Nashville Real Estate home sales increased by over 15% in July.  With 2,021 closings this year compared to 1,745 last year....it's a welcome upswing for Nashville Real Estate.

The Nashville Association of Realtors tells us that pending sales are up, single family home prices are steady and condo prices are on the rise.

For single family properties...the inventory is approximately 8 months, which is a more balanced market than we have seen in awhile.

This beautiful home in Fairview was just purchased by a wonderful couple from Pennsylvania. 

Personally, I have been busy this summer.  Nashville Real Estate is such a nice place to work!

 

 

Who could forget the image of the Lighthouse Christian School portable floating down I-24 during the great Nashville flood of 2010?  The school was destroyed by the water!

But, guess what?  Extreme Home Makeover is completely redoing the school!  Supplies are now being delivered and they are looking for volunteers that want to help.  Knowing the wonderful people of Nashville, they will be overrun with volunteers.

I can't wait to see the finished product!

 

Reality Check - Homes for Sale - Nashville!

Photo depicting a home with ball and chain of debtWith home prices continuing to drop, I want to encourage homeowners to take off the rose colored glasses and see market for what it is.  It's an awful situation when you need to sell your home - but we are all having to deal with a terrible real estate market.

So many people feel that their home is worth more than it is...and even worse, they want to price the home for "what they need" out of it.  And all they get is frustration and heartache in the process.

And heaven help us when all these foreclosed (and ready to foreclose) homes hit the market!  It's sure to drop the already too low home values even farther down. 

If you find yourself in a situation where you must sell your home...please, please take a realistic look at the market.  Homes are selling - but it's the homes that are priced right that are moving!  Overpriced homes are just sitting there.  Even if you find someone willing to pay an inflated price...the appraisal won't support it.  Then you're right back where you started from! 

I've had several situations lately where I've shown homes that interested a buyer...only to run the comps and find that it was overpriced.  And when I ask the agents why...they tell me that it is the price the seller wants...or the seller is a friend and I didn't want to upset them.  Wake up, Realtors!  Tell them the facts of life!  The minute you list their home for a certain price...they are expecting to receive that price.  And when they don't, everyone loses! 

Let's all put on our "professional" hats and tell sellers (and buyers) the facts.  If we don't, another agent will...or an appraiser will!  Or, the harshest of all...the market will tell them! 

A realistic look at homes for sale in Nashville might mean the difference in whether someone loses their home.  Many times when people are behind on their mortgages, they are too embarrased to tell their agent.  So, it's up to us to ask the questions to find the truth.  Don't let a home sit there overpriced if the sellers are in danger of losing it.  Help the sellers face the facts!

I have a client in Hendersonville TN Real Estate that is losing their home to a short sale because of a major drop in income.  They have done everything they have been asked & have stayed in constant communication with the lender to try to get anything worked out.   They have been able to eliminate tons of debt with the hope of freeing up money to keep their home without filing bankruptcy.  Instead they have cashed out their 401K...which they should have never done....but, wanted to be honorable in how they handled their situation.  NOW...GMAC has a decent contract on the house....said they would approve it...then, right before closing said they changed their mind, and they want more money...even more than the sellers owe!  When my client asked about all the bailout money they have received to help homeowners....they acted like they had no idea what they were talking about.  This seems criminal to me.  The sale of the house is so close to the pay off amount...with all the bailout money GMAC has received....you would think they would get this home closed asap.   Any advice on how to handle giant mortgage companies and how they treat the American people?   

 

New Orleans floodingTake a look at these 2 photos.   First one is New Orleans.  According to Wikipedia, New Orleans covers 350 sq. miles....with a population of 1,167,294 people.  The Katrina flooding was terrible.  Then take a look at the 2nd photo of Nashville.  Wikipedia tells me that Nashville covers 526 sq. miles....with a population of 626,144. Not quite as populated as New Orleans...but still a major city.

When Katrina happened, the entire country came to the aid of New Orleans....and rightfully so.  No doubt, they needed help and need it quickly!

BUT, here we are in Nashville - with a flood that I've heard is a 500 year or even a 1,000 year flood.  This is a problem of Biblical proportions.  Nashville is flooded, Bellevue is flooded, East Nashville is flooded, Franklin in flooded, Brentwood is flooded, the Hendersonville bypass is still closed.  Almost none of the flood victims have flood insurance...because they didn't live in a "flood zone". They have lost everything.  The sewer system has failed...and the raw sewage is running into the flood water.  We will be a very long time recovering from this disaster.

And it's not only Nashville.  Ashland City, Lebanon, Antioch...Clarksville...Bellevue....on and on.  Communities in Kentucky are flooded as well.  There is an untold number of people affected by this historic flooding.

Where is our help?  Where is the news coverage?  Surely the people that live in Nashville are as important as other places?  YEs, there is other important news....but folks, Nashville needs help.  I remember that many semi trailers (loaded with supplies)  went from Nashville to New Orleans when Katrina happened.  But, I'm just not hearing about many supplies coming this way.

And I'm sad to see such weak media coverage.  Someone said on the radio today that he was watching the Regis program this morning - and Regis had not even heard that there was a problem in Nashville.  I'm sorry - but this is pitiful!

Only in Nashville! The unprecedented flooding caused Naomi Judd's fencing to come down - and now her buffalo are running loose in Franklin.  People are finding fish in the middle of Gallatin Road.  Church buildings are floating down I-24.  Parking lots look like white water rapids...and Riverfront Park and First Avenue are in danger of floodwaters.  I've never seen anything like it.  Let's all be careful and not even drive anywhere unless we absolutely have to.
