Near Ruidoso: Lincoln Schoolhouse Gallery - Adobe home in Historic Lincoln, New Mexico.

The Lincoln Schoolhouse and Gallery, located in Lincoln, NM is a remarkable historic building that was beautifully restored in 2007. Original features include 14 in. thick adobe walls, 12′ ceilings, oak flooring, and wavy glass pane windows, similar to older Santa Fe style adobe landmarks.

Completed in 1935, the building was a WPA project and was actively used for classes until 1954. Since then, the schoolhouse has also served as a foundry, pottery shop and most recently the Lincoln Schoolhouse Gallery and Art Center where receptions, performances, workshops and seminars were held.

Many improvements were made to the building including upgrades to electrical and plumbing systems, new heating and air conditioning, septic systems, ceilings, roof and more. A local cabinet maker was commissioned to rebuild the rope and pulley windows to their original standard. Although the renovations were extensive, the history, charm, and character of the old schoolhouse has been well preserved in the architectural details such as hardwood flooring, original doors, and even 1930′s era school room chalkboards, and drinking fountains.

The building’s main room is large enough to serve as a small auditorium with the original school stage. However, the restoration along with tasteful decor and furnishings, have made the room a comfortable setting for dining, and living area or gallery.

The renovations have converted former classrooms into 3 large bedrooms, and 3 full baths featuring walk in showers, and antique style clawfoot bath tubs. The bedrooms are quite large, and could be split into smaller rooms – if additional accommodations were needed.

The kitchen has numerous commercial features, including a Wolf 6 burner stainless stove and range with commercial vent hood, in addition to a stainless commercial freezer / refrigerator, dishwasher, and sink.

A spacious and comfortable media room is located on the building’s east end. From one corner of the media room, a custom oak spiral stair case leads to a basement level below which houses a wine cellar.

For outdoor entertaining and dining, the back patio and courtyard can be accessed from several doors including the kitchen and main hallway. The classy stone patio, was artistically designed with sandstone in the pattern of a sunburst. A southwestern style “pergola”, or trellis work of thick timbers, covers a large area of the patio and provide shade on the south facing patio. A hot tub is located just a few steps away. The back yard includes a lawn area with sprinkler system, bordered by low maintenance desert landscaping, enclosed in planters. One of the planters features a large rock boulder which was retrofitted with a running water fountain. The garden and fountain provide a tranquil water stop for hummingbirds that are drawn to purple mountain sage growing nearby.

From the patio, and several interior windows, are views of nearby mountains – covered with pinon and juniper trees and home to abundant wildlife in the area. The property measures just over 1.3 acres in size, and is located just east of the famous Lincoln County Courthouse, where the notorious outlaw “Billy the Kid” was held before his last escape. Other attractions near the schoolhouse include the Wortley Hotel, the Lincoln State Monument, and numerous historic buildings. Lincoln is a favorite destination of visitors and tourists who want to learn more about it’s history and photograph the buildings that have endured.

Ruidoso real estate market improving

We are beginning to see some positive signs in our local real estate market. The sharp declines that occurred in 2008 and 2009, are beginning to trend upwards. Activity is up as buyers continue to look for bargains, and take advantage of the high inventory of available homes for sale. Home buyer tax credits may have had some impact, but not as much as they have in areas that have more first time, and primary home buyers. The following press release was recently issued by the Ruidoso/Lincoln County Association of REALTORS.

1ST QUARTER 2010 HOME SALES INCREASE IN CITY AND COUNTY OF LINCOLN AS MEDIAN HOME PRICES RISE

(Ruidoso, NM – April 9, 2010) The sky is not falling and home sales are on the rise. The market is stabilizing and total sales of real estate for 2009 was off 8% from 2008. That is a big change from the near 25% drop from 2007 to 2008. Ruidoso and Lincoln County home sales had a 22% increase over the 1st Quarter of 2010 compared to the same quarter in 2009. The overall median price of homes sold, were up from $192,000 during the 1st Quarter of 2009 to $246,500 in the 1st Quarter of 2010, or an increase of 47.7%.

The average days on market for a home to sell increased from 214 days to 256 days for the same 1st Quarter period. Homes in the $250,000 to $399,999 have seen the most sales activity. Major price reductions occurred over the past year and were greatly needed in this downward business cycle. Sellers are realizing that it is better to make a little profit and sell their home and move on to their next adventure, rather than, to coin a business sales term ‘bag an elephant’ that may be un-baggable or non-existent.

Overall consumer confidence in real estate is being bolstered by the less than optimum CD and savings rates of less than 1%. Business activity in most offices has been steady to extremely busy, since Christmas. The good snow has brought skiers to town, that have taken the time to look at homes that they had not been willing to look at this same time last year due to the uncertainty of the economy. Home buyers received great news in November with the extension of the First Time Home Buyer Tax Credit and expansion of a $6,500 tax credit to existing home owners wanting to buy. With interest rates at record lows, more competitively-priced homes, and a large inventory, there has never been a better time to buy.

Log homes and cabins for sale in Ruidoso

There has been a lot of interest in log cabins this winter in Ruidoso. The snow and ski conditions have made many people think about owning a log cabin in Ruidoso, and how nice it would be to sit and watch the snow fall with a fire burning in a big rock fireplace. Currently, there are just over 20 log homes or cabins for sale in the area. Prices range from just over $200K to $1.5M. the median price is $485K, with median square foot price at $199 / sq. ft.

Keep in mind that there are a number of small rustic cabins for sale, which may have “log siding”. This is not true log construction, but has the look of logs, and may be priced much lower than larger homes made from real logs.

Just a quick update on land in the Ruidoso area, shows over 70 properties priced under $20,000. Most of these listings are under one half acre in size, on buildable slopes with trees, and with utilities nearby. Listings inside the Village of Ruidoso account for over 30 of these lots, in areas such as Camelot, Ponderosa Heights, and Forest Heights.

Many of the remaining lots will be located just north of Ruidoso, towards Capitan and other outlying areas. Currently, there are 17 lots in the Alto Lakes subdivisions of High Mesa and Deer Park Valley in the under $20K range. The Alto Lakes listings will usually include a non golf membership to Alto Lakes Golf & CC.

There is a lot of conversation these days about the new market reality. In 2006, home sales were easier, loans were no problem, and home values went up each year. I know, this is not “Breaking News”, but there are lessons to be learned, especially for agents, home sellers and owners.

Things to do in Ruidoso: Hubbard Museum Exhibit "Ancient New Mexico"

A must see in Ruidoso Downs, the Hubbard Museum of the American West.

Current exhibit: "Ancient New Mexico": An in-depth exhibit of the peoples that inhabited the southwest from pre-historical periods up to Spanish exploration. The exhibit runs from November 14, 2009 to October 3, 2010.

There is plenty of western history to see at the Hubbard Museum. From the Mission Statement on the museum web site a brief statement on the museum reads:

"R.D. and Joan Dale Hubbard founded the Hubbard Museum of the American West in 1992, then presented it to the City of Ruidoso Downs in 2005. It has grown from its original incredible collection of Anne C. Stradling’s Museum of the Horse to being a truly first class historic Western museum. The famous Stradling collection includes bits, spurs, bridles and saddles from around the world, and an amazing collection of carriages, wagons and horse drawn vehicles spanning hundreds of years."

I often get inquiries about business listings, so I thought I would give a summary of what is currently on the market in and around Ruidoso. A general search, shows 96 properties available. The chart below shows type of business and number of active listings in that category:

Some property types may be counted in more than one category, if it can show multiple uses. For example cabin operations might be listed as both multi-family income, and as a cabin operation. Ruidoso Concerts at the Inn of the Mountain Gods

There are a number of concerts scheduled at the Inn of the Mountain Gods over the coming months.

It’s a great time to visit Ruidoso! The snow at Ski Apache is the best we have had in many years.

Median list price: $199,500

Median price per sq. ft.: $145

There are some good buys, in every price range, especially the under $150K price range. The Golf Course condo featured below overlooks the Links Golf Course, on White Mountain Dr. It one of several available in the Whispering Bluff Condo complex.
