Nashville says Welcome to New Business

Nashville will have a new business soon. Not only will there be work for Nashville residents....but Nashville Real Estate has also benefited. Supreme Oils has purchased a 200,000 sf facility on Spence Lane for $5 Million and will employ approximately 100 workers. They produce oils and condiments..and apparently the building will also house their research and development department.

This is good news in a declining economy. Nashville typically has a diverse economy and does not go up and down the way some cities do.

Please contact me with any questions you have.

This year's Nashville Country Music Marathon and half-marathon was the largest ever! Over 31,000 people registered to run in this years 10th annual marathon. And if you count the kids that signed up for the Kids' Marathon - the numbers are over 35,000 people in all.

This marathon runs every year on the last Saturday in April...and includes a wheelchair competetion.

People come from all over the country as well as local residents of Nashville Real Estate.

Tour of Homes to Benefit Historic Cragfont

This year's 58th annual Sumner County tour of homes will help preserve the Cragfont Mansion in Castalian Springs. The mansion is used for tours, special events...and weddings. It was once the home of James Winchester, the man who founded Memphis...but settled here before the State of Tennessee was organized.

The 2-story home took 4 years to construct...and was built of Tennessee limestone that was quarried on the site. It was the only mansion on the frontier at the time of construction. It was named Cragfont because it stood on a rocky bluff with a natural spring at the base of the hill.

Middle Tennessee is rich in history...and a great place to call home!

What's up with Sumner County Tax Appraisals?

Many Sumner County residents are shocked when they receive the higher tax appraisals on their homes. Why is this? How can this be when property values are DECREASING?

They say that it's not about higher taxes - but I say let's just wait and see. It seems that higher tax appraisals must ultimately result in higher property taxes. If anything, values should be coming down!!

I wonder why the area homeowners aren't doing more to resist these changes? Can't they see what's going on?

Just my opinion!! But when I see Hendersonville Homes for Sale and Gallatin Homes for sale keep decreasing in value...it just makes me angry to know that our taxes will be going up.

Please contact me with any questions you have. Not that I have many answers for this - but I would like to talk with you!

Nashville Real Estate Home Prices Drop 4.8%

Nashville Real Estate home prices fell 4.8% in February (compared to February 2008)....but not nearly as much as they did on a nationwide basis. Nationally, home prices fell 12.2% in the same month. In fact, home prices have declined for 24 consecutive months.

Nevada saw a 26.7% decrease in home prices...and consequently is the top ranked state for price depreciation in the country. California comes in a close 2nd with a 26.5% decrease.

These decreases are being driven by rising unemployment and a high volume of forclosures and short sales.

All in all, Nashville Real Estate has weathered the storm quite well. Please be sure to contact me with any questions you have. We're your Exclusive Buyer's Agent for Nashville Homes for Sale.

Could Wolf Creek Dam Affect Nashville Homes for Sale?

Wolf Creek Dam Could affect several Nashville Homes for Sale if a break occurs. The Corps of Engineers has provided maps that are available online or in most local libraries...wherein you can find any home in the area to determine if you are in this possible flood zone.

Obviously most of the affected area is along the Cumberland River...which would include some lake homes and nearby low-lying areas.

The Dam repair project has entered a new phase of construction. They are in the process of drilling more than 275' into bedrock to construct a massive concrete wall....which will be thicker and longer than the original wall built in the 1970's. It will extend almost a mile across an earthen part of the dam.

Workers have already pumped nearly a billion gallons of grout into the foundation to help stabilize the dam....and water levels have been significantly lowered to reduce any risk during this repair period. But these repairs will allow higher water levels for the 2010 recreational season, which will be welcome news to businesses that depend on lake tourism for their income.

The total cost involved in this repair project is a whopping $580 MILLION.

If you are interested in purchasing a Nashville Home for Sale - be sure to check the Wolf Creek maps to determine whether you should buy flood insurance. This insurance is available through your agent for a maximum of $250,000.

Be sure to contact me with any questions.

Babies Everywhere in Nashville Real Estate

There are babies everywhere in Nashville Real Estate. There has been an unusually high birth rate recently in Davidson and Rutherford counties. In fact, nationwide...2007 saw the largest number of babies born in history.

According to demographers, the economy plays a large role in birth rates....and apparently, most of these babies were conceived before the economy declined.

Baptist Hospital has recently completed an expansion of its antepartum and neonatal intensive care units because of a high number of high-risk pregnancies. The antepartum unit serves women who are trying to prevent premature labor...and it has grown from 6 beds to 21. The neonatal unit has gone from 27 to 52 beds. This increase is due in part because there are more pregnant women with diabetes and obesity...and a growing number of multiple births due to fertility treatments.

If your family has increased and need a new home in Nashville Real Estate, I'm just a phone call away.

It was recently reported that Sumner County was over-built with new homes. As of today Hendersonville TN Real Estate has 126 new homes listed for sale....with 50 pending. In comparison...Gallatin TN Real Estate has 87 new homes on the market...with 15 pending.

I've noticed that several subdivision lots are for sale as a whole....and some builders are selling acres that were intended for other phases of their subdivisions.

But, the good news is that our home prices continue to remain stable....with less than a 5% drop in prices since last year. A couple of areas have actually had an increase in average sale prices.

As always, please contact me for more information.

Nashville Real Estate is feeling the effects of the U.S. economic slowdown. We are currently ranked at #52 for foreclosures in the nations metro areas. However, Tennessee as a whole is ranked at #12...with Shelby County having the highest numbers of foreclosures.

Our home sales are slowing down...and weak land sales indicate a slowdown of new construction.

But, on the bright side - we are usually on the front end of recovery...so let's hope for quick economic turn around.

Please contact me with any questions. I look forward to hearing from you!

Another loss for Hendersonville TN Real Estate

Hendersonville TN Real Estate has lost another landmark property. The former home of country music superstar Tammy Wynette was recently destroyed by fire.

The home of Johnny and June Cash was also destroyed several months ago by fire. It's sad to see these beautiful old homes disappear from Hendersonville TN Real Estate. I know they can be rebuilt...but it just won't be the same!

Nashville Real Estate Bonus - We May Escape the Worst of Job Losses

According to a new report, Nashville ranks #32 among U.S. cities for estimated job losses in 2009. It is estimated that this area could lose 15,000 jobs this year, which would put the unemployment rate at 7.4%...up from 6.3% last year.

In contrast, here are how some other cities look for 2009:

New York city could lose over 180,000 jobs...

Los Angeles - 164,100 jobs

Miami - almost 85,000 jobs

Chicago - 80,300 jobs

Boston - 58,500 jobs

Phoenix - 51,000 jobs

Atlanta - 50,900 jobs

Detroit - 50,400 jobs

San Francisco - 49,200 jobs

Dallas - 45,200 jobs

So you see, according to this report - Nashville Tennessee looks pretty darn good! Nashville Real Estate remains stable!

A new marina on Old Hickory Lake?

Old Hickory Lake may get a few new marinas. The list has been narrowed down to three.

Station Camp - West Gallain

Saunders Branch Cove - Castalian Springs

Davis Corner - Wilson County

The Army Corps of Engineers could permit all three...or choose one or two. It's their decision. But we really need to add marinas on the lake because the existing marinas are at near capacity...with waiting lists.

The Station Camp area marina would be in the Fairvue Plantation and Foxland area...and would make a great addition to the developments. Gallatin TN Real Estate would greatly benefit from this badly needed marina.

Contratulations to Vanderbilt

According to Kiplinger's Personal Finance magazine ranks Vanderbilt University as #15 as one of the nation's best university values. Actually, they were ranked the same last year for schools that combine economic value with exceptional education.

Don't feel that Vanderbilt is out of your financial range...because most of the top notch schools on this list offer a generous financial aid programs.

Beginning in the fall of this year...Vanderbilt plans to replace need-based student loans with scholarships and grants. Please see my website for a listing of Nashville's major universities.

Gallatin TN Real Estate - 2008 Sales Figures

WOW - I was just taking a look at the Gallatin TN Real Estate sales figures...and it is better than Hendersonville. In spite of the mortgage crisis that is crippling much of the country, Gallatin residential homes sales prices only dropped 3% from 2007.

Home sales prices averaged $230,349.83 for 2008 compared to an average of $237,343.75 for 2007. Way to go Gallatin!

Hendersonville TN Real Estate - 2008 home sales

Well, the sales figures are in for Hendersonville TN Real Estate. And we, did very well in 2008 compared to 2007...with only a 4% drop in home sales prices.. When you think about all the problems that other parts of the country are facing...we are fortunate indeed.

Hendersonville currently has 591 residential homes listed for sale...and we sell an average of 72 homes per month. This gives us several months of inventory...so let's get busy and sell these homes!

Mortgage Crisis - One easy answer

Mortgage Crisis! It's all we hear on the news broadcasts! What are we going to do?

We all know that billions of dollars have been given (by us taxpayers) to banks and mortgage companies. What are they doing with it?? They're paying bonuses and taking vacations....and I heard Donald Trump say last night that one bank bought a Chinese bank for several billion dollars. How in the world is this helping the US economy?

My view as a real estate broker is that if these banks and mortgage companies would TRY to sell the foreclosed homes...the economy would be able to move a bit. There are investors and potential homeowners that would love to buy these homes...if the banks and mortgage companies wouldn't make it so difficult.

One example: I had a young couple with cash from an inheritance that wanted to buy a home under $100,000....not necessarily a foreclosure. But, as it happened, the home we found was a foreclosure. We made an offer only to find that there were multiple offers already on the table. So, we made our best offer and waited....and waited. Finally, we heard from the listing agent that our offer had been accepted. So far...so good, right?

Then we tried to get the signed contract back from the mortgage company to prepare for closing. The listing agent would call - but no one knew exactly where it was. Then when I finally tracked down the mortgage company's processing agent...she didn't know where it was either - but it surely must be someone's else's fault. After expressing my frustration - she made a comment that there were 167 files on her desk and she couldn't be expected to get to them all.

Then after 2-3 weeks, we finally received the contract. But guess what? The contract consisted of "parts" of all the other contracts that were submitted in the multiple offer situation. No one bothered to take a few minutes to keep the contracts intact...or to check it before sending it out.

To make this long story shorter - we never did close this sale! Because we could never get any response - AND this was a major mortgage company.

Not only is the incompetence overwhelming - but instead of putting these homes on the market for what was owed on them - the banks and mortgage companies are listing them for "market value". I know the "market value" of many homes is falling fast - but wouldn't it help the economy if these homes could just MOVE? There are many investors that would purchase these homes for a decent price...but it's just so hard to do anything when no one knows who's doing what....or passing the buck to someone else.

I know the processors are overloaded - but I also know that there are a lot of people who are laid-off and looking for work. What if some of this "bailout" money could be used to hire more processors or people who could make decisions? What if some of the "bailout" money could be used to lower the price on foreclosed properties? I know many people financed 100-125% of the appraised value - but who made these bad loans? The mortgage companies! Where is the accountability and responsibility?

Or what if some of this "bailout" money could be used to lower interest rates so people could stay in their homes and have a chance to pay for them? What possible good does it do any taxpayer for this money to go for huge "bonuses"? Or trips? Or God know what else?

Most people think of "foreclosed" property being a "good deal"...and sometimes it is. But, most of the homes I see listed are at market value. I wish we could see the banks and mortgage companies listing these homes at a lower price...which would seem to help the US economy start to move! Does anyone agree with me?

Nashville TN - Ahead of Recession

The Nashville Business Journal reports that Nashville TN is doing well. We tend to enter - and leave - recessions earlier than most of the country.

Nashville has such a diverse economy that enables us to weather storms better than most areas. AND best of all...we have seen a smaller swing in the real estate market than most other cities.

A new convention center is being built and has already sold 83,000 hotel room reservations connected to Nashville events.

Nashville Real Estate remain stable - it's a great place to live and invest. Please contact me with any questions.

It's about time! I've banked at Volunteer State Bank in Hendersonville for many years...but many times it's a chore getting into and out of the parking lot at the corner of Gallatin Road and Walton Ferry Road. Their new bank is under construction at the corner of Gallatin Rod and Maple Drive, which will be much more convenient for their customers.

Volunteer State Bank has a strong presence with offices throughout Sumner County...in Hendersonville, Gallatin, White House, Portland and Orlinda. I congratulate them on their decision to build a new building in Hendersonville.

Anyone moving to Hendersonville Tennessee might want to check out this bank.
