water heater: If you forgot to get permits for your renovation, just sell "as is." - 09/22/09 10:17 PM
I've often thought that it's a sham that banks can get away with foreclosing on a property and then selling it "as is." I think states or the federal government should pass a law forcing anyone who disclaims knowledge of the property because they haven't lived in it to get (8 comments)
water heater: San Diego home inspections with Russel Ray: Exploding your water heater - 09/01/09 09:37 AM
Recently I accompanied a past Client to look at some Brazilian cherry wood flooring that she was buying. I told her that the price was exorbitantly low, so I went with her to see why.
Turns out that the guy selling it owns a flooring company, and he salvages and (9 comments)
water heater: Do you have a yellow thingy? - 06/15/09 10:11 AM
Occasionally a home owner is lucky enough to get his water heater to turn into a missile, such as this home owner previously did.
It can be quite exciting if one's day is on the boring side. On the other hand, it can cause your days, weeks, months, and even (9 comments)
water heater: Water heaters and earthquakes - 04/21/09 10:22 AM
As home inspectors, we're often called upon for our opinions, which most of the time are based upon the various building codes. Sometimes they are based on past experience, stories from the newspapers and news, and sometimes even common sense.
Here in Earthquake Country, the authorities seem to be focused (19 comments)

water heater: You mean that little jar will hold all that water? - 09/21/08 05:36 AM
A recent, and ongoing, discussion with another home inspector here at Active Rain about water heaters reminded me that I have a picture of a temperature and pressure relief (TPR) drain pipe terminating in a small jar (Figure 1).

water heater: What do you do when deceit is obvious? - 09/09/08 05:27 PM
I try to get the manufactured date off of the furnace, air conditioner, and water heater since many insurance companies exclude older appliances. Most often the date is coded into the serial number. The following picture shows a water heater that was so well wrapped with duct tape that I couldn't (20 comments)
water heater: Hey, hey, it's magic! Dryer lint + water heater = hot water! - 09/03/08 04:56 PM
Rarely are the Sellers or Sellers' agent at inspections with me, but every occasionally I really, really, really wish they were so I could pick their minds about what they were thinking when they did what they did. The following picture shows one such instance:
That's the dryer flue connected (12 comments)
water heater: Would you want your car parked under that? - 09/03/08 02:51 AM
Water heaters that are located in the garage generally are required to be "raised" above the floor of the garage. Generally "raised" means having the lowest ignition source at least 18 inches above the floor. For gas water heaters (excepting some of the newer high-efficiency closed systems in some jurisdictions), that (17 comments)
water heater: How do YOU conserve water? - 08/31/08 03:11 PM
Well, we do live in a desert here with an annual average of 11 inches of rain, so we might as well conserve water wherever we can, and if that means recovering it and recycling it, hey, I'm all for it.
In Figure 1, we see how a homeowner has connected (9 comments)
water heater: Sometimes it really is that simple (plumbing) - 08/17/08 11:54 AM
I have this almost insatiable thirst for knowledge, even to the extent that sometimes I just might be willing to pay for it. LOL Figure 1 shows the plumbing at a water heater and storage tank at an inspection a few years ago.

water heater: What the heck were they thinking? (water heater) - 08/05/08 07:16 AM
I did a home inspection a couple of years ago on a property that had been completely renovated and was quite gorgeous. Even the garage could have been a nice home for the mother-in-law, even if she was Rhoda or Marie. Here's a picture of the entrance from the garage into (18 comments)
