Many times a Seller will do some preparatory work to spruce up the home and make it look better, tyring to get that all-important curb appeal that will command a higher price. Rarely do I have the opportunity to look at the Sellers' disclosure form, but in those occasional instances where I do, I resist reading them until after I've done my inspection. My notes for the following picture indicate that what is shown in the picture was not on the disclosure form. (19 comments)

All things considered, a home inspection is not expensive at all, especially when we consider the alternative. Let's say that instead of hiring a generalist home inspector, one were to hire experts from other industries to inspect the components with which they are expert.

Summary: If we all play nicely in the same sandbox, we can help each other, get a lot done, and make a pretty nice living. Realtors should read the inspection report and follow the inspector's advice. Clients should also read the inspection report and follow the inspector's advice.

Occasionally at a home inspection I find that some walls are not visible, and because my Clients usually expect me to have X-ray vision, I have to tell them that, uh, I don't. So I warn them that there could be some damage behind whatever is obscuring the wall from sight. (10 comments)
