&lt;p&gt;Bankrate lists ten things you should focus on if you want to entice a homebuyer looking to take advantage of the $8,000 first-time homebuyer credit.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;1)&amp;nbsp; Dirt - Dirty = bad&lt;/p&gt;
&lt;p&gt;2)&amp;nbsp; Odors - Stinky is not good either.&lt;/p&gt;
&lt;p&gt;3)&amp;nbsp; Old fixtures&lt;/p&gt;
&lt;p&gt;4)&amp;nbsp; Wallpaper - They recommend removing it all.&lt;/p&gt;
&lt;p&gt;5)&amp;nbsp; Popcorn acoustic ceilings - They badly date your house.&lt;/p&gt;
&lt;p&gt;6)&amp;nbsp; Too many personal items - It&amp;rsquo;s hard for someone to envision themselves living in your house if all your stuff is still there.&lt;/p&gt;
&lt;p&gt;7)Snoopy sellers - Please don&amp;rsquo;t be there.&lt;/p&gt;
&lt;p&gt;8)&amp;nbsp; Misrepresenting your home&lt;/p&gt;
&lt;p&gt;9) Poor curb appeal&lt;/p&gt;
&lt;p&gt;10)&amp;nbsp; Clutter&lt;/p&gt;
&lt;p&gt;If you don&amp;rsquo;t want someone to buy your home, there&amp;rsquo;s one very simple thing you can do: be there. (which is a mix of #6 and #7)&lt;/p&gt;
&lt;p&gt;So, don&amp;rsquo;t do any of the ten things Bankrate recommends you avoid and please don&amp;rsquo;t be there.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Who represents the homebuyer in the transaction? The most common scenario is for homebuyers to purchase a home with the help of the seller's listing agent. In this case, known as &quot;dual agent representation,&quot; the real estate agent assists both the sellers and the buyers. However, it is also possible for the buyers to ask another realtor to represent their interests exclusively, acting as the &quot;buyer's agent,&quot; a service which is available at no additional cost to the homebuyer.&lt;br /&gt;&lt;br /&gt;Any licensed real estate agent can act as your buyer's agent, helping you to locate and look at properties in your price range. However, if that real estate agent works for the same brokerage that is listing a particular property, dual agency or designated agent rules will then apply. The buyer's agent will advise the buyer if issues arise such as termite damage or significant material defects appearing on the home inspection report. If the home appraisal comes in at less than the asking price, the agent will represent the buyer's interest, working with the seller and the lender to negotiate a satisfactory resolution. &lt;br /&gt;&lt;/strong&gt;&lt;/p&gt;

Many &quot;empty nesters&quot; are trading in the family home for something that is smaller, easier to maintain and has the amenities that are important to their more carefree lifestyle. If you are considering such a move, start out by consulting a good Realtor whom you like and trust. The good news is--- when you sell your primary residence, you are not taxed on your profit if (1) you have lived in the home for two out of the last five years and (2) your gain does not exceed $250,000 as a single taxpayer or $500,000 as a married couple filing jointly. Whether they are termites, fleas, roaches, ants, or spiders, it is a good idea to serve them with an eviction notice before you put your home on the market. If home remedies like ionized boric acid don't work, paying a professional exterminator will be money well spent. &lt;br /&gt;&lt;br /&gt;Most standard sales agreements require that a property be inspected before the closing and treated for termite infestation, if necessary. It is a good idea to check for insect problems as soon as you sign a listing agreement, so that they don't become an issue of contention in the sale. Some insects may not physically damage the house, but may reduce its chances of selling for top dollar. Constantly having to push back spider webs while touring the house could seriously undermine a prospective buyer's ability to fully appreciate your home.&lt;/p&gt;

&lt;p&gt;Mortgage banking organizations are in the news closing down offices or shutting down company wide. This economic downsizing is mostly due to the result of relaxed credit activity of sub-prime lenders over the past 5 or 6 years. The interest rates on these subprime loans are now adjusting to higher rates, making them unaffordable to many investors and homeowners alike, which in turn is causing mortgage delinquencies and defaults leading to foreclosures. Borrowers with good credit and documented income however are still having no difficulty in making their mortgage payments and getting new loans as well. Fannie Mae / Freddie Mac / FHA and VA mortgages remain fully available, underwriting is basically the same with not many changes, and settlement funding is as reliable as ever. Subprime loans on the other hand although still available, are difficult too find and the rates and terms have tightened up substantially.&lt;/p&gt;
&lt;p&gt;The rising inventory of unsold and new homes are benefiting today's home buyers. They have more homes to choose from, the market is better situated for them to negotiate home prices, and mortgage financing remains historically low for those with good credit.&lt;/p&gt;

There have been a lot of showings but no offers, so you are wondering if you should consider a price reduction. You want to get as much as you can for your home, but more importantly you want it to sell!&lt;br /&gt;&lt;br /&gt;This may be the time to have a frank discussion with your real estate agent. &lt;p&gt;In shopping for home mortgage financing, home&amp;nbsp;buyers&amp;nbsp;must consider two important factors--the interest rate and the points. Each point is equal to one percent of the mortgage amount. If you are selling a home, the buyers may ask you to share the points with them. &lt;br /&gt;&lt;br /&gt;The buyer usually pays the points. But if the offer is attractive and will give you the amount you want, paying one or more points might be a good idea. When a contract is presented, your real estate agent will go over the price and terms to help you calculate the net price you will receive. If the offer isn&amp;#39;t strong enough or has risky contingencies, you might make a counter offer to increase your profit on the sale by eliminating the points from your selling costs or by increasing the price to help you absorb additional costs you will pay. &lt;br /&gt;&lt;br /&gt;In some cases, buyers with limited cash may need some assistance from the sellers to make the transaction work. &lt;p&gt;&lt;br /&gt;Often times a home&amp;nbsp;seller&amp;nbsp;is&amp;nbsp;disappointed by the first offer they receive. For example, when your agent calls to say that she has an offer on your home, your adrenaline might start flowing profusely. You get really excited, but your happy bubble bursts when you are presented with the contract. It&amp;#39;s just not enough! The buyers asked for your new washing machine, and they also want to postpone the closing for three months. You don&amp;#39;t see how it can work! &lt;br /&gt;&lt;br /&gt;Before rejecting any offer on your property, you should consider making a counter offer. Rarely does an offer look the way it would if you had written it yourself. Consider the good and bad points of the offer, and work with the agents to find a middle ground that you and buyers can live with. You may have to go back and forth several times, and there will probably be compromises on both sides. Unless you are lucky enough to be selling in a strong sellers&amp;#39; market (which we are not right now), the buyers will expect to do some bargaining. Whether you choose vintage glass, shiny metal or even rustic wood, installing these new knobs and handles can add to the value of your home, as well. Don&amp;#39;t overlook the hinges! If you can&amp;#39;t quite get to those now, but have a squeaky door, try spraying the hinges with a cooking spray like Pam. It works!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;2. Install a Greenhouse Window.&lt;/strong&gt; A beautiful addition to any room in the home, a greenhouse window will allow you to grow flowers, herbs and other plants even during the winter! Jan. 24, 2008-The following is a statement by Lawrence Yun, chief economist of the National Association of Realtors&amp;reg;, on this week&amp;#39;s action by the Federal Reserve Board: &lt;p&gt;&amp;quot;Today&amp;#39;s 75-basis-point cut in the Fed funds rate to 3.50 percent is a very good step in the right direction to boost the economy and send a clear message to both the market and to consumers. This strong rate cut will help lower mortgage interest rates and lessen the burden of adjustable-rate loans that are resetting in the current environment. It also could help stimulate business investment in the wake of market uncertainties.
