USA Today September 29, 2010 Front page Story - 09/29/10 08:30 AM
Today's USA Today has a front page story about the effects of the recession. Two notable statistics stood out.
•1.       Fewer people are moving- The number of people who didn't change homes in the past years rose from 83.2% in 2006 to 84.6% in 2009.
•2.       One in eight (12.5%) of housing units sits empty.
This may not be news for those of us in the real estate industry, but the 12.5% vacancy rate really struck home with me.  If buyers ever discover the combination of low interest rate, low prices, and available inventory, we will see this market correct itself … (2 comments)

American Home Shield Warranties Really Work - 09/19/10 09:16 AM
Let me first say I am not in any way connected to American Home Shield Warranty system except that I have one on the home we purchased in Sun City Texas Jan 2010.

We noticed a drip underneath our kitchen sink and a slight amount of cabinet deterioration.  This is almost always plumbing fitting problem and can be corrected with a little Teflon tape and tightening. In a post prepared yesterday Always & Never  I explored the far ends of the spectrum that Realtors may rarely use.  Taking an extreme position on a matter, especially in trying to bring a deal together, doesn't necessarily fit in a real estate professional's mind set.

I don't care for re-blogging i.e. finding another's post adding 25 words or more to get points and passing it along. Its legal, it's ethical since it conforms to AR's own rules, but it just doesn't sit right in my book. 
Blogging is about an individual and their perspective on the world.  Insights, nuances, and subtleties I can only learn from that specific individual.  A proper blog gives us a window into that person and how they make sense of the world around them.  Re-blogging distorts all of that. 25 words isn't enough for the real you to come out.  … (5 comments)

Sun City Texas' Newest Special Interest Group is Radio Controlled Modelers - 09/07/10 12:59 PM

In July of 2010 a new special interest group was formed in Sun City Texas for radio controlled modelers or RC modelers for short.  RC Models are electric or gas engine powered scaled models of cars, airplanes, boats, tanks, gliders, or pretty much anything that moves. Models can be purchased off the shelf ready to use, or be exotic scaled model reproductions of the real thing down to the last detail.

Many of us write market reports at the beginning of a month for the last month that just closed.  At the risk of being boring (see blog post from Craig Rutman), I think market reports have real value for the real estate agent our prospects, customer, and clients, so long as they are well written.  
As I read many of the reports posted in Active Rain, the data is not assembled  into a meaningful, easy to understand format. Often it is presented in a stream of consciousness such as the following:

I just found out from Craig Rutman’s recent post that I’m a boring blogger. Among other topics, I research and post market statistics for Sun City Texas. I like numbers, more importantly I like to understand what the numbers really mean, not just guess at it. I think my clients like numbers too. Maybe my clients are boring? Now, if I could just get some pizzazz, I would still be boring, but with a little flair.

At the beginning of very month we see a number of posts on Active Rain and elsewhere with "Market Reports" for a specific geography, and I am no exception.   With all the Hubbub about copyright and plagiarism, I wondered to myself about the use of market statistics from someones national data base.
On the other hand, why would any self respecting real estate agent use some third parties analysis and write up of market data that wasn't their own?  Why reinforce the consumers' belief that Zillow or Trulia must be the authority on a given market and its values since … (5 comments)

Sun City Texas August 2010 resale home sales results.  August clearly showed the impact of a softening real estate market nation wide. Both Average sale prices and Median sale prices were behind one year ago by 13.6% and 14.7% respectively.  The volume of Sun City Texas homes sold was down to just 20 homes sold compared to 29 last year.
