Since obtaining a home inspection is one of the most important steps in purchasing a home, I thought I'd take the opportunity to provide some insight into the home inspection process.
A qualified inspector can point out potential costly problems with the home you are considering buying, and a good inspector will give maintenance advice and ultimately give you peace of mind about your home investment. All home buyers -- whether they are buying an older home or building a new one -- should have the home inspected by a professional after making an offer and before closing.
There are a few things you need to know before hiring a home inspector. First, the home inspection industry is becoming more professional and regulated. There are professional organizations with codes of ethics, like the National Association of Home Inspectors and the American Society of Home Inspectors, but membership is voluntary.
The average home inspection costs $300, which is paid on the day the inspector examines your home. This can be arranged to pay at the closing. Lower or higher fees do not necessarily reflect the expertise of the inspector. Finding an experienced home inspector who provides value for your money is most important.
The American Society of Home Inspectors (www.ashi.com) recommends interviewing at least three professional inspectors in order to find one you trust and with whom you communicate well. I can provide a list of local home inspectors for you to interview, and you should ask friends and family members for recommendations as well.
Ask inspectors about their qualifications. Do they have experience in the construction or engineering industry? Do they have special training or accreditation from a professional organization? How long have they been inspecting homes in the local area? Are they familiar with problems specific to our area like drainage issues, pests or building material failures?
Once you have found a qualified professional, it's important that you attend the inspection with me and your home inspector. Some buyers like to climb into the crawl space and attic with the inspector to look at the home's major systems. At a minimum, be on site to ask questions, examine the problem areas and learn about the ongoing maintenance your home will need.
The standard home inspector's report will review the condition of the home's heating, plumbing and electrical systems. The report will also include information about the structure including the foundation and basement, as well as the roof, attic, walls, ceilings, floors, windows and doors. It may include photos of problem areas or recommendations for repairs.

They say that a picture is worth a thousand words and this holds especially true with real estate photos. Photographs show the viewer a glimpse inside the home, allowing them to determine if they are interested enough to request further information or a viewing. The viewer can see specific details such as; the layout of the home, wall colors, and the materials used on floor coverings and counter tops, dishes in the sink, and clothes on the floor and well kept lawns. Photos and virtual tours are a driving marketing force in the sale of a home and it is important that these photos help, not hinder the sale.
•1. Tidy up. Your photos are an open house 24/7. Clean up, declutter. As you prepare, go through each room tidying up. Items on counter tops such as the basket of bills in the kitchen the toiletries on the bathroom counter should be removed. Tables and counters will show best with just a few tastefully selected items. Pick up and put away children's toys, clothes, dishes, and all taste specific decorations.
•2. For example, the duck collection in the kitchen or the numerous college football team banners. It is also important to take down family photographs. Prospective buyers need to picture themselves in the home without the distraction of who currently lives there. Don't forget to check for burned out light bulbs, they really stand out in a photographs.
•3. Please do not have other workers such as housekeeping, lawn crews, pool cleaners, or repairmen at the home during photographing. If you desire to have housekeeping or lawn work done ahead of time, as a real estate professional I will be glad to work with you on the best possible time to photograph your home.
•4. Some pets love to pose for the camera. But others are uncomfortable with equipment or strangers. Please plan ahead for pets by placing them in a kennel, or at a friend's home, or a doggy day care. Also, remove all pet bowls or litter pans before the property is photographed.
•5. What's on your fridge? The family photos and children's artwork on the refrigerator are fun to look at, however, it can often appear as clutter to the camera. Please plan to remove these items before your virtual tour. A clean front on the refrigerator always shows best in photographs. You may have a great fridge magnet collection but it won't help sell your home.
•6. If packing has begun, remove the boxes to an area which will not be photographed. Items stacked in the corner or tucked under the bed can show in the photos and this will keep your home from looking its best. Try to have the photos taken before the movers come. They will looked better staged than empty rooms, that is unless you have to much clutter or really old furniture that does not go with the home.
•7. Outside move summertime items such as bikes, skates and pool toys to a storage area. Plan to have the lawn mowed and edged. If summer heat has caused the grass to turn brown, try to water a couple of days in advance to give it a fresh look. Trim hedges and sweep walks and driveways to give a manicured and inviting appearance. Add a few flowering plants for extra curb appeal!
•8. Don't forget the pool. A sparkling, clear pool can inspire thoughts of summer fun and relaxation, even in the off season. However, green murky water can leave an impression too. Make sure your pool is an inviting asset to your home. Not just a hole in the ground requiring money to be thrown in.
•9. Open your mini blinds and shades to allow as much light in as possible without having to use artificial lighting. Closet doors or garage doors should be closed. If you have a junk car in the yard or driveway get rid of it.
