands.       <description>&lt;p&gt;I have come across a pretty incredible deal for a new investor or someone who just wants to expand his/her portfolio...&lt;/p&gt;&lt;p&gt;This property is in The Woodlands. &lt;br /&gt;- It&amp;#39;s leased out for more than 1% of the selling price (very unusual point # 1)&lt;br /&gt;- It&amp;#39;s been completely remodeled with high-quality finishes (unusual to have high-quality finish in a rental point # 2)&lt;br /&gt;- There is absolutely no more work to be done (unusual point # 3)&lt;br /&gt;- It is located at the end of a very nice little cul-de-sac (fairly unusual point # 4)&lt;br /&gt;- The lease is starting tomorrow, 1st November 2007. (unusual to get in right at the start of a lease point # 5)&lt;br /&gt;- It cashflows from day 1 if:&lt;br /&gt;- you put down 10% in cash&lt;br /&gt;- you get a 30-year loan for 7.5%&lt;br /&gt;- when including county tax, home owner&amp;#39;s association fees, home insurance &amp;amp; including a 10% vacancy factor!&lt;/p&gt;&lt;p&gt;I think what&amp;#39;s happened is the owner spent too much money on the remodel and is now stuck with a cashflow problem.&amp;nbsp;The seller&amp;#39;s problem could be your gain! &lt;/p&gt;&lt;p&gt;The tenants are a young couple from Finland that have been relocated here for a 3-year work contract.       <title>Becoming a Realtor... the incredible Residual Income opportunity. </title>
      <description>&lt;p&gt;I attended Gary Keller&amp;#39;s &lt;a href=&quot;http://megacamp.kw.com/pages/home.shtml&quot; target=&quot;_blank&quot;&gt;Mega-Agent Camp&lt;/a&gt; in Austin a few weeks ago. This is an annual event held in Austin every year. Top agents (at least $6 million in annual production) come from all over the country to attend. They&amp;#39;re mostly from Keller Williams but there are invited guests from other companies as well. (Tip... see if you can become an &amp;quot;invited guest&amp;quot; - they treat you incredibly well... your event is completely paid for and you get gifts both nights!!!)&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Anyway, that isn&amp;#39;t really the reason I&amp;#39;m writing this piece... &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Apart from the fact that the two days that I spent there were very educational and interesting, there were two events that really stood out for me. These were the last two items on the agenda on the last day, Tuesday the 21st August. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;The last item&lt;/strong&gt; before we closed out the Mega Agent Camp for 2007 was Gary Keller interviewing the pastor from his church. I haven&amp;#39;t seen many leaders of companies being this brave about their religion and what they believed in that they would make such a statement about their faith. Well done Gary Keller. I&amp;#39;m glad I&amp;#39;m in this company and I like the way you&amp;#39;ve built it and I like the fact that you&amp;#39;re not afraid to let everybody know what the foundation of your company is built on. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;The second-last item&lt;/strong&gt; before we closed was as impressive but for completely different reasons. He had about 13 people on stage. Then, one by one, they stood up and the amount of money they were earning annually from their profit-sharing checks was announced. In fact, images on a large screen showed how much they earned when they first started (super small like $250 in year 1!) and then how it increased in 2-year gaps, 2000, 2004 &amp;amp; 2006. The amounts earned increased with each person until the highest earning individual in the last position announced his residual income. The person with the lowest annual income in 2006 I think came in around $200 000.00 per year. The person in the last position &lt;u&gt;&lt;strong&gt;earned close to $500 000.00 in 2006&lt;/strong&gt;&lt;/u&gt; (or just over?). That&amp;#39;s income he didn&amp;#39;t have to work for. He didn&amp;#39;t have to manage anyone. It just arrives every month. &lt;/p&gt;&lt;p&gt;Actually... the checks arrive on the 21st each month so, that Tuesday was &amp;quot;payday&amp;quot;. Three of the checks (that were mentioned, not everyone stated what their check was going to be) were around the $38 000.00, $39 000.00 and just over $40 000.00 &lt;u&gt;&lt;strong&gt;FOR THE MONTH!&lt;/strong&gt;&lt;/u&gt;&lt;/p&gt;&lt;p&gt;It was pretty phenomenal. Apart from the passive incomes they were earning there were a few other amazing facts... on average, they seemed to have started around 1999 or 2000 so they had only been working on this for say, 7 or 8 years or so. Then, and this was pretty amazing, most of them seemed to only have recruited about 10 people in all that time!! The &amp;quot;down-line&amp;quot; seemed to multiply incredibly &lt;u&gt;from very few recruits!!&lt;/u&gt;&lt;/p&gt;&lt;p&gt;The other thing I noticed was that the people on stage seemed so, how can I put it? &amp;quot;Ordinary&amp;quot;? I don&amp;#39;t mean to be mean but I can&amp;#39;t think of anything more apt... they were not superstars, incredibly handsome or beautiful or anything like that... they were real people like you &amp;amp; me. In fact, the person that was the highest earner of the lot was probably the least striking person of the bunch!!! &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Why did Gary invent a profit-share model?&lt;/strong&gt; Well, real estate firms don&amp;#39;t offer 401k&amp;#39;s or health benefits or other big-company perks. So, the profit-share opportunity was created to counter that lack. For the individuals on stage, the profit-share opportunity has turned into something far more lucrative than any 401k could ever do... and, it continues to grow every year!!! And not just in a simple arithmetic fashion, the growth in profit-share payments to these individuals seems to have doubled (or more) every two years!!&lt;/p&gt;&lt;p&gt;That was eye-opening to me. I&amp;#39;m convinced. My mindset has changed. Now I will not only work on selling real estate, I will also try to introduce this opportunity to others.       <description>&lt;p&gt;Clients of mine that are buyers are extremely careful to ensure that they don&amp;#39;t overpay by checking the comparison sales in the area. They do inspections, they ask for repairs, they comment on carpet condition, paint condition &amp;amp; they notice a yard that&amp;#39;s not kept well. In fact, they do a very good job of analyzing the price and the presentation of the homes they visit. &lt;/p&gt;&lt;p&gt;Some of these buyers are selling their previous home after they&amp;#39;ve purchased their upgrade home. Strangely, when it comes to the home they&amp;#39;re selling, they don&amp;#39;t want to check the comparison sales and they overlook necessary repairs and maintenance. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Isn&amp;#39;t that strange?&lt;/strong&gt; On the one hand, as a buyer, they follow well understood valuation methods and use comparison sale prices to shop intelligently, yet, when it comes to selling their home, they leave out comparison sales and come up with some value for their home not based on anything concrete... &lt;/p&gt;&lt;p&gt;This can be so counterproductive.... the inexperienced realtor eventually agrees to list the home at the unrealistic price and without the necessary upgrades and repairs completed. The home sits on the market for two to three months, the realtor expends enormous amounts of time and energy in trying to sell a home that is priced incorrectly and eventually the seller, fed up with no offers, blames the inexperienced realtor for &amp;quot;not being able to sell&amp;quot;. Actually, the realtor would very likely have been able to sell the home if it was priced correctly in the first place. What ended up happening is that the seller was &amp;quot;the highest bidder&amp;quot; on their own home... they &amp;quot;bought&amp;quot; their own home (again!) and topped all other parties and that&amp;#39;s why they still own it!!&lt;/p&gt;&lt;p&gt;By now, the seller&amp;#39;s home has been standing empty for two to three months while they have continued making payments to the mortgage company, the insurance company, the utilities, the yard guy and who knows what else that&amp;#39;s cropped up. So... what next. Okay... let&amp;#39;s change realtors. The last one obviously didn&amp;#39;t know what they were doing. So... switch to a new agent and maybe drop the price by a few thousand (but still not to the appropriate level). The game starts all over again. New flyers, new signs, new photographs, new virtual tours... an enormous amount of energy and maybe this time the seller gets lucky. But, buyers now notice that the home has been on the market for, say, three months and it didn&amp;#39;t sell. &amp;quot;What&amp;#39;s wrong with it?&amp;quot; they ask. Well, nothing really... it was just priced wrong to begin with. In fact, it&amp;#39;s still priced wrong but it&amp;#39;s not as bad as before. &lt;/p&gt;&lt;p&gt;In a rising market, a seller could get lucky the second time around because month-to-month appreciation and the slight price reduction on the second listing sometimes brings the correct valuation in line with the asking price and the property sells. In a market moving down (which we&amp;#39;re not in yet but we might be entering it here in &lt;a href=&quot;http://www.thewoodlands-houses.com&quot; title=&quot;The Woodlands Houses&quot; target=&quot;_blank&quot;&gt;The Woodlands&lt;/a&gt; some time in the next six months), the two lines might never meet. You end up &amp;quot;chasing the market down&amp;quot;. Your asking price is always just behind true market value and it just never sells. &lt;/p&gt;&lt;p&gt;So, in even markets or in markets that could be about to turn down, it is even more important for sellers to price their homes correctly... those extra monthly costs can add up quickly and can eat into savings (or put you into debt!). &lt;/p&gt;&lt;p&gt;So.. what&amp;#39;s my recommendation? Talk to a professional realtor when selling your home. We are in this business every day and we know the market well. Analyze comparison sales the same way as when you buy. You&amp;#39;ll sell your home quicker and for market value. You&amp;#39;ll save yourself a lot of money and heartache and you&amp;#39;ll be able to move on with your life.&lt;/p&gt;</description>

With all those sub-prime buyers not being able to buy, they&amp;#39;re having to lease so there&amp;#39;s lots of demand for homes to rent. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;So, how do you take advantage of this? &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;An interesting way to get into the property investment game is to buy yourself a new home. What? Buy myself a new home? Yup. And lease out your existing home or apartment or town-home. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;What are the benefits to this approach?:&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;1. You get to go shopping for a new home!!! That&amp;#39;s exciting... you can upgrade to a newer home or a smaller or bigger home, whatever suits your current needs!&lt;/p&gt;&lt;p&gt;2. You know the investment home you&amp;#39;re going to lease out as you&amp;#39;ve lived in it for years yourself! This is crucial. Most new investors step into so many unknowns when they buy their first investment property as they&amp;#39;re not normally of the same quality that they live in themselves. The costs tend to be unwelcome surprises that are discovered after you&amp;#39;ve already closed on the deal. Too late know!&lt;/p&gt;&lt;p&gt;3. The new home that you&amp;#39;ll be buying for yourself will be newer and will have less issues and you&amp;#39;ll be very careful with this purchase as you&amp;#39;re going to live in it yourself so you automatically reduce the risks you&amp;#39;ll be prepared to take on.&lt;/p&gt;&lt;p&gt;4. You gain from an appreciating income stream from your tenants. Small annual rent increases.&lt;/p&gt;&lt;p&gt;3.       <description>&lt;p&gt;Well, we all know the sub-prime lenders are going out of business... right? No big news there. So, how has that affected the market for &lt;a href=&quot;http://www.thewoodlands-houses.com&quot; title=&quot;Homes in The Woodlands&quot; target=&quot;_blank&quot;&gt;homes in The Woodlands&lt;/a&gt;?&lt;br /&gt;The other day an investor client of mine asked me to look at some property in Timber Ridge which is just South of The Woodlands. I found some very interesting results... &lt;/p&gt;&lt;p&gt;I looked at the sales and rentals in one road - Willie Way. What did I find?&lt;/p&gt;&lt;p&gt;It took about 70 days on average to sell a home, while it took around 22 days on average to lease a&amp;nbsp; home. &lt;/p&gt;&lt;p&gt;So, leasing a home happened more than 3 times quicker than the time it takes to sell a home!!&lt;/p&gt;&lt;p&gt;This definitely supports current market theory:&lt;/p&gt;&lt;p&gt;Sub-prime lenders are going out of business so financing options for sub-primer borrowers are being removed. With so many sub-prime home-owners going into foreclosure and unable to refinance or buy newer homes, they&amp;#39;re moving into rental properties. &lt;/p&gt;&lt;p&gt;It&amp;#39;s a good time for landlord investors. You can pick up a pre-foreclosure or a foreclosure at a good price... it really is a buyer&amp;#39;s market. And, fix it up and you&amp;#39;ll lease it within a few weeks of putting in on the market. The trick is to screen tenants well to make sure you get yourself good clients that will look after your property. &lt;/p&gt;</description>
